    This is a severely troubled and problematic building…read more Beginning in 2024, a fire in the trash chute exposed deeper failures in how the property was being managed. The restoration work became the subject of a City of Chicago lawsuit alleging Building Code violations, including work performed without the required plans from a licensed architect or registered structural engineer and without a permit. Within months, the building was facing another lawsuit from its former property manager, who alleged she was wrongfully terminated following an intense internal power struggle. The board then descended into political chaos. Factions formed, accusations were hurled, and anonymous mass emails circulated in an effort to influence owners. The consequences reached far beyond internal disagreements. Conventional financing became unavailable for a period, leaving owners with a severely restricted buyer pool and preventing prospective purchasers from financing units through ordinary channels. A failure of that magnitude reflects serious problems across the association, the board, management, and the people entrusted with protecting the property and its owners. Even apart from the governance issues, the building has a tradeoff that prospective residents should understand. The public supermarket is extremely convenient, but it also draws substantial outside traffic into and around the property. This becomes especially noticeable during busy summer days when visitors are coming from the lakefront and nearby parks. Teenagers and other members of the public sometimes wander farther into the building, which can make the environment feel less private and uncomfortable. The building itself is beautifully designed, many residents seem pleasant, and the staff members appear friendly and professional. Unfortunately, the record of the board, management, and those in control tells a very different story. Their actions speak for themselves.

After our introductions Alexandra provided efficient and fast service that I did not get from the other 4 agents I was working with trying to move here to Chicago. I did tell her i was running out of time and needed to move within the next week, the quality of options and the variety if options was exactly what I needed to see as I was getting stressed with the whole "moving in the summer to Chicago". She was very transparent and when we were dealing with difficult realtors she was not hesitant on reaching out for me to find out what the hold up was on their end to really get me in a place that I was interested in. Alexandra would send me morning texts to check on statuses if I was getting emails replied and getting in touch with the home owners. She did a really amazing job delegating my stress and communication with everyone I needed to all the way until i was officially moved in. At times I felt i was probably annoying her and I apologized for being antsy and she told me that everything was ok and that there was no need for me to apologize. Her goal was set to get me through this process as smooth as she can make it for me.. I will be sending all my friends her way and i will not use another agent as long as I live here in chicago!

No one should leave a place feeling targeted, disrespected, or judged because of their identity or background. False accusations and reports can ruin lives. We have seen around the world, including in America, how dangerous prejudice and unfair claims can become when people are judged without evidence. This is a serious issue that should never be ignored. I would strongly warn families and anyone considering visiting to think carefully. Everyone deserves to be treated with respect, dignity, and fairness.

Once we started at looking at places, I never felt pressured or rushed to make an offer. I also felt that Michael was very honest and genuine which I appreciated being new to real estate. He has so much knowledge about the city of Chicago and different neighborhoods (I ended up in Wicker Park but we looked all over). When I finally found my place there was some back and forth bidding with another buyer and Michael guided me through that stressful situation and did everything he could to ensure that I got my home! A year later my wife and I moved to San Rafael, CA. So neither my son or I were in Chicago anymore. Michael handled the sale of Andy's condo and set up the closing for us with a local attorney. It was handled in a highly professional way and I'd definitely work with Michael again if we were ever to do something in the Chicago area again. I've worked with several real estate agents over the years as Lynn and I changed residences. Michael was one of the best we've worked with and I highly recommend his services.     This has been a terrible experience. They have two different names. Sometimes they go by Corcoran…read moreurban and sometimes they go by urban. I've been told that it's a violation for the him to have a different name on their sign but they do. I tried to talk to Matt Farrell, the managing broker about some of my issues and I can't even get him to reply. The agent that I have worked with is pretty awful. He doesn't do any of the things that he says he's going to do and then when I ask about it, he find some way to blame me about it. He's argumentative and petty. You know how some people will add things like ??!!!???!! to emphasize that they are yelling at the end of their messages? Yeah, my agent does this all the time. I'm not mentioning his name right now because I can't get out of the contract and God knows I tried. But I will mention his name and some of the things that happens specifically which include him trying to rip me off for several thousands of dollars. The first time it was because he had his painters come in. Before I ever signed the agreement I wanted to know the exact cost and it was $5000. Then he said before he would list my house I had to agree to paying an additional $2800. No extra work was done other than what we discussed ahead of time. In fact, they wouldn't even discuss the job with me. I had to talk to Chris. And he never discussed any extra work that was done with me. In fact what the guy said multiple times was, "this is way easier than we thought it would be. It's just a bunch of little stuff". The second time was when I tried to get out of the contract and he said made up an agreement in which I would have paid an additional $5000 just for no reason that was explained. Obviously I didn't and then they took that out of that contract. I really can't tell you enough how much I feel this company has earned the many one star reviews that you will find if you look under urban real estate at 400 East Randolph St. I didn't check reviews first. My real estate agent is immature and argumentative frequently ending his sentences with ???!!!???!!' Which we all know means yelling by text. He usually find some way to blame me for the thing he did wrong, like a one time I didn't have people coming to see the house for a week and then I had a couple different people come after 5 o'clock on Saturday. They told me that the only available time to book an appointment was after 5 o'clock on Saturday. I work from home. I'm available all the time and instead of saying oh sorry I made a mistake, he said, "but you said you only wanted people to come after 5 o'clock on Saturday", which of course I didn't and not only that Pet we had talked for months by this time and he knew I was available or he should have. But he won't admit he's done wrong. Here are some exact copies of recent texts that he has sent me : I took some new photos because a lot Lot of his cut half of the room off and mine showed the whole room. He said that they would post them but five days later, they hadn't been posted he said: "How funny is it that I stop you from embarrassing yourself by not publishing some poorly taken photographs and then I learn what you have been saying behind my back. Disgusting! You would think a 60+ year old woman would know better". I think he was talking about the review. I don't remember what this was about: "I now realize after your last act of selfishness... You and you alone are the source of all these problems". Most of the texts have been deleted. These are just that a few that I still have. That kind of language made me feel verbally attacked, and it's not the kind of language that I use. I also would never add multiple ! And ? To make my text aggressive. Especially when I'm at work! I often felt shocked by his replies, honestly. I feel like he tried to bully me into shutting up when he would forget things or mess things up, and it usually worked. I am a woman alone. Maybe he is doing the best he can and that would be kind of sad, but it has made my life miserable. Hopefully they will have more recent good reviews and things will turn around for them. But if they are not getting any better reviews, there are a lot of one star reviews here. There are a lot of real estate agents out there who are trying very hard to make a name for themselves and giving good customer service, earning 5 star reviews. I do feel bad about leaving a one star review, but honestly, I feel morally obligated to try to tell people that this experience has been very bad for me.

Not only did he attend over 50 showings in the time it took to sell it. He helped remove/donate some furniture I had left behind and routinely had the place cleaned and show ready while it was listed. If you're selling your place in the city, Andrew is the first guy I would call and work with.

If you want to get overwhelmed or stuck at a crappy apartment go ahead and do it yourself.
