The waitress intentionally went about clearing tables, washing glasses and refused to wait on us. After about 20 minutes we realized she was not interested in helping us. When we got up to leave she continued to be rude. I will never go back. People like that should not be in the "service" industry. We have been stopping g there for years. The bartender was very nice but this woman ruined our afternoon.

But, if you want a place that is clean and comfortable, and the staff nice, then this is a good place to lay your head for the night. While this small (only 12 or so rooms) motel is a bit out dated, it's one if the cleanest places that I've ever stayed at (eby - even before Yelp :-D ). The staff is friendly and helpful. Breakfast is the standard Continental affair. Being old school (or, maybe just old, ugh), I was surprised that being an independent place, they didn't have cash discounts. So, to me, the price of $96 seems a bit high to me for a bare-bones place like this. Also, something they do that I wasn't happy to see: they write your c/c and CVV numbers down in case of damage to the room. I just hope they destroy it to where it can't be used. Now, I gotta watch my card more closely.

Your first view of the log cabin lodge reveals an unpretentious structure that is very roomy inside with a large common room that serves as a gathering/breakfast space, seeming to be, with the loft, a nice facility for groups. The Lodge is constructed of logs that remained after a fire consumed 12,000 acres including much of the ranch. The hosts Ruth and Blick shared their story about the building of the lodge which we found fascinating. Our rooms were very spacious with cathedral ceilings with outside entrances/porches. A pond lies just outside the Lodge and a stream just steps further(our fishing skills were too limited to take advantage of those opportunities). Cattle graze all around the site as part of its ranch setting in the coulee and we saw turkeys and deer along the road. Breakfasts were simple but good with large portions and very accommodating (we needed breakfast at 7 AM and it was on the table right on time each day). The long rock/dirt lane road made us wonder whether we were in the right place but signage assured us that we were. The road also encouraged us to stay in during the evenings which was fine for us and resulted in a very tranquil stay. This was our first exposure to Montana "ranch" life and we thoroughly enjoyed ourselves.

High ceilings and quaint log construction. Large common area for dining and socializing. Internet by satellite -- adequate for Email and web, but you won't be streaming video. Cell phones out of range, but you can get cell service by driving 1.5 miles up the road to the ridgetop. Hiking and some fishing on the stream nearby. Large pond for a canoe or raft. Garden flowers and green lawn. Cattle on the surrounding ranch are entertainment. Near enough to Big Timber. The only shortcoming: this area recovering from a fire a few years ago; surrounding hillsides show dead twisted trees with new trees only beginning to grow -- namesake "Burnt Out" lodge. Would certainly go back again; would certainly recommend.

The management for the hotel refused to give us the discount because they said the reservation was made through a third party. That was absolutely not true, and I call this false advertising. Not only that, they jacked up the prices during that time to take advantage of the situation.

Later, 6 weeks prior to our visit had to cancel and never got deposit refunded. When we called regarding the deposit we were told that deposits were non-refundable. Remember I was NEVER asked for a deposit so now they have $200 deposit that wasn't asked for in the first place. Everyone needs to be aware of this policy because I sure wasn't informed. Livingston Inn looked quirky (I like places with unique personalities), was reasonably priced, and was in an excellent location, so I booked 3 nights (because when my family gets together, it can last for days). The outside of the Inn has exterior doors that open into a hallway that leads to rooms. Our room with 2 comfy Q beds was spacious, spotlessly clean, and had all the usual amenities (coffee maker, toiletries, TV, mini frig, hairdryer, etc). Take the sign "Horses Welcome" seriously, as we looked out our window one morning and there was a horse in a pen munching grass outside the building. How many places can offer both you and your horse accommodations? The Inn is apparently family-owned but Daniela is the manager and also handles front desk duties and housekeeping. However, she gave me her cell phone number in case we needed help and she was in a room cleaning rather than at the front, and she was always responsive and available by text or call. She was helpful when we asked for restaurant recommendations and I found her friendly and happy to answer our questions despite how busy she was. If you're not looking for a cookie cutter hotel that looks like every other hotel in its chain, I recommend Livingston Inn!

So I text the manager and she said she'd come mop our floor. I said we were going to dinner so that was fine. When we got back our room then smelled strongly of vinegar.
