Absolutely the worst experience I have ever had. So to start they didn't do any closing on my house for 2 months, so I found out what they had to do and did it for them. I did this because I my work was getting annoyed by how much time I was taking off to deal with the house at the starting of our busy season. Then they never showed on closing signing, and they said they had to be there. Sent me all the paperwork to sign remotely, then proceeded to lose it and make me sign again but changed the prices. So I made them fix it then signed. After getting into the house there automated system kicked me off online payments to certified funds because I was paying early. Then when paying for a certified check and mailing the check they would get lost and wouldn't get to my mortgage. In which they put me in default but report to the credit bureau that I was in foreclosure. And they did all this with out any notification or communication. Then when I call them I spend 2 hours on the phone going in circle with them about how I need to pay and I can't because of there system is built to take your home and leave you destitute. Then they just tell me to another check. Then there loss mitigation tells to f myself in nicer works. So far almost loosing my house because of there incompetence and blatant disregard for any accountability I will be refinancing away as soon as physically possible then will be starting a Suite against them with all the info from credit bureau my bank and the post office I have collected, plus the calls I have recorded with them.​ read more

I initially started with LHFS in Yuba City when Ben Banghu was doing their loans and he was always amazing and efficient. Then I chose to loan on one home and purchase another a couple of years ago and went with a lender in Concord during COVID as Ben B moved to another company. I found out recently (2 mos ago) that all my mail has been going to a renter on a completely different home. She has been throwing out (or going through it opening it and then throwing it out?) a section 8 renter. So I contacted the Lender and he sent a change of address on August 5th to LHFS. I got a packet about 2 weeks later with all my statements and NO 1099?!?!?!?!? I called again, again and again then was directed to their WEBSite where the form listed as a 1099 is the WRONG HOUSE ADDRESS under the correct address I'm looking for. I will NEVER take out another loan with this company EVER!!!!!!!!!!! read more

I refinanced three mortgages with Land Home back around 2011. Came into the office insisting many times that I was only there for a TODAY rate lock. I was given assurances but nothing was done. The next day I called and asked about it and they said they were working on it. The next few days they were STILL working on it so I went to their office and finally forced a rate lock. Rates had increased substantially over that time. Bottom line is their actions have cost me many thousands of dollars over the life of those three loans. 8 years later I am still furious and I will NEVER recommend this company to anyone. I was treated with contempt and like someone begging for money instead of a savvy investor. Continues to be the worst experience in loan servicing I have ever experienced. I would strongly encourage you to do your due diligence in seeking support for your financing or refinancing efforts. I did not understand enough of the process and tried to give my business to a personal relationship who elected to part ways with Land Home Financial Services after processing my loan for the extreme challenges he experienced in working with them. As a customer, the experience has and continues to be terrible. I was forced into a COVID relief extension program I repeatedly asked to be removed from. I have had multiple automatic payment attempts lost or gone missing. Each time I am left to an hour or more on the phone trying to get to a representative who ha to escalate the discussion from one to the next and I lose more time trying to manage a professional relationship I never know could be so costly. I was working with Dave to get a loan on a manufactured home. He wasn't the best at communicating with me but he was supposedly keeping my agent in the loop. Anyhow, loan didn't get approved even though I felt like I was being led in a good direction the whole time. I don't feel like he did anything to help, except let me know I was denied. No suggestions or anything. What good does that do me? When Dave called me to give me the bad news, I accepted it. He let me know that he would still try to work with me to see what I could be approved for and that he would try to get me an approval letter. Months later and I still haven't heard back from him. They stole money from me systematically. AVOID!!! They have a online payment system that has bugs that will charge you late check fees if you set up auto payments with them. When I contacted customer service they admitted to me that everything was set up right and that they did not know why it was doing that. Follow up emails and phone calls resulted in vague responses with no real answers to why they are still doing it. They refused to remove late check fees. The underwriting dept ( sherry Sanders in particular) has done nothing to progress my current clients file. They boast about a 21 day closing - do NOT expect that with this company at all. They do not live up to their promise... and they always have excuses for all of their slow actions. I wish I had seen all the negative reviews before we closed on our home 2 years ago. The bad reviews go back for YEARS so I don't know how they're still in business. We recently got a letter from our homeowner's insurance company saying our policy was cancelled because they hadn't received payment. WHAT? We were both highly alarmed as this is built into our mortgage, for which we've never once been late! Tried to call twice but couldn't get through to a person. Submitted an inquiry online, waited 4 business days, still no response. My husband called again on his lunch break today and managed to get a person... an a-hole if you will. The guy asked my husband for the loan number, which he didn't know off the top of his head, so he went to sign into the account online to get it. The guy rudely tells my husband that the calls are backing up and told him he should call back once he has the number. My husband said no, due to how difficult it was to get a person on the phone, and the guy huffed and puffed, so my husband asked if he could look him up with his personal information... the guy said no. WHAT COMPANY in 2019 can't look up a customer by cell phone, address, ssn, something?! We think he lied in hopes that my husband would agree to call back. Long story short... Land Home was supposed to pay the insurance company A MONTH AGO and they didn't... So the question is... what in the world are they doing with our money?? We'll be looking into refinancing with another lender ASAP. read more

The most unprofessional company , I couldn't get the final monthly mortgage amount until the day of closing. Interest rate ended to be much higher than the DU along with home owners insurance quote. I had already paid for inspection,appriasl and earnest money. I was not able to walk away. And to top it off the servicing department is horrible. No customer service, you are a nusiance when you call. No assistance in any way. Still over paying towards escrow for taxes because they are too lazy to apply my homestead tax exemption. I'm a Real Estate investor. I've had mortgages through many different lenders. Land Home Financial Services has been one of the very worst. Every year they send me a notice that my insurance policy has lapsed and they purchase a policy and bill it to me. Every year I provide them proof that there is a policy in place that has not lapsed. At the end of the year I find that they didn't ever cancel their policy. When I call they say they never received proof of my policy. And then I resend it to them. For 2019 I sent proof of my policy 3 times to the email address they provided and they never got that to my account. Now I'm sending it to them for the 4th time. They waste a tremendous amount of my time and are difficult to work with. I will not get another mortgage from them. read more

They won't let you make one payment they want it paid in full or you will be foreclosed on. So, After sending my emails all the way up the food chain to the owner I finally got a call from someone last Wednesday. They promised to get back to me on Tuesday May 28th with some answers. Well by Tuesday afternoon, I still had heard nothing, so I reached out and sent the VP an email. No response. Today, I sent an email to the owner letting him know that I will be moving forward filling a complaint with the Department of Corporations. I have secured another loan with the original company I was going to refinance with at a higher interest rate and now I have to pay for closing costs. So I estimate that Land Home Financial has now cost me close to $18,000. The really interesting thing is that I qualified for a loan at a .5% higher. Which means my income to debt ration is tighter and my new loan company was able to qualify me. My complaint is filled out and will go out in tomorrow's mail. read more

I have an account with them and it's been one nightmare after another so I'll just give one example. I called and asked them to run an analysis on my account, because I thought I was owed some money. I called two weeks later, since I never got any response, and they said I never asked for the analysis, BUT for some reason they found out the account was charging too much for another reason, but didn't even order a refund. Why were you charging too much in the first place??? Well, thats kind of good, but not good enough because I was owed a lot more. So, I asked again for the analyst and this time ask for an email as proof that I asked for the analyst. They couldn't send me anything saying I asked for it. Another two weeks later I called to make sure and this time it was actually handled. Listen, people make mistakes, but I only called them to get the analysis run. So, why wasn't it run the first time. Every situation they force me to have to call at least twice to make sure something is handled(one situation I called over 3 times before something was fixed). Very poor service. I'll be looking into changing to another company very shortly. Stay away from them. read more

They cold-called me today, identifying themselves as "PMI Mortgage Insurance Company". My home was sold recently and I informed them of this. Then they asked if I was planning on buying another home soon. I asked for identification again and they stated that they were with PMI. I said "you're with PMI, as in my PMI insurance company"? And they said, "no I'm actually with Land Home Financial Services, but we partner with PMI insurance company's all over the country". At this point I'm out dude. You identified your company incorrectly so-as to mislead people! I told him that I thought this was misleading, and as I was in mid-sentence...the "gentleman" hung up on me. Great service! 1 Star's worth only because I cannot give them less on this yelp review. Coincidentally, I received several other calls within a 5 minute period from an anonymous caller who hung up on me and my wife (and that never happens on this phone line). We have been working with Eric O'Connor for almost a year. We had some permit and building delays. Once our house got done Eric kept telling us everything was good to go and he was waiting on one more document. After 2 months of waiting for that document we found out Eric left the company. We contacted Nick Morgan VP of Western Sales. At first he was so nice and was going to help us. Our last call with him he said " we are waiting for one document". We now realize that not returning emails, text and phone calls is a company problem. We have our dream home and financing with Land Homes has turned into a nightmare. Terrible, terrible company. I recently received a letter from Land Home stating that I needed flood insurance for my property. I sent back a LOMA (document proving I'm not in a flood zone) to them. The reply I received was that my documents were reviewed and that the only document that can prove I'm not in a flood zone is a LOMA. Clearly they did not even review the documents because I had already sent them the LOMA as proof. They then went and purchased flood insurance for me saying that I will be charged for it. I just called them again and their employee told me that the LOMA I sent was likely not reviewed because "it is too long to read". Seriously, how can such incompetent employees work here? I've sent a follow up email as requested and am currently waiting for these buffoons to reply. read more

Same issue as others on here. Rejected my payoff wire transfer twice by their bank. Multiple calls to solve the issue with no success while being disconnected on more than one occasion. I feel like they don't care to assist their clients and they're too lazy to take the time to do their job correctly. I was told by the to call Bank of America for wiring help. After over an hour on hold, BOA tells me that they can't help me and the mortgage company is thier client and needs to call. I relay this to Land Home and the agent tells me they can't see were I sent the wire. Exactly why the agent needs to call BOA and find out while the beneficiary name isn't matching. It would have been that easy. The agent not understanding, asks if I'd like to escalate the issue. I of course agreed and was promptly disconnected. Poor service, hard to do business with. I contacted the lender officer Rigoberto Hernandez about obtaining a mortgage around 2018, but given my financial situation I patiently waited and contacted him in June 2020. At that time he asked me for my taxes proceeded to give me a pre-approval letter. With the letter, I went ahead and found a property and placed an offer. I began gathering documentations per his request. My original closing date was July 14, 2020 - date which he originally provided. I continued to provide all the documentation he requested. On 7/10/2020 at 5:30pm I received a phone call from Sonia Peters who stated that she was Mr. Hernandez's supervisor. During that conversation she proceeded to inform me that my file had been mishandled and that as a supervisor she would be taking over. Also, she informed me that I had not been qualified for the loan that Mr. Hernandez had all along worked on; but she reassured me and even went as far as promising that she could get me qualified for said mortgage and that closing would be no later than 8/7/2020. I specifically and repeatedly asked her if this was certain because for me to qualify for such mortgage I was being required to pay off a personal loan in the amount of $15K. During that conversation I placed a three-way call to include my realtor. And Ms. Peters once again, with my realtor on the phone PROMISED that the closing would be no later than 8/7/2020, and she continued to state that the only thing that was needed was a second appraisal (which was required for the other loan they were reassuring I would obtain) and that they would cover the cost of it. With that information my realtor contacted the sellers and we came to an agreement that they would extend the contract for closing no later than 8/14/2020, but I would have to agree to pay an additional $2,000. I agreed given the fact that Ms. Peters had reassured and promised that the closing would occur. Once again I was required to provide several additional documents while working with Ms. Peters. This made me very concerned because she had reassured me that the only documentation needed was the additional appraisal. The appraisal was completed and 8/7/2020 came - however, there was no closing. Ms. Peters never contacted the realtor, the sellers, the title company or myself to let us know there was no closing. I called and emailed Ms. Peters that morning to inquire and the only response I received was that my file was in underwriting. Given the lack of response during the day, I personally called Land Home Financial Services' headquarters and explained the situation and asked for clarification regarding the closing. I was then informed that my closing was not scheduled until 8/10/2020. This was completely shocking given the fact that Ms. Peters had neglected to inform anyone of such change. Given the circumstances, I also asked for Sonia Peter's supervisor and his phone number. I was told Mr. Vincent Ortiz was her supervisor and I proceeded to call him to ask for clarification and guidance, but he didn't answer and I never received a call or email from Mr. Ortiz. I finally received an email from Ms. Peters on 8/10/2020 around 6:30 pm stating that the underwriter had finally received everything that they needed and that we would have an answer that weekend to close as soon as possible after. On 8/9/2020 I received a long list of additional documents required. I proceeded to gather those documents and forward them that same day. The only item outstanding was a letter that needed to come directly from the student loan corporation that services my student loans. Because it was a Sunday, I was unable to obtain such letter that day. However, I obtained the required letter on Monday 8/10/2020. On Tuesday, 8/11/2020 I was informed that the letter was not the letter they needed and that I needed to request another letter giving them different information. Yet again, I obtained the requested letter on that same day. At that point I was told once again that the underwriter had all the information necessary. Finally on Wednesday 8/12/2020 I got an email that simply stated sorry we can't help you. Dealing with this company has been a very frustrating process to say the least - from the beginning their lack of knowledge, organization, and professionalism caused them to completely mishandle my case and at the end everything was denied from their part. read more

I successfully refinanced with LHF, but my experience turned sour because of George Viera , whom I thought I could trust because he had helped me get my original loan the year before. George promised me $2k after closing from his own commission to steal me away from proceeding with another lender. I was one step away from done with the other lender, only needing to pay the title company fees to close. FACT: I came to George with the refi I had worked out with another lender, offering him the business if he could match it, but he declined. FACT: Over a month later George came back on the scene late and started a one-up'ing deal frenzy with the other lender so he could get retain my business for Landhome. FACT: George knew I had signed docs with the other lender already, but he offered me $2k cash after close to get me to go with him. He assured me that the other title company would not proceed without payment . FACT: I cancelled the refi with the other lender that was 99.9% complete. The title company accidentally proceeded anyway, funding the loan, and effectively blocking me from refinancing with LHF until it could be un-funded. FACT: Once the title was corrected, George was able to get LHF to honor the same terms for the refi, but he NEVER said the $2k was off the table. FACT: Despite being delayed a couple months I upheld every aspect of our bargain, sticking with LHF and getting him the business... never knowing that he would deny me the cash back after all was said and done. George just because Landhome surprised you and halved your commission doesn't mean you can change our final agreement and just not pay me! Just because the refi was delayed doesn't change it either! I really thought you were a man of your word. I sincerely hope other people read this and do NOT work with you. read more

There are several past reviews that summarize my perspective about this company, but I must say, the reason why I will never work with them again is because of their dishonesty. Refusing to discontinue their automated withdrawals from my bank account, despite having paid my mortgage COMPLETELY off, wasn't surprising. I blocked their number but they continued to call DAILY. I finally called them back and told them to never call me again.
