I would not recommend renting at this complex. The managers are unapproachable. They favor the kids. An employee's child punched my child and slammed my child down on the pavement. Nothing ever happened to him. The managers blamed my child. Another child bullied my child, and he told her to leave him alone. She wouldn't, so to protect himself, he hit her to get her to stop. Again, my child's fault. It is not a family-friendly environment. Children must be quiet on the playground; they are not allowed to ride bikes, skateboards, or rollerblades around the complex. read more

You will need to get a good pair of noise cancelling earbuds and learn to live with door slamming day and night because all the front doors are spring loaded to slam closed, and some tenets allow it to slam everytime without any thought of others around them. I have lived at Legacy Oakes for 3 years. Property Management has been difficult to deal with from the beginning. Aside from Bri, there has been a lack of tact and professionalism consistently demonstrated when interacting with residents. Rent: I pay $1808.03 for a second story, three bedroom apartment in a three story building in Polk County. I have 4 kids ( including a toddler) and try to be as quiet as possible. Neighbors complain and complain yet I've never been offered a ground level unit. I originally applied for a ground level unit but it was rented out while my application and Reasonable Accommodation was processed. Rent has consistently increased each year including an additional $50 fee for not agreeing to another year long lease. Overall, the building is newer but not worth the rent amounts. Office staff and corporate representatives need some additional training. Maintenance staff are sketchy too. Makes much more sense for one to buy or rent a HOUSE. read more

I wish I could give this community more than 5 stars. It's beautiful. When we signed our lease is was a really good experience. I love the dog park, the gym, and the community. The apt is beautiful. It reminds me of staying at a resort. We have had one issue since moving in and they handled within the hour. The keepers of the community "maintenance" are amazing. Very friendly. Our car was towed while parked in our very own parking spot! We bought a new car and even though Brandy, their on site manager has seen me drive it... she allowed them to tow my car. Their towing service is either affiliated with them or it's owned by a friend of theirs because THERE IS NO NEED TO HAVE A TOWING SERVICE IN THIS COMPLEX. They have soooooo many vacancies, I thought a service of this type was to help alleviate the renters headache of someone parking in their stall and being left with nowhere to park in the middle of the night when you pay 30$ a month extra for your spot..... Here's where it gets interesting, if i were to call the towing service that someone was in my spot in the middle of the night.... they have to verify that i am the rightful renter assigned to that the spot i'm requesting to have vacated.. and since the apartment office is closed at night they have no means to verify this information WHICH IS WHY THEY DON'T TOW CARS AT NIGHT.... YES LADIES AND GENTLEMEN MY CAR WAS TOWED AT 4:00PM within the time i walked my dog around the vicinity. What's worst is that i know their onsite manager knows it was our car NOTHING GETS PAST HER, i had a dog visiting for 2 weeks and she called and left a message asking if this was a new dog and we need you to come into the office to add them to your lease, which was shocking considering the other dog looks almost identical to my very own. She has eyes of a hawk and always hawking over you so why she would clear the towing of my car is just a mean gesture.... I don't know what we did to you Brandy but that's wrong.... Not to mention this new system they have was just shoved down our throats.... this was not what we agreed on when we signed our lease. You have to make an appointment with the towing company to retrieve your car... ours was at 5:30 they showed up at 6:15 they were hostile. (I get that they are reacting to my frustration but this is their business it was their choice to start a business where they subject themselves to peoples frustration for taking what's theirs so they need people who can be more professional about it). furthermore, because it was a new car we had to bring our car sales contract to have our car released to us AT THE PRICE OF 410$. It was my mother inlaws birthday yesterday, we had plans with her, we barely got to celebrate with her at 9:30pm or later. Thanks for that. read more

Zero stars. The absolute WOSRT apartment if you have a family. My poor kid can't get any sleep here! Constant constant noise all the time. There is the garbage and recycling truck that comes so early every morning, beeping and making so much racket. Then after it's the constant lawn work almost every single day for hours and hours on end. I've currently been listening to leaf blowers for the last 3 hours, just trying to put my baby to sleep!!! No peace or quiet. The guys just stand around or walk up and down the side walks for hours using leaf blowers. The walls are paper thin you can hear absolutely everything that goes on not only outside but with your neighbors. The worst place to call home, it's like they don't even realize people actually live here. read more

We had heard this apartment complex had a reputation for keeping deposits, so we hired a professional cleaner to go through it with a fine tooth comb when we moved out. They still kept almost all of our deposit, which was huge. Don't move here. read more

Horribly over priced. A ripoff when it came to getting our deposit. They kept our pet deposit after telling us it was a general deposit. Lied, in other words. We were told the deposit was for the pet. They came in and inspected the cleaning, said it looked great then proceeded to charge us more than half of the deposit because of cleaning. Ridiculous. I went into Legacy Oaks with an open mind after reading some of these reviews and a year later I wish I rented from somewhere else. It may seem like an awesome place to rent from but trust me you'll want to stay far away. First off the garbage truck always came so early in the morning, cracking bottles and made it impossible to get some sleep. Parking was a hassle, good luck finding a spot. ALSO when we did our walk through they charged us for having a "smudge on the outlet" and we put in so much effort to make the place look spotless. We paid a $925 dollar deposit and they still managed to charge us $600 on top of it after we moved out. It's sad how much they steal your money. Our rent was already high enough at $1053 and were raising it another $70 just because they could. They don't even offer anything that great. At least River Place Apartments offer a pool, jacuzzi, gym, playground, basketball court, everything for around the same price. Not to mention the staff were always stuck up and came off as fake. My husband and I lived here for 1 year and three and a half months. If I rated this one star then why did I stay so long? It wasn't always like that. New owners arrived in February and turned things around fast. They took out pet pick up baggies in a pet friendly place, there's people who would steal things off your front door (including something as simple as a door mat), the management is difficult to get in contact with, you will spend all day on hold with them, they took away a business discount which changed our monthly rate without telling us, they sprayed the grass with poisonous weed killer (in a place that is pet friendly and has young families), they do not communicate and occomidate the current residents the way the previous owners did. Thank God we're moving out of this expensive hell hole! Do not live here if you can help it. read more

The office management has gone rotten and their attitudes have become salty towards tenants. I watched a guy power wash the buildings, he was spraying right into the open windows of tenants homes! I let the office know and the lady said that they were notified of the power washing and it's expected of them to keep the windows closed. She told me the guy's job is not to close windows but to make the outside look nice, and it's the tenants fault if there's water damage. Like WHAT?! You're causing the damage of the property inside and the person's personal belongings! And then going to charge the tenants for the damage! They also threatened and randomly started new rules that they DO NOT follow through on. The parking spaces that are labeled 24 hours only, are told to be monitored by management, are definitely not being watched! People keep their cars in these 24 hour only spaces for days at a time and get away with ditching their extra cars in these spaces for weeks at a time and absolutely nothing happens.. the parking is so limited that after 6 pm everything is taken up and you are forced to park on the street. There's constantly fights between tenants over parking, people parking in your assigned space, and the complex not doing anything about it. My neighbor has ditched his car in the handicap space for TWO MONTHS and after two months went by he now regularly swaps it out with one of his 5 cars he owns and parks in the complex. Since 7 months ago, he has used the handicap parking as if it's his own paid parking space. This is why we have no parking. They DO NOT implement the rules they have given us and they DO NOT follow through on their threats. They told us there would be video cameras on the property to record if you've been picking up your dog crap or not and there will be a large fine if you're caught not cleaning it up. They also encourage you to take pictures of the other tenants not cleaning up after their dogs immediately and if you show the proof, you get awarded money. Which is not okay, because my dog is a handful so I'll take him inside and come back to clean up, yet I could be fined a very large amount for not picking it up at that minute. However they do not have cameras up, so don't be fooled! They have sent out notices for those going over 5mph in the complex and named us all "lead foots" on our gas pedals. They are very rude and passive aggressive! It looks nice on the outside I guess, but the people who live in these buildings are on low benefits so they live here extra cheap, meanwhile my family's rent is $1,500 a month! And they're raising it again next month. I've been here 4 years and the rent just keeps getting higher, while the scuzzy people on the bottom floor get to live here cheaper. There's constantly gross people coming and going, in our building alone there is someone across the hall who is quiet, right below us we have an abusive family who beats their children and we hear it every day 24/7! And an old drug addict couple and then a family who's father smokes pot in the building and walks around with a needle sticking out of his arm after shooting up in front of his kids. I feel like their background checks are not the best.. overall, wish I could rate it lower. We have had an awful experience living here and I would never in a million years recommend this dump. I swear it looks like they tried to polish a turd, on the outside it's wonderful but live here for a month and you're car will live on the street and your rent will immediately go up. Do not live here!! Btw they also have a noticed that if you step on a snail on the property and their camera catches you, you'll have a nasty fine! Their rules are ridiculous.. read more

I have lived at Legacy Oaks for almost 2.5 years and have ALWAYS been satisfied with the management, staff, and community. Service and maintenance orders are dealt with in a timely manner, and the staff is friendly and very helpful. Compared to other apartment complexes in the area, Legacy Oaks stands out as well maintained and clean. I have two little boys and have never been worried about our safety or "shady" neighbors. It is a wonderful place to live and I would highly recommend it to anyone. read more

Had a horrible experience here. Me and my two roommates leased our first apartment this past year and as soon as we moved in the front office ladies tried to take advantage of us because they knew we were college kids in their first apartment. They tried to charge us late fees for rent when we were never late once the entire time we lived there. When we brought it to their attention that we were mistakenly given a late fee notice the manager tried to bully me into paying it. Of course I didn't pay but this went on to happen 3 more times while we were living there. Every single office employee is a miserable, horrible person and I am so thankful I'll never have to experience living here anymore. If you are a college student at Western Oregon and are looking for a spot, DO NOT GO TO LEGACY OAKS. They will try to take advantage of you and try to bully you into paying extra fees you don't owe. read more

At first glance Legacy oaks Apartments seem to be a very nice, well built complex. The landscaping is always kept nice and the property it is large. A majority of the managment staff have always been very polite and friendly. The parking spaces are completely unorganized, I have noticed some are right in front of the apartment it belongs to, and others can be close to a block away. This isn't a deal breaker but it would be quite the inconvenience when the weather is bad or you have just gone grocery shopping. As far as late night parties keeping people up, that isn't an issue here. However, noise from neighbors is a problem. You can here eveything your neighbors do from the top, bottom, left, and right. You can even hear the washer, dryers, and toilets being flushed as if there were a tsunami in your apartment. The apartments look like they are made top line but they are actually made rather cheaply. If you like to enjoy peace and quiet in your home, this isn't the place for you. I think that it is a great accomidation for pets to be allowed in the complex. Only problem is that people do not clean up after their pets, you have to watch every where you walk. They offer a student discount for those who attend which is nice. With the high price of rent to live here, all the problems should be worked out. You pay top dollar in this town but you do not get the quality that you should for the price. I would not recommend legacy Oaks Apartments to anyone I know. read more
