I've been living here since August of 2019 They have a shuttle that takes you to and from campus and it's very convenient. It's very nice and modern on the inside They have really cool resident events multiple times a month That get everyone engaged like a community. They do giveaway frequently Staff is mostly nice. Most frustrating place to live BY FAR!!! The biggest issue was management. During a four-day water outage, residents were expected to survive on only four bottles of water each. That is nowhere near enough for drinking, cooking, hygiene, and other basic daily needs. The way the situation was handled demonstrated a complete lack of concern for the people living here. The move-out process was equally frustrating. Management failed to provide the hauled garbage containers residents relied on, resulting in trash piling up and litter being scattered throughout the complex. It made the property look neglected and created an unpleasant environment during one of the busiest times of the year. Throughout my time here, communication was inconsistent, problems were handled poorly, and management seemed more interested in doing the bare minimum than actually supporting residents. For the amount students pay to live here, the level of service and organization falls far below what should be expected. If you're considering The Lark Sacramento, I strongly encourage you to look at other options before signing a lease. There are plenty of student housing communities that treat their residents with far more respect and professionalism. read more

Listen to the recent reviews about how this place is terrible and why you should live literally anywhere else!!! My car was towed within the first month of me living here because the security thought I parked in the wrong spot and they made me pay for it. There were a couple times that we didn't have running water for a several days, the WiFi always cuts out, the gym doesn't have AC, the pool is always closed, the gates are always broken, and you you can expect to hear people screaming outside of your building at 3am pretty much every weekend. If you share a wall with someone in another part of your building, prepare to hear EVERYTHING. I mean toilet flushes, snoring, talking, all of it. Honestly, the list goes on and on. The worst part was when I told management that my neighbors had been leaving trash outside of my door -- furniture they didn't want anymore, stuff from bathroom, etc. They told me that I will get fined unless I can prove that I didn't put the trash there and at this point I had not been living there for weeks. THEY RECOMMENDED THAT I DIG THROUGH THE TRASH TO TRY TO FIND SOMETHING WITH THEIR NAME ON IT TO PROVE ITS NOT MINE!!! How degrading is that??? You'll also be charged for an entire month of rent the first month, even though the lease starts the last week of the month. You're also expected to move out a week before the end of the month, but don't worry. They'll still charge you for the whole damn month. On top of all of this, I was charged nearly $400 that was auto charged on the card I had on file without notice (no bill or anything sent to me beforehand). Cleaning and damage charges which were not itemized and no clear description. If the damages were my fault, I would own up to and pay it but the caveat is that I moved in early and accepted the apartment "as is." I was told to document any damages and the state of the apartment to send to them with timestamps as proof upon move out. I did exactly that and did not receive a response, causing me to believe that my email was not seen and that they wrongfully charged me for existing damages caused before move in. I am in the process of trying to get an itemized bill with sufficient evidence but have yet to receive a response, which seems to be a common experience, after reading other reviews. This apartment complex is by far the worst place I've ever lived. Throughout my time here, I've dealt with constant issues while receiving very little support from the leasing office. On top of that, I was overcharged nearly $700 over the course of seven months. The water is shut off every couple of months, and the most recent outage lasted three days. While management handed out bottled water, they have never addressed whether residents of The Lark will be reimbursed or compensated for the inconvenience. I've emailed, called, and visited the office in person multiple times, only to receive no response or a simple apology with no solution. This doesn't even begin to cover the ongoing cleanliness issues throughout the complex. When I first moved in, the office had my move-in date wrong despite my confirming it multiple times through email, during lease signing, and verbally. Because my previous lease had ended and I work full-time, I had very little flexibility. I took time off work specifically to move in, only to find that my keys didn't work. When I went to the office, they informed me that I wasn't supposed to move in until several days later. Delaying wasn't an option--I either had to move in that day or pay for a storage unit and hotel that I simply couldn't afford. The only solution they offered was for me to sign paperwork acknowledging that I was accepting the apartment "as is." I assumed it wouldn't be too bad, but I was completely wrong. The apartment hadn't been cleaned at all, and there were roaches everywhere. It looked like the previous tenants had simply moved out and the unit had been left untouched. When I say there were roaches everywhere, I mean everywhere: the refrigerator, laundry area, washing machine, oven, sink, bedroom, pantry, and more. The couch was covered in cat vomit and urine stains, with rips throughout the fabric. I repeatedly requested that it be replaced and was told it would be, yet I'm now moving out and it's still the same damaged couch. Instead of enjoying my days off after moving, I spent them deep-cleaning the apartment myself while repeatedly requesting pest control. Thankfully, pest control eventually came, but it should never have been my responsibility to make the apartment livable. During my time here, I also experienced serious plumbing issues. My apartment nearly flooded because the plumbing for my unit and my neighbor's unit had been connected incorrectly. Whenever they turned on their garbage disposal, my sink would back up and overflow with their wastewater and the same would happen to them if I used mine. Thankfully, my partner was home and was able to call maintenance because I was at work until 1:00 a.m. The issue wasn't fixed for several days because there are only three maintenance workers responsible for the entire complex. I genuinely feel bad for the maintenance staff. They work incredibly hard and are doing the best they can with limited resources. The problem isn't them. it's the lack of support, staffing, and management. Unfortunately, those issues have made living at The Lark an incredibly frustrating experience from beginning to end. The outside of the complex is also covered in dog poop and trash (The area also smells of trash constantly). Amenties are either never open or gross. The pool is constantly having maintance and the volleyball sand area is just a litter box. parking is impossible, cars get broken into if you can't find parking inside. Flooding via the sprinklers is constant leading to lots of roachs and mosquitoes. Only positive is a couple stray cats that are very friendly. If I were you find somewhere else to live because this was way to much to deal with. As I'm typing this I have had no running water for 60+ hours in my apartment and the leasing office is purposely forwarding calls to an AI voicemail so they don't have to deal with upset residents. They've sent email after email with a time of when it will be fixed and yet here we are still unable to use our showers, flush our toilets, do dishes....This is the second time in the past year, & the last time the water was off for over 24 hours. We did not receive any sort of credit on our utilities or rent. Since I moved into this unit a couple of years ago, my apartment has been disgustingly dusty, to the point the ac vents are VISIBLY BLOCKED by dust, despite SEVERAL request for something to be done about this nothing has been done bc they believe changing the filter once a year is adequate despite there being something visibly wrong with the vents. I have had to purchase multiple air purifiers just to feel like I can breathe in my own apartment. If all parties have not moved out when you're moving in, (since apartments are rented out by room) they will send cleaners to lightly clean and paint your room before you move in, and that's it. So if the common area was left disgustingly dirty, such as the kitchen area be prepared to move into filth and either your first interaction with your new roommates be you asking them to get their shit together, or by deep cleaning yourself. When I moved in this unit from an upstairs one the fridge, the top of the fridge, the sink, and cabinets were all filled and covered with garbage and rotting food that I had to clean up myself before even feeling comfortable bringing my own belongings inside bc according to the two roommates who were still living there all the mess was "from the guy that moved out"...so you guys were just living in his moldy nasty filth even after he left? Nice. The walls were lined with stacks of trash the apartment smelled so mf nasty.. Rent has increased several times in the 2 1/2 years I've been here, adding more and more random utility charges. They DO NOT provide adequate parking, they make you get a parking pass for the unmarked spots or pay for your own spot (no you don't even get one), yet when I asked the manager for one of the free parking stickers she claimed they "don't do that anymore" yet all over the complex there's stickers inside of cars dashboards. So my only option has been to park on the poorly lit street in front of the complex where there is constant break ins and parking attendants who will look for any opportunity to make their quota off the backs of young college students. I received a ticket once for being in a clear parking spot that everyone parks in with the reasoning being "my car was parked beyond where the bike lane ends on the left side of my car" despite the whole right side being a regular unmarked unobstructed curb" never in my life have I been ticketed for that. This place is a joke. This is also the only apartment I've lived in where every 2/3 months the apartment is going to make up a reason for someone from the office to enter your personal spaces unrequested. "Oh we have to inspect the fire alarms" "oh we have to see if you guys brought any mini fridges with you that might be recalled" "oh we have to inspect the walls" just a bunch of random bs, I've never lived somewhere that constantly has people entering your apartment other than maintenance but it's invasive. The walls and ceiling are ridiculously thin, pray you live under a considerate individual and not someone who stomps all hours of the night like a baby giraffe tryna figure out how to use their legs. If they have to replace anything in your apartment while you're there, they will replace it with noticeably cheaper shittier products, my washer machine stopped working, the maintenance man had to replace it and within a week the other one wasn't working the maintenance man told me himself "it's these owners, they're cheap asf and they give us junk to replace things with that's why we have to keep coming back. I know it's tough finding places in sac currently and if you're young you might be like "screw it first place" or "just need somewhere to stay" my advice is just take the extra time or stack the extra bread to be able to live somewhere else, bc once the novelty of it all wears off I promise you'll realize pretty quickly Lark Sacramento isn't worth your money, and they don't care about you as a resident. read more

Ive lived here for a year at this point and this location is decent as a sac state student, but there are issues with living here. The good: 1) next to campus 2) lots of stores/food spots nearby 3) shuttle that takes you from the complex to campus 4) on site gym, pool, and sand volleyball court 5) sometimes theres rabbits 6) pet friendly The bad: 1) service issues (wifi outages are frequent and you have to deal with it yourself, water outages, ac going down) 2) homeless people everywhere (sleeping under the stairs inside the complex, digging through dumpster) 3) liam. Lark sacramento's ai assistant who can never seem to help and only adds to my frustration when im already in need of help 4) parking is scarce and unless you have a reserved parking spot, you are not guaranteed parking within the complex, forcing you to park on the street outside the complex, risking you car being broken in to. (It has happened multiple times to many people) 5) they have fake ethernet ports in some buildings?? (I moved from one building to another and the new one had fake ethernet ports installed into the wall but not actually hooked up to anything 6) next to train tracks. Trains run through 3-10+ times a day 7) maintenance. Sometimes can take some time, but the workers are awesome ! Personally, i can put up with a lot of the crap that goes on but there is a LOT of crap i put up with to deal with the convenience of living 7 minutes from campus. read more

DO NOT LIVE HERE! I was a tenant for two years, and it was an awful experience. The management does not have a system in place to match compatible roommates, unlike places like The Crossings and Hornet Commons. I ended up with difficult, messy and violent roommates throughout my entire stay. An important note: If your roommate is somehow connected to the leasing office, they will likely take their side and even share confidential information about you. This has happened to several people I know. Parking is a nightmare and overpriced. The whole setup feels economically unfair, with a lack of transparency in how parking is managed. Upon moving in, they clean your room and bathroom, but the common areas are left untouched. I've moved into units that were filthy and had mold, and management did nothing about it. If you don't have a car, don't park your bike outside. Bikes and tires get stolen. I had my wheels stolen three times and the Lark security didn't do anything! Even though they're 24/7. To top it off, parties are frequent, especially in the summer, and things often escalate to violence. This is not a place I would recommend to anyone. I normally don't leave reviews, but future residents deserve to know what they're signing up for. When I renewed my lease in September, I was initially allowed to pre-pay the last two months' rent to self-qualify as I did with my previous lease. A month later, management changed their policy and told me I had to earn three times the monthly rent, which I don't make. In April, I asked the general manager what my options were, and I was told that the only path forward was income qualification, no mention of flexibility. So I clearly stated I would be canceling my lease renewal. No one objected. I moved forward, signed a new lease elsewhere, and now (months later) they've called to say their policy changed again and pre-payment is back. Too late, I already made life decisions based on the information they gave me. This isn't the first time poor communication and mismanagement have affected my living situation at Lark. When I had a serious issue with a roommate who broke multiple terms of the lease, including documented property damage and direct threats, management did nothing until I threatened legal action. I had evidence and a clear case for a lease violation, but instead of moving the violating tenant, they tried to charge me a moving fee to leave the unit myself. Security is also a major issue. The front gate is almost always broken, and the shuttle service is unreliable, it's constantly breaking down and leaving students stranded. Lark looks polished on the outside, but residents deal with inconsistency, broken promises, and policies that shift without notice. Proceed with caution, and keep every email. read more

Overall my experience at the Lark was good enough. The units themselves were nice and spacious and the AC unit does its job during the warm months. The office is decently helpful when expressing things like noise complaints and roomate troubles. Ive had no problem with parking but cars do get scuffed up in this lot. Shout out to the maintenance guys! Always super friendly and quick in completing work orders. The shuttle is a God send. Drivers are friendly and the schedule is usually consistent. Security is very questionable. I see him sitting in his car a lot of the time instead of patrolling. Once it was an exceptionally loud night and I saw him on the phone not really paying attention. My main complaint about the Lark is it does get VERY rowdy around football games, Halloween, and other popular party weeks. It's not uncommon to find broken liquor bottles or vomit in the street. The surrounding area is very so so. Homeless people have come into the complex and loitered around. Overall I would say the Lark is one of the best student housing in the area. They are all a bit sketchy but this one is better than the rest. read more

Update: WARNING : Don't Live in those apartment complexes is not worth it. Why, you ask? Let me explain. My roommate and I were charged nearly $400 for carpet replacement and wall painting. However, when my roommate first moved in, she took pictures of all the existing damage in the room. Before we moved out, we thoroughly cleaned the entire room, leaving it spotless, and took pictures again before returning the keys. A few weeks later, we received an email stating that we had been charged because of damage to the carpet and walls. We were shocked since we had left everything in perfect condition, even going so far as to buy paint that matched the wall color exactly. We immediately emailed live@larksacramento.com to ask for proof of the damages, specifically requesting pictures so we could verify the claims. After a week with no response, we followed up with another email, but still heard nothing. We even tried contacting them through Liam, the AI assistant for Lark, and provided proof of our previous emails. Despite this, the only communication we received from them was about paying the charges for damage we did not cause. Living here is especially risky for students. If you do decide to stay, make sure to take detailed photos and videos of everything before you move in! read more

I've lived here for a few years (Aug 2019) and when I first moved in I was charged 650 a month utilities included in that price. Now my rent is nearly 900 dollars because they upped the rent itself to 850 AND having us pay for electric and water/sewage. I live in a shared unit, there's 4 of us 2 per bedroom. I know that they've been struggling to fill up their units the last few years with the newer apartments popping up but if you want more business stop racking up the price. I would not recommend living at Lark Sacramento. Be sure to take pictures of everything in your apartment when you move in and clean everything when you move out!! Even then, you still aren't safe from the Lark charging some outrageous fees for cleaning. Not to mention that a lot of the charges are for carpet replacement (which they should be budgeting to do every year and not charge that to tenants) and damages that were present when I moved in. On top of that, I didn't receive notification that these damage charges were present in my resident portal until AFTER the date it was due. I moved out on the July 31st, and the damage fees were apparently supposed to be paid by August 1st, but I didn't receive notification that the charges were in my account from Liam (the AI assistant) until August 8th. So by that point, I already had a late charge fee that I didn't even have control of avoiding. During the last year of me living there, the trash valet service got worse and sometimes they wouldn't pick up our trash. I lived in a townhome with 3 other people so our trash filled up quick and if trash valet didn't pick up, we would be at fault and have to pay a fee if we had too many trash bags in our bin. Garage broke on me and my roommate's multiple times, garbage disposal stopped working multiple times and they would just temporarily fix it instead of replacing the garbage disposal, washing machine would leak every now and then and water would start dripping through the ceiling. The Lark also has a serious roach problem that they never seem to fix. I've lived in two different apartments during my 3 years of living with them and both apartment and townhome had roaches and neither by my own fault. Both times, the roaches were coming in from outside due to poor weather seals on the doors or from other apartments that were infested. Given that the Lark does offer free pest control services which helped get rid of the infestation in my apartment, I was not confident that the treatment would last long as live roaches were still present and would crawl underneath the seals of our doors. There were carpet beetles that I could not rid of for the life of me and yes they are harmless to humans but they are still a pest that will continue to populate in your apartment and eat up fabrics if you don't take care of it. The only reasons I stayed at the lark for as long as I did was bc of spacious townhome with a garage for my car and the price for the townhome was a better deal than surrounding apartments with less space. I'd give this place zero stars if I could. During the tour they made it seem as if they actually cared about their residents which turned out to be completely false. My daughter wasn't comfortable with her roommate selection and when I emailed to ask for a different placement they decided to call my daughter (whom is 16 years old) to try to convince her to stay where she was placed. Instead of understanding that she is young and has a difficult time articulating how she's feeling (because again she's 16) they attempted to scare her by saying she may get someone who is way older than her current roommate. My initial thought was why not try to house freshman with freshman? I'm contacting my family attorney to get out of the lease because we will not be moving forward. read more

I lived at the Lark for almost 2 years. It was definitely a bad experience. The first year I moved there I had loud neighbors that would party almost everyday! Security would be called and they would ignore the security and keep playing their music. This was difficult on school nights trying to focus. People tend to park in your paid parking spot and the tow company be taking forever to get them. Also when moving in the carpet was dirty and paint job in apt was horrible, damage on walls baseboards and desk .. etc which you can upload on your move in inspection yet I don't think they seem to check when you move out because they will charge you over 300 dollars when moving out even if you cleaned or painted the apt and left if better than when you moved in. Also update they just responded to my google review, but I have emailed them a few time through. live@larkSacramento.com and through their AI (Liam) and have yet to receive a response. WARNING to anyone looking to live here! They will charge you crazy money when you move out. Will not respond to any emails in regard to charges. Even if you ask them for proof of the damages you supposedly left behind and you yourself have move in and move out photos. At this point they for sure are wrongfully charging people .They aren't even willing to provide proof of receipts of the services needed to repair "the damages" we supposedly left. DO NOT LEASE FROM HERE!! lived at the lark for 2 years. the first year, i lived in the 3x3 apartments. the second year, i lived in the 4x2 townhouse unit. FIRST OF ALL, these units are NOT worth the money. 1,000 a month for a tiny bedroom in a cheaply made unit is absurd. with everyone's rent put together, my unit would be $4000 a month. it may seem like a good deal paying 900-1,000 for rent, but remember that you are SHARING a unit and are paying premium per person. Second of all, management are money hungry and indifferent to issues going on around the complex. I received a bill of $215 for "cleaning/repair fees" which is insane because i did not cause any damages in my unit. IN FACT WHEN I MOVED INTO MY UNIT, IT WAS FILTHY!!! So wait a second, you can charge residents hundreds of dollars for cleaning and repairs but don't even clean the units? Attached are photos of my unit upon move in. Definitely does not look clean and i'm sure the people before me were charged cleaning fees too. Additionally, the complex is not safe. The gate has been stuck open for 3 months so anyone can just drive/walk in during the middle of the night. There's always neighbors partying, loud music, and zero courtesy for other residents. this is against community policy, yet the lark does nothing to enforce it. They don't give a damn about resident's well-being. They put so much energy into doing community events and giveaways but can't even put any energy into actually maintaining the complex itself. As a closer at my job, i see roaches EVERYWHERE as i walk to my unit at night. I think this is mainly caused by their new valet trash service, which is the stupidest thing they could have done. The limit is two trash bags per day, but many nasty people living here just pile tons of trash directly in the bin that doesn't get taken out, and attracts pests. Or worse, some residents (or non residents) HAVE DUMPED THEIR TRASH INTO MY UNIT'S PERSONAL TRASH BOX!! there are just so many people who live here that don't know how to be clean, pick after themselves, and be a good neighbor. Also, the complex itself is so cheap. the furniture is cheap, the paint is thin, cabinets break easily. Be very careful because if you break anything, they will charge you fees for breaking it, AND THEN NOT EVEN FIX IT FOR THE NEXT PEOPLE MOVING IN! even though the furnishings they installed are super cheap and snap like toothpicks. so make sure to take pictures of damages you see when you move in so they don't charge you for it. oh and don't even get me started with roommates. GOOD LUCK IF YOU SIGNED UP FOR RANDOM ROOMMATES! it's like Russian roulette. if you get stuck with loud, disrespectful roommates, and you complain about it, they just send a nose complainant letter that will just be thrown away by those said roommates. and then they charge a $200 fee to move to a different unit. it's a nightmare if you get stuck with the wrong roommates so may the odds be ever in your favor!! Do not be fooled by their fictional "community" they advertise on their instagram and website. It's an overpriced shit hole where half the residents aren't even students, and do not promote a quiet and peaceful study environment. The lark is nothing like how they advertise it. i would never live here again parking is definitely a problem here. I would wake up and my car would be gone because it got towed and couldn't see the numbers. Why rent out rooms to many students without having many parking for students. Also the only other parking they have beside that is outside the apartment and you have to walk so far at night after work. Plus people break into you cars and take your tires. I've see it all here, never again. I got a lease takeover once i was able to. Do not live here for college if you have a car. Thank god i'm out of there. Already posted a review about this complex before but since now i've moved out i feel more comfortable explaining my experience... I was placed with a roommate who had ppl steal from me, stake out my apartment, after she transferred apartments she tried to come back and jimmy the front door lock, after moving out completely last year she then came back a in May and busted two of my car windows then came back two months later and busted all of 4 of my windows. Who'd think since there's "security" and a entry gate you'll be a little safer. NO.! The gate is broke. every other week for months at a time with no care from management to fix it. They have money to spend on movie nights and brand new vending machines and pool chairs but not fix the gate for residents safety.?! When i asked if they had security cameras they told me they only had a camera looking at the basketball courts...... that in itself is questionable for me. The management team there is absolutely the definition of terrible I swear living there was the worst 3 years and i only stayed the 3rd year because they trapped me in my lease like they did with other ppl who've reviewed here. During Covid workers were completely ignorant to the fact that not all contractors wore mask and booties while working and cleaning the apartments. They say they clean the apartments from the previous tenants but as a resident who's seen them do the turn around process I'm telling you they DO NOT. They literally only paint over scruffs on the walls, barely clean the carpets and half ass clean the fridge, pantry's , microwaves and the oven. The mattresses and couch's are recycled from on tenant to the next. Apartments are infested with Ants and Bed Bugs. I can't tell you how many times i woke up to bites on my arms confused on where they came from. There'll be literal trails of ants coming from random part of the kitchen, window seals, in the bathrooms or closets, and coming from the vents or other small cracks. Then when you call them to contact pest control it's like it's a problem for them to have pest control come as if they don't want it to get taken care of. In addition to that pest control only "comes" once every two weeks so if you call them after they leave you have to wait. To make it worse the day pest control comes they want you to be out for 2 hours due to the chemicals they spray. My roommate sits in her car as pest control goes inside........ pest control literally went in for 5mins and left. Few days later there were still ants in the apartment. So I am very disgusted and fed up because I keep finding little bugs in this apartment! I first noticed one under my pillow case on my pillow as I was washing my sheets for a month. I couldn't believe that there had been a bug i've been sleeping on for god knows how long! Also, I just recently found one on the wall and then again on my bed after cleaning my sheets for the second time! I am unable to sleep at night thinking about these bugs infesting my place of sleep. They seem harmless, but still disgusting nonetheless. Lark Sacramento admitted to reusing their beds and mattresses. The apartments reuse the bed frames and tell the residents to simply clean the mattresses. Who knows what other person has been sleeping on these beds and what they brought along with them! So many roaches, & they do nothing about it. Can't use the kitchen or common area due to the amt of roaches. Can't cook either bc it's infested with bugs ever since I moved in. I literally have to wash my dishes in my shower. Secondly, I did not have access to hot water for an entire month. I complained over 10 times via email & filed so many work orders. It was only until I emailed about refunding my water utility bill that they fixed it. Pathetic. I had to use a kettle to use hot water for showers... After telling my family & friends, they said I was living in a dumpster or back in the middle ages, but my favorite one yet was when I was asked if I had to make fire from sticks & stones in there. Thirdly, roommate is illegally allowing her 30 y.o. BF to live here with us since last year in August. Mgmt has been notified MULTIPLE times but nothing has been done. So this is a great place for you if you want to break your lease without consequences. Multiple cars got broken into just outside the residence and some inside the residents. Plus parking is horrendous. Sometimes you will have to park a 10 minute walk away if you come home after 7pm. You will have to risk getting towed almost every night parking in a No Parking Zone. Warning to all of you getting ready to move in. Please take plenty of pictures and videos before you move in. My grandson lived there for 2 years and when he moved in the carpet had some spots on it (my daughter took pictures) and the room had not been painted. He moved out in July and he and his roommates cleaned for days. My daughter received a bill for over 1000.00. She called and they sent her a pictures and an itemized bill. There was a spoon left in the kitchen, pice of paper left in his dresser and they are billing for that. How petty. They also want to charge for replacing the carpet and for repainting his room. The carpet has normal wear and tear and it's up to the complex to paint. My daughter is fighting some of the charges. Be careful. read more

DO NOT WASTE YOUR MONEY HERE!!! Wow where do I start? I have lived here for a total of 2 1/2 years because of the convenience of it being close to SacState, but It was the worst years of my experience. If I could give 0 stars I would. I have had a handful of encounters while living here, but my biggest issue has been the management here at the lark. I had horrible experiences with roommates here, especially because of the filth that they brought into the common areas, so I moved out before my lease ended. Prior to my lease termination, I had placed a deposit of $2,000 back in 2019, and now that I have moved out the management is basically withholding my check. They promised to mail it to my new address 20 something days after I turned my keys in, back in January, and here we are entering march and I still haven't been given my money. The management and leasing office is ridiculously inconsiderate, they do not answer any concerns with an actual explanation but they simply just try to shut you up. In my case, I have contacted them multiple times about my deposit, and I even sent them an email with my address written out for them to just copy it so they can send me my deposit with no complications, and a week goes by and I still have not received anything. I emailed them and they only told me "you should be receiving your deposit soon". I blindly allowed for another few days to pass and still nothing, so I call them and to no surprise they sent it to a completely different address. This just shows you how fucking irresponsible they are, and so is the manager Myra M. I am obviously frustrated because here I am doing everything to prevent any mistakes or issues, I simply want my deposit back, and they still have the audacity to send my money to a completely wrong address even after I emailed them? How stupid can you be? Then I speak to the manager and she promises me to have that check canceled and issue another one OVERNIGHT, that way I can simply go pick it up considering they can't seem to even get an address correct. This was last week, and here I am still waiting! Why would you promise me to have my deposit issued overnight to your office if you obviously aren't doing so? If that was the case, I would have had my check by Friday. YET STILL NOTHING! As you can see, it is super infuriating to have to deal with this issue simply because of the irresponsibility of that office. Do not live here, the management is ridiculous and do not care about any concerns you may express, on top of all the other "wonderful" things about this community. I can go on and on but I will save that for another review, this one is simply dedicated to show how the management is ran. Absolutely immature. Place doesn't care about the residents, only money. They will overcharge you for every minor inconvenience when you move out

1) I asked repeatedly for a quiet room. My roommates were incredibly noisy as well as unfriendly. One had her boyfriend over almost every single day. The other smoked marijuana. I also smelled cigarette smoke coming from the vents. If I wanted to change roommates, I would've had to pay a $200 fee, and there wouldn't be a guarantee my new roommates would be any better. 2) (If renting for one semester,) you are expected to pay for the full month for August and December even though you are not allowed to stay here from August 1 to December 31 because you are moving in and out according to the Sac State academic calendar. This means you end up paying nearly an additional full month of rent if counting per thirty days. 3) They tried to double-charge me for rent not once but twice. I had already prepaid a few months of rent upon signing the lease and moving in, but they "forgot," and tried to charge me for those months again. 4) There are numerous other irritations. Even though it's advertised as being furnished, the furniture is the bare minimum. I ended up having to buy my own bookshelf because there wasn't any storage in my room other than a dresser. There was also an ant problem. They do inspections quarterly, which I find way too frequent, and the time frames they give in their notices are inappropriately huge, like a whole week. There are so, so many things that you simply aren't told when you move in. You'll be paying much more than you expected and receiving a worse experience than you wanted. The Lark has been absolutely amazing lately! They always have events for guests such as grocery bingo, brunch, basketball tournaments for free Kings tickets. Every person that works in the leasing office has made an effort to get to know me and strike up conversations with me. The Lark also has free shuttles (with friendly drivers) that take you right to campus. The shuttle is convenient and always on time. They also have a full kitchen, dining table, and washer/dryer. The full bed accompanied with a desk and dresser makes it 10x easier to move in compared to dorms. So far I can say I love the Lark and everything they do, I haven't had any bad experience and don't think I will. read more

They should change the name from The Lark to The Roach because it's infested with cockroaches. They charge $975 for a room and amenities and your room will definitely be infested with cockroaches. There's plenty of other reviews talking about the roach problem and The Roach doesn't seem to care about it. They provide pest control and we have gotten it twice already and we still have this problem. We do trash pickups in front of our rooms every weekday which attracts them even more I bet. If you walk outside at night you will see hundreds of roaches just running around the parking lot and on the sidewalks. It's disgusting. They put on a front on their fake 5 star reviews and their instagram to get more people to want to live here. It's in a not so good area and there used to be a homeless camp on the same street. There is no parking after 5pm if you don't have a designated spot and sometimes you would have to park far because the street barely has any parking. On the way back from parking at night you will see roaches on the sidewalk. This place sucks and it's gross. Don't fall for their bs reviews. Update: if you're thinking of living here don't. I just moved out and was charged $123 for god knows what, but suspiciously enough me and about three other friends were each charged perfectly $123...weird? I think so. And after reviewing the list of estimates for extra cleaning or repairs it still doesn't add up. So the foundation is the last place I would ever live...now. I thought I would love living here, and don't get me wrong it's convenient, however the shuttle that is suppose to go back and forth to sac state every 30 min is routinely late and makes everyone else late for their classes/work. For example this morning, the shuttle usually leaves at 9:30, and my friend texted me at 9:24 that it was leaving as I was walking (the very short walk) from my apartment. It would be more accurate if they said it was every 15 min or so since it does pick up at sac state as well and there is only one shuttle going back and forth, so if there's traffic you're out of luck. There should honestly be two shuttles so there's always one at sac state and one at the Foundation waiting to pick up. read more

The best student housing apartment in the area! I've done my research on many apartments and they all usually miss some features. The lark has the perfect combination of affordability (compared to other furnished housing), security and free services. I've loved living here the last 3 years because I wanted something close to school, but something that came furnished with everything I need. The property itself is actually very clean as well. I've seen other student housing properties in the areas and they don't even look maintained/have lots of mold and mildew issues. Every year that I have renewed here at the lark, I have seen a "clean-up crew" which does a deep clean of all the apartments after a student leaves. So when your coming to your new apartment you aren't seeing wall scratches, dirty carpets or gross bathrooms. The maintenance staff is very friendly and respectful. They don't just barge in your apartment after 1 knock like some other complexes. They get work orders done fast. The office staff is also friendly and are always available to help. My only con: they only have 1 garbage disposal area in the far back. If you live on the front side of the property this means you'll have to drive your trash to the garbage or take a few minutes walk to throw it out. read more

I lived at the Lark for one leasing term (which is not even a full year) and I cannot stress enough that nobody should be renting from them. The first red flag is that residents are forced to pay an entire month's rent for the first month when the move in date is close to the end of August. I moved in August 24th and the rent for the first month was not prorated, so I paid a full month's rent for being there for a week. As a Sac State student, the shuttle was one of the reasons why the Lark was so convenient to live at. It was advertised in the beginning as starting from 7AM-8PM and would go to and from the Lark and Sac State. This proved to be untrue, as the shuttle did not start until 8AM, and often would not start until 8:30-9 depending on when the shuttle driver would arrive. As someone who had class starting at 8AM, this was extremely inconvenient for me, as I had to find alternative transportation for the mornings. The shuttle was often extremely off schedule, and it caused many people to be late for classes, or to be waiting in the heat until they finally came. The air conditioning also never worked, so after standing in the heat (even during the heat waves up to 116 degrees,) you had to sit on the shuttle for 20-30 mins in the traffic with hot air blowing. There were also many times that people were forced to miss the shuttle they had been waiting over 30 minutes for because there was no space left. The shuttle would also constantly break down, which would leave students stuck at school having to uber home or walk. When the shuttle would break down, they would either shut down the service altogether, or they would rent large vans, which did not hold even a third of what the shuttle could hold. The parking is absolutely awful as well. It was very confusing in the beginning to differentiate the types of parking spots as it wasn't very clear which spots were for people without reserved parking. There are many spots in the complex that are reserved, but you can't tell unless you get really close due to the lack of repainting numbers. The week of move in they aren't strict about where you park, but as soon as the first week is over (as in the very next morning) they will tow you if you are not in an open parking space. There is VERY limited parking in general, but the amount of open parking they have is definitely not enough for each resident to have a spot in their own complex. If you don't get a spot inside, you have to park outside on the street. Street parking is honestly no better than the open spots regarding availability, and if you can't park on the street then you're forced to park in the neighborhoods, which is about a 10-15-minute walk depending on which building you live in. There are also many no parking zones in the only areas that would be possible to park in outside the complex, which you could also be towed for. The area outside is generally unsafe, and many, many cars were broken into/had their windows smashed while parked on the street, and the broken glass was left there. The gate was also never closed, and people were able to walk into the complex whether they were a resident or not. Upon moving out, my roommates and I made it a point to effectively clean every part of the apartment, as we knew that we would probably get extra fees piled on to our rent since there is no deposit required here. This is how they get even more money out of you. Put together, my roommates and I were charged over $2000 in fees before we disputed the charges. Many of the charges were ridiculous. I lived in a 4x4, and my roommates and I were charged around $75 EACH for "common area paint," as well as another $75 each for "common area cleaning." I was also initially charged over $100 to clean my bathtub and toilet, which were not even dirty. Pictures of what they are charging you for are provided by the Lark, but the quality was so bad that there was barely anything to look at. I asked management for better pictures of what I was being charged for, and instead was directed to view the photos from a laptop to get a better view. I was already looking at them from my laptop and the photos provided were not enough to prove what they were charging me for. Fortunately, we were able to dispute some charges, but still had to pay other fees. There are many other things wrong with the Lark, this is just the major issues I had. The convenience of being close to campus and the amenities they offer at the Lark are not good enough reasons to rent. read more

I would highly avoid this place. It may seem nice when you're taking a tour and talking to the people. But right when I moved in it wasn't that nice. On move in day there were dead ants all over my walls and had to clean them off. Other things are walls are super thin and you can hear everything your neighbor says or do, my whole building smelled like weed all the time , trash is everywhere and never gets picked up, cars get broken into here also and mail/packages get stolen too. When I contacted the office about the car break ins and the mail being stolen they said it's not their fault and they're not going to do anything. They claim to have security but I barley see them and even then all they do is sit at clubhouse on their phone. Parking is absolutely the worst too. I would spent at least an hour everyday trying to find a parking spot and you'll be lucky if you do cuz they don't regulate parking at all. For being a "gated community" the gate is never closed and I mean never. It's always open and anyone can just come on in. This place does not care about their residents and I am glad I got out of my lease. Do not live here. This place is a joke !!! read more

I would like to say that I do not go on Yelp to complain. If you see my reviews, I usually give out 4 or 5 stars (4 out of 201 reviews are 1 star so far), but I hate this place with a passion and really want to warn people before they make a decision that they might regret. The decision is up to you in the end, but here is my experience. 1. They were not honest about the train. When I signed on in June 2016, they were still building the place, so we couldn't have a physical tour. Google maps didn't have the apartment on their site yet because everyone was lead to a wrong location during move-in day. The building designs said there was a road by the apartment, but in fact, it was a train. They kept saying that they aren't responsible for the drawing outside of the apartment, but this is a misrepresentation, especially if you know that the residents have nothing but a picture to decide on the lease. I knew from day 1 when I moved in that I wasn't going to be able to sleep. I immediately requested to transfer to another unit because they falsely advertise a road by the apartment. If I had known, I wouldn't have signed the lease in the first place. I went every other day for a month to check up on the transfer, but they never did it. They really don't give a shit about you. 2. The parking is horrible. There are about 200 parking spots for 700 residents. How do I know? A staff was complaining about it and told me how horrible this place was designed. (Thanks for being honest for once!) After about 7PM, it will be hard to find parking, so good luck with that. Target doesn't let you park in their parking lot overnight anymore. 3. The main reason why I signed the lease here is because of the shuttle. One of the staff said that they would probably run until 9PM, which is why I didn't sign onto The Element (ends at 7PM). They didn't keep their word and the shuttle ends at 7PM. That sucks for me who take night classes. I can't walk or bike home at night because it's dangerous, so I have to drive and pay for the parking pass. What's the point of living here then? Might as well rent somewhere cheaper if I have to pay for parking anyway. Also, the shuttle randomly doesn't run sometime due to maintenance or whatever excuse that they have. Not very reliable. If it was the public transportation, there would be a riot. 4. The staff is incompetent. They are all students and they all live there (because it is a requirement to work there). Some of the staff are nice and are on your side, while many are not. They are not properly trained because they will tell you different things if you call in on different days. (Seriously, try this and see for yourself.) If you talk to them, I recommend getting their names down and in writing if possible. 5. They charge you for basically everything. The reletting fee is probably the worst because it's 85% of one month's rent. This is from the lease: "The reletting charge is not a lease cancellation fee or buyout fee. It is an agreed-to liquidated amount covering only part of our damages, that is, our time, effort, and expense in finding and processing a replacement." First of all, I had to find a replacement. They did nothing. Second of all, this cost more than any application fee and administration fee. What kind of processing are they doing? It doesn't make sense. They just want more money. Other apartments that I rented from don't have this. 6. They just changed management about a week ago (the website is different) and I can't log into my resident portal anymore. I have to chase down Asset Campus (old management) to get half of my rent back (due to reletting my apartment) because The Foundation don't give a shit since they aren't under that company anymore. They will come after you when you owe them money, but they don't care when they owe you money. I could go on and on about this place, but you should just read other people's review, which are true. I was new to town and didn't know where to live, so I trusted this place. I learned my lesson and will take my time in researching places before I rent them from now on. I advise you to do the same. The only positive thing that I can say is that the look of the apartment can impress people, but beware... looks can be deceiving. TL;DR: STAY THE FUCK AWAY. (Excuse my French.) read more

DONT MOVE HERE UNLESS ITS YOUR LAST OPTION My apartment is literally falling apart. There was a giant hole in my bathroom door that I found while moving in. The stove, fridge, washing machines, and microwave seem to break every month. On top of that the leasing office seems to only care about their money and for you to keep paying them. The worst part of all of this is the parking. There is never any parking and even if you have a reserved spot there's a very good chance that someone will park in it if you're coming back late at night. They have a towing service but coming home late from work and having to wait another hour or so for the tow truck to arrive and move the car is excruciating. They have a paid security guard but I only ever see security every other day or so and when I even do see them it feels like they either sleep in their car for their shift or they're just not even there past midnight. I've had my car broken into and vandalized, and my bike got stolen, but I'm stuck in this lease that lasts the entire school year. While I know most college apartments are like this, it's frustrating that the leasing office won't even try to help. I've had 3 incidents this year and it feels like all they tell me is "file a police report, we can't view the cameras until you do". I don't even want to think about the "help" they'd provide if your apartment got broken into. Overall, DONT LIVE HERE NOT EVEN IF YOU HAVE TO. you're better off crashing at the AIRC and showering at The Well every night. read more

I have been living here in the 3x3 private since August and I love how clean and calm the community is. If you ever have a problem you can either go to the office or call maintenance and then handle it either that same day or the next. Even though classes were online they still had the shuttle running which was helpful. read more
