    The towers are by far the best student residence on campus at MSOE. The dorms are like little…read moreprison cells where as the Towers are luxury apartments. I reside in a two bedroom which has a full kitchen, in unit laundry, and ample space for me and my three roommates. The only disadvantage in my opinion is that we have a balcony that we are not allowed to access, and we cannot "buzz" people in the front door but that's it! The student led staff always seems to keep the building in immaculate condition, and security is great because students must scan at six points just to get to your floor. We had to that only residence in this building have access to this building regular MSOE students can only get through the front front door to a waiting area. There is also a nice study area on the fourth floor with a few conference rooms (20~80 person rooms), a tv lounge, and some vending machines. There is indoor parking as well, always waitlisted so if you're interested make sure to get on that list quick! The location is also superb because it is closer to the campus center than anywhere else and it's on the corner of Water and Juneau which is loaded with restaurants!

    *Be aware that most of the 5 star reviews on Google are FAKE or not from real tenants*…read more I have lived at Marquee Place for 2.5 years. I'm going to break this up into sections so its easier to navigate: INITIAL LEASING PROCESS: Before signing a lease, I wanted to schedule a tour, but the Leasing Manager warned me that the units were being rented quickly and if I didn't act now that I might lose my spot. I asked if they would do a virtual tour with me, but the Leasing Manager refused. Also at this time the Manager told me about the amenities the complex offered: a fitness center, laundry facility, and a social hangout room. I later learned that he LIED about those things - there was no fitness center or hangout room, and the "laundry facility" was just three incredibly ineffective washers & dryers in a moldy and damp room in the basement. SECURITY CONCERN: After living in my unit for a few months, I started to notice that the back door to my building was constantly being propped open. Anyone who has lived in this area before knows that it isn't always the safest, and an open door is just an invitation for someone to wander in. I raised this concern to the Leasing Office and they did nothing. I then reached out to an Executive at BMOC, Inc., and they agreed it was unsafe and then instructed the Leasing Office to fix the problem. The Office installed a weight to help ensure the door would shut on its own, and a keypad for added security. I went into the Office to pick up a package shortly after this, and was BERATED by the Staff for contacting their 'boss". They claimed that by going above their heads I got them yelled at, however, I would do it again, and its a HUGE RED FLAG that they were mad I did that in the first place. PARKING ISSUES: Parking at Marquee Place is done by "assigned" spots in the alley between 15th and 14th Street. When I first moved in they charged $100/month/spot. You'd think that paying $100 PER MONTH would ensure that you could rely on your spot being available to you, but of course that was rarely the case. I would often return home to find a different car in my spot, and then I would inform the Leasing Office only for them to do nothing in return. They eventually hired a towing company, and I would often make requests for strange cars to be towed but those requests would RARELY be honored. In fact, the only time the towing company actually did any towing was when they towed MY CAR because I didn't have a hang tag (I was never given one). When I was finally fed up enough about this problem and sought out the Property Manager, Sean Casper, to discuss solutions, he was mad at me for calling his personal cellphone and then essentially refused to discuss the problem further. OVERALL: I'm fairly lucky to have only experienced the negative things described above. I know of several other tenants who had it way worse, and I feel like their experiences are far more indicative of what it is like to live in Marquee Place. In fact, the Office recently began an incentive program looking for 5 star reviews on here. If you leave a 5 star review, they will enter your name into a contest to win AirPod Pros. This proves that they realize there are problems but refuse to fix them. The gas shuts off often leaving your apartment freezing, the water is shut off far more often than it should be for "maintenance," and the internet connection is crappy. The alley is disgusting and constantly filled with trash, and its riddled with pot holes which causes damage to your car. The building often smells of cigarette smoke because of people smoking by the front doors. The basement floods a lot and is dangerous to walk in. The office phones rarely work, and the Property Manager is never onsite to answer your questions or concerns. To their credit, my actual apartment was nice and spacious, and I liked the modern finishing. Further, the building's solid foundation and walls muffles sound well. However, the way the Leasing Office conducts business and interacts with tenants is repugnant.

    horrible place of renting. when i first toured the building i was basically settling, since i was…read morehomeless it was cheap rent whatever you know? there were bugs in the sink, even when i moved in & there was also a dead bee in the sink. some of the apartments have mold growing in them, and they are aware that this is a problem but wont do anything to fix it, because when you go to them they tell you "its not mold" now when we first moved in our oven didnt work, we let them know and 1.5, 2 weeks went by and they got an electrician (who didnt do anything but plug something into an outlet to fix it) it didnt fix it so when we went back we got moved into an entirely separate apartment, then a fire happened when i left to go to the petstore, from what someone who was supposed to move in their told me is that they couldnt move her into that specific apartment because there were electrical issues, but still moved us in anyway. they are currently trying to blame the apartment fire on us, but we havent used to stove in 4-5 days since we work at night, we eat at work and dont come home til around 11pm at night. they're still trying to make us pay rent for the apartment when the fire department literally said its in an unlivable condition. (the oven is burnt, my cabinets are on the floor, and the electrical is completely cut out) so tell me how thats liveable? on top of that im like 80% sure their fire extinguisher is expired & the things you pull to let people in the building know theres a fire DONT WORK. they dont care about anything you bring to them. theres also mold in the basement, i placed photos below. DO NOT LIVE HERE.

Now I have a chance to start fresh, and I gotta say, I had a great experience working with Helena S. Benn at Herzing University South Region New Orleans Campus. From the beginning of the enrollment process, she was incredibly knowledgeable, kind, and patient. I really appreciate when people are direct and can deliver information with grace. I never felt rushed asking questions or needing explanations about the program--I truly valued her approach. She responded to my emails lightning fast, making the whole process much smoother. Helena made everything easy to follow by using bullet points to clarify what I've already completed and what I still need to submit. Her transparency and support really helped me stay organized and motivated. Overall, my first impression is a 10/10. I highly recommend working with Helena if you're considering Herzing. She genuinely cares about her students and makes the process much less stressful. If you're looking for someone knowledgeable, kind, and responsive, she's definitely the right person to guide you on your educational journey.

Blinds are scheduled to be installed later this month, which will fully resolve the concerns I originally raised. We are very happy with how our property manager, Amber, handled the situation once we were in touch with her; it just took a little time to get there. That said, we now feel confident recommending this building. While move-in was a bit of a snafu, we believe this was a learning experience for all. Amber and her team deserve recognition for their professionalism, responsiveness, and follow-through. Otherwise, the location is amazing, the common areas are very clean and well maintained, and our neighbors have all been wonderful. - The only reason I'm giving 2 stars (instead of 1), is because the concierge and maintenance staff are wonderful, kind, responsive and genuinely helpful. Unfortunately, the apartment itself and leasing are the real problem. The unit I was shown on my tour was much nicer than what I actually received, and this was never disclosed. The kitchen appliances look like they came straight from a junkyard, scratched, stained, broken, and barely functional. I would have paid more for a better unit, but I was never given that option when signing our lease. I didn't expect brand new appliances, but I did expect them to match the quality of what I saw on the tour. On top of that, half the rooms in my unit don't even have blinds. The tour unit did, but I was told blinds and appliances are "luck of the draw" only after moving in, and that I could pay extra for custom blinds. Why would I pay out of pocket to add value to a unit I don't own, especially when the expectation was set during the sales process that I would receive those blinds? Move-in was also tricky. We rented extra storage, but the leasing office couldn't clearly tell us where it was located. We had movers on a tight timeline, and the lack of clarity wasted valuable time (again, the concierge was the only person who was quick to help us here). And there was someone on the team parked in our spot when we arrived on move-in day. I could overlook those mistakes if the apartment itself wasn't so crappy. Bottom line: the non-remodeled units are dated (they look like the apartments I rented in college, like eight years ago, but with worse appliances), and the remodeled units are TINY. And if you lease here, it looks like your risk having a kitchen with appliances that barely work (our oven does not get hot, the fridge is too cold and iced our food and ruined my insulin, and the microwave and dishwasher are literally falling apart.) There are far better and more updated options in Milwaukee at similar price points. I regret signing here and am already accelerating my home-buying search.

I've lived at The Moderne for seven months--my first downtown living experience. I'm not picky whatsoever and my non-negotiables were safety, budget, and natural sunlight. While many apartments met these criteria, The Moderne stood out for its height, guaranteeing both sunlight and incredible views. I chose a south-facing unit, and the morning, afternoon, and night views are stunning. ----------------- Main Pros: -The views are unbeatable. Sunrises, sunsets, and the city skyline are all visible from my unit. -The location is prime--Deer District events, restaurants, and bars are all within walking distance. The area feels safe thanks to the Bucks's security presence. -The apartment itself is well-designed, with modern appliances, clean finishes, and thick walls that minimize noise. -Staff shoutout- Mitchell is the best concierge in the city--professional, dedicated, and genuinely kind. The Moderne should value him the way the Bucks would if Giannis wanted another supermax. He's the first person you see when you arrive and the last when you leave, setting the tone for a welcoming and exceptional atmosphere. -There are apartment events for tenants to congregate and socialize as well as local food discounts for Moderne tenants. -Onsite parking is heated, though expensive at $200/month. A $100/month lot is available nearby. --------------------- Main Cons: Fire alarms. In seven months, they've gone off 26 times to my count, at all hours--1 AM, 5 AM, 10 AM Mon-Sun. At first, I evacuated, but after countless false alarms and the same "faulty alarm" excuse from leasing, it's clear this is a serious safety issue. If there's ever a real fire, how would we know? Despite $2K+ monthly rent each, you're telling me it will take 2 weeks for a diagnosis?? GTFOH. Elevators. One of the two west elevators has been out for 28 days and counting. For a high-rise, this is unacceptable. Our lease agreement requires on-time rent payments in exchange for the bare minimum, The Moderne to maintain the property. Expedite the service. You wrote the contract, and you agreed to the terms. Do something about it. Noise. We live downtown, you can't 'fix' the noise, but you can mitigate it. Thus, I strongly recommend living above the 16th floor. Floors 9-15? I genuinely don't know how you tolerate it. Facing south, I overlook 3rd Street, home to bars, clubs, and restaurants. Daytime noise and game-day chatter are expected, but past midnight, most places quiet down--except 3rd Street. Many bars stay open until 2 AM, and Truth Lounge keeps the party going until 3 AM. The issue isn't mainly their music--it's more so the crowd. Police park outside hours before closings, knowing what's coming. Cars and motorcycles with deafening sound systems rattle windows from 1-4 AM, usually on Sundays (less frequent in the colder months). The cops only intervene if a fight breaks out--otherwise, sirens blare, and chaos unfolds. People argue, scream, and flood the streets, turning the area into gridlock. Some say city noise is like white noise--but this? This is relentless. The Moderne can't fix it, and the police won't. If you want some peace, live above the 16th floor. ----------------- Other Inconveniences: The trash chute on each floor was sealed off after six months of living here due to "significant damage," forcing tenants to take the trash to a communal area. My guess (speculation) is that you don't just stumble upon major damage. They might've known of it in the past and, rather than fixing it then, took their chances, leading to this costly mess. Smell. I can't for the life of me fix this lingering smell that has consumed my kitchen. I have used every kind of remedy and haven't found a fix. I see other reviews talking about it, too. My best guess is the shared plumbing system. There are either leaks/cracks in pipes, or they simply aren't regularly maintaining the drain lines that run out of the building, which is causing trapped sewage gas to run back up into the system. Regardless, it's liveable but an inconvenience. Cameras: I understand the need for privacy, but wouldn't it be common sense to install security measures in high-risk areas? The on-site garage is extremely tight, with little room for error on each turn. If someone were to hit my car, they could easily drive off without accountability. With no cameras, there's no proof it even happened. I'm no lawyer, but if it's legal to install them there, why not take steps to protect your residents? ------------------------- I appreciate those who took the time to read this. I focused on the cons in hopes of driving improvements at the Moderne. If these issues, along with others mentioned in reviews, were addressed, this place could be far more competitive. However, as it stands, I don't plan on renewing or recommending it.

    this place is probably the worst to rent from…read more... no apartments start at $600. when i moved in the dishwasher was so covered in mold it was unsafe to use unless i took it apart to clean every piece myself. dishwasher also flooded the apartment MANY times. i was told cleaners cleaned the apartment before move in. the day i moved i mopped the floors - first water dump of JUST the living room was pitch BLACK. i gave up after 5 water dumps the water was still dark gray. it was so bad you could see the grime on the floors. i had mold growing in my window and on the walls. no one came to fix it at all. i was told at move it they were going to replace my window and well....it never happened. they claimed i never disclosed i had a dog when i had email receipts stating i did and had his vaccine records sent. the dog poop trash and actually any trash around the building is so over flowed you can't throw anything away. i saw rats bigger than chihuahuas running around the building. i think if you hired a group of sorority girls to do the maintenance they would do a better job...i went months without a smoke detector, 10 hours without power and was locked out of the building due to power. the maintenance guy will say tasks are complete but never come to even look at them...trim was falling off the wall, my paint was bubbling off and the shower corners had mold where the cauxing was. don't forget if you get lucky in the winter you might get a homeless person in the community couch space. you know the management was bad when the cops couldn't even get a hold of them....also if there's ever a fire good luck cause the power will go out and there's no emergency hallway lights (which is a violation of the state laws)

There is black mold in the apartment. I guess this shouldn't besurprising since the dishwasher was moldy when her and her roommate moved in. Literal mold IN the dishwasher at that time Walls are paper thin so you hear EVERYTHING. Finals time? No worries! Please scream all night. Her smoke detector has been faulty for months. I've heard it myself. They no longer accept maintenance for it because it's not a 24/7 issue. I will see what the fire department thinks about faulty alarms. I'm sure they would be pleased. What management tells one student is different from another. For example, my daughter was told she couldn't drop parking because there was no wait list. Come to find out her friend was on the wait list Oh and previous tenants apparently aren't forced to give their key and fob back so who knows who has access to the building This place is an absolute joke since I posted this in apartments.com and emailed the property management company, eenhorn its gotten worse. Maintenance came to fix a flickering light. Light still flickered because "there's no issue" found by maintenance. Well she has videos of this. minor issue but why are we lying about the fix? The best part.... Maintenance left her door unlocked. Amazing. I wanted hundreds of people to have access to her things. The manager, in response to door being left open was "I don't know how that happened". Um I do. He didn't lock the door?! How about an apology? Some form of recognition that this isn't a good situation?! Good heavens if I gave such little crap as these people I sure wouldn't have a job. Thanks for scamming students. Keep up the good work Oh and we're also paying more for base rent than outlined the lease. It's hard to argue with a cement wall here which is what talking to them is like. So if you like feeling insane and disrespected you should absolutely rent here. If you or your student wants a decent place to live I probably wouldn't stop here....
