After the spring storms, our association had quite a bit of siding damage. Our property manager, Shari, did an outstanding job coordinating the repairs from start to finish. What impressed me most was that she worked with another association managed by LandArc to share the cost of the boom lift, which helped reduce expenses for both communities. The repairs were completed quickly, professionally, and even came with a discount because of her planning and coordination. It's refreshing to have a property manager who genuinely looks for ways to save homeowners money while still getting the job done right. Here is a portion of the letter I sent to LandArc. I am formally demanding immediate resolution regarding the ongoing and unacceptable mishandling of my service request and the damage caused to my property. On May 26, 2026, management informed me that I would receive a followup call the next day. It is now July 15, 2026, and I have not received any communication. Despite multiple calls to your office and messages through Townsquare, none have been returned, yet my request has been marked as "completed" without any action or explanation. When the Michigan office doesn't answer, my call goes to your Houston office and they repeatedly refused to answer my questions, stating only that my request would be "escalated." This matter has already been escalated several times with no followup, no accountability, and no resolution. Your team dispatched Paul C. Scott plumbing to my property, where they dug up the yard I invested $3,000 to improve. They connected a jackhammer to my outdoor outlet, resulting in a power outage inside my home, opened my locked garage and disabling my security cameras. When I returned and asked about the damage, I was verbally assaulted and called the "B" word. The situation escalated to the point that I had to contact the police, whose presence defused the confrontation. Despite this serious incident, LandArc has refused to discuss the matter or acknowledge any responsibility. Your pattern of behavior such as ignoring calls, failing to respond to messages, marking unresolved requests as completed, and reacting unprofessionally whether I am calm or upset demonstrates a complete disregard for customer safety, property, and professional standards. read more

Louie (sp?) came out to clean out my dryer vent. Knocked on my door because he felt something didn't feel right. Asked if he could look at it from the inside. He did and found out a pipe was disconnected in my basement ceiling and drying lint was being vented into the space above the drop ceiling. They raised my neighborhood HOA payment so now everyone is paying $100/mo to receive almost no services. They do snow removal about one week each year if it even snows, the city garbage collectors take care of refuse removal. I've personally received countless fines but never a single notice received from the HOA. How can you fine someone $100 every month without ever telling them the cause? You can't, it has to be illegal to do. It sure looks exactly like theft looks. LandARC is a criminal organization that steals $200/month from me without providing any service. Looking at the recent complaints for this company and I am seeing the same thing. I have sent emails to landarc@landarc.com, sent requests through Townsq. They don't respond to you. They no longer send out my coupon or statement for my HOA and they charged me a late fee. I contacted them several times to send me the information and they do not respond. Will try to call them. Remove the late fee, reply to emails and messages on the website or hire people to help. There are too many of the same complaints of people in this comment section stating the same thing. Do better. I will complain to my HOA board next because this is unacceptable and poor management from this company! This is CRIMINAL. They had the audacity to charge me a late fee for my Jan HOA when they have not sent out the payment coupon to us yet! They are late they fail to send out the notice every freaking 6 months. Sent them an email asking where was the coupon payment so i can send my payment in and they put a late fee on my account the next day when the late fees are not due until the end of the month. His knowledge helped our board and landscape committee: 1) locate a fantastic vendor to assist with new drainage pipes after the 2021and 2022 record rains in Michigan, 2) work with our landscape vendor, fertilizer vendor and critter control vendor to eliminate moles digging on our property and 3) provided valuable input to our board and committees on various improvement projects during the past three years. After some water damage in my property, Landarc took 13 months to rehabilitate my unit to a state that is passable but significantly worse that's what was agreed to. This was a job that should have been done in 3 months or less. Joe Tison and his colleagues spent that extra year dodging my calls, telling me things weren't covered by insurance that actually were, and generally delaying and avoiding the work they were being paid to do. They would have taken longer if I hadn't put in legwork - on weeks where I didn't call them multiple times, nothing got done. Multiple times I was told that some item was being denied by the insurance (which I knew should be covered) then when I got hold of the insurance agent myself they told me they had not been asked about that item, and guess what turns out it was covered. Landarc seems to operate as though ignoring and lying to their customers is an acceptable business practice. I could list examples for days. When I try to explain this to my neighbors, Landarc steps in and deletes my forum posts. When I try to bring this up at a board meeting, Landarc invites me to the meeting after the meeting is over or doesn't invite me at all. This company will actively work against your interests despite giving you a good, trustworthy sales pitch up front. Do not let them touch anything you own. Do not let them get involved in your community. If they are involved in your community, fire them today. read more

Extremely slow in maintenance request. We had submitted driveway repair request for a year ago, was first communicated to be saw cut and repaired in the coming spring, it now approaching the end of fall and nothing is happening. If I could give it zero stars I would. I have a huge issue with how the office is being run. I get zero support from the management company. I asked them what their role is supposed to be with regards to supporting the members of the community and they didn't know. They didn't even know the years the board of directors terms were up and have driven our property into the ground. We have potholes in our driveways, our actual driveways are falling apart, our roofs are falling apart, the community looks awful. A few members of the board actually took money from the HOA to pave their own driveways and made up a huge lie about how they paid for it out of their own pockets. The company is doing poor work and does not support the community members. We don't get updates on what is happening with our property or when work will be done. I am certain the landscape company is someone who is in with the board, they don't do anything. It's a mess and no one cares. read more

I had a leak from a bad gutter that affected a corner in one of my bedrooms. Brian came out and repaired the drywall damage and replaced the insulation. He was quick to get here, kept in communication through the entire process, and did a fantastic job!! At a time when laborers are in short supply, I feel positive reviews are a must. LandArc is the worst company. They are horrible to deal with and do not care about the condition of the property or the owner's concerns. The ONLY positive they have going for them are 2 of their employees, BRIAN and JACK, who are incredible. Brian is awesome - professional, nice, conscientious about his work, knowledgeable and highly adept in his profession. Jack is wonderful as well, and so professional - he would not accept a tip I tried to give him and told me to donate it to charity instead. The most fundamental purpose of an HoA/property management company should be to preserve the property values of the association owners. Unfortunately, LandArc actively worked to reduce property values at 33 on Harrison by failing to keep the association budget in compliance with Fannie Mae and Freddie Mac guidelines. The property manager at 33 on Harrison not only spread false information as it relates to Fannie Mae and Freddie Mac guidelines on the community message board, they also slandered one of the other owners as "disgruntled" and "misleading" for trying to bring the correct information to the attention of the community owners. The issue ended up having to be brought to a vote and LandArc was overruled by over 90% of the owners. For this reason, I do not recommend any community bringing LandArc on as their property manager. read more

Joe Tison is the most unprofessional person there is, LandArc as a whole is super sketchy (which makes sense if you ever speak to Joe Tison long enough before he hangs up and blocks you because you're black). They can't even use proper grammar in emails, they respond to emails months late, they never uphold their regular inspections or prevention services. Joe Tison spent a while trying to explain to me how LandArc is so great then CUT ME OFF and when I asked him not to cut me off, he hung up the phone like an actual coward. When I first bought my home and one of their associates was working outside the house peeking inn my window they told me to go outside and see what he wanted even though we had nothing to be services and I was worried that he was a rapist or something. Literally we almost couldn't move in because they didn't replace the sidewalk properly. This company is so trash, avoid then. Joe Tison also lied to the customer service rep and told her the call dropped and he couldn't call me back yet he's been calling everybody else and ignoring my calls. Update: After I project manages the entire process for LandArc (and every single time I called all of a sudden things started getting done) I asked about an electrician promised to come to our home because their vendor blew all of our outlets and the neighbors outlets, they lied to me and told me my husband said everything was fixed (which he didn't because I was right next to him for all of his calls and I have texts and emails from LandArc all the way up to management confirming things) I also have an email from LandArc from last week from one of their managers, I told the rep that and she now is claiming that we are responsible for their vendor destroying our electrical work. I pushed back on her and after I swear literal months of talking to LandArc freely they now claim that they can't talk to me because it's only my husbands name on the account lol Honestly, all of the employees lack common sense and common decency. If you work with LandArc plan to be physically looking over their shoulders to make sure the work gets done. Or get a job in the office. Because you'll be the project manager keeping the ball moving. The company is literally flaming trash. They won't take care of what they're responsible for. Thank God the garage is now repaired. My husband is adding me to the account so we can finish the conversation. Also never delete your texts or calls because they lie like they're getting paid for it. LandArc has appalling and deplorable customer service with a zero moral compass-blatantly lies like the rest of the world breathes, and theft is just a normal way of business life...their self rhetoric spews the exact opposite of what the facts/reality of their reputation is which is god awful, additionally their payment system options are something out of the manual dark ages and exclude the most common and simplest method used by the entire planet 99% of the time (EFT-Electronic Fund Transfer) for the last 25 years as to fraudulent grift more money from their customers via additional % kickbacks or fraudulent fees...example of all of the above: a customer makes a payment in their stone age medium option (no choice, no EFT option) yet they still get the payment before the max due date-it's verified the funds have been pulled indisputably on day X by the bank and no longer have the funds in bank account, customer then gets a letter (no call or email) saying the payment was late with an additional fee, which of course is a blatant lie-the fact is it takes them additional days to manually have the funds applied to the balance after the fact, the customer then calls and according to them the bank is wrong and that they pulled the funds days later than they actually did, this happens over and over, all of which is absurd, apparently there is some type of international conspiracy by the entire banking systems world-wide against LandArc and there is some type of complex programming directed at only them to create the illusion that the funds were pulled days ahead of time when they weren't-which of course is impossible in multiple facts/reality contexts, and when you double check and try to call back again (for days and weeks) mysteriously nobody and mean absolutely never is anybody there or does anybody pick up the phone, in addition it should be noted their toll free number is disconnected and they have no email address-there is no other way to contact them--a perpetual grift....in addition at inception of company take over of contract (who greased signed off on this internally ?) a blatant in plain sight massive customer wide grift took place well outside boundary of authority, L's were broken--a simple communication step away from an official AG state complaint and investigation. read more

Sump pump failed on the morning of Saturday, 1/11/2020. Called LandArc emergency line to report the problem. The representative on the phone took my contact information and said the on-call person would call back ASAP. The on-call person, Manthe, called back in about 15 minutes. After verified my address, Manthe said he should arrive in about 30 minutes - and he did! Manthe checked the sump pump in basement and confirmed a new pump was needed. Menthe left and came back in about 20 minutes with a new pump. He replaced the pump, tested it to make sure the pump worked as expected then left after cleaning up. Landarc is the worst mgt. company our condo association has had to deal with. Mgt staff is incompetent and rude! I have lived here in Heritage Pointe Condominium for 25 yrs and never have I had to deal with unprofessionals on this level. I am a Vietnam Vet and physically in capable of dealing with the issues put upon us in the last year. In addition, I am 70 yrs old and a paraplegic confined to a hospital bed in my living room. Our entry doors have been in horrible condition and need to be replaced. Landarc has done nothing to rectify this situation. The individual in charge not only rude but immature. Is this anyway to treat a senior who has served his country? Hell no!!! Have filed a complaint with the ADA in Lansing and the next with be in court because they are in violation of the American Disabilities Act. read more

Great job Greg Savage!!!!. My refrigerator water line leaked and as a result it leaked in my garage. LandArc came out the same day and then I had to deal with my insurance company who didn't want to pay for most of the work. Greg spoken to the insurance agency and made sure the insurance company covered the damages. Mr Savage was always available, professional and courteous. It took a load off my mind. read more

Horrible!! Managment the Midtown village in Troy is ridiculous. There is a woman who lives on the corner of Camden/Doyle who takes pictures of all of the neighbors decks. She reported someone because the wind blew off their cover for their grill. She called the police on a woman because her cat accidentally ran outside! She left threatening notes on 3 of the tenants cars. She thinks she is anonymous, and is part of LandArc HOA so she gets away with really ruining the sense of community here. The management also never salted our stairs in the winter and I fell down them. There are chunks of concrete missing from our stairs, and no one can be reached at Land Arc. I would never move here if I had known. Be wary. read more

I wish 0 out of 5 was an option because I have never dealt with worse people or a worse organization than those from Landarc at Midtown Square in Troy, Michigan. I honestly don't understand how anyone lives here and deals with these people for more than their original lease. We have suffered through this god awful place for a year getting fine after fine for things like parking in the area behind our apartment because we literally COULD NOT get in our garage due to people blocking our accessibility, leaving the wrong type of trash can out, our dog being on the back deck, etc. The icing on the cake was today I drove home, opened my garage door to not have to deal with making a 10 point turn to get in the garage as I was leaving immediately. I go to our garage door and quickly let our dog out and open the door to my car which was directly in front of our garage. I can't even exaggerate the fact that the entire process was under one minute yet Joanne from an apartment nearby who claimed she was "on the board" sped over in her car and claimed "I hope you don't act surprised when you get a fine, dogs have to be on a leash and you aren't allowed to park here." Regardless of the fact that she followed me in and saw that I was out of my car for two seconds and my dog went directly from apartment to car and nobody was around. This is a classic example of how awful the people here are. Joanne continued to just talk over me whenever I tried to explain what happened. People like her that live at this property seek out getting people in trouble and then claim it's "all in the bylaws." As a renter I can tell you we NEVER got the "bylaws." Moral of my story is I would never in a million years recommend this place, I'd actually avoid it like the plague. Terrible people and terribly run.
