I'm giving this office a 1-Star only because I want the post to be visible. Do they deserve any stars? No! As property owners of an HOA, we have no choice in the selection of the property management company, but let me tell you this place is the WORST. They're a broken system in itself. Tenants applying for approval are subject to $100 fee per adult, so they can just run a credit check and a "background" check. Yet, they have to PROVIDE (pay an additional cost) their local police records. So really, what's the $100 for?! For the Board of Director's kickback?! Why do applicants need to give them their full bank acct #? The person who handles the applications, Ileana Sainz is beyond rude - speaking loud for no reason. She starts off as "as you were told".... Not recognizing the slight attitude in her voice. She brushed me off and said if I had any issues to run it by the manager. Elizabeth Flores at least came in with more compassion and understanding. Miami Management is by far the worst in customer service. read more

This in regards to the Courtyards of Deerwood Condos. Which you recently took over management, I have paid my monthly association fees without fail. I have not missed a payment in over 30 years and have evidence of that. A month ago I was notified I was in arrears and was about to be sued. I had my bank photocopy checks to prove otherwise. Hopefully that was cleared although I had no feedback. A week ago I received a notice of intent to record a lien claiming I was in arrears for the last 3 months..this letter was actually threatening. Like I mentioned I have evidence of these payments being made. I resent the implication that I am at fault. Please review your bookkeeping procedures, I believe there is something wrong there. read more

This is the WORST "management" company ever.. Ada Vargas and her "Manager" Ms. Lisbet, ever answer emails or calls. I am in the process of closing my house and these individuals have made the process so difficult. My closing is on hold due to a questionnaire that had to be sent out already 2 days ago. Avoid this company as much as you can. I'm not sure about the other offices but in this location, every staff that I have encountered with through phone because they do t even open the door for you onsite, are the worst and rude as can be. They are non responsive to emails, and hide information to get in contact or filing a compliant. something is always broken in the club houses and in some instances broken for over a year with no resolution in sight.. property manger and board do not care about the residents and hoa prices have been rising steadily without a single improvement occurring. read more

Employees here are extremely rude and unhelpful. Trying to get in touch with someone may take up to 15-20 minutes and their tone of voice is monotoned- as if they do not want to speak to you and are forced to answer eventually. I sent an email to Sobeida and Carla regarding a follow up a previous week and because I got no response I re-wrote the email asking for an update and she wrote back "Of because Carla is off, you should be more specific what type of update you mean." UHM excuse me? Be a little more helpful, for God's sakes. This just shows the unenthusiastic attitude they have- answering back like if it's a text message. Waiting for approval on a rental for 18 days now, all this after I did 90% of the work providing them with police reports, work letters, pay stubs, and letters of reference. When I call all is get is "your application is still processing" I emailed the president yesterday morning and he didn't have the courtesy to acknowledge or reply to my email. I wish I could rescind my application as I know my next year will be a living hell with this association. Im a bit surprised at all the bad reviews... However I can't speak from a property owner's point of view because I am a realtor representing a tenant. I went by to drop off an application for my client and honestly the staff was very nice, the lady at the front desk felt so bad that I waited so long because of another person that was getting her application checked prior to mine.. I told her not to worry, even though I was getting a little frustrated because I knew it wasn't their fault. ( the lady had a situation) They are very attentive even while being extremely busy! Like wow, I don't know how they do it. By the way, I've never had to turn in an application for Miami management, it was my first time there and I don't know anyone that works there. This is a total honest review. Only "con" I can give is that the application does require a lot of info... and I wish it could all be done online. read more

They don't care about the people, they told me to wait 15-20 business days so I can get my approval and on day 20 I had to call more than 20 times to get an answer and they told me that I'm missing a paper and there's nothing they can do that's my fault, guess what? I've been emailing them weekly to see if they needed something or how the process was going and the only answer I got was to wait 15-20 business days, they could have tell me I was missing a paper but no they just don't care. If I could give them negative stars I would. A few months ago if you googled them they had about 1-2 star reviews with hundreds of negative reviews. All of a sudden, they only have positive reviews (one or two negative), and are all about 2-3 weeks old. How interesting... must've paid somehow to get the real negative reviews removed. For Courtyard at Deerwood the numerous managers have all been awful. A simple email doesn't get answered until you send multiple consecutively, no one returns your calls, when you finally get lucky and get through to one of them (Ada, previously Barbara and Jennifer) they treat you like you're an idiot and like YOU are working for them. A simple question like "it's been almost a year, when will our pool open again so my kids can enjoy it?" Gets you the rudest most condescending response. Customer service is abysmal and the follow up is even worse. Seems like I'm on their bad side since I've tried following up and showed up in person for a response when they wouldn't get back to me. Maybe if you all did your job that could've been avoided. I'll be at the next board meeting to complain about this horrendous company. read more

The worst management everrrrr!!!! I had to take my time to do this review. Since the beginning to the end. The worst. Never ever hire them!!! You will save a headache. They were the management of our new community. It was a new development and they never delivered the mail key. When they finally did I have like 3 months due for the for the management payment. They where charging me a lot of money for late payment. I talked to them and I tried to explain that it wasn't my fault because they never provided the mail keys where they sent all the letters with the first payment information and they should not charge me late fee. They refused to delete the late charge and they sent me they lawyers, I had to pay$700 for their lawyer expenses, all the dues and if I don't pay in 30 days they will reposes my house. I had to pay everything and they reposes others people brand new houses. They never answered the phone, its super hard to get in contact with them. You can't have ornaments in front of your house. It was terrible. It was a nightmare since the beginning to the end. My community change the management because we don't want to deal with them anymore. The last payment I couldn't do it through the system because they are not longer working with our community. I sent an email to them because I couldn't do the payment. They replied to me saying that they don't work with my community anymore and all of the payments has to be through our new management company. 3 months later they sent me an email that if I don't send the money they will send me their lawyers. read more

live in Brickell at the axis location. I have lived there for 6 months. I have called & made 6 maintenance requests each month and no one has fixed anything. Our toilet runs ALLL day non stop. Maintenance told us we need a new toilet replaced. Realtor states it's fine. There is literally NO knob on the dryer. Realtor hasn't fixed that. All the shelves in our freezer are missing. Not fixed our food is sitting in a pile at the bottom of the freezer. We were promised new blinds upon move in. Haven't been done. We have NO light fixtures. Just lightbulbs in the ceiling. Upon move in promised it would be fixed. Now is stating that it was fine for move in. Our PRV valve needs replaced. Every time you run the water the loudest gurgling noise is made. Literally horrible horrible! Can't wait to move out. It's taken 6 months & a threat to deduct money from rent to get a reply!!!! Don't waste your time & money. I'm on the Board of our Condo Association for 2 years. While a management company does not always do things perfectly well, they generally have done the job you would expect, but don't expect too many exceeding performances. However, in recent weeks, some things have happened that need to be stated. For example, we are trying for over a year now, to get MMI Live, the website solution for our Association, to work. Performance is mediocre at best, the site is full of mistakes, dead links, error messages, and despite the fact that I have provided Becky Cooker like recipe steps to resolve things, it's still not working. Next, for a number of weeks now we are trying them to pay our monthly credit card bills. They claim they did it by talking to the bank - but our credit card is still not paid, likely raking up interest charges and late fees now, and jeopardizing our financial reputation. Nobody seems to have a clue, nor is willing to own this, and solve it correctly. I could add more experiences that are borderline worrisome, but I don't want this to be too overwhelming. We've been with them for 10 years, and it is probably the time now to look around for alternatives. Companies tend to become complacent, and taking customers for granted, so we have to remind ourselves that we have choices. It's too bad, because I don't think that our expectations are unreasonable. I am about to move and now I have to request an amendment to park in a place I've lived for over 2 years now every 15 days until I move because they refuse to do 30 days. Unfortunately I can not give you zero star. I have made more than 30 calls and no one can answer the phone. I have left in each call a detailed voice message and nobody return the call even by courtesy. Miss. Lizbeth must have at least one message a day for a month and never kindly call back. She said "my responsibility is to pass the messages to the responsible people of each community". Does it require some intelligence to know that nothing has been done about the fifth call? Nevertheless, she prefers receiving voice mails than to answer back a phone call. (No common sense at all) Today, more than six months have passed since my first call to have a fence repair and they still have no answer. Finally today 4/3/18 Lizbeth answer the phone I talked to Lizbeth, I communicate with Mrs. Ada Vargas (assistant Elizabeth Flores (property manager) and they have no solution yet, they do not even know when they can fix it. fallow up to clean up, they sent a group of guys that showed up at 5;00 pm and stayed making more of a mess, they have total destroyed all the community's lawn that we cant even park a bicycle or walk on the grass, made noise until 10;30 pm. which would be ok, but they left and never finished the job! then they came 2 days ago at a little after 6:00 pm and worked for about 1 a half, they parked a bulldozer on the common ground over night, witch I told my wife that would be great, that means they are going to come in the morning and work all day to finish, but that was watchful thinking, I was awakened by the noise of the trucks and the bulldozer at 5:00 am, they where just pick them up to take them to another work site! nothing has being do after that . trees are still all over the community and now we will have to spend more money to replace the grass they damaged, then when you call, all you get is a answering Machen or a person telling you to send the manager a e-mail. this never works, I have sent many e-mail and its always the same reply we will let the board now of the problem! same bull shit reply every single time. never get anything taken care of. But don't ever forget to send that yearly chick, that is another monster all together. this company is the worse I have ever had working for any HOA I have ever lived in ever. if I could take away review stars I would take about 20 to the negative side. but that's how I fell. read more
