Patrick Knight is a great home inspector. Very thorough, very knowledgeable, and he provided common sense advice. We are very unhappy with the home inspection he provided. The garbage disposal had several holes in it caused by rust and water flooded below the sink on its first use. The dishwasher did the same thing and it is not even installed properly. The doorbell rings only outside, but not in the house (though I don't know if he even checks to see if it works as part of his inspection). While he was professional in our dealings with him, the problems with the inspection speak for themselves. When given the opportunity to reimburse us for the garbage disposal, he indicated that there were no holes in it when he inspected the unit and he failed to make it right. Funny, though, no one was living in the house subsequent to his inspection, so we question that accuracy of his statement. I expected more from him for the $600 that the inspection cost us. I can't, in all conscience, recommend him to anyone and will not use him again. read more

STAY AWAY!!!! Pat from Knight Inspections provided me with a home inspection and it was crap. He asks for cash to pay for the property inspection, and that should have been a clue to me to stay away. He does not look in the crawl space or attic, which I found is not the norm for a home inspection. A good home inspector will inspect the whole home, not just pick and choose what he wants to inspect, and is easy to get done quickly without much work. My home had cat urine throughout the home on all the baseboards, some floorboards, and urine down the heating vent. I had to replace all the heating vents costing me $5000. Because he did not inspect under the home, there is standing water, and costing me another $2500 to have a water pump installed to remove the constant water that is pooling under the home. So his cheap inspection cost me over $7000. In my opinion, he is not honest and provides a poor inspection. He was recommended by my real estate agent and I would not recommend him for any services to do with your home. Do a Google search for property inspectors and find anyone else. read more

Do not let your broker talk you into going with Pat Knight. At first glance I was encouraged. Pat came at the suggestion of our broker because he had had some good interactions with the guy. Great, I was moving to a new community and didn't know any inspectors in town. He was 'so busy' with inspections (told me this 2 or 3 times) that he was rushing from one to the next. I should have quickly decided to go with someone else, because the name of the game with this guy was RUSHED. I came to the end of the inspection to chat. He was just finishing up and since my condo is very small decided to give me a $50 making it $250 total. That was very pleasant since inspectors just south 25 minutes in the community where i was selling my home go for $300 for a thorough inspection of a 3K sq foot home. From that point on, though, it go weird. He was in a HUGE hurry. Our broker was there and also had to get on to other things, so that added to the feeling of being rushed. Pat pointed out a few things that were standard and that was great. Nothing to fix or worry about. However, we soon realized two windows go up and down and are not on track. They will have to be fixed. The vent in the bathroom does not suck. The exhaust fan in the kitchen does not work (he mentioned this in the report but since we did not actually sit down with him to talk about things, I didn't know this). The grout in the tub need redoing which is obvious (he didn't point it out though). Basically we were rushed out after our signatures were granted. The disposal started leaking from the bottom into our garbage. I am not sure the exact day this happened. Yes, this could have been the day of the inspection or a week later or I'm not sure. I contact Pat to see about only one problem: the leaking disposal. I was told that things work until they stop working. CONDESCENDING. Do not go with this guy. Choose someone else. There are inspectors here in town who will treat you better. read more

Pat is prompt, professional and very experienced. Toward the end of the inspection, he showed me a few things that would be discussed in the report. He also had some great suggestions about how to improve the heating system. Pat gave me his official review of the home, as well as his personal impression. I received his comprehensive report less than 24 hours after the inspection. In addition to the report, Pat provided copies of the Washington State Home Inspectors Standards of Practice, a booklet on home safety, and a list of standard maintenance items. Patrick Knight is very unprofessional both in person and on the phone. He was over an hour late without any sort of notice. He did not pick up his phone when we tried to get a hold of him. He is also one of the rudest and most unpleasant "professionals" I've worked with. Patrick Knight misrepresented my wishes to others and verbally ridiculed both myself and my living partner. His excuse for his behavior was that he was busy and "having a bad day". His inspection was very rushed and very lackluster. He commented that "there was a thousand other places he'd rather be" than inspecting where I live. I registered this account to warn people against using the services of Patrick Knight. read more

I have thought a lot about the inspection we had with Pat Knight. We bought our home a few years ago but I still cannot get over the feeling of being taken advantage of. First of all, we were not given a choice of inspector. Our realtor said "he is the guy" to go with in the area and we trusted her. Finding out later that there is a deal in place with the agency the realtor worked for and Pat was indeed the guy they prefer to use. I totally agree that he was unprofessional. He rushed thru the whole inspection and for the most part "did not find" any thing that was of concern. Boy was he wrong. First of all, he refused to go under our house to inspect due to seriously 3 tiny mouse droppings. He said "Because of the virus the mice carry" he was not required to. Later we talked to a different inspector after we were in the house for a year and not only does he go under every house he found that our heating vents were disconnected under the house and there were issues with wiring. 2 things that would have been found if he had done a proper inspection. But here is the topper. We love our house, however it was on the market for over a year and we could not figure out why. It is dated but really compared to what was on the market it seemed like a good deal. With a home inspection cleared we purchased. Looking back on the inspection, us being first time home buyers and our realtor not noting this would be an issue is a simple little sentence. He said he was "unable to locate" the water shut off. Well that winter BINGO we found out why it had been on the market so long. The water line actually runs thru a creek and up a hill into a neighborhood behind us. We not a water bill one month that was $1000. I am not kidding. We found out we have to drive around our road and into another neighborhood to turn off the water. Of course a tree had fallen and broken the water line. Luckily they actual took pity on us and credited the bill but we had to have the water line reconfigured and moved to the front of the house. About $4,000. Thanks Pat Knight for being so through and helping new home buyers. If you are an experienced buyer and want to deal with him that is your issue. If you are a new buyer and your realtor suggests him, go with ANYONE else. read more

This company was hired to inspect a residence. A schedule was worked out, with a date and time for the inspection to happen. The current occupants had to coordinate leaving the residence, animals, etc. and were gone for over two hours. When they returned they did not find anyone or any card, etc. When the realtor was contacted, it turned out that Knight Inspections did not show up and did not tell anyone about it even after the date/time was confirmed. Extremely disappointed in their lack of professionalism. Would not use again. read more

I have had two home inspections done in a months time. One by Pat Knight and the other by another inspector. As a first time home buyer, I was excited by the inspection process and Pat did our first home inspection. I arrived about 90 mins into the inspection, in time to meet Pat and catch the tail end of it and chat with him. He didn't strike me with a wave of professionalism from minute one. He asked almost immediately if my name is on our loan paperwork so I could sign his inspection report. When I said no, my fiance is on the loan paperwork, he seemed disinterested in talking with me about his findings. It was almost as if I was suddenly less important because I am not the actual buyer. I asked him to give me a run down/walk through anticipating he would show me what he found that was of concern. He shrugged it off as if there was nothing to say or see. We chatted a bit about our plans to change things in the bathroom to which we disagreed and challenged why we would do such a thing. He asked if we were planning to have more children (we were discussing the bedroom sizes) to which I said yes, down the road. His reply was "just practicing eh". I found this to be extremely unprofessional and uncomfortable. My realtor showed up shortly after, and again it was an awkward feeling. He stated very matter of factly, "now you pay me and I go to the next place". The exchange of cash in the home in front of my realtor felt awkward especially as he talked about clients who don't pay or bad check writing. He said he was going into my fiance's work the next day to get the signature he needed and to just meet him and say thanks for the business. He NEVER went in. With this said, he did supply us a report in a timely fashion with photos and adequate descriptions. I just did not like him. read more

I had the experience today of working with a person who is professional, knowledgeable and sensible. Pat inspects real estate to protect buyers from trouble. Not only did he immediately take on the job, but he was done the same day. I don't think that he could do that for everyone or all the time, but he did today. Not only does he know code, but he knows construction practices. And he took the time to explain what the situation is so a buyer can make a sensible decision.
