I moved in back in 2021 (under different management) and absolutely LOVED my apartment. The location was safe, convenient, and maintenance staff has always been extremely kind and helpful. They even helped me with my flat tire before! I love the upkeep that Chris R. has invested in the property, gym, and overall community. I only recently moved out in March 2026, much to my dismay! I had a wonderful experience despite the rent going up from 1470 to 1900. I thoroughly enjoyed my time at Rivercrest when I was renting. The office staff is a different story unfortunately. Julia, over the past couple of years, has consistently been condescending, rude, and argumentative. I've seen a multitude of complaints on yelp, google, etc about her specifically- which is a shame considering so many other staff members are nothing short of exceptional. I had two different roommates over the past five years and we have dealt with lost paperwork, lack of communication, and lack of professionalism. Upon moving out, we are being charged for cleaning services ($400+) and additional fees meaning we are left with a bill rather than getting any part of our initial deposit back. We initially paid $1k but somehow now our security deposit was "only $350." This may have been due to old management losing paperwork or lack of communication but it's a shame after having such a great experience over the years. It has certainly left a bad taste in my mouth. I would have happily moved back in at another time before, but now my decision has changed and I do not see me living there again under current management. i lived at rivercrest for 1 year leasing a 2bd 2br for $1870. originally we applied for the 1775 and we were moved to the $1870 without notice. throughout our time at the apartment it was decent, we did have a roach issue for a bit. however our move out process was extremely frusterating. during the move out we had multiple issues of lost documents, lack of communication, everyone seemed confused and nobody knew anything. multiple times we were told that they were doing us a favor because we "turned" our paper in late when they were the ones who lost it. multiple times i was told my father didn't need to sign papers, then i was told he does, then i was told he needed to send emails to release keys, etc. i enjoyed living here because its a decent area filled surrounded with a lot of things. it was safe and nice. very close to sac state and other places. however, this team is extremely unorganized, unprofessional, and lacks communication skills. very disappointed in our move out read more

One of the worst apartment experiences I've ever had. I rented an apartment in Rivercrest Apartments for one year, and it was a terrible experience from start to finish. There was a constant roach infestation. I had to spray and treat my unit three times a week on my own, and even though I submitted multiple maintenance requests, management completely ignored most of them. Occasionally, someone would come and spray some cheap liquid that only worked for a few days, and then the roaches came back again. There were also serious issues with parking and homeless people constantly hanging around the property -- sleeping near the stairs, along the fence, and even living in their cars near the building. The smell and unsanitary conditions were unbearable. Many residents, including myself, repeatedly complained to management, but they just kept making empty promises and never did anything to fix the problem. When I moved out, they stole half of my security deposit, claiming it was for "painting" and other nonsense, even though I left the apartment in the exact same condition as when I moved in. The unit itself was already in poor condition when I first rented it -- old, dirty, and falling apart -- and the management simply didn't care. Now, even a year later, my friends who still live there tell me that the situation has gotten even worse. The complex has practically turned into a shelter for homeless people and addicts, and residents can't wait for their leases to end so they can move out. The property manager, Julia Gonzalez, is extremely unprofessional, rude, and unreliable. She often speaks to residents with disrespect and fails to follow through on promises or address problems. Her behavior shows a complete lack of accountability and honesty, and many tenants have had negative experiences dealing with her. I strongly warn everyone: stay far away from Rivercrest Apartments and the management company behind it. They are dishonest, irresponsible, and exploit their tenants. To anyone who was also cheated out of their deposit or suffered from similar problems -- don't stay silent. File a legal claim and make them take responsibility for their actions. Companies like this should be investigated and shut down for the way they treat people. And of course, I'm sure their manager will now reply to this review with some generic, copy-pasted message that doesn't reflect the truth at all. Rivercrest Apartments security is a joke and the complex remains unsafe. Thanks to Chris Rebello, the apartment manager/ wanna be family therpist and legal adviser. Without fail the suppose it security gate remains open to anyone for weeks at a time as its broken more often than it works. June 1St 2026 I receviced a call from the complex at 5 pm from managament letting me know how my personal information for my banking and credit cards have been stolen as the unsecure main office was broken into according to Chris Rebello. I'm already receiving text and phone calls from unknow people asking me to verify my credit card information in efforts to charge my cards from the stolen information taken from Rivercrest main office. This complex contiunes to be a shit show and the management takes no responsiblity for the dangerous condition on or around the property. Chris has informed me if I message him or the office staff about filing a complaint with the Housing Authority because of the poor conditions of the apartment or the complex safety that he is now taking that as a threat towards him and his staff. Chris stated he has has a team of attorneys to deal with people like me who think they have tenate rights. At this point just documenting and waiting for the Civil Rights Hearing with the Housing Authority and response form the Attorney Generals office. Western managemnet LLC has also failed to responed as they are the coorparte overlords of Rivercrest Apartments. read more

As of 7/18 the owners of the apartment complex are aware of Bats being on the property as they are fixing the roof moldings to prevent the bats from living in the walls of the complex. I highly recommend anyone living here or who will live here to pay attention as bats bring diseases and can carry rabies. Their feces can also bring respiratory infections as well. I have video and photo proof showing bats in the premises in 2024 as well as me mentioning complaining to maintenance in 2023. In the future if any residents see any bats and complain to maintenance I highly recommend sending management an email in writing as they do not have up to date process to keep them accountable of reports. In the future if they do not do anything to the bats please send a report to the city. Also in the future if anyone wants copies of the video send me a pm I will forward them. Bare bones gym is NOT maintained well. I've lived here for years and I'd like to share my experiences living here for better or for worse. The freeweights went missing in October. I made them aware at the time. They said they were on it. When I followed up with the leasing office in March. They said they were on it! The a maintenance crew here are awesome. I rarely call in, but whenever I do they always make sure everything is good. Last week, we were experiencing issues with the refrigerator and one of the burners on the stove. Pedro and Antonio came to replace the refrigerator and burner on the stove. This place sucks ! If it was not for the rent being affordable (1400 for 2 bed room ) then we would of been left ! New management sucks parks her white bmw where ever she wants when we get towed for the same parking spot . They never call you back for issues in your apartment, when they fix stuff it's half ass and you have to clean after them , they constantly let the garbage over flow. I'll post a pic. In our apartment the stove don't work right the refrigerator is fucking trash and leaks all over. The a/c unit is pre historical and needs a filter every two weeks.. just flat out sucks. Application process is very misleading. I went through the application until it asked for payment information, but instead of there being a "complete" or "submit" button to signify the end of the app, there was a "continue" button, which makes it seem like there's more to fill out before submitting. Once I hit the "continue" button it charged my card. Horrible first impression to make. I even called then to ask if they could refund because of the misleading application and they said they'd get back to me but never did. read more

Very disorganized, staff members do not tell you everything the first time which really messes with the customer experience. I have been trying to renew my lease for several days and I have been told that what I had was OK but they wanted more information but it took two more conversations with management to finally be told this. I lived here for a few years and judging by the reviews it hasn't changed. I went to visit family on vacation over Christmas and came back to find they towed my car away. I ended up surrendering it because I didn't have $1500 to pay to get it back. During my stay, I found if you were on the top floor, none of the balcony rules apply to you. You get to hang laundry, have trash sitting out, etc. But as soon as you put anything on your downstairs apartment there's a notice on your door to remove it. Absolutely ridiculous. Then when you move out they will take all of your security deposit and charge you an additional $500 even if nothing is wrong with the apartment. I could go on, but I won't. If you ignore these reviews and decide to move in any way, you get what you get. read more

The worst management ever. So I filled 4 applications and one pet application. I literally told them that we have a Rottweiler, do you guys accept this breed, they said yes we do. We gave them $160, and it took them 10 days to process our application and in the last they said that they do not accept this breed. And I lost my time and $160 for their freaking mistake. If they were clear with me from the day 1, I would've have never filled an application. Stupip and lazy management. It's full of thieves. I highly don't recommend this facility. Horrible awful ghetto apartments! There is currently no management staff and hasn't had a manager since December! My car has been broken into multiple times. They have ten people in one apartment who park on the court yard lawn. Nothing gets done. Homeless people run rampant with machetes, dumpster diving (leaving huge messes), drugs being purchased from multiple patios, people sleeping in cars in the open spaces. Absolute no security whatsoever. The front office NEVER answers the phone and when they do it's with the up most attitude as if as a resident that me calling is a waste of their time. The most unprofessional and rude front office staff imaginable. They go unchecked and unchallenged because they have no supervisor and haven't for months. People sleep and smoke in the laundry rooms. Two of my neighbors have physical altercations daily and the office staff does nothing about it. The construction is never ending at all hours with no notice (mainly early morning) so expect and unexpected 8 am wake up call on your day off. NO SECURITY! HOMELESS! NOISY! RUDE OFFICE STAFF! I've been here since last year and everyone has always had things on their balconies from plants, treadmills, garbages, bamboo shades, you name it and I'm receiving emails to remove my items or potential eviction whereas no one has removed theirs and they have been here even longer than me. They make the rules up as they go and when calling you have to choose the inquiring resident option because if you choose the current resident option they won't pick up they'll just let it go to voicemail. Staff is nice when they want you to move in but after you're in they don't care. Definitely ready to move and I'll post an update on my moving experience. read more

I lived at rivercrest for 4 years and my first year living there I had no problems at all but it could have been because I was rarely there. It wasn't until the second year where I began to notice the rudeness from the office girls. The manager at the time Nicole was unprofessional, she's replaced now but even so the girls working there seemed annoyed each time I would ask them a question or complain about how the water/sewer/garbage kept going up. The security we had was a joke honestly. They would just sit in the car by the front gate and be on their phones. There was a period of time where I would get security ringing at my door nonstop until someone would get up and open the door. It was obvious that no one was up since it was always after 2am and all the lights were off when they would come and ask us to keep the noise down. I called and complained to the office some girl name angelic or Angeline said that it was my word against there's. So then my roommates bike got stole twice! From the second floor and when we called and complained about it all they said was we should file a police report that way the police can monitor that area of the apartments. To me that is not the job of the police officers, they have better things to do then monitor stole bikes. That's a management and security problem! So now that I'm moved out, I spent a week cleaning no damages to the walls or anything all that probably needed to be done was replace the carpet but nope that's not good enough with rivercrest. If you decide to live here you should know that you will not get your deposit back at all and trust me they will charge you a ridiculous amount. So not only am I not getting my deposit back but I have to pay out of pocket. And they will charge you two months of water and sewer even after you move out. They said they always charge two months late which I think is a bunch of BS not even smud does that read more

To put it short, my catalytic converter was stolen off both my cars within two weeks of eachother and the front office will not take any initiative to resolve the rampant theft issue in their community or show any sympathy for its tenants. Went to see an apartment, everything looked good the girl was super nice & sweet. MY ISSUE as I'm talking to her the guy next to her blows his nose with NO toilet paper just blew everywhere. These apartments are TERRIBLE. I had my house broken into and the apartments did absolutely nothing but come and change my locks. They have 0 cameras on the premises but the one they do have at the front gate they do not use to help their residents. My motorcycle was stolen out of my carport and put onto a truck trailer and the apartments do not want to let me see the camera footage or go through it their selves and see if they can find anything . They also told me the police needed a warrant to view the footage to help me a resident of theirs find out who stole my motorcycle. They do not use any type of security that actually does anything or patrols the area. They just stop by and leave. Had to pay a 100$ "Refundable" holding fee separate from the 50$ application fee to apply for an apartment here last week. Fast forward to today, Tuesday (Monday was Labor Day) I was called and told I was approved for the apartment. I decided to go with a different place so I turned it down. I asked what I needed to do to collect my 100$ holding deposit, Apparently I I'm not being issued a refund now because I was approved and am not taking the place. CRIME RATE!!!! Apartment door was kicked in during broad day light and robbed 8/20/19. Maintenance came and added a heavy duty door right after.... why didn't we have that door in the first place? We decided to stay in the apartment complex but transfer units. The process was horrible and we had to reapply as if we were new tenants running credit and everything. They lost our paper work further adding to our stress. Basically to transfer units at the time total cost for September would have been 3000$. It is heart breaking to have your home burglarized and then to have such a horrible process afterwards. We are moving out. I no longer feel safe or valued as a tenant. Do not leave a deposit if you are contemplating renting an apt in this dirty apartment complex. They tell you that your check will not be cashed unless you move forward with the process, but then they send you an email with all the verbiage that your deposit will be cashed even if you do not go forth with the application process. I don't care about the rent going up, but the fact that my bike and my room mates bike got stolen from the second balcony was not cool at all. To top it off, I went to the office to do a report and you know what the manager Nicole said "well it's your fault." At least fake about it and act sorry and write my report. She couldn't find paper or a pen, she wrote like two words and then said that. How are you even a manager? Oh and not to mention the other staff are the same or worse. They won't let you even finish your sentence or they will look at you like you're dumb. They said that they improved with security but they're NO WHERE TO BE FOUND. I Graduated from Sac State six years ago and to this day remember how bad Rivercrest was. In the two years that I was there: -My Bike was stolen -My (now wife)'s bike was stolen which was locked up on the second floor balcony -My car was broken into twice (once nothing was taken, they were just looking around) -My wife's car was broken into -My wife was a witness to a jeep being hotwired and stolen -We were both witness to a smash and grab in the parking lot -My roomates window in our apartment was broken and his computer was stolen -My wifes roomate's bike was stolen -My wifes roomate's car was broken into twice (both times noting was taken, once again they just smashed the windows and looked around) You want to know how bad this place was? My husband and I lived at the Rivercrest Complex for about a year, and we do NOT recommend it to anyone! We had issues throughout our year there with maintenance staff, office staff, and security. Lots of trash scavengers come onto the property and dig through the dumpsters, which has been an illegal act since 2005. The scavengers, first of all, are trespassing on the property since they do not live there, and it is illegal to scavenge anyways. I brought this issue to the staff many times and they don't seem to care. I'm sure they're just looking for recycling, but this is how identities get stolen as well. Most scavengers come during the day, but there have been several that come at 1 or 2 in the morning. The complex boasts that they have 24 hour security, but security does absolutely nothing! If security was really doing their job, this would not be an issue. Upon moving out of Rivercrest, we were shocked to discover we weren't even going to receive half of our security deposit. Per their move out guidelines, our carpet cleaning was waived since we had been there over 12 months, but the property management had charged us ridiculous fees that were a part of normal wear and tear, which is illegal. After fighting and fighting with the complex, and finally getting through to corporate, they reimbursed for $80 of the money they had stolen, but I doubt we will see the rest of it. Rivercrest and Trinity Property Management is a scam. They have poor business ethics and treat their residents like "just another customer". I would never recommend this or any of Trinity's properties to anyone. They're just trying to squeeze as much money out of you as they can. STAY AWAY!!!! read more
