Sue acts like the property manager, but she is the owner of this terrible company. I don't know who's making these fake 5 star reviews for Sue, but every 1 star rated review regarding this rogue terrible company is accurate. She also sent a plumber to my hone which I didn't request and charged me $500 for a water issue that she has failed to address for YEARS. I have had 3 total water incidents in my home which were their fault. They attach bills to your HOA fees and try to place liens and fees on your property to line their pockets. I have sooooo much to say but I can't just yet. It's coming. If I could give these people a zero star review, that's what they'd get. They are terribly unprofessional. They do not answer the phone. If it gets answered,an electronic answering service picks up that plays rave music with no message. If the mailbox is not full, you can leave a message that will NEVER be replied to. The only time they appear is during change of ownership. That's when they come up with violations and nice big hefty estimates for them to correct them. They sent an estimate for $3500 to paint a railing and touch up a couple of walls. I took care of it for under $700. They knit pick to try to make a buck. Back to their unprofessionalism, I was finally able to get a human to answer the phone!! All I got were excuses as to why I couldn't get my clearance letter. Apparently the inspector was sick, sorry for him, but they have zero back up plan. I tried to speak to the person in charge of the property, Sue., I was placed on hold for almost two hours. My phone died. This lady Sue couldn't possibly be so busy that she can't pick up the phone for 1 minute. Extremely unprofessional and immature on her part. If you can't handle your job go do something else. They are not people persons. One thing they a wonderful at is setting obstacles and excuses instead of handling their job. Highway robbery. If I could give negative 0 star, I would. That is what this company deserves. Sue, the property manager lacks professionalism and clearly does not know how to do her job efficiently. I read it's also her company? Oh no, that is a problem. They know how to take your money and so quick to demand more money yearly, but now I wonder, where does this money go if so many residents complain about their living situations and lack of accountability from this Home Association. On the breakdown you provided a security aspect and it shows an annual budget of 26k. If there is no security in our neighborhood, to provide enforcement of the matter; where is the money going to? As a prior member board from an HOA that was managed by Lakeview, I can attest to HOA management being a thankless job. Negative reviews come from complaints and it's true no one is perfect but my experience with Lakeview was very positive. I found Sue to be frank, honest, and no BS - which is a style that can offend people these days. But I trust them to manage our community with integrity to the best of their ability. I have a big complaint regarding your Rude Property manager SUE, for Walden Pond on Kendall Drive I called this morning and she wouldn't even let me speak to explain my frustration about an issue in my Unit , she brushed me off, totally uncalled and very unprofessional. Carlos is the only one who has been understanding and Helpful, I reported the Gas lamp post that fell and broke from being so old 3 WEEKS AGO, I have called Numerous Times and complained about the Gas smell and I kept getting the run around that they will go fix it, there was a dumb lady that answered the phone telling me that Gas smell is nothing to be worried about. What a JOKE. No one has gone to fix it , I had several neighbors complaining about the Gas smell around the property. I ended up calling Fire rescue last Friday night, and they laughed when I told them what the management property had said about the Gas smell not being dangerous. They told me the Gas lamp had a Gas leak and it was very dangerous, they called the Gas company who came and shut off the gas valve thankfully. But until this day no one has gone to even look at the lamp . Also there are numerous cars parking on the outside of the complex every night facing 147 th ave in the back of our backyards, where are the tow trucks that are always towing us from our own units. These cars need to be towed, they should not be allowed to park there on the street and grass, my neighbors have also called to complain about this issue. where is the Money owners pay to the Association , there is no maintenance nor security in our Complex read more

In January, Lakeview sent a notice out to all of the residents stating that an inspection will be done on all units due to a high water bill. The inspection was completed on my unit and I was in the clear. No leaks! The inspector informed me that the flapper in the toilet was old. It was not an issue but could become one. He said he would fix it. I paused and he said "Its no trouble, I can change it for you now." I said okay. Now in April, my landlord stated that I must help her with a $105.00 bill for a replacement Flapper! I called Lakeview to see why there was a charge, when I signed nothing and was not informed of the cost. Also, a toilet flapper only costs $10.00 at Homedepot. I was screamed at by the Manager Sue. She loudly spoke over me as I tried to tell her I wasnt trying to fight her but just understand why. Lakeview Management are rude, sneaky and are crooks. I cant wait to move out. read more

These people do not care about anything or anyone. You call and try to help them with a problem to give a hand and they do absolutely nothing. The properties look like dumps. Beware and do not buy any properties from them. They are only after your money and your association money. You are just a number to them. This is why you see 3 bad reviews including mine. Two other people took the time to send in a review just as I am. I do work full time and have better things to do. But, someone has to bring these people down. I am so sorry I bought here many many years ago. A true dump and it looks like a dump. I do not know how many properties they manage but they probably look like this one, a dump. The ladies that run this company are mean, rude, unprofessional, and not well versed when it comes to community management. I have learned all about how NOT to deal with people through interaction with this company. I am not exagerrating when I say that they are really, really, really unprofessional, especially their manager Sue, what a nightmare. Ive never been treated in such a poor manner.
