We had our home appraised by Koyak Appraisals via US Bank and received a service less than satisfactory! When the appraiser showed up at our home, he parked his vehicle in front of the house. Our home was appraised and the 3 comparisons that he used were not even close in comparison to our home. It took one phone call to a real estate agent to acquire the MLS listings on similar homes to ours and even the loan officer at us bank was surprised by the comps that he used in the appraisal. With that being said, we will never use this appraisal service or U.S. Bank again, nor refer any friends or relatives to these two companies! I almost forgot this! When appraising our home, his partner was servicing his vehicle at our curbside! Kind of tacky!!! read more

The Worst Appraisal Firm. Jay the owner is a rip off and used comps from outside my county. My lender has now stopped using this company and took them out of rotation so no one can be scammed by this business anymore. They charged me $460 for a appraisal that was not compared to my property at all. They under estimated the value of my home by 50%. I spoke with the company's office manager and she said that they are not allowed to speak with me on this matter. What a waste of time and money. read more

Contacted them several weeks ago after I found out that Lincoln Junior High School contracted them to do an appraisal on my house. All I wanted to know was how and why they trespassed on my property, which was caught on my home surveillance and also witnessed by a neighbor, under the orders of a third party and didn't even attempt to contact me. I called yesterday, and spoke with Jackie, and she said that she passed the message along, as I requested, and that she was told to tell me that there was nothing else she could tell me due to confidentiality. She also informed me that they had contacted "their client" and the client told them that I was fully aware of what was going on and that they didn't have to deal with me. Wait....you break the law by trespassing and you don't have to deal with me?? What the heck? The least they could have done was to offer me a copy of the appraisal! read more

If your bank tells you this company is doing your appraisal, refuse to let them do it. The comps they cam up with are so far from reality its a joke. Always get the name of your appraiser and do a check on them first. This one had no idea about the Yorkville market. And refused to use real comps in the same sub division. Thank goodness I don't need their service. But for somebody that had a sale pending they will screw it up. If we could do a negative 1 star I would. Fast & furious job but poor quality. read more

Very impressed! They showed up in a van marked "Koyak Appraisals" which they use as a mobile office. This gave me and my husband peace in mind. Appraisers usually use thier own cars so you have no idea who is showing up, your appraiser or a stranger. They were very respectful of my house and quick at thier job. The report we were given was very detailed and accurate. read more

DO NOT USE THIS COMPANY!!!! Give them a minus 5 stars! They came in $15K lower than an appraisal that was done 4 years ago and stated we had not made any improvements in 15 years. I guess the new windows, new furnace, new AC and new roof on house and garage are not considered improvements. He just showed up and started walking around. I had to go outside to see who was on my property. Took about 15 minutes to do the appraisal and asked no questions. Had information incorrect on appraisal too. The "neighborhood boundaries" he listed were about 10 miles west of where we even live. And the comps used were all the low end properties that did not match our property. We lost a bunch of things because he low balled the appraisal. I reported the company to the State of Illinois. DO NOT USE THIS COMPANY!!!!!! read more

I would give this business zero stars. The men who were sent to complete the appraisal spent less than 15 minutes at our house. The appraisal came back $25,000 under our asking price and of course, the pending sale could not be completed. Once we found another buyer, a second appraisal by another service found our home to be right in line with what we were asking. This company is terrible. read more
