Allan was referred by my realtor and was able to come inspect my new home within days of the seller accepting my offer. Before meeting him, Allan was great at communicating with me what to expect as I knew nothing coming into the process. Allan did our home inspection May 2021. It was very calming having him there. He explained what he was going to do beforehand and explained everything after his inspection. He offered to explain as he went along but we chose to wait. He did general inspection which is an overview of the whole house. We had had a plumber come through about an hour before Allan did and it was very reassuring to hear Allan say the same things our plumber said, and Allan had no prior knowledge of the prior findings. Allan was thorough and took his time in each area, especially the roof (which we honestly didn't expect him to climb) and included the attic too. Seemingly Very nice and punctual professional guy, but he didn't inspect to see how well our Underground Sprinkler System Worked and he didn't inspect how the outside water drained off during sprinkling or in event of a nice rain! Our back two zones have worse pressure than a 115 year old guy with no prostate! And the water that does come out slowly seeps into a pond on the back concrete patio within 3 minutes of watering while the lawn dries up. Then when I emailed him a couple of fairly simple questions, I was basically shunned! Well, I do not like to give anyone Poor Reviews, but this outfit cost us thousands on a house we would not have boughten had he done his job thoroughly and told us there was No Outside Drainage !! Now we need to consider tearing up the yard and jackhammering out the concrete all the way down the side of house to the street and putting in a drain to City/State Code. Think about this, when spending nearly half a million dollars on a small single dwelling home, it would be nice if the guy was thorough in his Inspection and not just an act! If later after The Inspection you have a question about an item, He simply refers you to a Professional!! WHATTTT??? At time of asking him his credentials, he makes it clear, he is a professional and been in the field for years. It's apparent he wants to ride the fence so the Financing company makes their commissions and the seller or Realtor doesn't lose the sale. His Contract has several pages of items he doesn't cover or responsible for. It would have been easier to ask him what he does cover. (He covers bringing a Cooler w/drinks and maybe a couple chairs if needed, so I generously gave him 2 Stars) Go elsewhere for a Home or Property Inspector, we should have sued him to at least be refunded what he had charged for his short time at the premises.
