We occupied the unit for 1 yr and 5 months no pets no major damage and they sent an itemized bill for thousand and change for move out fees! PLEASE AVOID THIS COMPLEX AT ALL COST! It's not right to be charged for a carpet replacement that has absolutely NO damage and to paint over a few holes from picture and tv mounting. My last stay at Acero Cooley Was Nothing like this experience. I wouldn't Recommend this apartment complex at any cost. AVOID AVOID AVOID!!!

When I…read moremoved in, the apartment was filthy--there was urine on the toilet and walls, thick dust everywhere, and it was obvious no one had bothered to clean before I arrived. The grounds are constantly dirty, with dog poop all over, and many units have serious water damage. The management is extremely unprofessional. Be very careful before signing anything--they'll talk about a 12-month lease during the application process but then slip in an 18-month term without clearly telling you. In my case, they had me sign a form stating the lease would end in 12 months, then moments later added an 18-month lease that I didn't notice right away. It felt deceptive and dishonest. To make matters worse, maintenance will just walk into your apartment without any notice. It's scary and a total violation of privacy. There's also a constant police presence here. While the place is advertised nicely online, actually living here is a totally different experience. I absolutely cannot wait to leave. Do your research and read every single word before committing to this place!!!

They are always doing really fun and engaging activities for the residents that are all free and they even have raffles to win really cool prizes. They have bbq's, pet parties and egg and elf hunts for the kiddos. I really appreciate the care they take in the outside conplex, the grass is always green and trees are trimmed. I love that there's a playground so the kids can stay active and have fun. The residents are friendly and it's always super quiet. I guess that's why I choose to keep renewing my lease here. The rent is affordable which is a huge plus too.

You live by yourself and think oh i'm paying a bill of just one person... WRONG you pay for the entire building just divided up. So you use no water for the whole month but Jimmy uses all the water your bill will be $40+ on top of the $85 for "common area clean up" (plot twist nothing is cleaned up in the common area) Bug infested: ants, cockroach's, mosquitoes! If you want a cheap place to live that will end up charging you $300+ every month over the price they told you about this is the place! Oh and double check your leases cause they will randomly add extra chargers on your lease so you think you're signing what yall talked about in person....

They're new, and they maintain the cleanliness well. The neighbors are respectful and peaceful. Prices are on the higher end for a one bedroom. However considering it was for a shorter lease (I rented for 6 mos and then month to month) and it really was a luxurious aparment experience for me, I found it to be fair. Occasionally there was dog poop by my unit. San Posada provides bags so they are not at fault with that. Parts of the laminate flooring by the kitchen sink started rising. The maintenance guys said it was a common occurrence in the community. They were quick to respond and I was never charged fixing fees so this did not bother me. Everyone at the front desk was helpful and kind, except one. I called today and asked to speak with a Sandra from collections to clarify my move out charges. She was frustrated from the second she started speaking with me. "Who gave you my name?" "Where did you get this number from?" "Why did you call that number for billing?". If you can stop cutting me off and let me speak I can tell you. It was around 0930 when I called, 30 minutes from the office opening. Not a very pleasant way to start both our days. She then continues to tell me she had already spoke with me about my charges and my account is closed. Now that I recall, this was months ago and I don't remember her to be this disrespectful then when I was still in process of paying my fees at the time. As a travel nurse I meet lots of people over the course of months, so if you are irrelevant I will not remember our exact interaction. Anyway, the others (especially Nadia and Gina) have always been amazing, understanding and they gladly assisted me throughout months of me living there. Stores such as Winco, Costco, Walmart and Fry's are all conveniently down the street. There's even a Popeye's in front of the community. My guests never had a problem finding parking. The gym offers weekly classes which I thought was nice. I did not receive any unnecessary move out charges. My jeep was never broken into, and I received all of my packages without damage. I never felt unsafe living there. I would consider living at San Posada again if it wasn't for the negative interaction today.

I told the maintenance lady and she told us someone else will pick it up and drive off. They need to remove all the trashes around the trash can and the back! When u tell them u are moving. They want to do a walk thru one month prior and then another walk thru when you return the keys. They also sent a list of pricing if they find anything wrong. Should u put in new carpet anyway for new tenants.? They will nickel and dimes on everything! People move their families from out of the state in. THEY use the open parking space to store their unused cars here. Not fair when we paid $2000 a month can't find parking space! There are other complaint about the same thing! Those cars need to be tow if not used!

It's never been as close to as BAD as it is right now with Kyndell and co. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! What is he don't making these decisions for such a large company. Everything about this place is now a joke.

Specifically, Chanda went above and beyond for me helping me even bring packages into my apartment because they showed up a little early. The amenity spaces have been nice and the neighbors have been pleasant. No noise issues at night even on weekends which is nice. Would certainly recommend!

This is the BEST apartment complex in Mesa/Gilbert you could possibly find. The apartment itself is gorgeous! Everyone who comes to visit us compliments the beautiful large kitchen and abundant storage space. It definitely is a LUXURY apartment! The complex is beautifully maintained, the amenities are incredible and the staff is extremely responsive and helpful 100% of the time. I love that everything is accessible via the Henri app which makes paying rent, maintenance requests and updates to the community easy to access at all hours of the day. The maintenance team is tremendously helpful as well and fixes any issues the same day or early the next day after submitting via the app. I also feel very safe here as it is gated and there is security at night that patrols . You are able to message them directly via the app as well. There are resident appreciation parties put together by the staff, amazing food trucks scheduled weekly, fun contests and an overall wonderful community dynamic! If you have the opportunity to live here you won't regret it!

It is a resort style apartment which is obvious when you see the outdoor amenities. The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!
