    Unreliable, unresponsive, and doesn't care about the needs of the customer. They just want to line their pockets with gold.

    Do not move into a community managed by LandArc. They are horrible!!!! They do not maintain or fix issues. They are very dishonest.

    This might be the worst HOA management company out there. I initially made 3 inquiries by phone,…read morethen several emails after beginning in mid-May. So far, after more than a month, they have denied responsibility for the damage to my ceiling from a leaking roof dormer that the previous management company was in the process of scheduling to be repaired, and ignored a request to waive late fees due to missing the sign-up for auto pay by a few days during the holidays last year. Mind you, lots of things were in bold in the sign-up letter, and in very small lettering, they listed the cut-off date for submission. Meanwhile, I have since paid the late fees. And most importantly, we had a bathroom leak while we were on vacation, and the reconstruction team needed to place a pod on the property, but wouldn't do so without an approved location from the management company. Triad-Kramer still has not acknowledged the request, and we had to store our items in a storage unit off-site and within our home for 2 months. You can't speak to someone directly when calling; they have someone answer their calls and submit the requests to the company, assuming, not even in the same office, and you wait weeks, months, or even never for a response. I won't even list the amount of time they have spent trying to repair a simple gate to our pool while ignoring all other requests. They also increased our HOA fees this year and have made no new improvements to the property.

    Editing to add:…read more Robert Fitzroy seems to be the only person who actually gets things done for us. His emails and phone calls are always cordial which I understand can be difficult when you are receiving the brunt of frustrating from an angry co-owner. It seems that Dennis could learn from him. I previously posted about how they were refusing to take care of the common elements that per the bylaws and master deed they were totally responsible for. They seemed like they were actually taking care of it after that. They sent a restoration crew to tear out out all of the damage and MOLD that we had due to the messed up plumbing that they had previously refused to fix. Then, a estimator was sent in. Apparently, they are "consulting with legal" to finish the job! They had previously stated that they were "consulting with legal" when they (Dennis) LIED to me about what the association was responsible for! It took FOUR WEEKS for Dennis to tell me that he had consulted with colleagues and "realized" that I was correct in that they were responsible-even though it's in writing!! I thought that he was waiting for approval from the board! Now, I have no dining room ceiling and no bathroom or bathroom FLOOR and they have given me NO RESOLUTION!! How do they expect me to live like this? What am I paying an association fee for?? They haven't even fixed the plumbing that cause all of the damage!
