So, let's be honest about what it is. It's a public swimming pool. ‍ Purchased my ticket online and visited the lagoon on a weekday. Every person on staff was super nice to my friend and me. Very helpful and they tried their best to keep the love bugs out of the water. We rented an umbrella for $15 plus tax, and it was totally worth it. The weather was perfect, but I did not want to get burnt. You can tell they are still under construction, but the view was still lovely. There really wasn't much room to swim, and the deepest the water got was maybe four feet. They have sections roped off for the kayaks/paddleboarding. I think those rentals and the slide were an additional $15. We opted out because there wasn't much room to paddle, but it was fun watching others try it out. Noodles are permitted. I can only imagine how packed this place can get on the weekend. Outside food and drinks were not permitted, but they had a bar and a food truck type trailer on site. They'll check your bags as you enter the gate. My friend and I got a mimosa for $5 and split a "Tampa Cuban" for $9. When it was time to pay, the guy said it was really $12. Extra taxes and self-inflicted tip? The sandwich was a little fatty, so I would recommend that you pack a cooler, get some Publix subs and chips and eat them in the AC of your car when you get hungry. Would I come back again? Heck yeah, at the $10 entry cost. However, according to the website, they plan on increasing the prices next month. What an amazing Lagoon! It was the perfect day with my best friend and our 2 children. We rented chairs in the VIP section, which was an extra $16.00 dollars each and honestly it was SO worth it! They had a full bar in the VIP section, and actual swimming pool and reserved areas for chairs (with umbrellas), cabanas, etc. There was a beachy area a little ways outside of the VIP section and it was perfect for the kids to run around and play in the water/sand without us thinking they are going to drown (wiping sweat off of my face as I type). There is a food truck near the VIP section that had hot dogs, nachos, chicken, fries, and a hamburger. You can only bring in water bottles to the Lagoon- but they did allow us to bring in food for the little ones since they need special food (gluten-free/dairy-free). They didn't ask any questions and there was no hesitations! The park was under construction which was fine- it looks like they may be building an actual house entrance which will be really nice! I would like to see them add additional food options too. If I'm in town again I'll definitely be back! read more

WORST BUYING EXPERIENCE EVER! So, this was my first time purchasing a home and it was by far the worst buying experience I've ever had thanks to the realtor representing Lennar. Vivian Monrouzeau. There were multiple situations during this process that Vivian controlled, and she proved that she could care less due to how she handled the situations and her lack of assertiveness. I will stick to the biggest issue. My closing date was confirmed to be April 21, 2021. On March 24, 2021, I receive an email from the senior loan processer stating that my house was in a flood zone and would require flood insurance. (House is new construction by the way) Less than a month before closing now I have to purchase flood insurance in the state of Florida, where we sometimes get massive storms called Hurricanes. Well after hearing this news I reach out to my personal realtor, who reaches out to Vivian, and her response is "do not worry about it, the house is not in a flood zone. It will require flood insurance for the first year, however, we will pay for it". I then respond, "can you please provide this in documentation," Vivian says "yes, we will provide it, no worries". An entire week goes by and I hear nothing from Vivian nor my realtor. I then reach out to my realtor asking if he has heard anything from Vivian with the documentation stating that the house is not in a flood zone and that Lennar will cover the expenses as this was not disclosed to me before I put down a $5,000 deposit. My realtor asks "Vivian never called you? She said she would call and provide documentation". I reply, "No I never heard from her". My realtor then calls Vivian and texts me 20 minutes later saying, "I just got off the phone with Vivian, she is going to call you right now". This was about 2 pm. 5 pm comes around and I still have not heard a word from Vivian. I relate this to my realtor, and we are both speechless at this point. I am now frustrated because of the lack of communication from Vivian. I email both my personal realtor and Vivian stating that I am disappointed in how this process has gone down, and I understand that sometimes these situations are uncontrollable, however effective communication can go a long way in these situations so that everyone is on the same page and we can work through things. (I have an email thread to prove this). I also mention that if I am to close on April 21, 2021, that I would need to discuss this situation, so we are all on the same page before moving forward. Vivian responds and says "Good afternoon Rod, I've only had a few homes that need the flood insurance. We are waiting for the LOMR and should get it in June/ July time frame. I've attached what LOMR means see below and also attached a link from FEMA. When this happens, we would usually credit the amount of flood insurance, but in this case, because we have maxed out the seller's contributions, we cannot credit you for this amount. Let me know if you have any other questions." (Verbatim)... Effective communication will go a long way in these situations, the fact that Vivian tells my realtor to tell me that Lennar will cover the expenses, and then disappears for a week without a text message nor phone call, and then says they cannot cover the expense does not sit well with me. Vivian did not attempt to communicate anything! When in reality, Lennar/ Vivian could lower the price of the house to supplement the cost, maybe pay out of her pocket, gift cards, etc. Just a few ideas. All of which she nor the builder seemed to be willing to do according to Vivian. To top it off, Vivian knew there was a possibility that the house was in a flood zone because "other houses required flood insurance" and she did not disclose this to me. Is that even LEGAL???.... In the Epperson community, the houses are fairly close to each other, and if one house requires flood insurance, there is a good chance multiple houses require flood insurance. After pressing Vivian on why this wasn't disclosed to me before an exchange of money on my end, she responds "she did not know that my house would require flood insurance", which I actually understand. However, if there is a "POSSIBILITY", which Vivian knew there was a "POSSIBILITY" I would only imagine that the ethical and legal thing to do here is to state, there is a possibility this house may be in a flood zone and may require flood insurance to the buyer. It has been over 3 weeks now and I have yet to hear from Vivian, not a text, email nor phone call attempting to rectify the situation. She did not disclose everything and I feel she looked at me as a dollar sign being that I had perfect credit, money down, and was ready to buy. Vivian robbed me of my home buying experience and made the process horrible. Doubt I will purchase from Lennar again...I suggest anyone working with Vivian Morouzeau be cautious and if there are any grey areas in the process to get it in writing. read more
