Since this gentleman performed the inspection here on my property in Oxnard, I have found so many things wrong. That has been truly unbelievable! He said that, unless I had specifically requested for a type of inspection to be done, he would not have done it, and that he does not know what asbestos duct work looks like. It was probably my fault for not doing research on a good home inspection relying on the real estate agent to find this person. He took a picture of the Asbestos ductwork but told me that he did not know what it was. If you are doing inspections in a specific area, you should be very aware of certain problems that occur and be able to diagnose them. Or at least suggest that you might want further evaluation! read more

The positive reviews on this inspector are all very old. If you are recommended this inspector by a realtor, go with a different one. I believe he gets business from the realtors and to him they are the client. He wants them to get the sale, so that he continues to get steady business. My home was inspected. When asked if he could give me a general gauge on the quality of the home inspection, he would not answer. The report did not call out anything substantial, just lots of code technicalities. The report is filled with language to remove him from liability, he constantly writes that he cannot inspect things and you should get a different inspector... When I moved in I encountered the following that were not mentioned in any report: - A substantial amount of black mold under the sink. When doing the inspection he did not look under the sink because there were some cleaning supplies down there. - One of the showers did not even turn on... Come on man! - The ducting in the return vent was not connected properly, exposed insulation was getting into the air and irritating our eyes and throats. I could see this without even opening the return grill. - The AC was low on refrigerant. - A persistent flow from a washing machine inlet pipe that can not be shut off. - A few months later I encountered a roof leak on an area of roof said to be in serviceable condition. read more

He was recommended by my realtor, Brittney Ferro, with whom he was friends. He spend a lot of time socializing with her instead of paying attention to the inspection. She even had to correct him on a few things he 'found.' His inspection only lasted 45 minutes. A thorough home inspection should take about 2-3 hours. Despite having a helper with him, he missed serious electrical wiring problems in the attic and water damage in both bathrooms due to leaking pipes. He also missed the fact that all electrical wiring in the garage was not grounded, along with a few plugs in the kitchen. When he found a 'dead' outlet or switch, he didn't bother checking behind the faceplates. I did, and found that they either lacked wiring completely or were disconnected. Worst part was the furnace - again, bad wiring and CO intrusion (it was not tested). Had he paid attention, he would have reported that the fireplace was not gas, but wood-burning. The gas line was not hooked up. I cannot recommend his services. read more

Just have to say Jeff is one of the coolest people I've ever met in the home industry. Very calm cool and collected. He did the inspection on our future home and was so prompt to get us on his schedule when I told him we were in a bit of a time crunch. After completing the home inspection he had the report sent over in less than 30 minutes! I can't believe how well this guys got it down. As for the inspection he did such a thorough job calling the important stuff but didn't call out small things to "fluff" up the report which in my opinion is respectful of everyone's time involved. I loved Jefferey's initial inspection but after only 4 months into my new home I realized that he missed an entire side of our home! There was no siding on on edge of the house and he completely missed it. Within 10 minutes of my dad coming over he spotted the damage that Landers missed. Landers also missed mold damage.
