    LBPM has been our condo association's property manager for a while. When they were hired, one of…read moretheir key pitches was that they would be a central repository for all information, which would make things easier for homeowners, especially when we sell. And for the first several years, they were okay. But the longer they were our property managers the worse their service got. When our condo went up for sale, we had to pay LBPM more than $700 for CC&R's, minutes, and reports. LBPM attached a PDF of the CC&Rs, but never provided minutes or requested reports. Stephanie Oblitas from LBPM did not respond to repeated phone calls and emails from me and my wife, from escrow, and finally from our realtor (who called and emailed out of frustration). She literally never responded at all, despite the urgency and time-sensitive nature of our requests, which could easily have derailed or destroyed the sale. We finally left voicemails for LBPM President Brandon Stein and COO Brad Theobald, which resulted in Nick Hoffman calling us. Nick admitted that he was only calling us because we left a voicemail for the President and after talking over me and not letting me finish he promised to get back to us the next day, but did not call and waited until after the close of business to email us. Nick's email was a master class in gaslighting. In response to a request for information about a state-mandated earthquake retrofit project (which our HOA arranged in conjunction with LBPM and which LBPM collected a substantial special assessment from all homeowners), Nick said there is no way for LBPM to have any records of any such work even though there was a specific point person from LBPM who was designated as the person to contact with any concerns about the project. Additionally, Nick baselessly and casually suggested in his email that the retrofit work had not been done at all (even though we were present when the work was done) and went on to suggest that perhaps the HOA board had embezzled the money raised for this project (well over $100,000) rather than complete the work required by California law. It's clear from reading other Yelp reviews that our experience with LBPM is not unusual, but the way they mistreat their customers goes beyond bad. Avoid them like the plague.

For context, our HOA is a small 10-unit building. Our primary point of contact was George Golovin, and the issues described below reflect our experience communicating through him and his team. The primary concerns were lack of responsiveness, failure to act on time-sensitive matters, and a pattern of deflecting responsibility. Communication & Responsiveness It was common for emails to go unanswered for extended periods, even when requesting basic or necessary information. In one instance, I requested vendor insurance information related to a roofing project that caused water intrusion into my unit. This required over a month and multiple follow-ups before any meaningful response was provided. Failure to Manage Critical Issues When our garage gate was rendered inoperable and left open, management did not respond for approximately 11 days despite repeated requests for assistance. Once they finally engaged and sent a vendor, the issue was resolved within 48 hours, which highlighted that the delay--not the complexity--was the primary problem. During the period of inaction, the garage remained unsecured and a vehicle was broken into. Governance Issues Our governing documents call for annual board elections. During the time this company managed the property, elections were not conducted unless specifically pushed for by homeowners. Ultimately, residents had to formally organize and petition for an election themselves in order to move forward. Project Oversight Concerns During a major roofing project, it was not clear that vendor insurance documentation had been properly collected in advance. When requested, this information was not readily available through management, which raised concerns about oversight on a significant project. Transition Issues Even during the current transition to a new management company, the incoming company has informed the Board that they have not received responses to transition-related communications for over a week. Timely cooperation is critical for a proper handoff, so this has been concerning. General Experience Overall, interactions were often defensive rather than solution-oriented. Requests for follow-up or accountability were frequently met with explanations that shifted responsibility rather than addressing the issue directly. In my experience, meaningful action often only occurred after formal complaints were filed. It is also worth noting that there is a publicly available DRE Accusation (No. H-42967-LA) involving this company and associated individuals, which prospective clients may wish to review as part of their due diligence. Based on our experience, I would strongly recommend that any HOA carefully evaluate alternatives and perform thorough due diligence before engaging this company.

RPM never answers the phone, never responds to emails, and when they finally show up, they're rude, dismissive, and openly hostile if you dare ask questions or criticize their performance. Emergencies go ignored, repairs drag on endlessly, and major building issues - leaks, HVAC failures, security breaches - are shrugged off while residents are left scrambling. Our HOA, made up of long-time owners who frankly don't know what they're doing, has shackled the younger, savvier homeowners to this disaster of a management company. Instead of demanding competence and transparency, they defend RPM and allow the placement of an underqualified building manager who lacks the skills (or even the license) to do the job. It's maddening: those of us who can see through the charade are being held hostage by a board that is too complacent - or too incompetent - to act. The result? Our property is slipping toward slum conditions, with value and livability plummeting. People are selling their units just to get out. Meanwhile, RPM and their cronies pat themselves on the back with fake positive reviews (take a look) while ignoring the real problems staring us all in the face. This company is toxic. If you're considering them for management, run the other way. If you're stuck with them, demand your HOA fire them and hire a professional, ethical firm before it's too late.
