I've lived in this building as a tenant for the last five years, and love the location and the security of the building. It has a beautiful garden deck, with pool, my rent is affordable, I'm walking distance to groceries and restaurants in Chinatown, there is easy access to the freeway, and it's close to the airport and my place of work (when I commuted). I also have met some wonderful neighbors here and some of the staff are super nice and hard working and I count them as friends. So why three stars? Several reasons: old AF piping, poor management, and an unresponsive and ineffective board. For the first, the pipes are connected to your neighbor, which means that any clogs or backups from your neighbors to the side or above or below you will affect you. I've had water pour into my kitchen from a broken pipe above and last year reported water leaking into the hallway from a common pipe. As it's nearly impossible to locate the true source of a problem, you end up duking it out with your neighbor when it's possible NEITHER of you are the actual problem (maybe it's from above, maybe it's just time!). Without a communal approach to clogs, you're in disputes with people who live right next to you. As far as management goes - the security here, except for the lead guy (HMM), turns over like sets at the beach and people get fired for minor infractions. Most of the guards are friendly, but rules and application are inconsistent - sometimes I need to call security to let my guests up; other times they just let them in and hardly anyone signs in. I even heard there was a case of suicide where a non-resident jumped off a top floor because security let them up. I don't think they offer holiday or weekend pay for housekeeping or landscaping staff, who are mostly immigrant workers. Sounds like they need a union!! Additionally, the elevators BLOW. They are often out for repair, or blocked off for someone moving. It would be nice if residents could use the elevator unless someone was ACTIVELY transporting items, but it will sit open and unutilized to the annoyance of many. Tonight I had the distinct pleasure of meeting Kevin Lye, VP of the board here, who appeared to have stalked me at this hour, who asked me if I resided in the building and if I was an owner. I probably shouldn't have answered such specific questions at 11 PM in Chinatown no less, but didn't want to be rude. Kevin then informed me that under House Rules, animals should not defecate on property, in the courtyard or on the perimeter, and that security reviews footage to match animals and residents for infractions. This is just hours after I was informed by the head security guard that there have been "complaints" about my dog laying on the bench next to me. "Was it a white lady," I asked? The sheepish look told me everything I needed to know. A few weeks ago, a Karen, nearly shaking with fury, berated me for the fact that my dog was sitting politely on the bench. Mind you - my dog is calm, well-behaved, and HIGHLY beloved by residents of many ages and the staff. Turns out Karen is actually named Joyce Allen, who is the president of the board. If I can't walk my dog in the secure green area, nor around my building which provides lighting and security cameras (ironically used to police my behavior...), where in Chinatown should I walk? If I am assaulted, I can say that my apartment board strictly prohibits me from walking my ESA around my residence, so I have to go to more dangerous streets. So my dog doing her business on grass is a problem, but racist behavior and security guards wearing MAGA hats is cool? TBH, I think I'm being targeted for some pretty benign behavior. Back in August, I sent a message to the board regarding some racist neighbors' behavior - my Korean neighbor shared that she was shaken by a neighbor down the hall yelling "F*ck you, go back to your country!" when she informed him that the elevator was at the 5 person limit per COVID/Kukui Plaza guidelines. Another Korean neighbor informed me that she is harassed by another resident and security has taken no action. I shared this with Kevin and informed him that I told my neighbor to report this to the board. Kevin confirmed the board never reviewed these matters, despite my email to admin...at at time when anti-Asian violence is at a high, the lack of action is pretty reprehensible. Nationally, we've had three mass shooting in the last month, a senior citizen set on fire at Cultural Plaza, an uptick in violence across the city, and THIS is what my board cares about? I have no recourse as a resident - I can't attend board meetings, my matters don't get reviewed, and I can't run for the board to manage issues that I care about: proper neighborly conduct, improving staff morale and retention, ensuring proper maintenance, checking in on house-bound kupuna who may not get proper meals or may need help in case of emergency. When Century Square parking garage in February 2020 restricted parking to tenants only, they closed it's doors to general public parking. This left the rest of us to explore other options to shelter our vehicles when on business downtown. Luckily, my friend told me about Kukui Plaza and their very reasonable rates. Located across from the Pali Safeway/Longs, Kukui plaza is only a short walk to the cathedral and the court house. Rates sometimes change so it's best to confirm by calling or checking the website. On weekends until 4pm it's a flat $3 fee. After 4pm it's about $1/hour. Mahalo for reading my review. read more

DO NOT LIVE HERE SECURITY IS UNSAFE AND PROVOKES TENANTS. The security is a complete joke, one of my packages was lost for months and while trying to resolve the issue with the security guard I swore in conversation, not at her, (as adults sometimes do) and the security guard Jelsey Curley became extremely aggressive and threatening to fight me, also threatening me to not leave my apartment, as I pulled out my phone to film her threats she came out from behind the desk and tried to rip my phone from my hands. The security manger Scott Zeigler has don't absolutely nothing to resolve these issues after I've wrote a complaint about her to management. There is a constant cockroach problem, despite monthly bug treatments there's no resolution for over a year. The building is loud, right next door to the fire department, police station, and hospital. Dogs left unattended barking at 3am for hours on end. This building is completely unprofessional,disgusting, loud and not worth the time, choose any other apartment. read more

It's an office building. In these days of COVID, I have an extra appreciation for Hawaii's open-air buildings. This place is large and echo-y and a little run down. But it is convenient to get to, so I patronize a couple of businesses here. When I visit the offices here, I usually park catty corner from this place in the public parking at Beretania and Nu'uanu. It's a cheap and quick in and out. Plus it charges $0.75 per half hour. I'm cheap. read more

Terrible ELEVATORS!!!! Broken ALL the time! I've had to walk 9 flights very often.. management is worthless.. the board is even more worthless.. worried about looks instead of function. Huge refresh of interior design should be pushed back and new elevators installed.. But I guess I'm not a owner that lives in mainland and just rents it out... I own a one bedroom unit in the Ewa Tower and lived here for about 10-13 years. The condo is very, very convenient in regards to location. Close to downtown, hospital, chinatown, and freeway. Since this is an older building, the one bedrooms do not have washer/dryers in the unit only the 2 and 3 bedroom end units have a full size washer and dryer in their unit. Again, the building is old but well kept. Some of the employees have been there since it opened in 1976. This was Mayor Frank F. Fasi's project. read more

Sorry Mr. Frank Y., I am gonna have to disagree with some points since I reside there as well. Gotta back up the home front!!! I have lived there for 12 years and had never really encountered any major problems besides the newly renovated elevators that took WAY longer than usual to get fixed. Yes, the smoking is irritating. The windows of surrounding units are right next to each other so if tenants are gonna smoke, close all the damn windows or else do it downstairs in the garden or something. As for the FOB thing, Kukui Plaza is close to CHINATOWN so of course they're gonna be Asians living in the building! Also, HPU Downtown caters to a lot of international students so go figure. Kukui Plaza has been a great place growing up for me since it's safe and convenient. I've visited many apartment buildings and none has a garden deck as beautiful as Kukui Plaza. This parking garage definitely has the cheapest rate for monthly parking in Downtown. The only problem is that they have a wait list that's about 200 people long and you can expect a call from them about 3 years or 36 months later! Current monthly rate is $100! read more

This is a review for the parking structure and the little foodie store closest to the stairs. Okay the parking here is crazy. The waiting list is at 230 people. It is EXPENSIVE. $0.75 for every half hour for 2 hours then it jumps to $1.50 afterward. Let me tell you it is the closes parking structure to the HPU campus and sometimes my fat arse is too lazy to walk 4 blocks from the Chinese Cultural plaza (which by the way IS WAY Cheaper parking wise) or am late to school I like to TRY, yes TRY my luck at Kukui Plaza. Every time I come here to park I swear it is like a damn treasure hunt. From the time I enter the parking structure people like to race me to who ever gets into the lot first. You see, the ticket area is divided into two and who ever gets down first, well gets the parking first. The parking is reasonably spaced, but it's proximity to the University makes it prime LIMITED parking. Sometimes I have to drive around for 10 mins. LMAO I am guilty of stalking people who come out of the elevator till they reach their car -____- please don't judge me hahaha it's only on days I am really running late. Then you get the occasional jack arse that tries to beat you to the empty parking yup...if it means driving the wrong way and avoiding all of the signs yep it happens. This cracks me up though, parking has become so scarce that people have made their own parking. YES towards the walls or near the pillars people have opted to park their vehicles even though there is a tow-away warning. This sometimes makes it hard for me to get out or in because I know gotta weave through the stupids that wanted for take a risk. Recently however, they have put up ghetto yellow caution tape and signs around areas that people would illegally park. Hehehehe ohh yeah..just watch out for those nasty pillars. LMAO today the bf and I saw a lady yep back into one of them with her camry. HAHA I guess she had a lot of pride because we saw/heard the whole event happened and she didn't even bother to check her car. (+1 star) The little food shop downstairs, the one I am talking about has food sectioned off in a heater towards the door. They make the BEST musubis and they recently started serving this hot dog in a buttery sweet Portuguese bread bun and they heat it up for you too ^____^. --I wish I lived in Kukui Plaza I heard the garden was beautiful. LOL I always laugh and smile knowing that there is a sort of forest living ontop of that horrible parking structure. PS. Yahh the dang elevators took soo damn long to renovate. BUT HEY! My aunty owns an apartment here and since I go to school downtown, I use her parking stall. The location is very convenient because all I have to do is walk across the street and I'm at school already. However, the elevators are really slow and sometimes you can't take the stairs because the doors are locked. If you have to use the public parking area, the rates can be expensive especially if you're going to be there for a while. One perk of this place is that they do have this small shop that sells spam musubis for $1.09. They're pretty good and cheap at the same time. read more

I've been a condo owner in Kukui Plaza for 6 years now. I moved here as a single mother of a 4 year old and purchased my one bedroom for $258,000. Now worth $300,000. The garden is amazing. I've had 5, 6, and 9 year old birthday parties for my son in the gazebo, garden, and party room. Wow, just amazing. No one bothered us with rules as long as our guests were respectful. We've always had an amazing time. The only disappointing thing is that they raised the gazebo rental cost from $25 to $50. That's double the price. However, still worth renting being that it has a stove, refrigerator, sink, and microwave for parties. The swimming pool is a perfect temperature with bromine (I think this is what they use) instead of chlorine. My only wish is that they install a jacuzzi and allow homeowner's to have 1 pet. I would love to have a small puppy. For a single person, people who work in downtown, someone looking to own a beautiful place at an affordable price, Kukui Plaza is awesome. Great staff, nice security, helpful cleaning/repair people, and nice little restaurants right down stairs. Luv it... Unfortunately, I'll be looking to selling and moving within the next couple years to a better district school for my son. I will always keep Kukui Plaza in my heart... Sad to say but this place has seemed to decline in the past several years. Dirty, garbage on floors, smelly halls, etc. Most of the new renters really don't seem to care about the rules but the rules are not enforced anyways. Many Micronesians are put there by the state (on free rentals) and they don't care. The place smells so bad like a flop house in a slum. They spent millions on elevators that are down half the time, spending millions on some kind of pipe system all over the halls and spending millions uselessly painting the place. Would not buy here under any circumstances. Rent ? Only short term. read more

Well, first let me start off by saying the location of this apartment complex is perfect. There is a Long's Drugs & Safeway about a block and a half away. All the little shops and restaurants of Chinatown are in walking distance. This place really can be perfect....as long as you work during the day and sleep at night. If there is even a remote chance you may have to work nights (which happened to me) avoid this place at all costs!! There is always, ALWAYS renovations going on in the building and unless you can sleep through what sounds like someone sawing a hole into your room from above or below, please don't rent here. There are permits which allow construction teams to make "as much noise as they want as long as it is in between 8am and 4pm"--Kukui management. So, if you know you will never switch over from working during the day, then this place is great. But if you work nights or might work nights during your stay here at Kukui, please trust me and look somewhere a little quieter. read more
