I brought the matter to small claims court, and the court ruled that because I retained the plans, reimbursement was not warranted. It's possible that they'd been there for a long time, but I uploaded the photos to Claude and it strongly recommended getting a structural engineer to assess the damage. I put out several inquiries and ProStruct responded very quickly. I had a free phone consultation with Irvin Chua of ProStruct and he said that he could have an engineer assess the cracked beam and to look for any other sources of damage. Note, that one will need to pay upfront ($875 is their standard fee), which gave me some pause but moved forward as there didn't look to be many structural engineers with a Yelp presence. Irvin arranged for their engineer, Francis, to make a site visit. Francis was professional and confirmed that the foundation and support beams all were in good shape aside from the crack. He went over his recommended repairs and noted that a handyman could handle it and we didn't need a contractor, which saved us money. The report provided was clear and detailed and the handyman had no problems following the recommendations. Repairs are now complete and we have peace of mind that our housing support is solid again.

As a busy professional with many clients and cases, he never answer the phone promptly when urgent matters arose. While I understand that he is a highly sought-after professional, I believe that being busy should not be used as an excuse for poor communication. Competence: While I found his technical skills to be impressive, I had some concerns about the design of the interior spaces. In particular, I found that the floor plan was not very convenient for daily use, and some aspects of the design did not take into account practical considerations. As a first-time home owner, I found that his fees added up quickly, and I felt that he was primarily focused on getting the project done quickly and obtaining the necessary permits rather than prioritizing my overall satisfaction as a customer. While I appreciate Mr. Yang's structure expertise in obtaining permits, I would have preferred a more customer-centric approach, with greater attention paid to my needs and preferences. With them as part of our team, we were able to keep up with the City submittal and response timelines we had set. Fast forward to today, and we can't get a hold of anyone. When we do, it's always an excuse for why they didn't respond, without a resolution. We sent them the last City comments 30 days ago and have yet to get anything viable to re-submit back to the city. Given that this is a 30-unit hotel project, going with a different firm now will mean a complete re-design of the project; an absolutely painful exercise that will set us back months. Zenith knows that. So it's absolutely shameful for them to act in a way that would even suggest that our only choice is to get the entire project re-designed by another firm just to have it keep moving forward. So much for "we respond to emails within 30 minutes and always answer phone calls" as outlined on one of their online profile. Knowing how we were treated on this round of City comments and the fact that the entire company seems complacent about what they try to embody in their rhetoric, I would stay away for any future project.
