I have NEVER dealt with such an unprofessional excuse for a property management company in my life. If you ask them to do a pre-moveout inspection so they can list any damages that they may charge you for, Brett will act like he had to bend over backwards to do his job. He'll be sure to let you know that it wasn't required of him, and will try to make you feel bad for taking precautions to get your deposit back. When he did the inspection with me, it was extremely half-assed. He was in and out of the house in less than five minutes and told me everything looked fine. Then later when he withheld an excessive amount ($500) from my deposit for damages, he said "it's easy to miss things after walking through the property once". This is extremely dishonorable behavior. I asked him to list damages so that I could fix anything out of pocket and not be charged excessively later. It was totally obvious that he skipped over the damages on purpose and highly overestimated the amount actually needed to repair a small hole the size of a dime. And don't even bother calling to talk to someone over the phone, you'll get a bitchy receptionist who acts like you're the scum of the earth for calling in to make her actually do something. At this point it's not even about them keeping $500 from my deposit. It's about principle. These people are terrible at their jobs and have no inclination to help you as a tenant. This is the WORST property management company I have ever dealt with in my life! My husband and I are military and we have dealt with our fair share of property management companies, but never in our lives have we ever dealt with a company who is as poor of a company as this!!!!! We have a roof leak and so do our neighbors (our houses are connecting and both owned by the same person and therefore both rented out through KPM), we reported the issue as soon as we realized there was an problem. There was never actually any water dripping from our ceiling it was coming up from our bedroom floor in our master bedroom so naturally we thought there was a pipe leak as there was also water in the exact same spot in our garage just below our bedroom. We reported the issue and the property management guy Brett who said no it's a roof leak but never explained his reasoning for that. I said I don't think it is, I have water coming up from my floor and in my garage in the exact same spot. His reply is "well we will send out a plumber, but who is going to pay for the plumber if it's not a plumbing issue?" Implying we would be paying for the plumber. I emailed back and said why would we pay for a plumber when I am simply reporting an issue?? I went to talk to my neighbors to find out they have been having the same problem for over a month and they haven't even been able to move into their master bedroom because of the situation. We have been sending emails back and forth to get this problem fixed for 2 weeks now with no resolve. I have been accused of delaying the process for not letting a carpet guy into my house (I work full time and am a full time mother and the carpet guy called three hours before he came to my house to say he needed to check things out. My schedule was busy that day and for that was accused of refusing entry into my house through a very rude email from the property manager Brett). I can't sleep in my own bedroom because they had to move my furniture all over my house so that they could fix the carpet so I have been sleeping in my guest room which I will have to move out of in a couple days as I have company coming to stay with me. Half of my bedroom furniture is in my hallway, I have all of the drawers from my dresser pulled out and all over my upstairs because they have my dresser pushed against my bed. My master bedroom is pretty much unlivable right now because of this roof situation. I understand that they need to get approval from the owner of the property in order to proceed with repairs, however my poor neighbors reported this over a month ago, and I reported it two weeks ago and we are still waiting for the roof to be repaired. They put a tarp on the roof to "keep water out" which is like putting a Band-aid on a gun wound. Not really going to do much. The property management company said that they won't fix the roof until the weather lets up. It's January meaning the weather isn't going let up until June. To sum things up, DO NOT RENT FROM KITSAP PROPERTY MANAGEMENT. They are the rudest, most inconsiderate property management company we have ever dealt with in our 17 years in the military! We are good tenants, we pay our rent on time, we are quiet we report issues when we have issues and we treat the property with respect, yet we are treated like we are the bad guys in this situation. It looks like we aren't the only ones who have had issues with them either. Seems that I should have done my homework and read some reviews on them prior to renting from them! read more

Worst management company ever. Dishwasher and stove have been broken for nine months with no repair. My wife is pregnant with 2 children at home and the property manager told her to do the dishes by hand and she can live with a nonfunctional stove. We we then told we were being sent a "notice to comply," because the lawn we mow every week is not good enough. read more

I did not even get a chance to move in to one of their properties and from the reviews I have read, I definitely dodged a bullet. I can't even begin to see how they rent their homes period. We found the perfect house and were very excited to look at it. However, when I called, I got grilled about financial stuff. She told me that we have to have perfect credit, never have missed a payment or late on any payments, income 3 times the amount of rent and a bunch of other nonsense. I'm sorry, but sometimes people fall on hard times and a payment is a little late. Even when I explained that our combined income was more than adequate, she said not with any bad credit, missed or late payments. KPM Repeat Repeat Run don't rent from them.... They are a racist company. They do not believe in renting to minorities they take your application fee and background check money and they refuse you if you a minority. You can explain to them what's on your background and then KPM will say send the money and then the next thing you know they tell you that you do not qualify to rent from them. I had been a tenant to a property managed by Kitsap Property Management for the past two years. The staff that works there is super friendly and easy to work with. Any issues that came up with the house were quickly addressed. I had one emergency situation that required immediate attention (busted water pipe in the garage) and the staff was on the horn and had a plumber on the site in less than 2 hours. Happy to say I would do business with KPM again if I was ever again in the need for a rental! read more

I have been with Kitsap Property Management for 10+ years. I have always found them to be prompt with work order concerns and very professional in keeping my rent straight and properly applied. The following issues are the reason for my rating: 1. We found the property we wanted to rent in December of 2012. We were planning to move cross country in February of 2013. The agent we spoke with pushed us to complete our application as soon as possible so that we would not lose the unit to another renter. We did so and were told the amount we would have to pay when we showed up to pickup the keys in February. We confirmed this amount twice over the following weeks leading up to the move. When we arrived we were asked to pay an extra $200 because they only reserve units for 1 month before rent starts accruing. We fought this and they removed the charge but still billed us for the utilities during the weeks before we moved in. We learned from neighbors that the unit had been empty for over a year before we moved in. 2. When we showed up to get the keys and sign the 20-30 pages of lease paperwork we were explicitly told that KPM works for the owner of the property and not the tenant. They told us that they act in the best interests of the owner, not the tenant. 3. The lease including things like, "must open windows to create a crosswind for 30 minutes per day". Whenever I questioned things I was being asked to agree to I was told not to worry about it and just sign it anyways. 4. I moved in and found that one of the two toilets did not work. It would not flush properly (took about 75 seconds to clear the water from the bowl and would not clear toilet paper). I reported this on my move in report. They sent a handyman who said "Well, it's a little better now". It was no better. I reported it again on our 3 month inspection. They sent a plumber this time who told me it was beyond repair and needed to be replaced. He said he would report this to Brett who would decide whether or not to replace it. I never received any information as to whether or not is would be replaced from KPM. I reported this problem again at our one year inspection and received no response. My wife reported it again a few months later and received no response. We moved out after living there for 30 months. When I complained about the toilet at that time I was told "the toilet did work, just not very well. That is why we did not replace the toilet." 5. The town changed our address (street name and number). We were never informed. We learned from neighbors that the owners on the street all voted for the new street name and were well aware of the change leading up to it. We had packages unable to deliver as they had our old address. Our house and mailbox still showed the old number on them when we moved out. KPM said they were unaware of the change. 6. A house was being built on an adjacent property. One day without notice they dug a canal through our yard approximately 3 feet by 90 feet. It cut our internet connection. We reported it to KPM and they basically asked why we were reporting it to them. We had no internet for a week and had to take a day off from work for the internet company to come and repair the issue. 7. When we informed them we were moving out we received a 3 page document with all of the cleaning requirements to receive a full security deposit. Basically leave the house move in ready. We spent in the realm of 20-30 hours attempting to comply (things like vacuum out all drawers, scrub inside of all cabinets, clean all windows, dust all ceiling fans, etc.). We were charged a $250 cleaning fee because we did not clean the oven or stovetop. I would not recommend renting through KPM. read more

By far the worst property management company, they lie and take advantage of tenants. We were good tenants and when we brought anything to their attention, their response was "the little old lady that lived here before you didn't have a problem with it". They sent us a notice on October 31st 2016 requesting we renew our lease after being month to month since February 2015 and also wanted to raise our rent. We had no intention of staying there for another year and they expected the lease agreement by December 1st while also requiring a 30 day notice. I hated renting from them so much that I immediately gave notice without any plan of where I would live next. This was right before Christmas with a one year old and a two year old, real classy. We were forced to pay for carpet cleaning ourselves ($157) then after being praised for how clean and well maintained the home was, they took an additional $400(ish) out of our deposit. They also stopped in about every six months to check on us to make sure we were taking care of the place. Never would I recommend renting from them. read more

horrible!!! unorganized, unprofessional and seriously the worst I've ever dealt with.

Unfortunately, we had an extremely difficult time with the move out process. We understood that a few things needed to be repaired, we even asked to have a KPM representative do an inspection prior to vacating the property to ensure that we could fix them prior to leaving (KPM declined as it is not their policy). We did have two dogs and there was some wear and tear to the property (specifically the downstairs carpet was damaged and there was some damage to trim, with a few other minor things). When we received only a fraction of our deposit, we questioned some of the charges - specifically a charge to repair a closet door and a $500 charge for a "pet smell" (on top of the $500 we were required to pay for the damaged carpet that we knew about and the $400 we spent to have the carpets professionally carpet cleaned). We asked for some photos of the damages to quantify them, given that we moved across the country (Brett said he would email them, but a month after move out, we have none. Granted, it is not required by law, but you'd think it would be the easiest way to settle the issue). I'm more than willing to be charged what is required to restore the house to it's original condition, minus 3 years of wear and tear, but, being on the other side of the country and unable to validate any claims KPM made makes us feel like we've been robbed. I only wish I had read the google/yelp/facebook reviews prior to utilizing them as a landlord so we could have avoided all the frustration. I wish I could give more than 5 stars for Kitsap Property Management. They far surpassed my expectations and have made living out of state completely worry free! I foolishly thought I could rent and manage the rental of our home myself. When I retained KPM to manage the rental of our home, the renters were already behind over $4,000. I was just hoping to get the rest of the rent on time then get new renters in at the end of the lease. KPM took over and within 10 days had collected all of the $ in arrears. The renters paid the rest of the month's on time and when the lease was up KPM got new renters for us. No worries for us since they took the reins! KPM is also great in communicating when there is a repair to be done or some other issue to address. I have referred them to my friends in the area and would highly recommend them to anyone needing the type of services they offer. I'm gushing I know, but they are the best! read more

I have rented from various places for 20 years and never had the rude, unprofessional, and disrespectful treatment like I had with Kitsap Property Management. We had difficulties keeping the place safe, clean, and maintained. They complained that previous people trashed the place but yet battled with us everything we tried to make the place safe to live. When we finally moved out, it took way too long to get out deposit back and never got the full amount refunded. They are very lucky we didn't take them to court since they don't seem to follow the landlord/tenant act. This property management is so neglecting. First off our house is cleaner then when we first moved in, there was layers of dirt in the bathroom and looked as though they did not even clean it. They seem to do the bare minimum they can. I don't understand why anyone would pay them to manage there house. Every time I have a problem I have to email them over and over to get a response. My basement was flooding for months and they finally were going to do something about it and still nothing they took a small amount off one month of rent after saying they will lower the rent. They told me it is not there problem. My fence fell down and they have been ignoring my emails for weeks. Once I finally got a response they said just because I complain everyday does not mean my non emergency are not being addressed. If I didn't email them more then once they don't even respond. I would not say anything if it was a little problem. But I have had nothing but complete disrespect from this company and it is very upsetting. Rant over. read more

They manage to cost thousands in repair. Repairs about $25000, not counting the company that did the water mitigation work. Told them to turn off my water during a snow storm. Kitsap Property Management said they did. 2 weeks later when the renters started to move in, they found the place completely flooded with a broken pipe that was running water. Renters never were able moved in. I refund their rent for that month, they had already paid,. I told them they can look elsewhere to rent because repairs will take a long time. I told Kitsap Property Management I no longer wanted their services. Kitsap Property Management refuse to return my maintenance deposit. When she realized they still had the bill for the plumber who repaired the pipe. She told me if I paid the bill, she would refund $375 of my $500 maintenance deposit. I figure it would be better then nothing. I paid the bill, but now she changed her mind and will not fulfill her side of the agreement. I have never had the displeasure of dealing with a business like this. read more
