Predatory pricing, lot rent! I've been here 18 months, and the lot rent has gone up twice! They're stealing our equity, and some equity is the only plus in mobile home vs. apartment! They're exploiting the poor, essentially trapping us. A mobile home is NOT mobile like it was decades ago and they know that. I mean, I don't live in a mobile home park because I have money! A neighbor of mine has lived here for 7 years and 9 months. 300% increase in his lot rent in less than 8 years. This increase far exceeds current inflation rates, and the services provided are minimal at best. There's a pool but the rules are over the top. The grounds aren't kept beautiful; just decent, certainly not worthy of excessive lot rent! The whole thing is asinine! Ethics. They're a thing. read more

Nice place to live but they raise the rent 100 yearly and want you to fix things on your lot. With the rent raised again $100 in 2025 . I am older it's hard to fix things I'm 67 still working and it's hard to fix things. With the rent raised constantly no one can afford to hire someone to work on their home. When I moved in rent or lot fee was 325 mo, now it's 1114 plus utilities 75 plus good God California people bought it and thinks Utah wages are in part with rents . There is 3 or 4 other trailer parks close by but I'm sure there in cahoots in raising rents to the same price. I have been here for almost 3 years.. but I am in a fifth wheel when I first got to this Park the prices seemed like they were reasonable there's a lot rent, but then as everybody is saying on the reviews they raised the price a lot.. they don't like to work with you at all either I'm disabled I have a hard time avoiding things that's why I live in an RV I would receive an eviction notice from the constable like once it is about a week or so late on the same month and they charge ungodly late fees. They add up quick and they will not accept anything but paid in full..and they are very picky how things look and if anything looks a little worn, they want it replaced or fixed immediately and when you're low income that's hard to do. Also I received a 5-day vacate and on the 5th and went in to talk to them about rent cuz I had something set up and was told they cannot communicate with me because it's already gone through their lawyers so why was it a 5-day pay or vacate should have just been a 5-day vacation, and that is okay because it's a blessing in disguise I wanted to leave this place anyway. One more thing your sewer is about 5 in away from your freshwater that comes in to your unit and that is disgusting looks like they could be actually in the same trench so be aware of that if you decide to stay there. I imagine seems all of the RV sites are that way with the sewer and freshwater that all the trailers probably are as well you just can't see them. read more
