I like to use local, small businesses whenever possible, and his reviews were excellent. My mistake was not noticing how old they were. He advised it would take 4 to 4 1/2 hours to complete. He was there 5 hours when my realtor had to ask him to leave for the open house that was being held that day. He came back afterward to finish the roof inspection. He failed to complete an inspection for the kitchen due to "time constraints". However, he had time to note that there was a pet door that was a "safety" concern. He also stated that some items were issues that he was clearly wrong about ("minimal" strapping on a water heater that had 2 straps from a newly purchased kit and a third steel strap, replacement windows that he stated were the "builder type from the original construction"). While I appreciate thoroughness, spending time nitpicking every minor detail in a 61 year old house but not completing the full inspection I paid for is not acceptable. He did not get my name right on the report, even though I wrote it for him on the contract I signed. He did not provide the hard copy report that was promised, nor did he email it to me - I had to get it from my realtor. I'm giving him a 3 for thoroughness. If you have unlimited time to wait for this guy to complete the inspection, go for it. He may have been a great inspector in his prime, but personally I think he needs to hang it up and retire already.

Though they were on a higher cost it pays off with the provided detailed report they send. We had a great experience with our home inspection. The inspector was professional, thorough, and took the time to explain the findings in a way that was easy to understand. The inspection report was detailed, well organized, and included clear photos and recommendations for each item. We felt much more informed about the condition of the home and appreciated the honest, unbiased assessment. I would definitely recommend their services to anyone buying a home.

General inspection, roof, pool, sewer, mold, etc. all done by the same company (and by 3 people at once so it didn't take forever and a day). Also, prior to the inspection, scheduling was very easy and customer service was great with them fitting me into a cancellation to get my inspection done sooner. We received our report later about 9 hours after our inspection was complete (and received our expedited mold report a day later), and the report is very thorough and easy to read. Once again, if you want the best inspectors and best customer service, this is who you want.

Since this gentleman performed the inspection here on my property in Oxnard, I have found so many…read morethings wrong. That has been truly unbelievable! He said that, unless I had specifically requested for a type of inspection to be done, he would not have done it, and that he does not know what asbestos duct work looks like. It was probably my fault for not doing research on a good home inspection relying on the real estate agent to find this person. He took a picture of the Asbestos ductwork but told me that he did not know what it was. If you are doing inspections in a specific area, you should be very aware of certain problems that occur and be able to diagnose them. Or at least suggest that you might want further evaluation!

She then gave me an amazing 40 page report which detailed every tiny thing that was wrong with the house or the grounds. She highlighted the safety hazards red, and highlighted the things we would want to ask the seller to fix in yellow. All other less important things were not highlighted but were noted. She included photos of the issues as well and even walked us through the house to explain everything. Not only did we know exactly what we were getting into with our purchase, but when we moved in we had our inspection report to use as a "honey-do" list for my husband to start fixing up the place! She was great.

I gave them 1 star only because I could not give them zero star. They inspected a home I purchased based on availability only as I have used other inspectors in past, but they were not available. Eagle Eye Home Inspectors did inspection my home and missed several critical issues with major appliances, which eventually cost me money. After the inspection and finding the issues (short time between inspection and finding the issues) we questioned them and they (Ed) mentioned "... the inspection is limited to visual inspection ONLY. ..". How can a home inspection be limited to a visual inspection?? That's their job and what people pay them for is to inspect, not for excuses. BEWARE of this company operating in primarily Santa Barbara and Ventura Counties.

With that in mind, I can honestly say that Bre and Oscar are perfect examples of the kind of people every business wants to have. I've had a 3 year problem with termites in my walls. Call it a nervous breakdown, it was very hard to sleep and feel safe! For three years!! The owner of the building was friends with a family member, so I couldn't handle this *major* problem legally. My family member asked if they would have my place treated, and their first response was for her to tell me 'termites are everywhere, it's not a big deal'. After asking again, they agreed to have a 'name brand' company come to inspect. That person only looked around my room and said there was no problem. Even with all the pin holes and peeling paint. So to make me happy, the owner had them come do their cheapest treatment, foaming my walls. In the two years prior to this, I learned more about termites than I ever thought I would. Two things: 1. I knew foaming only my walls wouldn't work because there are six units in this building. 2. I know more about termites than the person who came to spray my walls does. Scary fact! This worked for three weeks, and then I started hearing them again. If you look up 'termite head banging', you'll know what I'd been hearing every day for two years! The owner said that's the best they can do. Wrong. According to city laws all rental units with an insect/rodent infestation are considered uninhabitable. Social Security doesn't pay enough to live on, so I arranged my life in a way I could start saving to make this go away! I looked here for a highly rated termite/pest control company and found Premium, with the full 5 stars in every review. I called them and Bre was a delight. She even showed empathy for how long I'd been dealing with this and all the sleep I've lost because of it. She was genuine and I felt great about her. A quick appt. was made and then Joel showed up. I didn't know he was the owner. After five minutes he asked me to go outside with him and he showed me clear evidence of termites (frass) in a circuit box below my window, then showed me a large hole where the stucco and roof meet. A hole going right into my ceiling. The other company didn't see these issues, but they also didn't really pay attention or look in every possible place. Joel told me what would work, and Oscar came to treat it within a few days. He was very nice and showed me exactly what he would be doing inside and out. It all made sense. He had to come back to finish one area. When he finished to whole area I heard nothing. WOW! I had to get used to sleeping again in a quiet room! I have a 2 year guarantee I won't hear them again. My very long winded way of saying I would recommend and use Premium ~ light years beyond any other company. They are great all the way around! Thank you!!!

Also, I felt I could trust him, which is unusual for me. Now, he owns the company and trains all the technicians, which makes me even more glad to recommend them to everyone I know. We recently developed a spider problem and Frank came out to treat the house. He was wonderfully patient and kind with my many questions and spider anxiety. I'm looking forward to being spider-free after his thorough work.
