I booked a property in Osage beach in January for a July trip, rates were low and we were planning a guys trip. Several guys have already make travel plans. The company yesterday decided to cancel our reservation and blamed it on a "system glitch". We are now faced with exorbitant last minutes rates to make new plans. They said that the rates were loaded improperly, and that our only option was to rebook at the "correct" rates. The same day they canceled our booking they had re-posted on several sites for $900 more for the same three day period. Clearly what really happened was they knew that demand had gone up so they could cancel the original booking to get a higher rate. If you were going to operate with shady business practices, just own that and say that you are squeezing the most pennies you can from the latest victim. Don't pretend like there is some system glitch and that you are the victim. This business it's not trustworthy and I would run from anything they list on any site.

Which means they were canceled to get a higher price - this is so freaking shady, unprofessional and straight scam artists. What we hope would be a comfortable and safe stay because my husband was scheduled for two surgeries was not the case we were met with all kinds of problems the place was definetley not inspected or cleaned well before we got there it was dusty and dirty the refridgerator had rotting food in it that their supposed housekeeping they hired never seen we made a complaint to the Property Management it was beyond cleaning every time we would open it we were met with a vile and disgusting smell they said they had to speak to the owner of the condo to see if they wanted to replace it which led into a month long of waiting to recieve one. We had a leak under the kitchen sink and it took them 2 days to fix it no maintenance came we had to wait on Ryan from the management office to come and fix it then we had to wait for him to come back at a later time to check the heating/cooling unit and replace a disgustingly dirty filter. The vaccum had a t-shirt bag stuck inside it which my husband had to get out just so we could clean the carpets the place is horribly uninsulated drafts all over hard to heat or cool to top it off most of the Condos there including this one have a heating/cooling unit on the wall of one of the bedrooms the kind you would find in a hotel/motel it made a God awful noise that would make it hard to sleep at night so once again after multiple complaints they finally decided to replace it which took a few days that being said all the windows need to be replaced because it was still cold in there all winter and we were met with a $500.00 electric bill needed to have blankets in the living room just to be some what comfortable. They could'nt even make sure the parking lot was shoveled in the winter my husband and I almost fell just try to get to our car heading to his 1st surgery which was parked in the handicap spot close by all we had was a tiny pathway. In conclusion they are all about the money we paid for entire stay upfront even though we did'nt need to so even if you pass the background check, how nice you are how clean you are do'nt expect your entire deposit back because they will still take $300.00 dollars for a cleaning fee we had it cleaner then when we recieved it Ryan,Denice and the owner of the Condo Mike ( who works for Pepsi) should nevet be delt with nor rented from again. We are not knocking all Air B&B's we know some who have had good experiences elsewhere but not here after this experience it is a one and done for us.

The Knolls is situated on a hillside giving the individual condo units beautiful lake views. There is even main channel lake views from the tennis and basketball courts. Individual Condo Units can be rented through the property owners directly, VBRO, Home Away, or through the Knolls main office. I highly recommend contacting property owners (like Alison N.) directly or using Home Away or VBRO. I have stayed at the Knolls many times and each time I enjoy myself more and more. Was first told we didn't…read moremeet age restrictions (we're all over the age of 21) so they declined us. once we were told you had to be 26+ my brother and his girlfriend who are also coming (meeting the age restriction) tried to book and was declined again. After calling and talking to DONNA because we were confused as to why we were denied yet again. She was very rude over the phone and told us to start looking for a different place to stay. She couldn't give us an answer as to why we weren't allowed to book here. Sounds a lot like she didn't want a small group of younger adults staying there and kept trying to blame the property manager instead. So glad we found another place and didn't end of giving these people our money! That's their loss! After the way she couldn't handle the situation professionally and couldn't explain anything to us, will definitely be letting everyone know not to even bother with this place!
