    Additional Information (more detailed)…read more Ridgewood estates is a park that values money first and not even the resident second. 1. The current manager was informed of a raw sewage leak on December 30, 2018 and informed the resident that there was nothing that she could do about it. The Vietnam Vet was left with raw sewage flowing in his yard and down the Ridgewood Estates streets for 75 hours affecting 17 homes (was not remedied until January 2nd in the late afternoon/early evening). Residents even made calls to plumbers who could come out and IMMEDIATELY fix the problem. The park manager then continued to lie saying that no one was available. Davis County Health Department along with Layton City were forced to come out and remedy the problem. 2. The park manager has also been documented and recorded yelling at the residents and forcing them to pay fees that were not on their bills and saying if they did not they would be taken to court. 3. The park also will not disclose the breakdown of the water bill. Residents are told to pay an amount of money without ever seeing the break down. 4. THERE ARE NO AMENITIES AT THIS PARK. There is NO POOL, NO WORKING CLUB HOUSE, NO PLAYGROUND. There is one basket ball hoop. They are also more expensive than the surrounding parks. 5. There are a lot of hills at this park with several different levels. There is only one place for guests to park their cars and that is at the office. They will have to walk down or up several hills (deepening on which level the resident lives) before they reach their destination. 6. If there is snow and ice, do not come here. They will not plow the roads until absolutely necessary. Garbage trucks have slid down the hills because management does not see the need to plow the roads regularly. We have disabled residents who have almost fallen walking to get the mail because of the ice. 7. The club house and office ARE NOT ADA COMPLIANT. If you are wheel chair bound, you have absolutely no way of reaching the office or club house. Though the club house cannot be used at the present time, if you are wheel chair bound you WILL NEVER get to use it because they feel that they do not have to bring their building up to ADA compliancy. *There is no such thing as being "grandfathered" in, especially with such a big company owning the property. 8. If you plan on moving here, park management will require you to sign a 5 year agreement whether it is through saying they will "give" you the set up or hold a mobile home title over your head. They're exploiting the poor, essentially trapping us. A mobile home is NOT mobile like it was decades ago and they know that. I mean, I don't live in a mobile home park because I have money! A neighbor of mine has lived here for 7 years and 9 months. 300% increase in his lot rent in less than 8 years. This increase far exceeds current inflation rates, and the services provided are minimal at best. There's a pool but the rules are over the top. The grounds aren't kept beautiful; just decent, certainly not worthy of excessive lot rent! The whole thing is asinine! Ethics. They're a thing.

When I moved in rent or lot fee was 325 mo, now it's 1114 plus utilities 75 plus good God California people bought it and thinks Utah wages are in part with rents . There is 3 or 4 other trailer parks close by but I'm sure there in cahoots in raising rents to the same price. They don't ask the residents if they want a pickle ball court the raise the rent to pay for it. IVE NOT SEEN VERY MANY PEOPLE USING IT EITHER RANT IS JUSTIFIED

They do not keep important information confidential creating a toxic unsafe community. The police are constantly at this community. The management is never in the office during scheduled business hours. They also sell cheap cardboard homes to vulnerable people and do not honor warranty items with the home or have all of the proper paperwork in order. My family and I are disgusted that we fell in to this awful trap. Please do research and do not ever get involved with shady unlicensed management who sell these homes or you will end up getting ripped off and constantly gouged for extra money and rent hikes.
