I lived in Unit 572 for about 5 months and decided to move out early because the experience was…read morethat bad. The building cosplays as higher-end / luxury, but this has been the worst apartment I've lived in. I'd strongly recommend doing your homework before moving here. The positive reviews seem inconsistent, so take those with a grain of salt. Issues I dealt with: * AIR QUALITY CONCERNS: The nearby water reclamation facility releases a strong gas / sewage-like odor every few days. The smell was horrible and caused headaches for me - see video * HEALTH CONCERNS: During my time in the unit, I developed respiratory issues that disappeared when I was away for two weeks, but came back as soon as I'm home. Whether it was from the outside odor, mold, or something else, but I did not feel comfortable continuing to live there * MOLD / HABITABILITY: My respiratory issues were bad enough that I chose to pay the lease break-up fee to move out for my health. Mgmt will have you drop dead from the place being uninhabitable before working with you on the lease. Also, search "Modera Gulch mold / ceiling falling" on TikTok, Google, or Instagram to give you an idea * POOR UNIT QUALITY: The apartment itself felt poorly built and was falling apart. Maintenance was generally quick to respond, which I do appreciate, but the issues were not always actually resolved. * LOUD NOISE ISSUE: There was a loud clicking noise in the unit that happened every couple of hours, and it regularly woke me up. When I asked maintenance to address it, I was told to wait for 1 MONTH and see if it continued. I was also told a real fix could require opening up a wall and taking weeks, which would have been a major disruption since I work from home * GOOD LUCK REACHING Property Manager: Calling their office routes you through an AI agent for 30 mins before reaching the office, and even then, no one may be available. I also stopped by the office multiple times when no one was there for hours. I'd have to follow up via emails 4 times before receiving a response * Frequent building issues: Packages were stolen, the garage was frequently out of service (several times per month)and the fire alarm went off often * Other issues: The coffee machine was frequently broken, the public water fountain filter/light appeared red the entire time I lived there, and there was often a foul odor near the co-working space. Overall, I would not recommend this apartment. If you are considering moving here, I would be especially cautious about Unit 572 and would ask detailed questions about air quality, mold, maintenance history, package security, garage outages, and fire alarm issues before signing.
