So they are well aware of the issue yet can't seem to adjust the billing statement in advance of posting the total due, they seem to feel that letting the $60+ bill go into the monthly amount due is fine. This is the complex's problem not mine. Which means I have to take my personal time to tell them of the mess yet again. When the unit was occupied the average billing was between 30-40 dollars a month. They are well aware that the unit is sitting empty and has been for over 3 months, yet they seem to think that all of sudden a $68.00 water bill for August is fine the issue is reported not fixed due to the battery issue and the next months bill comes in at $53.+ Vicki the property manager is a bit uptight, she does not return a phone call to the correct person. Also for some unknown reason she feels she is entitled to speak down to other people.... The only things she needed to say to us was SORRY ABOUT THIS I'VE CORRECTED THE BILL. That was all she had to say or do. She is rude, she is short tempered, and refusing to speak to the person who pays the bill is never a good move. My daughter lived here for 10 months on a 15 month lease, My husband Cosigned for her, husband gave the office permission to speak with me directly as I pay all the bills. Not returning phone calls, acting like your better than us, trying to talk down to us by saying there is water running in the back ground....really it's rude to speak to people like this. They've always completed maintenance requests within a few days. The leasing agents are super nice and helpful. I think the yard work could improve by my building and I wish there was more parking closer to my unit but that's really it. It's a quiet complex. I feel safe. Love the view of the lakes and all the birds. Just pay your rent on time and living here is a great place.

The rent is now 1850.00 and that doesn't include the water garbage valet trash insurance any pet rental, it goes on and on, so now my little one bedroom apartment is up to over $2,000 a month! Fairly quick maintenance response to requests. Cons: In the three years we were there, we had CONSTANT issues with our AC unit. Our electric bill was $250 a month each summer and did NOT get under 83F. First summer we lived here, we were without AC for 2 days. After 24 hours they finally dropped off a portable AC unit (that was broken and gave no relief). We felt pretty frustrated how many times we needed to have them come out to us and we felt there were many excuses as to why the unit was struggling. It needed to be replaced, but they were pulling out all the stops. We spoke to several neighbors with apartments facing the same direction as us and they said their unit is off for most of the day even in the high temps and it still manages to keep their apartment at 68F and with a reasonable electric bill. We were told our unit needed free-on and they kept dumping a bunch of it in the AC unit and it would do nothing. One guy admitted someone tried to jimmy-rig the unit and it was in rough condition. One maintenance guy agreed with us there was an issue. With his temperature gun, our registers would show they were blowing out 89F air and then 5 min later 63F air and then back to the 89. Next time we saw him for the issue, it seemed like he changed his tune and underplayed the issues we were facing. We kept every window shut with blackout curtains, had cooling fans and everything and we still boiled every single day. Not normal! Definitely felt pulled thru the ringer all for them to save $$. AC is essential but did not seem important to them since we were the ones being inconvenienced with ridiculous electric bills and sweating indoors. Other issues we had were with maintenance. They have a sister complex in Mesa they share maintenance on call guys with... not the cream of the crop type workers in our experience. Unprofessional! When our AC unit completely broke down, a guy on call from the other property said he'd drop off the portable AC unit soon and be to us it 11-12 pm. He showed up... get this... at 11pm! A whole day in the heat. We then asked please do not knock on door we have a baby sleeping. Guess who rang the bell 2-3 times and woke the baby. Very frustrating. We had mold in our shower wall and we asked one of these maintenance guys from the other property if they could fix that spot and he said "I don't work here so". Another issue was parking. Not sure why they put so few guest parking spots. Most neighbors have 2-3 cars to park and one carport spot doesn't suffice. My guests always had issues finding an open spot and would have to park a 5 min walk away at the other side of the complex. The pool.. the strangest spot for a pool. Right where everyone driving in can stare at you in your swim suit. Literally no privacy on the fencing for the pool. For the first 1.5 years we lived here, they had no umbrellas even after requesting them. The pool made us feel like a motel pool. Also even when we wanted to utilize the pool, the chemicals were always off and the pool was often green. Also the sliding gate to enter the property... always always broken. It even slammed shut on my car once when I was entering and put a nice large red orange scrape down the side of it. Went to the office and they said it's happened quite a few times, but upper management will probably not reimburse. Cool. Conclusion: We did love living here and overall have great memories. We felt pretty unappreciated living here as each time it came to renew our lease, they upped our rent at least $200 monthly... even with them having a good amount of vacant spots! We bargained with them the second year of renewal, and they said they'd give us a "deal" of only raising our rent $170 monthly. The reason we ended up moving out was them again raising our prices and asking over $230 more monthly for our rent renewal. We loved the community and being apart of it, but we did not feel that reciprocation of gratefulness towards us as long time renters! We never missed payments, were always very respectable, clean & quiet tenants... but I digress!

We reported the issue in writing and requested proper inspection and remediation, especially given that we had a toddler living in the home. Maintenance inspected the unit, but no remediation, testing, or repairs were performed to address the underlying condition. During the inspection, visible dark growth was acknowledged but described as "dead mold". After this, the area in the water heater closet was painted over without addressing the underlying condition. Shortly after, we observed additional visible growth in that same area. Due to this, we terminated our lease under Arizona law after providing written notice. The property disagreed and charged over $5,000 in termination-related fees. The account was then sent to collections while the charges were still actively disputed and within the stated 30-day period. We attempted to resolve this directly and through the Better Business Bureau, but the property has maintained its position based on internal assessments only. We are not looking for a response from the complex, but want future residents to be aware of our experience.

DON'T MOVE HERE!!…read more The first picture below shows a bamboo privacy barrier we hung up on our patio so we didn't have to look at trash 24/7 which is constantly overflowing and very poorly managed by the Acero Val Vista staff (you should smell it in the summertime, the Arizona heat really ripens up the stench). Long story short, the complex manager issued us an eviction notice for having the bamboo privacy screen hung up. Before I hung it up, I checked the lease we signed and it says nothing about not having a privacy barrier on our patio. There are also many other apartments with similar barriers ranging from wood, fake leaves, and tarps. When I asked the manager why they were coming after us specifically for ours (singling us out) she said it "doesn't fit the aesthetic ". Hmmmmm. Sounds highly subjective to me! The main reason we got the barrier was so that we did not have to look at heaps of trash all over the parking lot in front of our place. I took time-stamped photos of every room to make sure everything was properly documented. Even after all of that, I was charged 60 dollars for carpet shampooing, 275 dollars for a so-called deep cleaning, and 12.50 for removing a few small items that would have taken less than five minutes to handle. There was no explanation, no photo evidence, just a final bill with vague charges. When leaving a review on Google, they gave a polished response filled with generic statements about policies, standards, and procedures. They never denied the charges, never showed any proof, and never actually addressed what I was questioning. Just a lot of carefully worded deflection. They'll probably reply to this review with the same type of message. It will sound polite and professional, but it will avoid giving any real answers. That's how this place operates. It sounds friendly on the surface but underneath, it's a business that quietly pads invoices during move-out and counts on people not fighting back. I'm not writing this because I'm upset. I'm writing this because people should know what they're dealing with before signing a lease. This is not about cleanliness or following rules. This is about them turning the move-out process into a revenue stream. Take photos after you moved out (like I did). Save everything. Do not assume doing the right thing will protect you here. They know exactly what they're doing, and it has nothing to do with helping you or being happy that you were a resident.

For one the front office staff does not take me seriously I believe because I am not old.. but as soon as my father is involved stuff gets done and fast . Apparently when your ac goes out and it's 90 inside they can deem the work order as a non emergency. I called at opening and they let the whole day go by only for me to call them and get hit with I have to wait till after the weekend. The baseboards also are peeling causing ants to enter, this too they deemed was a non emergency even after explaining the trails I've been trying to control. With that being said this isn't the first time this has happened with the air and not the first time this apartment has been unlivable.. mind you I'm paying.. I had to take my pets and sleep somewhere else. All of this still not being a priority is absolutely insane to me. Completely inhumane. The office also encourages people to take pictures/videos of residents outside behavior and send it to the office, they emailed saying you can get credited gift cards.. The back patio walls are short enough to see over when you're close the problem is I've caught the same old man walking his dog in the rocks along my wall and peeping over. I've seen him standing outside my gate staring at my dogs which then started barking at him protecting my home, he left when he saw me move the curtain. Mind you there is absolutely no walk way near my home. The cars park 3 feet from my back wall so he is peeping! The latest time he was recording my home while walking his dog, he let his dog go up to my fence and wait till my dogs reacted to protect the house for his video. As I pulled into my home he was standing in my parking space doing all of this, once he saw me he took off and that's when I finally told him to stop or I'll get police involved because I have cameras too and he is clearly seen stocking and harassing many times. I sent a video of him to the office only for legal purposes because I knew they wouldn't be of help. Convinced favoritism is a thing or they just respect their elders more, I've had my complaints on my dogs barking while I'm out working nights which I've been confronted on and still managed to maintain but when I call to say the neighbor across from me is lifting his weight bar to his chest and dropping it on the concrete over and over at 8am all the sudden well it's day time so most people are awake is what I got told. I said my hours are flipped so I really don't care about that statement because these are my sleeping hours. Again was told it's day time hours even after I was saying the noise is a nuisance. They've mentioned unregistered cars not being allowed to be continuously parked on property yet when I called about a car parking so close that I couldn't access the passenger side, they requested photos and told me they couldn't help me because the car is not registered with the office.. The front do and don't answer their calls but they do dismiss the call I call them with especially if it's not simple for them to fix. The front had me take down my faded red umbrella because it has to be neutral colors outside.. yet my neighbors umbrella is teal blue. Lots of negatives above but the apartment itself is comfortable, living is quiet and the pool is great.
