They engage in unscrupulous business practices by making up thousands of $$ in erroneous charges not specified in any lease and prey on college students and their families. In my experience, there are certain qualities that should be looked for in a good property manager / landlord. Accessibility is one. Another is quality, prompt maintenance work with good follow-up. I found none of these from Landmark group. For starters, if there is an emergency of any kind, tough luck. These people do not hold office hours and they do not answer phones. The website may look fancy if you are considering dealings, but it is absolutely useless for tenants. And the "emergency maintenance" number listed? Just goes to a voicemail box that will not be checked for at least a day. Let me just list the issues that I ran into after a 12 month lease: -Upstairs shower leaking through the ceiling. I was able to get someone to cut a hole in the ceiling and check the pipes, fixing the leak, but they left the hole open for nearly two months. Finally, the hole was patched and filled, with promises to apply a fresh coat of paint that never happened. -Burst pipes between the kitchen and the garage. I was without running water for two days (turned it off myself) before plumbers were sent. There was still a hole in the ceiling when I moved out. The plumbers highly recommended a space heater in the garage to prevent re-freezing because the pipes were not insulated well at all. They claim they would have gotten me one, but they had not been reimbursed for space heaters purchased for other tenants. I left my property manager a voicemail relaying the suggestion and got a text message back saying he'd ask about it. Never heard another thing. I bought a space heater. -Spring rains come, the roof leaks through the walls into the first floor. I notify Landmark and am told a roofer will come out. Nothing. The leaking has now intensified into a second floor hallway and 2 rooms. I get a call from a roofer, but he never shows up. The leak was never fixed and soaked a couple of moving boxes. -The dishwasher is incredibly old and floods at least once per month. Finally, all of these items were noted as discrepancies when it became time to get our deposit back. The impression that I got is that Landmark Group does not care at all about neither its residential properties nor the tenants living there. Also, all this was from their apparent "premier" residential property. Bottom line, DO NOT CONDUCT DEALINGS WITH THIS COMPANY. read more

To claim to be a Christian, and then treat people the way this company has is abhorrent. My cousin and his wife rent from this company and they have multiple complaints that never are resolved. Their bedroom has a huge leak in the ceiling and they live in a basement apartment. The suggestion from this Christian company is move your bed. What would Jesus do, Dave Paladino?????? read more

If I could give them zero stars, I would. I lived at one of their properties for a year, and I was shocked by the lack of professionalism, the lack of effort, and the lack of care displayed by the Landmark Group. I knew within a month of moving in that I would not be renewing my lease. Upon moving in, the duplex was filthy and I discovered multiple things that needed to be fixed. I had to contact my property manager multiple times to get these things fixed and even then, it took about a month before a maintenance guy was sent out. He made a big hole in our living room ceiling while fixing some plumbing issues, and he said he would come back to cover it up. This hole remained open for about two months. I'm pretty sure it never would have been closed if I hadn't called my property manager repeatedly. By the way, I never even met my property manager and rarely was able to speak with him, and I was never given a date or time for when maintenance would be entering my home. Our property manager never answered his phone and would not return calls. The Landmark Group also does not have office hours, so there literally is a complete absence of communication and customer service. Things continued to break down and I continued to leave messages on my property manager's answering machine. Most issues were never fixed. There were serious rain leakage issues with the windows and ceilings upstairs and downstairs. I left messages about these problems and they were never fixed, even though our property manager knew black mold had formed and the ceilings were crumbling down. Shortly before I moved out, I received a letter from the Landmark Group informing me that the already high rent would be raised by $200/month with the renewal of my lease. That money obviously was not needed to maintain the property on their part, since they displayed zero intention of making their property livable. Terrible product, terrible service, terrible company. My two roommates and I are tentants at 2552 Marcy Street under the ownership of Landmark Group. The three of us are young, success adults just graduated with Bachelor's degrees who never party late or loudly - the kind of tenants most would hope to keep. We have waited patiently since moving in seven weeks ago for them to finish renovation/cleaning that was promised to be finished shortly after we moved in. Aside from the laundry list of things left unfinished or just plain missing from our property, every time we have called to find out the maintenance schedule the employees have been rude and dismissive promising a call back that was never received. Two bedroom lighting fixtures don't work, one of which the switch is a crumbling hole in the wall, the gas stove top is perpetually hot, the wood floors have not been cleaned and are flaking yellow wax scales, although they replaced the counter tops before we came, they neglected to finish painting the cupboards and even left a window out of one completely. And lastly, from the maintenance they have done, they've left their paper on the floor and piles of plaster around the kitchen for SEVEN WEEKS. Unacceptable is the only adjective that comes to mind when I think Landmark. RENTERS BEWARE The sign outside says "No Deposit" but I think they left off "No Maintenance" and "No Customer Service". read more

These people are crooks! The landlord is so lazy he doesn't fix anything and when I was getting ready to move out he want me to do his work for him to prepare for the next tenant. After I clean the house top to bottom, did everything my lease told me to do I still was refused my deposit. Normal wear and tear which is stated in the lease means the house should be in pristine condition no holes for nails in the wall, no chipped paint which would not have chipped if they didn't use cheap paint which they probably got from the Habitat store. Then the instructions which I was given after I moved out which outlined prices for everything that they should have to do anyway was over the top. I wouldn't recommend anyone renting from these people. You will NOT get your deposit back no matter what you do. And their houses dumps ! read more

We are a military family looking for a house to rent.I tried calling and emailing these people and they never got back to me.I tried for months to get some one to help me with no luck.I finally looked up reviews for this place and now im glad they ignored me.The reviews i read were just nasty.Others complained of mold,roofs caving in,customer service was said to be a joke and the staff really had no clue what they were talking about.All i wanted was to find a safe place to live while we are stationed in Nebraska and every house they had listed was surrounded by sex offenders.So thank you Landmark for ignoring me you actually did me a huge favor,i have since found a place that will answer a phone and will work with me to find a safe place to raise my family. read more

These people are the worst landlords I've ever had, the apartment I moved into was disgusting. I was informed it was ready, and obviously had no other place to go so I reluctantly moved into the half-finished place with the promise that they'd finish up the repairs within the week. It's been almost three months, my sink has no faucet, there are large cracks in the ceiling, exposed drywall with large holes covers most of the house, quite a bug issue, wax from the floors peels up in all of the rooms, my oven is always dangerously hot (even when turned off). I could go on and on... Save yourself the trouble, the money, and most likely the health issues you'll pick up after living in any of these properties... read more

WARNING: this company misleads people. I saw a home that had been listed on craigslist. I called the number listed a spoke to Dave Paladino(the president of Landmark). He was near the home when I called. Thus, I had an opportunity to tour the home. After the tour he explained the monthly rate and the deposit. I expressed that the home was in my price range. He gave me his business card and said that I should call on Monday to schedule an appointment to sign the lease. I had time to make this appointment in person at their office located near 27th and Douglas. ***After speaking to a Landmark employee I became aware that that home had already been rented out to someone else on the day that I had toured the home with Dave. The fact that the company president mislead me makes me think that his example behavior is most likely a standard company practice. Thus, I am not spending my hard earned money with such an unethical company. ***Now that I have shared my story MAYBE others will think twice before spending their time, energy, money with this company. read more

Hard when people only write about the bad, and fail to recognize all of the good. Take every review with a grain of salt. I personally have nothing to gain from a good review as I no longer rent a Landmark Property. I will say though for the accessibility complaint in a previous review, is not true at all. I have cell phone numbers for every property manager I have dealt with directly. I have rented at two different properties from Landmark Group, and had the pleasure of working with Chris & Tom. They are the best at what they do, and were always willing to work with me. I am very grateful for their help, as I was new to Omaha and had no knowledge of this area. I was lucky to find two great locations to rent from them in the Old Market and just outside the Old Market. Any time I had issues with the loft they were quick to call the emergency plumber and get it repaired. I had my water heater go out, and they fixed it the next day. Also; were super understanding with the pet policy which made my life easier when I got a dog! read more
