Twenty minutes after I left the message I get a call and was informed they will not be doing any work because I was not available. ????? They give less then 12 hours notice they will be out but because I was in the hospital it is then decided they are no going to come out? I wasted 3 months waiting on them to do the repairs they wrote a contract for and they could care less - I would NEVER RECCOMMEND this company -

Some weren't tucked in at the ends leaving room for birds to nest. They also didn't install downspouts on all sides of the house. Instead of taking responsibility, they blamed the roofers. I assume this happens to women dealing with male contractors all the time. They assume you won't know whether a job is done correctly or not. I continued to get water on one side of the where a downspout was not installed. There's no proper drainage for the gutters and in heavy storms one drainpipe can't keep up. Get multiple quotes.

This caused leaking and problems and in 2013 they came out to cut trenches in the ice to allow melted ice to run off the roof and not into the house through the windows and ceiling. We thought the unusually cold and snowy winter was the cause and then the problem happened again this year even though our insurance company inspected the roof and said it was fine, just needed more insulation. Since we don't live there year round - we wanted to solve the problem once and for all so we got a recommendation from Future Roofing. We absolutely thought we would need a new roof and planned to spend lots of cash but their recommendation was so reasonable and he said this will solve the problem for us or they would be back - no charge! They came out to do the work and returned the next time we were in town to settle up and provide us with the invoice and warranty. Every interaction we've had with Future Roofing for the past two years has been so professional and positive - everyone should do business the way they do. I actually hope we never have to call them again but would refer them in a second to anyone with roofing or construction needs.

During pre work discussion with Future Construction Manager we the customer were told four or more roofers would perform the work and it would take a 8 hour day to complete. The contractor quoted $2500.00. We the customer had two roofers (who hardly could speak English) work for two and a half hours and they never replaced a shingle. My wife called Future Construction and was told to repair shingles more than on shingle would need to be replaced. So no shingles were replaced. Future Construction decreased the cost by $200. Thus we the customers paid two roofers approximately $400/hour. It should have been reduced by more than $200. We were in the middle of a sale and did not have time to fight with Future Construction. They took advantage of the situation. We had Future Construction do other work and we were happy in the past but this time we got ripped off.

After talking to several companies and reviewing proposals, I chose Smart Roofing Systems. Smart has done many homes in my neighborhood and everyone had good things to say about them. My experience was no exception. One difference I noticed about Smart vs. other companies is that instead of having a huge dumpster placed in your driveway, they used an open trailer on wheels allowing for easy removal of the debris each day. I also liked the fact that this left no marks on the asphalt driveway like some heavy dumpster can do. The crews put in extremely long days and did an amazing clean up. When you tear down a roof, shingles, nails, etc. go everywhere. The job site remained neat and the daily and final clean up was superb. Smart was extremely easy to do business with. Great, responsive communications and follow up. I tend to ask a lot of questions especially given the costs involved. Never was I left hanging. I highly recommend Smart Roofing Systems.

A week ago our new premium was due and having our initial roof replaced today, we were able to obtain a credit of $617! Ask your agent about this because it was apparent our roof was old enough that it was raising the cost of our annual premium! We never knew that, but we must also honestly inform all homeowners that insurance companies are very concerned about possible claims because of aging roofs, which seemed fairly obvious, but it "woke us up" when faced with a 50% increase in the past 2 years? Thankfully our agent was definitely helpful and on our side in advising us we could save so much by spending a very reasonable amount with Smart Roofing out of Rockford who replied to me on the YELP APP almost immediately and the rest was history! We are now one week later very thankful this was communicated so well by the owner Richard Paige! He added a steel reinforcement ring, $6 at Home Depot, and I was charged $565. His son, very pleasant young man, torqued down the tank bolts on a toilet I was reinstalling and the tank ended up cracked at one of the bolt holes. I tried to repair, but it was weeping so had to be replaced. I had to spend another $300 on a new toilet, which he came back to install on Monday 12/30. Despite texting me that "mistakes happen" he charged me another $235 for the 10 minutes it took to seat the new toilet. When I asked him to split the difference, he balked, reduced the charge to an additional $195. So, that's $760 to set two toilets, one of which was damaged and I didn't want to replace as it had a large tank for the ~80 ft of sewer line it was attached to. Quote texted to me was $330. Instead charged me $760. Total cost with the replacement I had to buy: $1060. Quote from Boelke, who couldn't come out until 1/3/25, was $325 (including the $98 service call). Very disappointed. Didn't honor his quote, charged another fee to replace the tank damaged by tightening the bolts, had to buy another toilet, and I'm out the toilet I wanted to keep there. He also didn't take the broken toilet to dispose of despite saying he would. Not the way to earn repeat business or get recommended to others.

The pricing was comparable to other quotes we received. They were very polite and excellent at their jobs. They did a fantastic job cleaning our composite deck, stairs and all. Mike really knows what he is doing and does a wonderful job. I would definitely recommend them and use their services again. My only complaint is that they showed up late. I asked when booking the appointment what time they would show up. I was told between 9 and 10 with an added comment that they are always late. I took this to mean it might be as late as 10:30. They didn't show up for the job until 12:30. If I had received a phone call indicating that they weren't coming until 12:30, I wouldn't have a complaint. However, instead I called them at 11:00 (left voice message with no call back) and 12:00 to find out they were running behind. I find this somewhat rude to the customer and not considering that the customer's time is important. Bottom line - I would still recommend them and use their services. I just need to set aside the entire day for them to show up when it is convenient for them.
