I Never want to be in this kinda place. The guard gate is an extremely rude person i ever encounter. I came to deliver a cake for a tenant in there . The guard wasnt happy , not helpful, awful person to deal with . Contractors (must be authorized to work in Leisure world), besides that they charge double, if the job is Not big enough, they will not even show up!! Also, if you decide to buy or sell a unit, Do Not trust the "On Site" real estate office and their agents! They work for the leisure world in a way, so they side with them instead of you who is paying cash!! Very tricky office, people and techniques!!! Security is maybe for the residents not anyone else! Pizza Hut drivers, contractors and their workers, and other people roam around the grounds while the regulations ask you to have your key of your home in a lockbox outside next to your entrance! Update, Many new clubs and new facilities since the pandemic. They just did a LW fair showcasing all the new clubs mango didn't knew existed which was great, but too short. I'm really glad they put license plate cameras and gates to improve security in LW. There's been loud complaining because it takes a few minutes to sometimes to get into LW. I've never had a problem with it. I am happy about the change and tightened security. That change should have happened a long time ago. We also have a great new minimart and drug store that replaced our pharmacy which closed last year. Big improvement that they carry fresh vegetables for cooking and the prices are reasonable, better than the previous pharmacy. During the time I've been here in LW my monthly fees have gone up but with inflation as it has been, it's not surprising. It's gone up about 25% which is steep going up in 15 years to $626 a month . The mutual has improved its garden services and my Mutual 8 board has done well in managing our expenses compared to other Mutual's. While I don't like the increases in the monthly costs, I think it's worth it to live in a safe, lovely place with 9,000 other people in this day and age. read more

This review is based on visiting a friend who lives in LW Seal Beach. LW is a senior living (55+) community. The security guys at the front are off putting. Perhaps they are inspiring to be law enforcement. They are unwelcoming with chips on their shoulders. There is a separate line for passes and non-passes. Make sure you are in the correct lane or you can expect an attitude from the security staff. LW occupies quite a bit of real estate. We found our friends place and parked in the guest spots which were numerous. LW is very peaceful with many places to walk safely. Our friend's lovely home is located on the second floor of his area. The setup is either 1 or 2 bedroom condos which vary from home to home. Residents park in a partially covered carport. Think apartment style. There are many amenities at LW. If your home does not have a washer or dryer inside, there is a laundry room not too far away (at least from friend's condo). We were also given a tour of the gym by a kind lady at the front gym desk. Gym is super clean and located on the 2nd floor. We also saw a credit union, a chapel, a church, doctor offices via Optum, and an ambulance on site. There is also shuttle bus that can take residents to local places in Seal Beach Our friend has been living at LW for 6 months and seems happy. read more

I have been dealing with this place for many years as a professional. My job is clearing out estate homes for clients including government agencies and other executors. I have never seen such a poorly run security organization as this. It is really a roll of the dice as to whether I will be allowed onto the property to do my job, no matter what prior arrangements are made. Prior arrangements are ALWAYS made, but the security people lose this information and delay me and my crew from working most of the time, even though my access has already been approved. There seems to be some sort of power play in effect within the security organization. And most of the time it seems like they just enjoy making me and my crew wait in our vehicles while they decide what to do. I pay people to work for me, and just sitting around while security figures things out is very irritating. After a particularly stupid fiasco at the front gate yesterday, I have decided not to do business in Leisure World any more. I'm at the point in my life where I enjoy cutting out irritations, so I have fought my last battle at the front gate here. They need me more than I need them, so it's an easy decision. read more

Update #2: Even though I was rudely told three times during the last phone call on a Friday afternoon with a woman in the "downstairs finance" dept that I would not get MY $10,000 back for 8 weeks "just like everyone else" and, then, she loudly talked over me and, after saying it was 4:30 so she was leaving (it was actually 4:25), and then, hung up on me, I received a call on the following Monday that my check for $10,000 was ready. I looked at this community while searching for a place to downsize and retire. Don't rely on the sales brochures and internal real estate agents' descriptions. Here is what I found in only 3 hours of looking at several units in different mutuals: The brochures mention several clubhouses, a pharmacy, a health care utility, a pool and a golf course. Reality: the clubhouses are little more than a few small rooms in one of six designated buildings. Two of them - clubhouse #5 and #6 - are right next to each other. The others were difficult to find. They contain little more than some chairs or sofas, maybe a few ping pong tables and a small sitting area and some meeting rooms. Hardly a "clubhouse." The "cafe" is laughable. It's a small room in one of the clubhouses, about the size of an employee lunch room in a small business, and consists of 4 coin-operated vending machines, a table and a few chairs. Soda, candy bars, chips and pretzels and premade sandwiches in vending machines. That's the "cafe." The layout of the community is confusing to say the least. Each address has 4 numbers to identify itself: the number of the mutual (1-16), the building number within the mutual, the street address and a lettered designation of the individual unit. These are not explained; there are no helpful signs pointing the way, there seems to be no logic to how properties are numbered or how to find them. My agent and I spent more time backtracking, walking around and back the way we came, and searching for specific addresses than we spent looking inside the units themselves. We eventually had to rely on Google Maps and Google AI to help us find our way around. God help you if an ambulance has to try to find you. I visited there on a Saturday afternoon. Both the pharmacy and the health care office were closed, and apparently are only open Monday through Thursday. No idea what a senior citizen is supposed to do if he or she gets sick between Friday and Monday morning, especially when family members are not allowed past the front gates without specific invitations for that day. If you get sick on the off days, I suppose you are on your own. The pool and the golf course are small. The pool itself was supposedly closed for 2.5 years for updates or repairs. What takes 2.5 years to fix a pool, especially when the weather is not a hindrance to outdoor construction? One does not purchase a piece of property here. You have to be interviewed and approved by a board of directors comprised of your neighbors. Even though you are required to pay 100% cash for your unit - financing is not allowed - you also have to show bank statements, proof of sufficient monthly income and long-term savings. You have to show at least $50K in liquid cash in the bank for the previous 6 months. You also have to pay a co-op fee of several thousand dollars. There are still more requirements, so read the application carefully. It is not like buying regular property, it is more like passing inspection before being invited to join a private club and then being granted a storage locker for you to live in after you have handed over hundreds of thousands of dollars in cash. Take note - you do not own your unit. Even though you pay 100% cash before taking occupancy, it still belongs to the management association, which grants you permission to occupy the unit. If you wish to make upgrades to your unit, you are required to hire the community's workers; you cannot bring in handymen or workers of your own choosing. The prices charged by the community's men are twice the going rate of outside contractors. One aspect I noticed and must comment on: after three hours of looking at various units and 'mutuals,' I did not see one single resident who is a person of color or ethnic or racial diversity. Not one... and this is So. Cal, and next door to Long Beach, which has as mixed a population as ever. The entire community that I saw was as white and plain as mayonnaise or Wonder bread. I would not have been surprised if part of the application and approval process required one to submit a blood test and DNA sample. I saw no African Americans, no Hispanics or Latinos, no Jews, no indication of LGBT acceptance or presence. The very uniformity and "whiteness" of the community made me wonder about the real purpose of the stringent application, interview and approval process. You do not buy a piece of land to live on in Leisure World, you have to pass inspection first, audition for the part, and then you are granted permission to join. It feels like joining a private golf or yacht club whose members oddly enough are only white people; you are expected to hand over your cash and then conform. You do not own anything tangible, and you have very little control over your living space. Everything must be approved by your local board of directors, made up of some of your neighbors who may or may not like you but like to keep their nose in their neighbors' business. read more

I have a VERY different experience of Leisure World than Virginia. My Mom, Karen, lives here. She LOVES it. My Mom has always had a decorative touch. Homeowners Fee includes property taxes and maintenance of Leisure World. The grounds are gorgeous. My Mom has made several dear friends. They plan dinners, have an occasional party, and are often found playing cards or cribbage. My Mom's home is quiet. My Mom's only complaint is that she hates the bunnies. I love them. She says they destroy the lawns and flowers. We both love the manned security to enter the premises. You either need to show the pass, renewed annually, or you need to be phoned in. I've lived in Leisure World Seal Beach, Ca., since August 29, 2014. My neighbor to the right of us brought an indoor TV antenna for the top of our TV set. We bought 1482 Golden Rain Rd M2, Apt 47b in a large green belt. My husband was alive when we moved here from Pasadena, Ca., unfortunately he died in late 2022. I feel safe and secure since the addition of the supervised gates at each entrance. No one can get in without a pass or there living here already. Since living here our roof was replaced and building repainted along with new trees being planted. This is a great place to live with every club you can think of to join and several churches as well. Lawns are mowed on Mondays making our green belts well-groomed as well. Everyone has a small green area outside of their unit to plant what they want as long as it's kept nice. Gardeners come by periodically to clean out any dead leaves in your gardens. My son will inherit my unit when I pass. Cost $250.00 to do it but well worth it. Remember were only a mile and 1/3 from the beach. Best place to live ever! read more

I have owned a unit at Leisure World since 2007. While I agree with other reviewers that there are a lot of quirky things about the place, particularly the guards at the entrance, overall it offers good value for seniors. For those who can afford to purchase a unit, the monthly cost of living is very low compared to other options along the Southern California coast. The cool coastal weather is lovely. While the administration and facilities could be better, there are many nice benefits such as mini buses that take residents to shopping centers, craft rooms for sewing and woodwork, many events, and a wide range of clubs, including relgious groups for Christians, Jews, and Buddhists. The security staff can check on residents' wellbeing if needed. There are a lot of rules that residents must adhere to but the end result is pleasant and affordable living. read more

Best compared to a small authoritarian country, everything is controlled by Golden Rain, the parent company. Any modifications to the home must be approved. You are required to use their handymen for any repairs. You are even forced to leave a key to your residence that's accessible to staff members. You don't really own your home, you essentially lease it, and the internal security force may as well be called the Gestapo. I was just a guest of someone here today - just visiting when I noticed an elderly gentleman and his sister going for a walk on ElDorado st. The gentleman was clearly having extreme difficulties after the walk became a bit too much. He was out of breath and his legs were cramping so the kind neighbors were headed to his aid but lo and behold the watchful security guard John Morris that had been driving had already noticed his distress. He already had the gentleman on his radar and was already stopping traffic to assist at a distance with his radio in hand just waiting for any indication of help needed. He eventually had to call for paramedics to assist. The good eye of this security guard deserves to be recognized as very professional and his quick wits about who may need assistance is the best I've ever seen. I understand they are not allowed to physically touch the residents to aid them but he did everything he was trained to do quickly and in very genuinely caring manner. Good work Mr.Morris. Recently I went to Leisure World Seal Beach to visit my mother in law, and my experience was great. Everything was perfect. Everyone at Leisure world was so nice and kind. The people working there that I encountered were the people working at the gate, and the gardeners. The residents of Leisure world are also super kind. Everyone goes outside and talks to their neighbors, it's a really great community. When you look around Leisure world, every part of it is beautiful. I went on a bike ride with my father in law, and every part of Leisure world was covered in fresh grass, trees, and beautiful plants. Another Perk of Leisure world is that right outside it's gates there's a dollar tree, making purchasing items easy for the elderly. I also love to hear of all the facilities there. There's a pool, and golfing, and a basketball court is being built. Leisure world gets my 5/5 stars for the great people, places, and perks! read more

There were NO flooring issues but now they are claiming there is... 2 weeks before closing. A whole new HVAC needs to be put in after 3 years of living there. Why would you have to replace that when she has lived there for 3 years? DO NOT BUY AT LEISURE WORLD! Leisure World, Seal Beach is low income, a filthy dirty location, buildings shifting and cracking, the products used to repair or replace are the cheapest so they don't last. Its noisy with air traffic, machines running, garbage/sewer/LW LW maintenance trucks that leave oil drippings all over sidewalks in front of every unit they visit. You can hear neighbors conversations through walls they are are so thin. Westminster street motor cycle and vehicle traffic...never ending noise! Unpredictable place to live. The gardeners are sloppy, messy, do horrible work in our Mutual, and LW locks into long term contracts with these low budget companies, at unit owners expense. LW has no current communications system. You literally have to call and speak to someone on every issue, then they insist on receiving all your personal info to document. Cannot anonymously complain or they won't acknowledge. And they can be defensive if you place complaint or advise them of a problem. you begin to feel it's not worth the effort. There is also no email support with Directors or the Mutuals support teams. I'm sure for all the things I mentioned, there are flipside people with a different point of view. But this is mine. And, I wish I could say I love it here. I wish I could say LW has state of the art repairs, maintenance and communication, but I can't, and I don't foresee them moving towards these improvements during my life time, and I'm only in my mid 60s. read more

Leisure World is a huge, HUGE scam, run by crooks. This is the WORST group of people I have ever had to deal with, EVER. My father lived in this community and passed away suddenly. You would think a retirement community would be used to handling a tenet's death, and would be well versed in offering compassion and sympathy to families. ABSOLUTELY NOT. They immediately knob-locked the door to his home, refusing to let anyone in until we came with legal paperwork as a court- appointed administrator (4 months later). Jodi Hopkins in Stock Transfer is the rudest person I have EVER encountered (and I have encountered many personalities in sorting through my father's estate), she was so rude and heartless that she actually brought me to tears over the phone. To say that selling the home was a nightmare is an understatement. The on-site real estate office is really something else. These people wait until one of the residents dies, then snatch up a 5.5% commission to flip the unit to the next unsuspecting schmuck. Minimal work, maximum payout. They practically force you (or as they say, "strongly suggest") to use one of their realtors, because the "Leisure World policies" are so different from traditional home sales, an outside agent would not be able to do keep up. What is BETTER, is the "mandatory" pre-listing inspection they charge you, then proceed to nickel-and-dime you -- I was charged over $150 for them to pull a piece of tape off a fan, and $6 for someone to pull the skylight closed on a rainy day (not kidding). I would never, ever, EVER recommend this community to anyone with loved ones. P.S. Been here 17 years. I am 72 years old, so kinda stuck here. If you are deaf, it's the perfect place. Besides the military base across the street, there's Long Beach airport. Worst of all are the gardening services. They don't garden, they blow, blow blow with their blowers for hours on end. What a shame. Also, you are governed by a board that is a clique. Anyone trying to get on the board who is not agreeable to what THEY want, the person is quickly driven out. The board is not paid but it seems to me there's a personality of power that underlies these folks. As a resident/owner, you really don't have a say. If you try to go against them, they will actually go door to door and distribute flyers to push their agendas. There are rules, regulations, bylaws, etc for EVERYTHING. You have to get the BOARD to approve anything you want to do in your apartment or on the patio and garden. You don't really own it. You own a SHARE in the mutual. Think twice before entering. As is the same 'outside' the monthly fees go up every year. We are not immune to that. You must use 'approved' contractors also for improvements. Beware!!! My daughter went to visit her grandmother and received a $20.00 parking ticket. She was unaware that she needed to leave the pass on the windshield. The young kid who issued the ticket was "badge heavy".I guess when he puts on his uniform in the morning, he turns into Dirty Harry. All the older gentleman l met in the past were very friendly and professional. The young ones and front office staff need some serious training. The woman who works in the office sure knows how to de-escalate a situation. She told me as I was waiting to talk with the kid who issued the ticket, "ignorance is no excuse". Right away calling me ignorant. I talked with a lawyer and he said there was "no due process".They need to tell all visitors they need to leave a pass on the windshield or receive a fine. Leisure World, established in 1960, is a gated community for seniors (55 years and older). I have been here several times, will come back several times, and when I'm old enough, I will move here. So I doubt I will 'check in' every time. As you get older in life, you will discover that the house you originally purchased is too big (all you kids left) and too much to take care of. Your health, obviously starts to deteriorate as well. This is not assisted living. Living here means you don't need to worry about things that at a mature age take up your time, like taking care of the outside of your home. No more. Like cutting your lawn. No more. Like taking care of the bushes. No more. Now you have time to travel, vacation, or take part of many activities inside the world. Your monthly fee includes a health center, a swimming pool, a golf course and nearby medical needs. There is a pharmacy and post office located on the premise. There are hundreds of clubs to join as well. It is a safe community that is gated and has its own security. Each house has an assigned covered carport and many unassigned spots are opened as well. No kids allowed to live here, so the community is quiet as well. I'm looking forward to moving here. read more
