[[HIGHLIGHT]]In the beginning of the loan process, they were all over us with ridiculous text messages, emails and an occasional phone call.[[ENDHIGHLIGHT]] They DO NOT PAY ATTENTION to detail, failed TWICE to list the correct phone numbers in order to sign E Documents, failed to list myself and spouse as married, [[HIGHLIGHT]]took it upon themselves to change the date and time with an already scheduled notary that resulted with an angry voicemail to the lender -without a call back or an apology from the lender.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]After closing documents were E signed, NO COMMUNICATION WHATSOEVER from these people, calls to them were met with the same recording - Nobody to take the call.[[ENDHIGHLIGHT]] This morning, FEDEX delivered an over night letter containing the funding and documentation. I do not know how this business claims to be the 2nd largest Mortgage Loan Servicer in the U. S. My overall experience has taught me a valuable lesson as to when I should walk away and do business with my own bank! I recently completed a loan assumption through this company, and it was by far the worst lending experience I've had. As a real estate agent, I work with lenders every day, so I have a solid basis for comparison. I worked directly with Matthew Pierce and Robert Hessenthaler. While I'm sure they're pleasant people personally, I consistently struggled to get clear, straightforward answers from them. On multiple occasions, I requested a breakdown of fees or numbers and was essentially told, "That's the number," without any meaningful explanation. Unfortunately, the experience hasn't improved now that the loan assumption is complete. I've owned my home for 11 business days, and they still haven't set up my mortgage payment account. I've contacted them three separate times in writing asking them to confirm that I won't be charged late fees since the delay is entirely on their end. So far, I have not received a clear answer. I also contacted LoanCare, who confirmed they have no record of a loan associated with my property, indicating the issue is still on Lakeview's side. To make matters worse, I came home to three mailed notices claiming I had been unresponsive regarding a required home warranty. I thoroughly checked my email, phone records, and previous mail and can confidently say I never received any prior communication about it. When I asked about it, I was told I needed to call them to learn about the warranty. That process makes no sense, if a customer is expected to take action, they should receive clear communication explaining what's required. Overall, my experience has been marked by poor communication, a lack of transparency, and confusing processes. I wanted to put the loan assumption behind me and start fresh once I became a homeowner, but the problems have continued. I genuinely hoped for a better experience, but unfortunately I can't recommend this company based on my own. I was with my previous servicer for over 10 years and my mortgage just got sent to these jerks and it has been a nightmare ever since. There withholding payments and at this point have actually LOST A PAYMENT. Then when I called after explaining when the payments were made, WHICH SHE DID FIND IN HER SYSTEM.. They just put them in a general account instead of applying them to the payment. They asked why the payment was late... My wife and I started a recast of our loan on March 24 2026. This company approved our recast and immediately cashed our $400k check only to drag there feet until May 20th 2026 when I called then and demanded the approval letter to be expedited. [[HIGHLIGHT]]I was told multiple times on previous calls the letter was in the mail which was a complete lie![[ENDHIGHLIGHT]] An emailed letter was sent to me on 5/22, two days after my demand to finish this recast. We were informed our loan was being transferred to M&T Bank and we would have to go through them to recast. They know this was in the pipe line and strung us along the entire time!! On February 7, 2025, from 3:48 PM to 5:04 PM CST, I had a conversation with Connor, a member of the escalation team based in Arizona. During this call, he confirmed that a customer representative DID NOT input the correct number of digits for my February payment withdrawal on January 9, 2025. Instead of entering the required 13 digits, the representative only input 12. Connor confirmed that Mr. Cooper LACKS A METHOD TO VERIFY account information, AS THERE IS NO SECOND manual input for verification. This presents a significant issue. When I enter my credit card number for a payment, if there are only 15 digits instead of the required 16, IT IS FLAGGED. Similarly, if the initial password does not match the second confirmation password, IT IS FLAGGED. Additionally, if the routing number does not match the confirmed routing number, IT IS ALSO FLAGGED. Connor indicated that he DID NOT PERCEIVE any issues on Mr. Cooper's end regarding the LACK OF A DOUBLE-CHECK for representatives when entering payment account information. He mentioned he might raise the concern as a potential issue for consideration and suggested that, in the future, Mr. Cooper could implement safeguards to ensure that entered payment account numbers match. How can a mortgage company, RECOGNIZED as ONE OF THE LARGEST MORTGAGE SERVICING COMPANIES IN THE UNITED STATES, LACK SAFEGUARDS TO ENSURE THAT PAYMENT INFORMATION IS ACCURATELY ENTERED BY EITHER THE CUSTOMER OR AN EMPLOYEE of Lakeview Mortgage OR Mr. Cooper? Lakeview mortgage escrow department never paid my home owners insurance and my home insurance dropped me. My refi with Lake being an existing customer was verbally was supposed to approximately $1,600.00 the actual amount was nearly $9,000.00. This company screwed me over big time. I applied for forbearance because I lost my job. I got a letter stating that I was approved to miss November, December and January payments, I was very happy because that would get me time to find another Job. Suddenly, I got a call mid December from a debt collector because i had miss November and December payments. They said that even though I was approved I still needed to make my monthly payments in order to avoid late fees and foreclosure. They reported me to the credit bureaus. I have the letter as proof that I was approved. I can't believe I got yet another phone call from them today asking me about my mortgage payment. I have told them time and time again that this is the auto pay that comes out of my account on the second of each month. My payments come in on time every month. Why are they calling me? Especially with this being the Fourth of July holiday this past week. They always seem to jump the gun. It's like no one are reading the notes from the previous person. Yet again this company demonstrates that their ineptitude knows no bounds. As stated in my previous review, I did get a reprieve several years ago, but that turned out to be a one-off. After all, a leopard never changes it's spots, and neither does Lakeview! Their latest blunder involves homeowner's insurance that I now pay for outside of my escrow account. I stopped trusting them to handle the payments after they sent them out late on one too many occasions. My policy renews in July and Lakeview mailed me a letter in early August informing me that they had not received the renewal documents from my insurance company. My insurance agent DID in fact send them this information and provided proof to me of doing so, however, I wasn't in the least bit surprised that Lakeview had no record of it. A few clicks later through Lakeview's insurance portal, I had the required documents resubmitted, and this time they were acknowledged and accepted. All was right with the world again. ....or so I thought, until another letter came in the mail a few days later. This one said that they had never received proof of last year's policy (July '22 - July '23) and as a result I would be getting force placed insurance for those dates at price that was over 100% more than my own insurance. Seriously?!? I couldn't believe that they had the audacity to say they plan to charge me this exorbitant amount for an EXPIRED insurance policy, especially when I had insurance all along!!! At no time during that past 13 months did they notify me that they hadn't received proof (even though it WAS submitted to them in July of '22). Instead, they sent me this threatening letter after the fact. So, back to their insurance portal I went to upload the previous year's documents. This time they were rejected, I'm guessing because the policy had expired. As if getting these ridiculous letters wasn't stressful enough, trying to talk to someone capable of untangling the mess that they created is nearly impossible. Super easy refinancing for us, as we decided to lock in the lower interest rates that are likely about to go nuts as inflation starts to go bonkers (7.6% last month!) and the Federal Reserve seeks ways to slow that down. Lakeview sent us a actual paper letter and after three or four of them in the last three or four months, I decided I'd finally make a call and see what's up. Carlos answered the phone and answered my innumerable questions. All of them accurately as we closed the refinance six weeks later. Lots of paperwork, lots of questions, an appraisal and finally a closing. After the three day "right to cancel" ended, the money we decided to take out of the equity appeared in the account completely accurately. Awesome. I do not expect to ever need to refinance again but if the rates go down even further and it makes sense to do so, I'll try Lakeview again. After trying to navigate the ridiculous call tree you are rushed once someone is online. My account dashboard is never up to date, critical information is always missing and/or documents missing. Every interaction has been a struggle, and they constantly look for hidden fees and ways to charge me unnecessarily. Their customer support is completely unhelpful--it's impossible to get a straight answer, and they have zero interest in resolving issues. Instead of offering solutions, they drag out the process, all while finding new ways to nickel and dime me. If you want a company that will gouge you, fail to provide any real assistance, and actively work against you to line their pockets--then by all means, choose Mr. Cooper/Lakeview. But Lakeview bought them out and then they lost one of the three advance payments I made to Gateway. I am supposed to be weeks ahead of my mortgage payments but they are saying I am half a month late. When my home experienced an insurance claim, the process has been brutally inefficient with requests for draws being cancelled without notice to them contacting my insurance company and requesting information about another customer with the same name as me that did not even pertain to the claim. How does any company survive in 2024 without being able to send documents electronically? They claim it is for security and then ask for fax correspondence? What's the point of doing a forbearance if all the payments are due at the end of the forbearance? Who can come up with that kind of money. Other banks are offering deferments where you can simply put the payment on the back end and extend the duration of the loan. Why isn't Lakeview doing that for us? Because it's all about the money at the end of the day. I would encourage everyone reading this to try and get another mortgage company to buy your loan and refinance at a lower rate. After multiple attempts to get the over-payment returned, Lakeview Loans gave me the run-around, putting me on hold for 4+ hours! Getting the company to do the right thing required multiple complaints to BBB (in Florida) and NMLS (in California). If enough people (1) voice their concerns to their local regulator (i.e. NMLS) AND (2) ask their mortgage lender to NOT sell their loan to this company hopefully this business can change for the better. This is the most difficult company. You schedule payments, they don't draft them out, then charge you late fee. You cancel scheduled payments, and they draft them out unexpectedly.. I had a scheduled payment for the 14th - by the 16th they never drafted it out, so i make a payment and cancel the auto draft. The 19th comes around and they took out two payments! Then want to say i can't use auto pay i have to mail in my payments!? No.. There's NO one to contact to file a complaint, how convenient. read more

This is a horrible company. Now twice they've sent someone out to give me a paper and tell me my mortgage is late when it is not! And on top of that the "field agent " stopped to take pictures of me and my kids. For proof that we hadn't abandoned the property. This is perhaps one of the worst customer service experiences I have ever had. This organization only cares about harvesting loans and could care less about individual customer experiences. My loan was transferred to Lakeview from Cenlar in February 2022. I had a regularly scheduled autopay that came out from Cenlar the first of every month with no issue for 2 years. Once my loan was transferred I had to call Lakeview to figure out how to make my payments. I was told it would take up to a month to "get into their system" to even make a payment! They couldnt give me any information or definitive timeline and literally told me they didn't now when I wouldn "be in their system" and to keep calling back until I was. How do they not know!?!? Fast forward a month and I try to make a payment. It takes them multiple days to process the payment from which time my account dipped below the amount that was due. I was then assessed a $50 overdraft payment. This was my very first payment attempt and I am currently in the process of buying another house so my cashflow situation is a bit unique right now with lots of money coming in and out. I sat on the phone with them for over an hour and they were unwilling to make any exceptions. I tried being as polite as possible to rep on the phone and she kept putting me on hold and basically emailing managers and an escalation team only to reiterate their policy to me and tell me they were unwilling to make an exception. The fact that they fought this with me for over an hour and were unwilling to make a ONE TIME exception for a very unique situation is just baffling to me and has me feeling quite shook. I am now set up on autopay starting the 1st where insufficient funds will no longer be an issue which makes me even more upset that they were unwilling to accommodate a new client. We have called multiple times since this review and no one can explain the mystery escrow amount. We've also been told multiple times that we would receive a call back and never do. We are unable to even view our account online. So the nightmare continues. This company is nothing short of criminal and should not be allowed to service mortgages, especially not FHA mortgages. From all of the responses I've received, I can see many others are in the same boat and that a class action will definitely be a possibility. This company is shameful. read more
