As a first-time homebuyer, working with Lennar has been one of the most frustrating experiences I've ever had. I expected much better communication throughout the process, but instead I constantly had to reach out myself for updates and to find out what the next steps were. Documents were emailed to me for signature without any explanation of what they were, why they were important, or even a courtesy call letting me know to watch for them. My original closing date was scheduled for May 29, but it has now been pushed back three separate times. Despite everything being completed and finalized on my side, I have received little to no explanation for these delays. Buying a home should be an exciting milestone, especially for a first-time buyer. Instead, this process has been stressful, confusing, and disappointing due to the lack of communication and repeated delays. Rachel was my loan agent, and while I understand some issues may be outside of her control, the overall experience with Lennar fell far below my expectations. I spent about $30k for solar on their new Lennar home in Riverstone and still not have it completely hooked up? My house closed on 2/26/26. According to GAF, my solar doesn't start working until 90 days after the application is rec'd. According to GAF they received my application from PGE on 5/21/26. How is it that PGE takes 3 months to submit the application and GAF takes 3 months to process it and meanwhile my PGE bill is $500+ a month on top of the $30k I paid 4 months ago. I could be making enough interest at my bank on my $30k to pay my PGE bill. I called PGE they say call GAF, I call GAF they tell me it will take 1-2 weeks . . . Lennar . . We purchased a new home in July 2024 and have had several issues. Lennar has fixed most of our warranty issues with the exception of our tile floor. The floor is lifting, has tile defects, and the contractor left spacers in the grout. A few spacers have been shaved off but they left the feet under the tile. We have had two (2) inspections and Lennar & Cal Custom Tile refuse to fix the issue. read more

As a first-time homebuyer, my experience with Katrina from Lennar was absolutely terrible and unprofessional. She did not take the time to answer my questions or explain the process, and instead seemed to take advantage of the fact that I was new to home buying. Katrina inflated my down payment to $30K, and when I consulted with two outside lenders, both confirmed she was clearly overcharging me to increase her own commission. Once I confronted her, she started emailing and calling nonstop, trying to confuse me with misleading information. Only after being called out did she send new estimates--suddenly lowering the cost by $12K, which proved she had been dishonest from the start. Buying a home is already stressful, and the last thing buyers should have to deal with is being manipulated and misled. I was in disbelief that someone would so willingly take advantage of young first-time buyers. What's worse is I doubt this was the first time she has done this. If anyone is thinking about purchasing a Lennar Central Valley CA Home, we haven't had a good experience. We moved into our new Lennar Home on December 9th (we needed more space for our 7 foster-to-adopt kiddos), and within a few hours, sewage was backing up and pouring out of the downstairs shower like a waterfall. Called the emergency number and a plumber came out. The next day, a couple of the kids went to play out back and came running back into the house yelling that there was sewage floating all over the side of the house and into the backyard. Called the emergency number again and multiple plumbers were sent out; however, the damage had already been done. Lennar stated it was construction debris blocking the sewer line. Just thought I would share, as no families should be subjected to the health hazards of raw sewage, or the resultant damage. One week after we moved in, we noticed the base boards were soaked and damaged in the downstairs guest bathroom. Apparently, the toilet gasket was installed incorrectly and leaked every time the toilet was flushed. This new Lennar house has been a nightmare. read more

Our first home was built by CENTEX. We had a great experience with CENTEX. We sold it and purchased a new build by LENNAR. We were impressed with the professional looking website and great looking model homes. We were excited. Our excitement soon turned to disappointment. LENNAR says "everything is included." Hell no. You have to buy your own fridge. Rain gutters not included. No options. You can't even request them to install CAT5E cables in the rooms. Everything is cookie cutter. If you dont that like it, oh well, they have 50+ people waiting to buy. Once we moved in, we noticed that they did not clean the house. Imagine buying a new car and it was never washed or vacuumed. That was our experience. The tile floor was filthy dirty. We had to mop multiple times. Upstairs, we found multiple loose nails on the rug. There were multiple white paint stains on the tile floor. Loose white paint gunk everywhere. Outside, our fence was made from CHEAP materials. Backyard was small. They have these green transformer boxes that block your side driveway. We had a horrible first experience with LENNAR and definitely learned our lesson. Don't get me started on trying to activate our solar panels and battery backup. That is a nightmare. read more

They covered up terrible workmanship and then when discovered, refused to fix it. Their quality is terrible and their support for obvious inferior workmanship is not something they stand behind. I received a call from Lennar, and the gentlemen was appalled he saw the pictures, but he still said no. Take a look at the work they do cutting the doorjamb for new locks - these are totally nonadjustable, and they refused to fix their crappy work. The even tried to cover up their completely inferior work by slapping some filler and then paint over it - looks like a cover-up of crappy work, probably by the Foreman on the job! Don't buy from Lennar - they provide crap work! read more

I wanted to purchase property with lennar had a terrible experience with sale agents at lennar very unaware of up coming release . when there were new release I lost four chances and when I called and called the lennar Management no response. I think customers are number to lennar and as long as they have customer and market is good they quality and customer service drops. read more

we purchased a new construction lennar home at riverstone. our experience with this company has been amazing. at first we were skeptical on new construction given the shortage of materials, horror stories in researching purchasing an older home vs new construction - but our worries were put to ease when our amazing realtor found our new home at lennar. our realtor then put us in contact with a lennar team when our home was being finalized, awaiting the walkthrough & then the final day to check everything was fixed prior to closing day. the day of the walkthrough we worked with seth & his team & they were very patient, knowledgeable & helpful. he & his team answered all our questions & concerns, and ensured everything was fixed that needed fixed. last minute, hours after the walkthrough was done, i was scrolling through pictures i'd taken - i noticed one of the plants in a row that was put in front yard was dying & it was fixed immediately as with everything else! there really wasn't many issues during walkthrough - mainly cosmetic things like chipped paint here & there, one cabinet off center, shower door didn't close all the way but all that got fixed & everything works perfect & looks great now. we hired our own home inspector to accompany us the day of our walkthrough just to cover all bases & there was nothing major in his report that couldn't be fixed by closing day. i can't stress enough how anxious my husband & i were to go with new construction as we were strongly considering an older home that had a lot of history in an already developed neighborhood. we are SO happy we had our experience with seth at lennar & his team. we had a recent issue with one of the light switches & they immediately scheduled a phone appt to see if it could be solved over the phone, when it couldn't, they scheduled an in person appt & fixed the issue within 15 min. seth followed up with a phone call to ensure everything went well with that appt. another great thing is lennar keeps us updated with a checklist on things that need to be taken care of to upkeep the home. it's a great reminder bc it's things that need to get done but so easy to forget. the cabinetry, tiles, lighting, shelving, countertops throughout our home is durable & beautiful. we couldn't be any happier with our decision to buy from lennar. 5 stars all the way. read more

Just bought a home from these guys because we had a wonderful experience working with them in Sparks, Nevada where we built a next gen home. With that in mind, we gravitated towards these guys and had absolutely nightmarish experience. We saw a specific model and when we called the sales team, it took them over 2 was to respond. By then what we liked was not available anymore and they show us couple more making it sound like they are the same models but found out they are not. Then we compromised because the sales team made it sound like what we r getting is a better model but come to find out during the walk through that these are downgraded models and don't even come with rain gutters. They were transitioning from the model we saw to this and it started with our home and they never bothered to clarify or alert us until the walk through. Additionally this joke had water leakage in the front yard and when we brought it to their attn they temporarily shut it off to get us to sign the final walk through paperwork giving us an impression that they fixed the leak. Guess what: when we picked up the key we have now a bigger leak problem than before. When we reached out to senior mgmt to the on-site ppl, there is absolutely no response. Just a terrible company focused on quantity of homes they are selling than quality and customer service. Although when complained about gutters and that they mislead us with the model and rain gutters they tried to offer a discount that is peanuts in the bigger scheme of things with the amount of time we wasted on these guys. I do not recommend these guys to anyone. They just don't care. read more
