Lakeshore Management took over the 55+ mobile home park in Ormond Beach Fl. I have lived here since 2017. It has been living hell. We own our homes here and are threatened with eviction it seems like every month if they so much as see a weed. My neighbor has an active FEMA case open and Lakeshore evicted her over storm damage. It is like living in a prison camp. They are trying to take our homes from us because as the now park manager says we "are old white people". It has been reported and nothing done. They are trying to make it so hard on some of us that we just up and leave our homes then they claim them as abandoned. I live in Southbridge owned by lakeshore llc our manager was fired for taking money dca checks in peoples name that didn't even know about it paperwork was filed people lost there home but yet they did nothing to press charges on the former manager that now works in is as a property manager now they are bleeding dry for late charges they even charged 50 to a widow for closing her husbands account who recently passed shutting down auto rent then threatened to take people to court for eviction and saying if it isn't paid they were going to incur over 400 in legal fees this company is a joke u sign a lease but they do and say whatever they want this manager no charges were filed but the tenants have to pay for what he has done they let one gentleman walk owing 30000 another has dca checks in someone else's name still on their ledger after they were reported as fraudulent this is nothing they hide ledgers they settle in a dead persons name that has been dead for 3 years they withhold evidence they even hired another thief that withheld mail went into peoples portal extracted false receipts and she has no charges as of yet read more

We only been taken over by these people since Aug 19, 2022 The news articles I have seen of these people aren't very good. They told us at the meeting 08/23/22 that we had 2 weeks to clean up our lawns. Most of us didn't need to do much. Some people were spreading rumors about what they wanted us to throw away. They had brought in 2 big dumpsters for people to throw away debre. Most of the people who had over stuff chairs, old mattress and old tires put those into the dumpsters. Lake shore said they would haul away and have new ones every time they got full. The dumpster sat there stuff or over flowing for the whole 2 weeks. We still have the dumpsters here. But now people are cleaning up after the Hurricane came into Florida. They always go back on their word. We don't go by the cities rules we live in Volusia County. We don't have a city police department. These people don't understand we are not allowed to cut down trees without an Arborist or build anything or dig into the ground to pour Cement without a building permit. We are in a RV Park not mobile home park. They don't know the difference. These people are either dumb or think they are above the law. read more

Lakeshore Management took over Candlestick MHC, Newburgh N.Y. in September of 2018. No notice given by previous owner. They just showed up banging on doors and handed out a one-page notice. Since then, it's been nothing but trouble. Violations of NYS laws regarding mobile home parks. Belligerent and condescending "community manager" intimidates tenants. Rents increase annually above the %3.0 minimum allowed under NYS real property law. But services and maintenance are minimally performed. New roads were recently installed. Overall job is slipshod at best. Water now runs into some tenants' driveways. Others have 4 inch "lips" in front of their driveways. Ice forms on roads and make some roads impassable in Winter. A playground was installed. It's claimed the playground cost $25,000. It's comprised of two Home Depot back yard play sets, an old picnic table, some mulch and plastic parking lot bumpers surrounding the small area. It couldn't have cost more than $5000 to install. Park office was removed to put a new home on the site and the office moved to another Lakeshore MHP location in another county. You need an appointment to see the "community manager." I have been told by the regional manager I can no longer speak to the community manager after trading emails with her and calling her a "corporate stooge." The emails regarded inadequate road signs and road safety issues. She refused multiple requests to install speed limit and speed bump indicator signs. Likely in an effort to save money for the corporation. Yet, large signs advertising Five New Homes line the main roadway and the entrance to the community. They have been there for a year, as only ONE of the five homes has been sold. To date, the safety signs I requested STILL haven't been put up. While delivery trucks and some residents drive at speeds exceeding 30 mph past my home and those with children living in them. Most tenants here are afraid to speak up. Even when there's a question related to how much rent they pay and why they pay so much. The few that have, were told if they don't agree with the rent they pay or can't afford their rent, they should move. The community manager hands them a card for a real estate broker. Although Lakeshore is allowed by law to charge tenants property taxes. The taxes are now separate from the rent. Whereas before Lakeshore took control, the taxes were included in the rent. This added $21.00 to the rent for 2021-22 in addition to the rent increase of %3.8. All in all, as corporations continue to take control of Manufactured Home Parks. The tenants suffer. Laws are simply ignored, and the authorities put in place to oversee Manufactured Home Parks, at taxpayer expense to uphold the laws, are basically useless. Lakeshore Management takes full advantage of the lacking oversight and does what it wants. With total disregard for the tenants, our quality of life and our concerns. read more

This is so sad ...... I don't see any good reviews. People shouldn't have to feel this way but I certainly understand it. I believe it is the corporate office more so then the managers. They are limited to what they can do. The first manager that was at my park when I moved in busted his butt trying but couldn't get things done because of corporate. He quit. Since we've had several other managers. Things do move extremely slow or not at all. The rent has doubled in the 6 years I've been here. There's a lot more I could say but why bother? We are up against a multi million dollar corporation. No winning. Just have to bite the bullet , keep mouth shut or just move sadly. However the residents where I live are wonderful people. I have read the negative write-ups and cannot argue otherwise. My parent lives in a 55+ community in South Florida that is managed (I use this word loosely) by Lakeshore Management. There's a representative on site two days a week. In past years, the property manager was on-site all week and was very responsive. Much has changed over the years and not for the betterment of residents. I researched the company with the Better Business Bureau (BBB) only to find more negative reviews. They won't even claim this Yelp page as if you go search Google under Lakeshore Management reviews and their parks you'll see the same theme of all the ONE star reviews. They take the money in and put very little of it back. They hire what amounts to trailer park monitors who will tell you they do everything "the Lakeshore Way". You may experience discrimination, get bullied by management and even find you have to file HUD complaints. Do it! File those HUD complaints as eventually they will get caught and fined. read more

Since they have taken over in December of 2021 we have faced nothing but problems. Paid them every month only for them to come and try to lock us out. Lie about getting any of the money. They also didn't even have the correct names on any of the paperwork or even the right address. When you just show up at the office because you can't get in touch with them by phone you are met with a rude hostile manager that tells you that you need to make an appointment. Well how can I make an appointment if they never answer their phone or return messages. I sold my Mobile home at Hollywood MHC on January 19, 2022 and I thought I was done with them. But instead of charging the new owners the park fee they still have the resident portal in my name that says that I owe lot rent for the month of February. But I don't live there anymore. I've tried numerous times to pay the water bill for January because that I do owe but I get no answers just rude responses. This place is an absolute JOKE. I love my house but I would give anything to have not made the choice to have moved in to Alafaya Plams. The management is the worst group of management I have EVER seen. They NEVER answer emails, phone calls or texts. I have a thread right now of over 10 emails that just go unanswered. I tried corporate, same thing. Marilyn in the office is supposed to be the manager but I am not sure what she manages. They raise the lot rent every year and for what I dont know. You 're lucky if you get the grass cut once a month. 1 of the pools is ALWAYS broken. The roads are full of holes. Nothing is ever updated or fixed. You have to pay a separate water fee for the pools, but why isnt that included in lot rent? They also tack on property tax to your lot rent. Well why is that on there? If you have ANY OTHER OPTIONS, take it. I regret with everything in me ever signing the paperwork. I am currently speaking with a lawyer regarding all my issues and to see my rights with how they have handled my account, it is THAT BAD. read more

This place is nothing but crooks. I placed an offer on a place and it was accepted. To find out there was a lien on the property and they said the lien had to be taken off before going forward to complete the sale. We had to move into a hotel and wait. I was told in numerous phone calls and text that they were working on it. We kept in touch with Marilyn( the manager)I have all the texts etc) assuring that they were working on it. Months pass still communicating with Marilyn. After 8 months I am told that they refurbed the home and is now 3xs the price which was agreed upon and I would have to reapply and put in another offer. Not one phone call text nothing. So I am out $12,000 in hotel bills and Marilyn basically said they changed their minds and made a business decision. I have contacted my lawyer and will be suing bal hai, laskeshore, and Marilyn. You are nuts if you live here. Bali Hai and their management are absolutely disgusting. Marilyn is a liar and doesn't give a shit. Pathetic excuses for humans. They are pieces of shit!! Live somewhere else read more
