I can not even begin to explain how great this company is. We just wrapped up getting our house refinanced in seriously less than a Month. I want to say it took about Fifteen days! When we were informed interest rates were decreasing we began to speak to Marlon Escota. He was super knowledgeable and gave us immediate answers to all the questions we had. We bought our first house about 3 years ago and for the first time refinancing we didn't know what we were doing (or if it was even a good idea since it has been only a couple years since just made the purchase). He answered each question with confidence and helped us each step of the way to include the overall breakdown of our cost savings by refinancing to a lower interest rate. What also impresses me about Marlon is that he will go out of their way to educate veterans on their VA home benefits. Marlon totally blew the me away with his in depth knowledge. this review is for Anthony Munoz. I was hesitant at first to roll my house into a conventional loan with debt relief and shorten the years on my loan. but, as I talked with Anthony he started quoting numbers for my house that I thought could not even be in the ballpark. well Anthony was right on cue with his quotes and numbers . not including how knowledgeable and professional he was. always on time and on the money with quotes and where we were with the finance company and bank. I have never seen someone work so fast and efficiently as Anthony. Talk is talk but ladera walks the walk when It comes to financial capability. from start to finish I was called at least 2 times a day minimum to let me know where we were with the loan and paperwork. I get very nervous when I deal with refinancing with all that has happened to me in the past. but the past is the past. ladera has a customer for life now. this is all due to one man doing his job above and beyond what is expected. as fast as I could expedite an e-mail, I would get one or two back immediately or within that day plus a phone call on what I needed to do and /or sign and return. My husband and I were trying to take advantage of the low COVID rates so we went with the first lender we talked to (Quicken Loans) and they told us it would be about 30 days to close. Well after about 70 days we still hadn't closed and they were still requesting proof of my husband's self employment income. Needless to say we were ticked. Before pulling the plug I started looking into other lenders to see if anyone could match their offer (closing costs, interest rate, and payment). Well I came across Ladera Lending and spoke with Andy Espineira and he said he would look and see what he could do. He got back to me super quick and let me know that he could not only match Quicken's offer but he could beat it. In addition to that he was able to qualify me for a 30 year loan on my income alone so we didn't have to jump through the same self employment hoops that we had been dealing with for the last 2 months. Last year, I gave their admin a 5 star review. This year, it would be no stars, but I had to select one to post, not for the admin, but for our agent, Jeff Wade. The first refi went well and we agreed there was to be a second one when our credit score improved. In January, 2018, we started the "phase 2" of our plan. We spent an incredible amount of time providing necessary documents to prove our worthiness for this second refi, to help us further get our finances in order. We went back and forth with him for months. It didn't look very promising, but Jeff kept encouraging us that it was going to work, even to the point of telling us not to anticipate paying our mortgage for June and July. Weeks would go by waiting and not hearing from him. My husband would have to call him to find out where we were at. Reasons why he didn't respond were excuses that their systems had been down, but continued to tell us to "hang in there, it'll happen, and God bless." Several weeks ago we received a "letter of loan declination." from the bank he was working with. We have yet to hear from Jeff Wade. My biggest complaint is that we were strung along for way too long, always being encouraged not to give up. We, my husband in particular since he worked closest to Mr. Wade, feel duped and embarrassed that we trusted this man and the useless hope we experienced. read more

Know who you hire- Ross Varah has 11 years of experience on the frontlines, head in the mortgage backed security markets, and is an expert studying guidelines! Ross Varahrami of Ladera was is my mortgage banker for a recent mortgage transaction. There are not enough words to express how highly I recommend Ross and his team. I contacted him in early October thinking that I would be able to get some information and perhaps be able to have a deal closed by the end of the year. He essentially had the deal closed in 13 days. That's not an exaggeration, it's facts. We fully closed in far less than 30 and would have closed before that had it not been for an issue that I created. Ross, Ashlyn, and Hali are a dream team. Ross's bio states that he loves the work he does. It is extraordinarily evident. I received white glove service. Every call, text, email- answered immediately. This review is for Michael Rogers. I've been shopping for a loan rep to get us out of the mortgage insurance on our 2 year old loan. I was told that the mortgage insurance would drop off in five years. This turned out not to be true at all. First off, Mike got to know me and my personal situation first before trying to sell me something. He was very professional in explaining to me the rules and guidelines surrounding FHA loans. He was not only professional, but showed a level of integrity and honesty that is rare in sales people. For instance, when I asked him did he think this it was a wise idea to refinance, he said NO! This was a shock since everyone else was trying to lure me in with low rates and promising huge savings. So I asked him why. His answer was refreshing. " I have a family like you, and based on your specific case you would be better off ridding out the mortgage insurance. I would never advise something that I wouldn't do for my on family." He went further and asked more qualifying questions and then showed me the math behind his decision and how it applied to my situation. As much as I hate the mortgage insurance, he was right, ridding it out was the best option. While I didn't get the mortgage insurance removed, I did find a competent loan rep that i will use in the future. Bill Turner read more

I wish I could give them 0 stars. I left them a review on another site and "thre president" (Robert Brown) called to insult me with language I cannot write here. Don't waste your time with Ladera Lending. They told me what I wanted to hear to get the application going then started playing games. The good faith estimate is normally a governing documents where your closing cost and credit are shown. The final amount shown on the good faith estimate cannot vary by more than 10%. They provided the rate agreed upon on in the good faith estimate but refused to put the credit based on the rate. They kept saying that the investor does not allow them to put the credit toward the closing cost on the good faith estimate. I would stay away. If you are upfront with your customers, then you should put both the cost of the loan and credits toward closing. What I got from them is that they put the cost but not the credit. I withdrew my application because I am not willing to be blind sighted. Stay away!!!!! I have the e-mails documenting my experience. Just as I suspected based on reviews below, they would have employed the bait and switch tactics. RUNNNNNNNNN , do not get lured by the unrealistic rate unless you get everything on the good faith estimate. read more

We recently refinanced with Ladera Lending and Rob Rodriguez was great. We applied with a few lenders before speaking with Rob and we were told we not approved for various reasons. I had given up on trying to reduce my monthly mortgage payment. My FHA mortgage insurance combined with my high interest rate was killing us. For some reason when I got Ladera Lending's information I called and spoke to Rob. Not only was Rob extremely knowledgeable but professional and friendly as well. After speaking with Rob for 20 minutes he let me know that he could get us approved when other lenders couldn't. So he informed us that there would NO cost or obligation to take the next step. Even though we had our doubts we sent in some basic information and he called back the next day with good news. Not only did we get the loan closed and our payment reduced but at much better terms then we were offered by other lenders. I will be calling Rob again to assist me with my mortgage needs. It was like working with a friend. He's the best mortgage professional I've spoken with yet. I was looking online for rates to refinance my home and came across Ladera Lending. I contacted them because the rates they were offering were the best I saw. I was directed to Robert Brown who happened to be the owner of the company. He told me how long the process was going to take and what he was going to need from me. He also guaranteed the rate that I saw online was the rate I was going to get. I've had some problems in the past where people will say something but it doesn't always happen. I also know that the market moves a lot and didn't believe Robert when he told me he was going to get me the rate I saw (which was 4.125%) but let me tell you, he actually did better than what he said. My loan funded yesterday with a 3.891% interest rate!!! The entire process was smooth, he asked for the average paper work which wasn't overwhelming at all & he communicated with me throughout the entire process. My parents are now refinancing through him and I am recommending all my friends and family to work with Ladera Lending, especially Robert Brown because of the amazing job he did for me. All these other bad yelp reviews seem to be old, but this company does an extravagant job and I am a true voice for that! read more

I wanted to warn people about Ladera Lending and their bait and switch loan tactics. Marlon Escota of Ledera Lending took my financial information and told me that I qualify for a no cost loan at a very good interest rate. He said it would close in about 30 days. He made me pay for an appraisal fee up front. Then he stalled on the loan telling me all along that we just have to wait and there is no problem. Then after 90 days he tells me the lock has expired on the loan, and to get the same interest rate it will cost an additional $3,200. He told me that I could just add that fee to the loan balance, so there is not out of pocket expense. I told him that is outrageous and to just refund me the cost of my appraisal fee so that I would not be out any money. He said they don't give refunds. He said he was going to refer me to his manager, Andy Espinera, who just tried to convince me that I should just go forward with the very bad loan terms and he said they don't give refunds. I plan to notify the Better Business Bureau California, the Attorney General Mortgage Fraud Division, and the CA Dept of Financial Institutions so that no other unsuspecting consumers are burned by this lending company. read more

This is specifically for Nathan McCabe who did our refi however the whole team that Nathan had working with him were great. Nathan got us out of our FHA loan and into a 30 year fixed no cost loan. We were able to not make a payment for 2 months because he timed everything so skillfully. That saved us over $4000 in real cash!! Nathan also ran the numbers on our property taxes and realized that the last company had us paying too little into the escrow account. Thanks to Nathan's research we didn't get a negative surprise when taxes were due. He set us up to pay the proper amount into the new escrow account and was able to lock us into a low rate, enough that we are saving hundreds each month. The amount of money up front that we saved through Nathan allowed us to have enough cash on hand to do major home improvements without taking out an additional loan. How does that happen?? Well it did. Nathan and his team worked around our schedule and never pushed us to locking too soon. Rates were all over the map and we worked with Nathan to lock on a great day.
