    No running water for over 60 hours

    As I'm typing this I have had no running water for 60+ hours in my apartment and the leasing office is purposely forwarding calls to an AI voicemail so they don't have to deal with upset residents. They've sent email after email with a time of when it will be fixed and yet here we are still unable to use our showers, flush our toilets, do dishes....This is the second time in the past year, & the last time the water was off for over 24 hours. We did not receive any sort of credit on our utilities or rent. Since I moved into this unit a couple of years ago, my apartment has been disgustingly dusty, to the point the ac vents are VISIBLY BLOCKED by dust, despite SEVERAL request for something to be done about this nothing has been done bc they believe changing the filter once a year is adequate despite there being something visibly wrong with the vents. I have had to purchase multiple air purifiers just to feel like I can breathe in my own apartment. If all parties have not moved out when you're moving in, (since apartments are rented out by room) they will send cleaners to lightly clean and paint your room before you move in, and that's it. So if the common area was left disgustingly dirty, such as the kitchen area be prepared to move into filth and either your first interaction with your new roommates be you asking them to get their shit together, or by deep cleaning yourself. When I moved in this unit from an upstairs one the fridge, the top of the fridge, the sink, and cabinets were all filled and covered with garbage and rotting food that I had to clean up myself before even feeling comfortable bringing my own belongings inside bc according to the two roommates who were still living there all the mess was "from the guy that moved out"...so you guys were just living in his moldy nasty filth even after he left? Nice. The walls were lined with stacks of trash the apartment smelled so mf nasty.. Rent has increased several times in the 2 1/2 years I've been here, adding more and more random utility charges. They DO NOT provide adequate parking, they make you get a parking pass for the unmarked spots or pay for your own spot (no you don't even get one), yet when I asked the manager for one of the free parking stickers she claimed they "don't do that anymore" yet all over the complex there's stickers inside of cars dashboards. So my only option has been to park on the poorly lit street in front of the complex where there is constant break ins and parking attendants who will look for any opportunity to make their quota off the backs of young college students. I received a ticket once for being in a clear parking spot that everyone parks in with the reasoning being "my car was parked beyond where the bike lane ends on the left side of my car" despite the whole right side being a regular unmarked unobstructed curb" never in my life have I been ticketed for that. This place is a joke. This is also the only apartment I've lived in where every 2/3 months the apartment is going to make up a reason for someone from the office to enter your personal spaces unrequested. "Oh we have to inspect the fire alarms" "oh we have to see if you guys brought any mini fridges with you that might be recalled" "oh we have to inspect the walls" just a bunch of random bs, I've never lived somewhere that constantly has people entering your apartment other than maintenance but it's invasive. The walls and ceiling are ridiculously thin, pray you live under a considerate individual and not someone who stomps all hours of the night like a baby giraffe tryna figure out how to use their legs. If they have to replace anything in your apartment while you're there, they will replace it with noticeably cheaper shittier products, my washer machine stopped working, the maintenance man had to replace it and within a week the other one wasn't working the maintenance man told me himself "it's these owners, they're cheap asf and they give us junk to replace things with that's why we have to keep coming back. I know it's tough finding places in sac currently and if you're young you might be like "screw it first place" or "just need somewhere to stay" my advice is just take the extra time or stack the extra bread to be able to live somewhere else, bc once the novelty of it all wears off I promise you'll realize pretty quickly Lark Sacramento isn't worth your money, and they don't care about you as a resident.

    DO NOT LEASE FROM HERE!! lived at the lark for 2 years. the first year, i lived in the 3x3 apartments. the second year, i lived in the 4x2 townhouse unit. FIRST OF ALL, these units are NOT worth the money. 1,000 a month for a tiny bedroom in a cheaply made unit is absurd. with everyone's rent put together, my unit would be $4000 a month. it may seem like a good deal paying 900-1,000 for rent, but remember that you are SHARING a unit and are paying premium per person. Second of all, management are money hungry and indifferent to issues going on around the complex. I received a bill of $215 for "cleaning/repair fees" which is insane because i did not cause any damages in my unit. IN FACT WHEN I MOVED INTO MY UNIT, IT WAS FILTHY!!! So wait a second, you can charge residents hundreds of dollars for cleaning and repairs but don't even clean the units? Attached are photos of my unit upon move in. Definitely does not look clean and i'm sure the people before me were charged cleaning fees too. Additionally, the complex is not safe. The gate has been stuck open for 3 months so anyone can just drive/walk in during the middle of the night. There's always neighbors partying, loud music, and zero courtesy for other residents. this is against community policy, yet the lark does nothing to enforce it. They don't give a damn about resident's well-being. They put so much energy into doing community events and giveaways but can't even put any energy into actually maintaining the complex itself. As a closer at my job, i see roaches EVERYWHERE as i walk to my unit at night. I think this is mainly caused by their new valet trash service, which is the stupidest thing they could have done. The limit is two trash bags per day, but many nasty people living here just pile tons of trash directly in the bin that doesn't get taken out, and attracts pests. Or worse, some residents (or non residents) HAVE DUMPED THEIR TRASH INTO MY UNIT'S PERSONAL TRASH BOX!! there are just so many people who live here that don't know how to be clean, pick after themselves, and be a good neighbor. Also, the complex itself is so cheap. the furniture is cheap, the paint is thin, cabinets break easily. Be very careful because if you break anything, they will charge you fees for breaking it, AND THEN NOT EVEN FIX IT FOR THE NEXT PEOPLE MOVING IN! even though the furnishings they installed are super cheap and snap like toothpicks. so make sure to take pictures of damages you see when you move in so they don't charge you for it. oh and don't even get me started with roommates. GOOD LUCK IF YOU SIGNED UP FOR RANDOM ROOMMATES! it's like Russian roulette. if you get stuck with loud, disrespectful roommates, and you complain about it, they just send a nose complainant letter that will just be thrown away by those said roommates. and then they charge a $200 fee to move to a different unit. it's a nightmare if you get stuck with the wrong roommates so may the odds be ever in your favor!! Do not be fooled by their fictional "community" they advertise on their instagram and website. It's an overpriced shit hole where half the residents aren't even students, and do not promote a quiet and peaceful study environment. The lark is nothing like how they advertise it. If you're thinking about leasing with them, RUN!

Julia, over the past couple of years, has consistently been condescending, rude, and argumentative. I've seen a multitude of complaints on yelp, google, etc about her specifically- which is a shame considering so many other staff members are nothing short of exceptional. I had two different roommates over the past five years and we have dealt with lost paperwork, lack of communication, and lack of professionalism. Upon moving out, we are being charged for cleaning services ($400+) and additional fees meaning we are left with a bill rather than getting any part of our initial deposit back. We initially paid $1k but somehow now our security deposit was "only $350." This may have been due to old management losing paperwork or lack of communication but it's a shame after having such a great experience over the years. It has certainly left a bad taste in my mouth. I would have happily moved back in at another time before, but now my decision has changed and I do not see me living there again under current management. I hope to see Rivercrest improve in the near future!

    i lived at rivercrest for 1 year leasing a 2bd 2br for $1870. originally we applied for the 1775…read moreand we were moved to the $1870 without notice. throughout our time at the apartment it was decent, we did have a roach issue for a bit. however our move out process was extremely frusterating. during the move out we had multiple issues of lost documents, lack of communication, everyone seemed confused and nobody knew anything. multiple times we were told that they were doing us a favor because we "turned" our paper in late when they were the ones who lost it. multiple times i was told my father didn't need to sign papers, then i was told he does, then i was told he needed to send emails to release keys, etc. i enjoyed living here because its a decent area filled surrounded with a lot of things. it was safe and nice. very close to sac state and other places. however, this team is extremely unorganized, unprofessional, and lacks communication skills. very disappointed in our move out

Sabrina Whitney and her leasing staff need to be held accountable for how this situation was handled. I have pros and cons for it Cons: - Parking: This was always a challenge while living here. We were provided with one parking space and two parking passes with the understanding that some parking is first-come-first-serve. This made it very difficult for my wife and I to get spots as we both sometimes worked nights and would have to park about a block away. Additionally when we first moved in we received notice that, to no fault of ours we were given identical parking passes and that one of our cars would be towed if we did not amend this. That did not sit right, the implication that I would be towed at my expense for something I did not do. - Security: While there was a nightly security patrol, it's really a golf cart with lights on. This was not much considering there were several vehicle break-ins during our time here, one happened to my wife's car. In this area I would say you get what you pay for. I was grateful to have some type of security but at times it didn't feel like we had any. - Packages: Don't get packages delivered to your front door. They will be stolen. I had a package taken literally 2 minutes after it was delivered. Instead they recently installed courier boxes, or have them tossed over your fence. - No Dishwasher: Having no dishwasher made for a less comfortable way of cooking and cleaning, nevertheless if you're willing to hand-wash your dishes this shouldn't be an issue. Pros: - Cost: The actual cost of rent is more than reasonable. This was a huge blessing for my wife and I for the two years we lived here as it allowed us to save money and begin building a financially stable life for ourselves. My wife and I paid just over $700 a month for a two bedroom apartment. - Size and storage: While the space can feel cramped at times, when we moved out we were shocked at how much stuff we were able to reasonably store in our apartment. We had to be creative at some points but again our reason for living here was mainly financial, so making do was never a huge issue. - Location: the apartments proximity to sac state was wonderful while my wife was a student there. She often walked to school. We also made use of the trails along the American River which was very pleasant. Overall if you're looking for a decent place to call home while you're in school and are comfortable without certain amenities such as a dishwasher or in-unit laundry, then this is the perfect place for you. If you can afford what you want then don't go here. If you're looking for cheaper rent and a livable space, this place has it all!

    Security called and said they're gonna tow my car for being in a un reserved reserved spot when…read moreparked there for not even 10 minute to walk my cripple partner since it was closer and easier. They didn't do anything when my car got broken into and had to change my locks and keys on my vehicle and paid to get a car alarm. But security was there when i parked in a free spot (green) and put a convertible cover (covers the windows of the vehicle) for 1 night (leaks water) and got me a warning... I've witnessed several cars parked over 72 hrs and felt harassed. Pretty nice apartment for the price and nice neighbors but just watch out for your cars cause security isn't responsible other than you parking in the wrong spot and calling a tow truck. Awesome please to live nearby campus and for low income students.
