EXTREMELY DIRTY; no one cleans the communal areas. The theater seats are disgustingly stained, as well as all the sofas and pillows. The elevators are never cleaned and all the carpets outside of each elevator are sticky and stained. !! I got a job with Coastal Ridge just to find out what leasing agents can and can not do, because their staffing here at Luxe88 is so stubbornly unhelpful.!! I requested to transfer units due to ongoing issues with mine, and had to go to corporate to get it approved and the fees waived, because Robin refused to do so. Corporate approved it instantly after being given the same information I gave the office Staff. This upset the staff at Luxe88 and they raised the price of the unit I wanted to transfer to, 6 times in one month. I sent friends to spy on the staff, and tour the units just to have the staff inform them that "the price of the unit will not go up this month, you have time to secure it" however for me it was raised, pricing me out. After I informed them I would not be able to transfer to the unit, all the raises in cost dropped and one of their staff members Ashley moved into it. All of which I have documented. MULTIPLE ISSUES WITH THE RENT PORTAL; setting me up for auto payments which I did not approve of, and withdrawing rent on the wrong date. When asking to have my late fees refunded Robin refused, and the resolution was me being taken off the portal making it not possible for me to pay my rent that way, and for 2 months I had to make money orders. After being being allowed on the portal again, I have paid rent manually. However even just this month I was mysteriously re-set up for automatic payments on the 1st. I checked on the 2nd and had a $0 balance due, checked on the 3rd to be sure I still had a $0 balance due. Then on the 6th my balance was all of my rent and a late fee. They refuse to refund any late fees even though rent would've been paid on time on by the 3rd if my balance wasn't $0 on the portal. I had no amount I could've even possibly paid until the 6th when it was too late. The maintenance staff is absolutely lovely and the only positive about Luxe88, however they are dealt a bad hand, due to the terrible state of these apartments, and the office staff. ELEVATOR ISSUES We only have one elevator in building 1020, and it was not functioning for 5 weeks!! Everyone struggled. Handicapped and elderly had to struggle taking the stairs, people moved in all the way to the 4th floor with no elevator. However they refused any sort of financial reimbursement. They stated since it was due to an act of nature, they can not be held accountable. However, regardless of why, If there is not an elevator for a month and a half, we should have a lower rent to reflect a building with no elevator. It also breaks often. The front door breaks more so, and they have to have someone sat in the lobby because the fire prevention system also breaks. When asked about any compensation or lowering of rent due to the building being so comically awful, the staff at the office stated "you should be grateful the building didn't burn down".... Excuse me?! So lower the rent to match the crap level you apparently know this building is at. I have been here for 2 years and will have been here for 3 by the time my lease is up. Most of the tenants here are students who have secretly subleased their apartment from the actual tenants, they are loud, destroy the units, and the staffing does not care to investigate. Do not move here.

I have nothing but good things to say, with the caveat that we got really lucky with our unit and have a HUGE patio. We are in a downstairs "flat" (as opposed to the more common townhome style apartments) so the patio is twice as wide as most people's. One of the laundry rooms is just a few steps outside our patio door, so even though we have washer/dryer hookups we never bothered getting them. We have made so many priceless memories with our friends on our beautiful patio and our cozy apartment, and I will be so sad to move out in a month! I hope whoever gets our unit next loves it as much as we have. Maintenance and the grounds crew are always around, they work very hard and are very quick to respond to any needs. The landscaping is beautiful because they are always out there taking such good care of everything. The front office staff is great, and there is a feature where you can have rent auto billed out of your bank account every month which I love, so there is no fear of forgetting to drop off your check. The complex is incredibly pet friendly - I swear nearly every person there has a dog, and there is a little dog park at the back (although the fence posts are too far apart to contain my 8 lb. dog, but it would be great for medium dogs). The location cannot be beat - right off 71 and High Street, but still very quiet because it is tucked back from the busy roads. The only downside to that is the roads going out to Morse never get plowed and are very treacherous in the winter, but that isn't Georgetown's fault. I always go out the front through the strip mall parking lot to avoid that problem. If it isn't clear enough, 10/10 would recommend. I will be sad to say goodbye!

We were standing in our Penske truck loading up all our stuff and a few of our neighbors who we weren't lucky enough to meet until our last night show up to say goodbye. About 10 people passed us that night and all were unhappy with management and how their apartment was 'holding up.' All of these people differed in age and financial situations. Some were saving for a house, some had been there 15+ years. All of them unhappy. People don't like being jipped out of hard earned money, no matter your financial situation, and the horrors I heard from these people were eye opening to say the least. One person thought the higher rent ($850-$1100) was affordable and loved living their but figured they could fine a better place to call home, wishing for a friendlier staff who cared about them as people. Most, on the other hand, were long term (one lady was with them for 15 years...15!) and was horrified with being 'pushed out' of her second home their; she had moved from one of the condos into an apartment after her husband died and now management was forcing her, once again, to find a new home; this time away from her beloved garden apartment. HORRIBLE!! One person I met was disgusted, down right pissed off, with the leasing office saying ''he's never been treated so horribly in his entire life.'' This man has been around all of Columbus trying to find a nice place to live that (all he wants) is safe and affordable. He finally thought he found it here but ''apparently not.'' We asked him for details but it was along the lines of how rude the staff was and that maintenance never cleans up the area and never returns his service requests. He also had an apt in the back and said that cars were always getting broken in to. For higher end rent outside the city, this is a disgrace to call home. The only reason I gave two stars was for the wonderful patio area I was able to have. Tip- if you have a dog, don't bother telling them. You'll not only pay out the nose for damages (that aren't there) when you move out but they base what breed you have by Google pictures. I have a mut so I was kicked out because she looks like a banned breed. My vet papers say mut and I wasn't willing to shell out big money for a dog dna test. Needless to say, they treat you like inmates here while wearing the fakest smiles you can imagine. I had a gap in my gate (to the patio) that small dogs could get through, and stray cats, and raccoons, ...etc. I complained to the office, explaining that small dog (thanks to their owners) were letting their dogs under my gate and my dog was growling at them... I got in trouble, not the other owners. I asked for them to fix my gate and it took MONTHS for them to finally get over and patch a hole. HORRIBLE! At the end, which is worth adding, be prepared for fee's. I left that apt spotless and I got charged for a whole apt worth of carpeting because they dug it all up and happened to find stains. My carpet was spotless and professionally cleaned. The only stains that may have been there are from water since we ate in our kitchen. (like spilled glasses of water or whatnot) The rug guy said it could be blood stains ...wtf... how incriminating to throw that at one of your tenants. It made me feel like such a criminal....blood stains!? Did an ax murderer live there before me!?!? I glad I moved out when I did. Such a horrible a vibe from these people. I love the neighbors but the people here are very private so don't expect a loving neighborly atmosphere. I was making a garden bed at 5pm, since it was raining that morning, and this old guy comes out his window and starts screaming at me that I'm being too loud and need to stop. I apologized and explained what I was doing, that I had to grow my own food to save money and he slammed his window shut at me. Some people here, most, are older and don't like it ''rowdy'' so younger couples beware. I don't think I saw any kids here, apart from maybe one family. Not a very kid friendly place.

This is inadmissible, irresponsible, and frustrating. Instead of offering real measures to prevent insecurity in the community (highlighted by residents in Google reviews over the last 6 months), they are basically saying this is the situation and there is nothing else they can do apart from asking us not to leave valuable things in the car. When we said that this is concerning, as whoever broke into a car can break into a home, their response was: "At this time, we have not received any reports of apartment break-ins." This is ridiculous, as you cannot just wait until it happens. The deterioration of safety and security implies taking real measures by management to prevent crime in the community. We have also tried to reach out to the senior manager by phone and asked her colleagues to call us back, but they never did. 01/06/2026 Our car was broken into yesterday while parked directly in front of our unit. The door was opened, and personal documents were thrown across the front seat. We immediately called security and filed a police report with the Columbus Police Department. Security did not arrive immediately; they arrived one hour after we called. This is really concerning because we have been reporting untagged cars and security issues for months with no action taken by management. I have also seen a neighbor's Google review reporting the same type of incident around the same time, which shows this was not an isolated case. We do not feel safe in this community.

I really don't hear too much from my neighbor above me. Once in a while I hear something, but I always have peace and quiet. The area is clean and if there is anything of concern, they quickly send friendly reminders to everyone. I'm terribly afraid of mice and that was another concern of mine, living so close to the woods, but I haven't had any rodent problems at all. I love the look of the interior. The one bedrooms will be getting makeovers. There is ample parking. There are events within the neighborhood here and there, which are pretty fun. I've lived here for almost a year and I've only had two work orders. Maintenance came the very next day, both times. My only complaint is the windows are pretty drafty. When the temperature drops it can get pretty cold, which means you have to increase the heat. I bought some Duck brand, plastic installation kits, so hopefully that will help. It also may take a while to receive a mail key. I've been here 10 months and I have yet to receive one, but that is the fault of the post officers Innis Road. I've made so many trips to the post office and spoken to many mail carriers, to no avail. I literally stalk them on Saturdays just to get my mail. That is just my experience.
