Element is a pleasant place to live especially if you are living alone solo with good prices on rent. I love that ability to reach out to maintenance if there is something needed for the apartment. My son lived there for two years. They have messed up their finances and now have a court-appointed receiver. They have not returned any security deposits for many months despite sending out emails that they will do so. Former residents are given the run-around and no one ever calls back or returns our emails. The manager is never available. You are walking into fire if you sign a lease here. If I could leave a half a star, I would leave that. The place looks wonderful on paper. It is a disaster. Once you get in there, my daughter moved in for her first year at Sacramento State, we didn't make it a whole year because of the roach infestation. She stayed mostly at home in Hotels more than she staying into the apartment. The the manager's changed every other month, they would not call you back. You would have to call several times a day getting no answer in return. You were lucky if they answered the phone at all. I would not recommend this apartment complex to anyone. I spoke to some of the students as we were moving out and asked them. Did they have a bug problem they said yes they did, but it was nothing they could do about it. I just thank God that my daughter could and was able to do something about it. Please parents do not send your children to stay here. It's horrible. Lived here for 2 years, got 2 bikes jacked, my apt got broken into and nothing was done about it. I honestly didn't feel safe living here. The management is a complete joke & the manager was straight up racist & hostile. I always had to call for maintenance because the apartment literally always fell apart on us especially because is built with the cheapest material possible. The parking here is terrible, if you don't have a parking pass or a guest pass, YOUR CAR WILL GET TOWED. It costs around $200 to get the car back too. You can only get a parking pass at the front office during office hours. So if your friend decides to crash your place to study (or to party) they should park on Redding Ave between 4th Ave and San Joanqun St. It's RIGHT next to a park. The amenities are nice, IF you can use them. The gym is pretty small and usually packed. The pool and spa is nice, if the gates weren't locked. You get crap from management for putting stuff like a chair or bike on your balcony/ pouches. The maintenance folks are able to come in and out of your place and usually would give you a "24 hour notice" sometimes not, just to 'check' on things like your fire extinguisher or to see if your unused room in the apartment was occupied, when you weren't at the apartment. The security is quite a joke. Like I said, I got my bike stolen 2x and my place broken into. Where was the securities when I needed them? Nowhere. And the intrusion alarm doesn't work. I would not suggest the assigned roommates option. I did that 2x and I had a terrible experience. YES, it is convenient that you just pay the rent by the room, however, splitting on the SMUD and gas bill is a pain in the ass with other housemates, especially those who are cheap as hell. Some pros (I'm not here just to bash the entire place geez): - The place is super close to CSUS. It's like a 15-20 minute bike ride OR 30 minute by walking. - It's RIGHT across from Target & a Wing Stop - There is a shuttle that brings you to and from CSUS, but it's almost always packed and you can't always rely on it - The amenities are nice, BUT only if you can use it. This place needs so much improvements to make this place better, but under the management that they have, it's a lost cause. Why do you think they had to rename the place hella times and change the management so many times. It says something about this place. I wish THE BEST of luck to those who chose to live here. If you have the money to pay to live here, you should try to get a few friends and rent a house for cheaper and save yourself some headache. Moved out months ago. Heard nothing , now threatened with small claims court, and credit threats over a 100$ bill I was charged in addidion to the 150$ deposit. I was charged 35$ for carpet cleaning in a studio with wood floors. I was charged 135$ for cleaning and another fee to paint the studio i lived in for 8 months. Lived here for 3 years. First two weren't bad. Smells like weed, loud music all the time. They take all your deposit. No parking, staff is rude. False advertising when they said we were getting an Apple TV and never did. Could have sued for false advertising. The gate is always broken. We have been trying to move into a new place and have been waiting over 2 weeks for The Elements to complete and return our rental history verification. They claim their system is down and has been this entire time. We are simply trying to move into our new place and this is literally the only thing preventing us from moving forward. We moved out less than 3 months ago, and lived there for almost 2 years. I have no idea how their office staff is this incompetent to simply verify that for 18 months, I lived there and paid well over $800 a month! How do you run a leasing office with no leasing software or knowledgeable staff to operate the business without being a complete inconvenience to everyone that lives there. When I moved in there were holes in the walls, horrible carpets with stains everywhere, shitty paint touch ups on the walls, broken appliances, leaking sinks, broken screens, broken fans and the list goes on. We had to threaten a lawsuit and make an official letter to get them to deal with the multiple rats and huge dumping noise from the pipes. They brought cheap glue mouse cardboard traps that did nothing... somehow the noise they couldn't fix - got fixed one bright blue day Management - has an IQ of 7. So this is my third and final post about this place. I moved out last week then and the apartments have decided to give me three 24 hour notices of entry this month. One was for FOB locks which are a total pain in the rear end. The next one was for new furniture which could have waited until we move out. The majority of the new tenants don't move in until the 16th of August and we are set to be out on July 31st. The third notice was to put in a new mattress two days before my move out date which also did not make scene to put in two days before me moving out. I couldn't believe that they actually waited until two days before I moved out of the place to change the it out because the original mattress that I had gotten was old and stained. They refused to change it at the beginning of the year when I had informed the leasing office of the issue. I actually had to cover the original one with a plastic mattress cover. Don't be surprised to find rats on the premises. A few days after I moved in, the roommate came in screaming at the top of her lungs because she had seen a rat on the doorstep by building 12. She is a very dramatic person and I thought she was making up story's until about 2 months later when I saw a rat by the pool. I spoke with James in the leasing office he told me that the apartments had no intention of calling an exterminator. They could have maintenance set up traps. About 6 months later we saw a rat in the pool and we have a video of it which I will post later when I get it out of my boyfriends phone. The kids that lived there were trying to scoop it out with a target bag. That big ugly thing was actually swimming in the middle of the spool where residence swim too. When I went to tell the office again, they seemed to not care still. Someone could have gotten bit. We also had a bat that took up residence on our doorstep the week before we moved out and the apartments said that they would not be able to take care of him until the day we moved out. The whole time we were moving we were praying that we did not disturb the bat on our way out. Bats carry rabies.. We got the move out letter and according to their instructions, they wanted us to leave the apartment in better shape then it was when we actually moved into it. When I called after moving out to try to get my final bill for cleaning so I could resolve the issue right away and be done with the place once and for all, they refused to give me any information over the phone and they are making me play the waiting game for the bill. That's odd because they are always so quick to take my rent payment over the phone. My roommates did not clean the whole time I lived there and the kitchen got disgusting. Piles of plates and an awful stench that filled the apartment with the aroma of raw meat, mold and garbage were often a factor in the common ares. They also did not start packing or cleaning until two days before our move out date and every time I went to clean something to prepare for move out, it would be a mess 10 min later. Because I had to leave a day before I was supposed to be out and now reside far far away, I wont know until the final cleaning bill comes if they actually finished cleaning the common area or not. It's not really fair for me to be billed for the negligence of the roommates and their lack of being prepared. I tried to clean the place the best that I could with the given situation. Car- I moved into the element with a $15,000 VW beetle that suffered so much damage in the parking lot from my psychotic ex roommate that it had to be salvaged. She egged it, she popped all 4 tires, cut my break line, keyed it, cut the hood and basically destroyed it while I made every attempt to avoid contact with her. When I went to the office even after she had banged on my door threatening me the final time with her little sister, the office did not seem to care about the situation. The only thing they did was switch my apartment to get me away from her two months into my lease. One night at 2am I was awaken to a knock on my upstairs neighbors door by security. They had asked them to turn their music down because it was disturbing otter tenants, I had to call the police department because the neighbors assaulted the on site security guard by throwing a table at them and yelling and screaming extremely loud. The police came in and actually had to kick down the door and physically remove the upstairs neighbors from the apartment. I've had to call the fire department to remove hypodermic needles from the outside of the apartments on the walkway leading up to the gate. This suggests that the bums were probably shooting up outside of the apartments. The pool area was also closed down a lot for about two days after students would throw a party beacuse there was glass in the pool and was not safe to be used. I'm so glad to be done with the place and out of there. Im a much happier person after leaving the element. read more

DO NOT LIVE HERE. False advertising first of all. We are missing furniture that we signed the lease for. Move-in day we had to sanitize the entire place; the bathrooms were horrendous. You can tell they painted but did an awful job of it. Painters even left us a nice little trail of paint that goes down the stairs that has yet to be cleaned in the 8 months that I have lived here. Pool area was not available in the beginning because security could not control the crazy parties. Gate was broken for months so there were random people in our trash cans at all hours of the night. My roommates car was broken into, there are loud obnoxious neighbors, and no security in site. They were charging everyone DOUBLE for rental insurance for five months and did not notify anyone about this error. We had to find out through a maintenance worker that the office was issuing refunds so we could get ours too. They also have hidden fees that they claim they do not have to specify in the lease or in any written policies or procedures. Someone was parked in the spot I pay $30 extra for and when I called the tow truck, they took an entire hour to get there. Meanwhile I was stuck in my car after a long day of school/work. Tow truck didn't get there on time, the person parked in my spot left as soon as the truck had gotten there. Office staff is unresponsive (girlies in there are super nice, this entire criticism is about upper management and the complex as a whole). If you call the office, you get sent to a third party that relays a message to office staff, but they almost never get back to you. When I complained about this I was told (in a condescending voice) that I could always "come to the office in person"...10-6.... I am a grad student and work 8-6 and go to school at night... are they for real? Now if I want anything addressed, I have to take time out of my day to stop by the office to get them to do their jobs. Real convenient. Finally, the washer machine spit out thick oil that ruined my roommates sheets; when we called a maintenance worker to fix it, he asked if we were sure that it wasn't MASCARA. The audacity...and on top of that he did not replace or fix the washer because he claimed there was nothing wrong with it. My roommate had to take the washer apart herself and figure the issue out by watching YouTube and then had to call him back so he could fix the issue SHE identified. Also, if you already signed a lease here make sure you ask not to be near the gas station. People come in at all hours of the night blasting their music and it literally makes our apartment tremble. I am woken up constantly by the sound of people yelling, rubbing their engines, blasting music, etc. The noise from the main street and highway is also a nuisance. This place is a nightmare, and I am moving out the second I can. read more

This place has given me the worst and best of times during my 2 year stay for my first 2 years going to Sacramento State. Great location, fully furnished, staff is friendly, shuttle is convenient, and a lot of people to meet. There are a lot of negatives as well, though. The management is very slow and if you request any type of repair, it will take them forever to get to you (unless, for some odd reason, you are a very attractive, young, female), or they will over charge you for such a simple task that you might as well do yourself. Parking was pretty awful too. There is no designated parking for residents/guests unless you PURCHASE a reserved parking spot. Be careful not to get towed. The pricing for living here is waaaaaaay too expensive. Each year, the prices were raised and probably are out of the sky right now. Just don't move here!! The ONLY highlight about this place is that its near SacState, there management is horrible and you get fined for almost everything once you move out. False advertisement on a lot of things for example they say you can print for free as long as you bring your own paper...except they are always out of ink & and there's a limit of 10 pages per person. There shuttle service is nice but , there are way too many people trying to ride it, and you almost always have to wait for the next one (still rushing to the front of the line just to get a seat). Pros: Close to CSUS (~5 mins) Free shuttle to & from sac state Free internet & cable (as of now) Gated community w/ security Pool & jacuzzi Gym Half basketball court FULLY furnished (Bed, desk, drawer, couch, table) Lease by room Directly across from Target and next to Starbucks Cute little activities in the office from time to time (sometimes free food!) Especially if you go to sac state & don't have a car. Hours of the shuttle - I frequently have night classes & the shuttle ends at 6:45 so i have to find my own way home. First off, when inquiring about this place, it takes weeks to get information. When you do receive information, you have to sign your lease the same time you apply! That should have been my first warning after speaking with 4 different people in the office. So I went to the office on my move in date which was May and my lease ends July...short term lease needed. No one tells you how things work...they took my check, gave me keys and we like bye bye. I drove all over looking for the building...found it...3rd floor, no elevators to move my stuff!!! So I get into the apartment...dirty! Stink! Dirty plates everywhere!!! I can't find my room out of 4. Didn't know which keys worked where...nada! Figured it out after 20 mins when no one in the office answered. Key FOBs! I had to go ape **** on miss Evelyn in the front office. She probably thinks she is dealing with some college kid. She told me I would be charged $25 if they came to open my door because I had to work during the 4 hours they would be available to hand out keys! What kind of foolishness is that. Took 2 hours and talking to 3 different people to resolve that issue. Stupid key fobs are a pain to use anyways and no instructions on how to use them the first time. Moving out: so my nasty roommates burned the carpet in the corner of the dining room prior to me moving in and I did not see it. I emailed Evelyn on Monday morning at 8 am. It is now 10:06 on Wednesday evening and no reply from her to find out if I am going to b responsible for the burned carpet that these little girls destroyed. Kate however responded and said I am responsible too because I did not note it on my damage sheet upon moving in. Evil people these people! The elements. I had a great experience at the elements, for I have been living here for 2 years without any problems. When anything broke on me the maintenance came to fix it for free within a reasonable time and with my consent. I love how we have Comcast for FREE and Internet services for FREE. For the students who attend Sacramento state there is a shuttle to school and it is only a 15-minute walk, which is supper CONVIENT. Don't judge the reviews that you read down below or above me. When looking into the Element Apartments I was attracted to the prices they were offering as well as the perks of it being furnished, having cable & internet along with a roommate matching service. When visiting I was shown a beautiful demo in which the carpets were brand new & spot less, it had new hardwood floor and was perfectly clean! Obviously with all the advertisement and information I was given I signed a lease. I had signed the lease 3months before I was supposed to move in. Management informed me that they would have the names and contact information of the roommates I would be living with a couple weeks before the move in date. Need less to say I did not receive ANY information til the day before (and that was only because I kept calling every hour) Move in day was a disaster. Everyone had to wait in line for hours just to get the keys to their apartment, the apartments were NOT clean, had holes in the wall, dirty old carpet, stained tile (not hardwood) and old paint on the walls! Since I was stuck in my year lease I had to suck it up and clean the place as best I could hoping the situation would get better-----NOT!!! The management is completely rude! They don't help you at all, they hang up on you & ignore you when you go into the office! They only allow you 24hour parking passes for your guest...so if you want them to stay a weekend you have to go to the office everyday to get a new one....you have to carry your element ID with you when you walk around (even just to check your mail) & you cannot hang out on your own patio :/ HORRIBLE PLACE TO LIVE!!!! read more

They're renovating and maintaining the facilities here. It's not as bad as everyone says it is. Maintenance here fixes everything in a day, and when I first moved in, everything looked brand new. I think they're under new management but all-in-all, I don't mind living here. They have a pool, workout area, and a common room for all the residents. Why I chose to Live in The Element? Before I moved into The Element apartment complex, there were only three reasons that caused me to choose to live here: it is close to CSUS, is a reasonable price, and has a clean environment. Now I have more reasons to tell about why I am perfectly content with this place. In addition, I like the security because the security can arrive at my house in less than one minute, which could help me when an emergency happens. Concerning this location, the Element is close to a Target, a railway and bus station, and some restaurants, which is convenient for me to buy stuff, to take buses or trains, and to solve hunger issues. Furthermore, there are many free things that residents can use in the Element. For example, apartment printers, the gym, the basketball and volleyball courts, the ping-pong and pool tables, the swimming pool, the hot spring, and barbecues. There is one thing I should mention: it is awesome that the office is responsible for free fixing of house stuff such as lights, faucets, laundry facilities and everything in the room. My favorite thing in The Element is the shuttle bus because it only takes 6 minutes to arrive at the university Union, which gives me a lot of convenience because driving to school takes me approximately 20 minutes to find a parking place and walking to school takes me 30 minutes. Terribly, riding bicycle is hot in Summer and cold in Winter. So the shuttle bus is the best choice to go to school because it goes directly from my home to Union. On the other hand, many college students live in The Element, and they also take the shuttle to school, which gives me a good chance to talk to them everyday, and I may get unexpected benefits such as new friends and new English words. Also, I like The Element so much because the staff is so friendly to me, and they help me with everything even school stuff and life stuff. I lived at the Element for 2.5 years and had a wonderful experience. Staff is understanding and professional. Things can happen out of anyone's control and they do their best to handle those situations. They really try to make residents happy. They hold fun events where residents can meet their neighbors and get some free food. They have many great Amenities that they offer for free (we do not pay for these amenities in our rent). They have a gym currently being renovated, a pool with new furniture, a printing center (just provide your own paper) and a sand volleyball court. You can even rent out bikes from the office!! FOR SAC STATE STUDENTS they offer a shuttle that runs to Sac State campus. The shuttle unfortunately cannot accommodate everyone's schedule, that's simply UNREALISTIC. I found myself carpooling or walking to school occasionally. But who can't use the exercise? If your interested in the Element I recommend checking it out for YOURSELF. Many Yelp reviews are going to be negative because unfortunately people are more likely to write negative reviews than the positive ones. read more

Read the reviews they are true. Disgusting and dirty on move in to the point of unsanitary. Broken washer and dryer, chipped counter tops , damaged door jams , leaking water, broken furniture. Don't look at the model floor plan it's a lie. Front gate always broken. Staff rude. Especially one girl who is condescending and snotty. 3 car break ins in 30 days and they don't care. Security drinks with the kids. Cameras aren't consistently installed around the complex. No upper management to talk you. They ignore emails. Was so excited to find what I thought was a great place for my 1st year college student to live.....then came the unprofessional manner in which her application was handled. Every time she (or, I) called we got a different answer and a different promise. When we were finally told to submit our documents because they only had one 1X1 left (a rouse they used several times), we did within a matter of hours. After several cat and mouse games of reciept of the docs, we were told that they had already booked their last 1X1...crushing my daughter:-( BUT, we were told to be "happy" because she was #1 on the wait list. Fast forward to today (one month later), and this anal mom called to verify her placement on the wait list. Guess what? She is number 14 apparently?????? The apartments themselves are nice and most are newly furnished. the people at the office are very nice and helpful, plus they have amazing resident appreciation weeks. The only huge problem with living here the constant noise and lack of peace. My one piece of advice would be to NOT LIVE NEAR THE POOL OR VOLLEYBALL COURT. Forget about having any quiet to study on the weekends or even week days. The person above me blasts music non stop despite my many efforts to educate them that someone lives underneath. Walls are incredibly thin so expect to hear your neighbors fights, music and fun having actions. I like everything about living here, except the fact that it is a CONSTANT frat party with noisy college students. Even calling the security to do something about it does not help whatsoever. read more

Please contact the city of Sacramento to report bed bug and roach infestations at this location if applicable. I'm an advocate for a disabled student in this complex and filed a complaint with the city today (I'll keep you posted on the progress of that process). Despite an infestation of bed bugs and roaches, the management has not been responsive to his redress requests. This place has the absolute WORST customer service and office management. Aside from being completely overpriced for the area it's located, they also change property rules as they please without notifying the residents. We went to the office and asked for a guest pass and was told as long as visitors park in unmarked spots the vehicle is safe. A friend escaping the Santa Rosa fires came to spend the night around 7pm. The next morning we discover her car towed and when we asked the front desk lady she was unhelpful and rude. Told us that isn't usually the rule and thee isn't anything we can do about it until Monday when the manager comes in. She has everything she owns in her Car. Tow company is asking for $400 and she has to make an appointment.. terrible customer service and poor company communication just put out a fire refugee. Do not live here! read more

PLEASE READ IF YOU ARE LOOKING TO STAY HERE........Before signing the lease we did some extensive research on the Element and were very iffy on going through with our stay here. We saw a lot of "DON'T STAY HERE"'s and ignored them because of a small handful (more like a pinch) of good reviews. First off this is the only office in sacramento that literally WILL NOT pick up their phones in the office. In there defense they say its due to them being busy. However, when going in there personally (with me being the only one inside other than the employees) I see them purposely ignoring phones, picking them up to answer then slamming it down to end the call....I mean these people are ridiculous...you're paying all this money for terrible service, and NO its not worth it. Secondly, though you see stainless steel appliances and wooden floors like in the demo room (DON'T BE FOOLED!). Our 3x3 room is very small and crammed and there were many chips in the walls, closet doors, and a supporting beam for my rail in my room was missing. But that wasn't even the worse part. When we moved in, we noticed a pungent moldy smell coming from the neglected kitchen that they didn't clean AT ALL. There were eggs that expired in march, moldy milk, soda and a random goo spilled everywhere. It was obvious that the people before us threw a rager of a party months before we moved in and they didn't clean it! And I'm sure they charged them a fee to "clean the apartment" which they hadn't. On move in day we asked 6 different employees to get maintenance over to clean and fix things but they never showed. We even asked maintenance and they themselves never came! We had to go to the store and spend over $40 in cleaning supplies to do "THEIR" job. I'm utterly disgusted by how rude and terrible their service is. They just hope on you dealing with things so they don't have to....please don't put yourself through the same thing we've had to go through. You'd actually get your money's worth if you spend extra at the foundation. WAY NICER and its BRAND NEW! I hope seeing yet another bad review they start making changes here, but its accumulating fast. Paying for the pool, volleyball court, and basketball court is something found at lots of other places. SAVE YOURSELF! DON'T COME HERE! I gave them the benefit of the doubt and it sure turned out like how the people who rate this place one star described it! read more

The rumors are true, management is terrible and they have no sense of liability. First off- I haven't gotten a check for a referral for 10 months. I'm about to move out and I haven't gotten a check I needed for groceries Lets back track in time- when I first moved in my house was trashed with cigarettes and garbage, looked like someone moved out the day before. Half ass cleaning job with us in the living room and $200 target card later- house permanently wreaks like tampons and cigarettes. We found tampons in the kitchen. We were excited to sign a one year lease with The Element for my daughter's Sac State housing, but our excitement turned into disbelief and disappointment. Without going into lengthy detail, the manager, Jedi and assistant manager, Jessica, were unwilling and/or incapable of with dealing with basic problems. Most phone calls were never returned and the two times I was able to talk with them, once with each, they were eventually condescending, rude and unwilling to even consider that maybe our issues had any validity. Also, most phone calls to the office go to an answering machine and are never returned. On two separate occasions we had safety concerns that were met with the same unsympathetic, uncaring, aloof, condescending and in the end, rude attitudes. One issue could have been resolved with a minor investment in their building of less than one hundred dollars, but they refused. The hazard still exists! One minor concession that Jessica volunteered to make, never got done. Remember, these issues threatened the safety of two young female tenants, and one issue involved an adult male making access from the public street into the private courtyard of these young ladies' apartment!!! Again, it would have cost less than one hundred dollars to resolve this issue; they refused! When the above issue occurred, my daughter called "security" but discovered that they only work during the evening hours, they are an independent entity, they are located off site and it takes them around thirty minutes to respond...at best! Useless! In affect, The Element has no security! We were never told this! After my daughter moved out, we received a small cleaning deposit refund (less than twenty-two dollars of the original 150.00) and in the same envelope addressed to my daughter, was a much larger check made out to her room mate (for more than five hundred dollars). My daughter again tried to get a hold of management to find out why she received these and why the discrepancy in amounts. After my daughter made several attempts at contacting her, Jessica finally returned one call which my student daughter was unable to take...they deal with students and should understand that students are often in class and unable to answer the phone! Jessica never returned another call. When I finally got a hold of Jedi, she explained the discrepancy. (Her explanation was to explain that she couldn't legally explain, which sounded like bullsh...uh, didn't ring true. But in these cases, you're at their mercy, and you really have no ability to dispute what they say.) Would you trust these people?!!! Jedi asked me to have my daughter go out of her way, once again, to bring her former roommate's check to her. Remember, this was their mistake yet Jedi expected my daughter to incur the inconvenience!!! If they would have agreed to see my daughter the other times that she went into the office to resolve this, they would have had the check and resolution. When I told Jedi that she could have someone pick it up or she could issue a new check and we'd tear up the original, she became extremely condescending and in effect, hung up on me! Can you believe that!!! If you read most of the Yelp (and other sites) reviews for this property, you'll find that our experience isn't unique, in fact it's shared by many! It's too bad, because the property looks good from a distance, but their customer service is non existent and working with management is a nightmare! The unprofessionalism is textbook "What not to do in business!" and "How to not treat your customers"! I don't understand how corporate allows these people to give them such a bad name!
