We are renting from Leco Realty in Memphis. My husband's job has been moved more than 90 miles away to Arkansas. Our lease ends 11/30/2016, and we provided notice on 10/1/2016 to vacate by 10/31/2016. By terminating the lease early (by one month), we agreed to forfeit our security deposit ($1,000). We also agreed to paying the early termination fee (equivalent of one months rent, $1,290) - which will be provided by the new employer to help in the relocation of our family to a new state. We received in the mail today from LECO that they will not allow us to terminate our lease early, and provided no reason for their denial. Is this how LECO does business? They keep the security deposit, they get the last months rent in the form of an early termination fee, and....what else is it that they want? They have the opportunity to re-rent this home during which they received the early termination fee AND profit from the security deposit that has been forfeited. So, November has the potential to be: our term fee, $1290, + security deposit, $1000 + potential new renters, another $1290..... = $3580.....what am I missing?? Very disappointed with how they have handled this business with us. We have been good renters, paid on time, every time, with only a handful of property repairs since we moved in. We thought we were dealing with a fair and equitable company, but I'm not sure what their motivation is, by denying us early termination of the lease. If you are thinking about renting with them, I would caution you to do your research first on what kind of business people they are and how they treat their customers. Company will not fix if you have electrical problems , one third of the electrical sockets in the house do not work, the other sockets are running hot and short of the load necessary to power simple appliances, it creates a fire hazard but there is no urgency from the company to respond. read more

I called to speak to the owner and was told that he wasn't in and I should call between 10am-2pm. The next day I called between those hours and was told that he doesn't speak to clients, that's what he has the people in the office for. I wanted to speak to the owner to let him know my situation and to see if his company would be able to rent a property to me. I wanted to speak to the owner because I didn't want any other person deciding whether they would help me or not and I didn't want to pay an application fee for nothing. I tried calling again, this time to speak to the Office Manager but, you guessed it she wasn't available but anytime you go in the office everybody is just sitting around talking to each other. Any way, I tried calling another person whose name I got offline but he wasn't available either. I ended up calling back and told this gentlemen my story and he told me what to put on the application and said they could help me. I turned the application in and paid the fee. They are not in business to rent properties. I don't know what they are there for. I poured my heart out before putting in an application. After I put the application in Crystal (its' two of them ) said she would call me the next day. She didn't I waited until Tuesday after labor day and called. She explained that there were swamped because it was the first of the month and apologized, then said that she was working on my application and would call me back soon. A week went by and I hadn't heard from her so I called to find out my status, she said he hadn't finished with it, I asked if I could send an updated check stub because I just got an increase on my job. She gave me an email address to send it. I hadn't heard back from her and I pass the property daily that I wanted to rent. They were remodeling it so I guessed she was taking along time until it was almost finished. Take in mind I gave her the application and informed her I looked at the house and wanted it even though it wasn't ready and had to be remodeled. I pass by the house everyday, I called today to find out the status of my application because as they were working on the house today, they told my friend that it would be ready next week. When I called her today she said that the application was denied. I asked when was it denied and why? I also asked could I use a co-signer, she said yes but the property I wanted is no longer available and that a current tenant transferred to that property. I asked why she didn't call me to tell me the status. She apologized and said she thought she called everyone. Then asked me to look on the site for something else. Why would I look for something else and I was already denied? The I said asked, if I did would someone call me? She said it wasn't on purpose and it's nothing can be done about it and she was not going to go back and forth with me or argue with me. We weren't arguing. After telling them my situation, she even said, "They said", my application didn't make sense. Ok, why couldn't she relay our discussion or why didn't she call me to clarify anything? She said I was a little less than $200 off from having 3 x the rent. I had a co-signer on stand by. If she would have actually looked into my application and wanted to help me she would have called. Is that what Rental Companies do? You have people complete an application and pay an application fee. You rent the house up under them, take in mind if she would have called and said I needed a co-signer I had one and I had the deposit the same day I gave her the application but they didn't need it until they processed it. Besides if someone is interested in a particular property and if that property becomes unavailable do you not call and let the interested people know? What's the application process? Can I have my application fee back because clearly, it was not processed. It was just thrown in a drawer with no intentions of renting to me. I guess the office went to lunch with my $40, that I could I used for another application fee for something else. I am 50 years old and was honest with them. I could have lied and made up rental receipts, check stubs, etc. But I was honest, I lived in a family house for 23 years. I didn't pay rent. I paid the utilities the entire time I was there and was responsible for any up keep on the house. My step dad is in a nursing home now. I even started paying taxes when I found out he was behind. I gave them all kind of documents and documents from MLGW showing I'm in good standing. I've worked on my job for 9 years, etc. What didn't make sense? I printed out everything I thought would help me get approved. Wasn't in God's plan but Crystal had no intentions of helping me. And if they are a reflection of their boss then, they are awful. If I could have just go a call to say it was denied and instructed me on what I needed to do or could do to get the application approved. read more

My house is RAT INFESTED. Walked into my kitchen and a rat almost 8 inches long ran from underneath my refrigerator. Woke up to rat droppings MULTIPLE mornings. Went in today to discuss the matter and Sonya who is an employee at the establishment cursed me out, flipped middle fingers at me which I have photos of, announced my personal business throughout the lobby AND gave me a 30 day notice to vacate because I threatened to call code enforcement! If you are planning on moving into one of their units, PLEASE make sure you keep your rent receipts. This company will go back about 5 months and say you didn't pay your rent and file eviction. EX: They stated my May and June rent was not received, but they accepted July, August, September and October rent. End of October I get an eviction notice on my door, never received anything about going to court. So of course I have my May and June receipts to show rent was paid but I do not ever want to deal with this company again. I am not the only tenant that has been dealt with like this. Beware Leco is all professional in the leasing portion in the beginning. But when problems arise beware it's like pulling teeth to get repairs. This is probably THE worst leasing company I've ever had the mis-pleasure to deal with. Tina is one of the rudest most unresponsive and offensive employees there, behaving incredibly poorly with us when we called in to ask some questions. She wouldn't answer any questions, even though I had spoken to another employee there, days prior, who was happy to help and mentioned no problems with any of our requests. Yet, somehow in the midst of what seems to be an absurd amount of miscommunication inside the company, we weren't allowed to ask any questions without first spending $100 to apply for a lease that we didn't have all the information for. James, another employee at the company, was very rude and short with me the day prior. Their manager is never there for some reason and the only positive entity inside the company is an employee named John. John was the only one kind enough to speak with us and answer any questions we had. Please, DON'T bother renting from this company. Don't even bother calling them at all. TERRIBLE. AWFUL. RIDICULOUS. DO NOT RENT FROM THEM!!! We rented from LECO for 16 months. In that time, we always paid on time and took care of the property. However, when it came to repairs (ie, leaking pipes and overflowing toilets) it always took forever to get fixed or even get someone on the phone. Once we moved out there was issues with the MLGW still being in our name, so we had to pay for a month we didn't live there. Now, I am still fighting to get our deposit back. Whenever I call, I get told one of 2 things: 1- the lady I need to talk to is out of the office or 2- "You should have received that, let me check on it and I will call you back" which never happens so I have to call back over and over again. It is February, we moved out in OCTOBER! I want my money back and NEVER want to have to deal with this unprofessional company ever again! read more

AWFUL. I paid rent on time every month, even when the sewage backed up & I was left w/o running water for 3 weeks. When my lease was up, I gave them my 30 day notice & had them make me a copy- just like my rent receipts every month. I cleaned & even left the blinds I had purchased out of pocket. The place looked better than the day I moved in. 6 months after I moved I still hadn't received my deposit, despite calling every month to check on it. Each time they'd take my new address. Eventually, I was told the reason I didn't have my deposit was I hadn't given any notice to move & they claimed I owed them back rent for 2 months. When I contested this, the incredibly rude woman I was speaking w/ yelled at me, cut me off & hung up on me. (I think her name was Christy??) I had just moved & though I knew I had copies of all of my interactions with them, I was unable to locate them...
