I'm giving 5 stars for what it is right now: a budget hotel in the heart of Little Italy. They will be renovating soon, as CH Projects purchased it, which will likely bump the hotel out of my price range for future San Diego visits. Alas, my boyfriend and I had a fantastic stay. We arrived earlier than check-in time, but we only had to wait roughly half an hour to be assigned a room. In the interim, we sat in the open air courtyard that the hotel shares with Caffe Italia and sipped coffees. They do offer luggage storage both before and after check out. The hotel itself is presently dated, and we stayed in a king room. The room was rather intimate, so much so that the sink was outside of the bathroom area. I am sure that will change when they renovate. There weren't any weird smells though, and the AC worked just fine. The bed was comfy and the room was clean. We didn't have any issues. We were in a quiet room on the 4th floor facing the water, which was lovely as I am sensitive to noise and the front of the building would've likely been loud. We actually had a pretty nice view of the San Diego Bay. We stayed four nights, and on Saturday, the Little Italy Mercato was visible from our window! We had to stop down. All told, this hotel was worth it for us as it was centrally located in a great neighborhood and super reasonably priced. We did have a nice conference-room chat with the owning company's COO on our last day as we waited to head to the airport. The plans they have for the space do sound exciting. And who knows, maybe by our next visit, I'll get a good raise and be able to swing a little swankier ha. read more

My husband and I stayed at La Pensione for 4 nights May 2026. The location is right in the heart of Little Italy which is why we chose it. I recognized that the rooms were small so we upgraded to the double queen room mostly for the extra room. Things we liked were the location, the front desk staff was nice and they give you bottled water if you ask for it. They have coffee and tea available downstairs but no coffee maker in the room. The front entrance has a beautiful jasmine plant that was in full bloom and smelled amazing every time we walked by. The trolley is close by and easy to use to get places. Things we didn't like were; the homeless guy sleeping in front of the building (the jasmine plant helped), no coffee maker in the room, no closet, the bathroom was a lot of black walls with 1 tiny spot light over the sink which made it impossible to put on makeup. You have to reach under the shower head to turn on the shower and the glass wall was too small. Water gets on the floor and when dry you can tell the shower glass wall is not clean. The patio outside the doors was dirty and the divider between the rooms was broken and lying on the ground. The TV was a ridiculous 32 inch on a huge wall and it lost connection every few minutes. Totally worthless to watch in the evening. The worst though was the lack of curtains. 1 regular door with full glass panel and a second double door with full glass panels opened to the balcony. All the doors had pull down shades that barely covered the glass and sat about an inch away from the glass. This just lets all the light into the room. This is made worse by the large building across the street that remains lit up ALL NIGHT LONG! It's important to note that there is NO parking at the hotel and good luck finding street parking. Paid parking is available at $30-$51 for 2-4 hours and more for longer parking. The cheapest we found was about 6 blocks away at $30 for 10 hours. It was an experience staying there but never again. read more

I've stayed at this hotel over the past decade. It's perfectly nice and they manage to keep up the rooms and keep it clean. Don't come here expecting super high end accommodation. What you'll get is a fair priced room, right in the heart of San Diego's Little Italy. The rooms are functional, and include a mini fridge, a nice touch if you're eating out or going to the Saturday Farmer's Market, which is right in front of the hotel. Some issues with the previous stay: the wifi did not even work at all. So if you are working remote and staying here, that will be a big issue. Also, our key cards regularly stopped working. It got to the point that I'd have them refreshed every time we got back to the hotel. Besides these little glitches, I really like this spot. If it was priced more, I would probably say, don't stay. But I appreciate that there is a fairly priced hotel in this part of town. read more

The only redeeming factor of this hotel is its location. Every staff we interacted with did not seem to care if we were there or not. Apart from that, it's dirty, it's dated, and there are stairs everywhere... So if you have any mobility issues - this is not the hotel for you. I would not stay here again. We stayed here a while back when I came to SD for the weekend and it was a cool and convenient little hotel. The ambiance of this lobby is absolutely beautiful. It definitely gives it that boutique hotel vibe. Parking is $35 a day. We paid for it because finding parking in that area is a nightmare and we didn't want anything happening to our car but be aware that the parking structure is extremely small. We got a room with a 'queen bed' but it was more like a double bed to me. The room itself was also extremely small. It was cool that we got the room with a little patio/balcony. One thing that was strange was the shower only had a half door. So as you can imagine the water would splash the floor. Other than all that this hotel is located right in the middle of little Italy and is right across the street from Coco Maya, Morning Glory and Parakeet Cafe. They are all within 1 min walking distance! That was very continent for us as we were able to try so many new spots in little Italy just by walking. This boutique hotel in the heart of Little Italy is an absolute gem. It's quaint, charming & perfectly situated right in the middle of all the action. The rooms are on the smaller side, but comfortable, thoughtfully designed, with great views of Little Italy & even glimpses of the harbor. A huge plus for me personally was the in-room fridge & the microwave conveniently located in the conference room on the first floor--perfect for guests like me who tend to eat in the room while others are asleep. Those little details made a big difference. What truly sets this hotel apart, though, is the stellar customer service. A special shout-out to Anneliese & Joe at the front desk--they were outstanding. Anneliese's lovely attitude, warm smile & welcoming energy made us feel like we were VIPs. She was incredibly patient & accommodating, even taking the time to show us three different rooms so we could choose the one that suited us best for our Anniversary stay. We ultimately chose the corner room & it was absolutely the right decision. With four full-length windows spanning both walls of the corner room, the view was extraordinary--perfectly capturing the charm & vibrant energy of Little Italy. It was the best of both worlds: the comfort & coziness of being indoors while soaking in the sights, movement & character of the surrounding city. Watching Little Italy come alive from the room was truly a highlight of our stay. Both Anneliese & Joe were also super informative, offering great recommendations for speakeasies, restaurants & local spots, which really elevated our experience in Little Italy. We ended up going to Herb & Wood, Morning Glory, Ironside, Huntress and Born & Raised. Such a horrible hotel! My husband and I stayed for only an hour. Booking websites advertise valet. I can't even make that up because the lobbyist confirmed they previously had onsite parking that was closed recently. She told us we can do street parking or nearby parking structures. Those were all closed or booked for the holiday. The room is tiny, the bathroom reeked of bleach and the AC split was filthy. I would rather take my chances at a motel 6 than this place. read more

We decided to take a break from the big dark. We flew to SAN in January and stayed here at La Pensione. It was perfect! It's right in the heart of Little Italy. The plaza is just across the street. Every day someone or a band was playing live music in the plaza. Lots of amazing restaurants all along the street. We ate at a different restaurant in the neighborhood every night and all of them were fabulous! There was even a farmers market right outside the door on Saturday. San Diego is awesome! The light rail was just a couple of blocks away from the hotel. It was fast and cheap. We took the light rail to Old Town one day, and Seaport Village another day. The hotel is a historic hotel but it's clean and comfortable. The staff were all friendly and helpful. We can't wait to go back! read more

This hotel is in a great location in the middle of Little Italy and maybe a 15-minute walk to the Midway. Our room was clean and spacious. While it doesn't have the view that Manchester Grand Hyatt does, we didn't book the hotel for the view. I would happily stay here again, especially if I wanted to eat in Little Italy. Check in was easy and the front desk was very kind. We stayed for New Year's Eve. The location in Little Italy was perfect. Parking was sold out for the night but I was able to find parking across the street easily. When we entered the room -- which was relatively small--there was a slight musty smell and so we tried to air out the room but the window did not have a screen. There was an air circulator so it ended up being ok. We could hear people through the walls, but having the air conditioning and circulator on, this wasn't a big problem. The bed was a bit firmer than I have experienced from other hotels, but I preferred it and I slept well. The bathroom was clean. The shower handle for the water temperature was reversed so 'H' was cold and 'C' was hot. Good experience overall. read more

While the hotel may seem perfect due to its location it is not for someone with disabilities. This location is NOT ideal for you if you're in a wheelchair or unable to walk. There is an elevator but it doesn't help much if your room is not closets to the elevator. Me and my boyfriend stayed here for one night while visiting Little Italy. The room was very small and the bathroom sink was outside the bathroom next to the door, which was pretty weird. We paid 185 for one night plus 35 for parking. The location is great, but I think any more than one or two nights here would be uncomfortable considering the room size. Also, the one USB charging outlet was broken, so we had to charge our phone by connecting it to the TV, which took forever. read more

IMPORTANT; Parking is $30 a night. FIRST COME FIRST SERVE! The garage will not fit a full size SUV nor a Van. **Plan to come early, get a parking spot and plan to wait till about 1-3pm to check in.... I would suggest walking around the dock; visit the maritime museum, the Mee Shim art gallery or head to the park and of course enjoy lunch at one of the many delicious restaurants in the area I love planning most of my trips to the T, knowing that Little Italy, San Diego can be really busy I knew parking would be an issue. I had 3 hotels in mind; great location, good reviews and all boutique hotels. I went with La Pensione because the day I called I was told that there was parking for $30 a night across the street. Not told about first come first serve. We arrive at 5pm on a Saturday evening expecting a parking spot which was immediately denied. I explained to the young lady who checked us in that I was not told this and I expected a parking spot. She said Well it's on our website. I can't remember the last time I've booked directly through a website. I also mentioned if this was the case, I would've gladly paid another hotel $50 a night for valet with in and out privileges. Did she care?? Just gave us a map of other parking spots. Rm 312 - The rainfall shower has not been cleaned in a while; I mean the lime stone has caked up the shower so bad not all the nozzles weren't working nor even pointing straight. Also, the bathroom sink was clogged. Don't stay here unless you don't have a car. Apparently, they have limited garage parking and once it's full, you have to find parking elsewhere. I was staying here for a company event nearby and was late to my event. I also had to take an Uber to my event instead of driving since I parked several blocks away. I then had to leave super early the next morning for another company event and was late to that as well since I wasn't informed the parking garage doesn't open until 6am. Overall, the experience was terrible. The front desk staff was trying to be helpful and let me drop my bags off before I went on my journey to find parking but I won't ever stay here again. WOW! Will def be back here. Love the location, it is right in the heart of LIttle Italy. We found a great parking spot here which is nice, especially because on weekends, it gets kinda crazy busy. The staff could be a little more friendly. The room is small but very modern and clean, which i like. I hate dirty carpet, and theirs is well maintained. We woke up the next day (Sunday), checked out...walked down the steps, and there's the farmer's market just right in front of us, all the way down the street. It was so cool. Cute boutique-y hotel centrally located in the heart of Little Italy. We were in town for just two nights and likely wouldn't be spending too much time in our room. Just needed a cozy place that was clean with a nice bed and that's what we got. The rooms are pretty small, but we did get the smallest of the offering. Upon entering, the sink/vanity area was to the right, bathroom was to the left and then the bed and desk straight ahead. Our room was made for a single or a couple, def cannot try to squeeze even a child in. It's super tight, but again, we just needed a place to sleep. Beds are clean and comfy. AC unit and electrical to one of the light fixtures was loud, but it didn't bother us. We got a pretty sweet deal, and the hotel is walking distance to just about every restaurant and bar. We did not park so I can't comment on the costs, but I do know they offer parking at a fee. They offer a fridge as well, but don't remember if I saw a safe. Property offers a small gym but it works. NO weights of any kind, just medicine balls, and three cardio machines (elliptical, peloton-ish bike and a rowing machine). Free water at the front desk or in the gym. Staff was very friendly, particularly Joe, who was there most morning to the late afternoon. We didn't engage much with the night staff as we were mostly just heading up to our room. Overall, I'd say it was a good stay and a budget friendly establishment. I would stay there again. read more

Located within the heart of Little Italy, this hotel is surrounded by plenty of food options, and is walkable to many attractions. I was in town to see Sting & Billy Joel at Petco Park. If you like walking as much as I do, the park is an easy 30 minute walk. I traveled by Amtrak from Burbank and used ride shares to see Balboa Park. A last minute delayed flight meant I was "stranded" in San Diego overnight. I wasn't too bummed since this is paradise. Found a great rate and this hotel was close to the airport. Great location and it looks very nice. From the outside it's very beautiful. Even walking in the front lobby is just as nice. Then I met the young lady working the front counter and the hotel immediately lost 1 . She seemed grumpy, very short with her responses and definitely lacked any prior skills. Luckily the rest of the hotel made up for it. I stayed in the top floor and the room was very nice. Keep in mind it's small but don't let that keep you away. Very clean and nicely furnished. The bathroom is extremely nice as well. The shower is small but still very nice and loved the overhead shower head was a great touch. I'll be back here for sure! read more

Great location. It's right in the center of little Italy. I thought it would be too loud based on other reviews, but I guess it depends on your room, we didn't hear any outside noise. I I didn't get any pictures of the room, but the room was cute. Very small but perfect for just my boyfriend and I. The room is out dates but the bathrooms seems so have been updated. They offer garage parking for $35 a day, the parking is a very tight fit. I don't suggest big trucks or SUVs. Overall would recommend this hotel read more

La Pensione review Hubby booked this hotel for my birthday weekend, Brandon was extremely helpful and patient when I called him a few times to ask him about the parking situation. The other FrontDesk agents were friendly and helpful too. The hotel is a cozy boutique hotel, located in Little Italy, surrounded by the wonderful smells of Italian cuisine. The lobby has a fireplace and a few seats. The room was small, clean and had the necessities needed for an overnight stay. There was a fridge and TV. We loved the rain shower. We had the option to store our suitcases with them, while finding parking. Honestly, once you're checked in, you don't need your car, everything is in walking distance. They have a Saturday Farmer's Market directly in front of their door, all the way down the street. Totally loved this. The morning coffee was available at the little coffee shop, next to the lobby. If you have a truck or SUV, you won't be able to park in this hotel's garage, it only accommodates compact vehicles, and costs $30 per night. Alternatively, there are lots of other parking places around ranging from $16 and up, if you don't mind walking to the hotel. There is also meter-parking around the hotel. Also Gaslamp District was rocking on Friday night, and only a 20 minute walk from hotel, if you don't mind getting your steps in. There are Uber's and these little lit-up motorized or non-motorized carts available from the GasLamp. I did like this little gem and will be back. DON'T stay at this hotel if .. If you need a bathroom with a sink inside the bathroom don't stay here. The sink is in the middle of the bedroom for their "standard room" If you have more than one person in your party. Don't book a standard room. There is not enough room for two people. These rooms are so small and have zero space to lay out your suitcase or anything else for that matter. If you need a floor length mirror to get ready don't stay at this hotel. We upgraded to a better room and still the only mirror was the half mirror in the bathroom. If you need and iron and an ironing board which are standard amenities in a hotel don't stay here. When you call down to the front desk you will be told to come get it yourself from the front desk staff. Don't stay at this hotel if you plan to sleep in on a Saturday morning. The traffic control will be out ther blowing their whistle every minute beginning at 7 am. If you like an air-conditioned room don't stay at this hotel. Their rooms are so hot and the air conditioning unit is controlled by the front desk. If you like friendly and helpful staff DON'T stay at this hotel. They are rude, and lack the basic skills of customer service, and will make excuses to what they can't or are not willing to do because it is corporate policy. I have NEVER FELT SO MISLEAD BY PHOTOS on a website and so disappointed in a hotel stay then I was with this one. After being forced to stay here one night we immediately checked out and booked another hotel to enjoy the rest of our stay. Very disappointed! read more

Had a positive experience here booking on hotwire last minute for a music fest at the Embarcadero. 5 stars for the location - right at the center of Little Italy near all the restaurants and bars. Price was fairly cheap but its cheap because its old school. Not sure what people expect. Room was outdated. Bedframe and drawers look liked they were from a 80s Miami room. Carpet was old. There was a small tv and we got to watch some world cup. But most important to me was bed was clean and stuff is secure. No view. The bathroom did seem like the only part renovated. Sink was outside of the bathroom. The walls were quite thin. I read people had an issue with the single elevator. I didnt bother parking onsite. Parked a couple blocks up after a drive around found free street parking near a school. I thought staff was very friendly and fast. read more

I was booking a 3 night stay in San Diego for a graduation ceremony that was taking place at Petco Park, so I logged onto Expedia to take a peek at hotels between the ball park and San Diego International Airport. This hotel was by far the best deal at the time ($123/night) that also seemed to be the nicest. The biggest perk was its location. It is in the heart of Little Italy with a ton of fantastic restaurants close by. It was really hopping on the weekend! Upon arrival, we asked to check our bags, since check-in wasn't until 3pm, and they let us check in early without charging us extra! So kind! While this hotel doesn't offer a free breakfast, they DO give guests vouchers for free coffee and pastries at Caffe Italia, which is a small eatery with indoor and outdoor seating, adjacent to the lobby. The coffee and pastries were excellent, and the staff there were so kind! Hotel staff were friendly and went the extra mile. The rooms were adorable, decorated so cute! My only disappointment about the room itself would be that it was a little on the small side, and didn't have a full length mirror. The other bummer was that while the hotel advertised free WiFi, it was nonexistent. I could connect to it for a brief second upon arrival, but it didn't work in our rooms at all. We kept losing connection and I heard someone else expressing the same issue in the lobby. I ended up blowing through my cellular data and having to buy more. I can't fault the hotel for this, because maybe there was a router issue? I can't speak as to whether or not this is the norm for them. That being said, this was a fantastic stay! I would stay here again in a heartbeat! This place was kept so clean! I saw staff cleaning the hallway wall trim while I was there. The shower in our bathroom was a beautifully tiled walk in shower with excellent water pressure. The windows of this hotel opened up too! I find it rare for a hotel to have opening windows. It was nice to be able to get fresh air in the room. The location of this hotel is insane. So many incredible eateries were on the surrounding block and it was fantastic to be able to have some drinks at dinner and easily walk back to the room. This place is in the middle of all the action - location is ideal! If you're staying here, I recommend dinner at Allegro, drinks at Graze by Sam, and ice cream from Salt & Straw. read more

The pros! Great location! We tried a few of the local places walking distance and also woke up to the farmers market in the morning which was really cool! We used their parking which yes it is an extra cost of $30 a night but I felt it was worth it because we had plans to visit a few places so it was nice to not have to come back and have to search for parking. Which parking can be a headache and we were here visiting during the week days. The hotel itself was clean and everything was functional. The front desk was friendly and helpful! The cons. The walls are very thin you can hear all your neighbors from sides and above either shower, us the restroom and snore at night! Also it is surrounded by businesses so you will hear the busy people either cleaning or just talking outside your windows in the morning. The parking garage is very small and yes definitely have to squeeze around to for but nothing major. read more

Fantastic location in Little Italy where there's a ton of bars, restos, cafes and steps to the Harbor, trolley, Saturday farmers market and Gaslamp. Free street parking is hard to find . They charge $20 for overnight parking in the basement where it's very full on weekends. The area is very uber-friendly. The room we had (411) was very small. No dresser and no storage for luggage. There is no safe. There is a mini-fridge ($3 for smartwater); Windows can be opened and window shades does have a black-out option. Pets not allowed but they have a 40 lb labradoodle named Penny walking Around the lobby unleashed. WiFi is included as well as a voucher for a small coffee and pastry that can be picked up in the connecting cafe each morning. Overall an enjoyable experience until right before we checked out when the cleaning lady opened our door using her own key WITHOUT knocking. It was noon and she must have assumed we checked out but either way, late check-out or not, you don't just barge in unannounced.
