This is for the San Jose apartments. 1 year old apartment, 1 bed 1 bath. Like most people I am rather busy, so the application process was a breeze, a few emails, a few docs to upload and a phone call or two. Karen the manager gave me her cell so I could text her with questions and she was able to same day confirm I got the place. They were recommended by a friend so I never saw the inside, pics online don't do them Justice the 1/1 while a shade below 800 square feet feels spacious to me, I don't need much space and I have plenty of closet, pantry, and storage. My unit and all units come with a garage I believe, which can be used for extra storage depending on the size of your car, my mid size sedan leaves plenty of room for a storage rack or two on the sides. The residents here are friendly, I have been greeted by my neighbors, welcomed by them and it has a just general great vibe. Gated with remotes, security at night, property is right next to fig garden village, located in a nice area just north of old fig, I love the area. The apartments are super quiet, I don't here much neighbors once I close my door, I share one wall with my neighbors and haven't heard a peep from them. There was an issue with lighting at one point, super easy app scheduled maintenance and it was fixed within 24 hours. Only issue someone might have would be parking for 1bd 1 bath. No option for guest parking except for outside the gate, my apartment did not come with an extra stall, for me not a big deal at all, the neighborhood is safe and I can park out there and feel safe, but for other people might be an issue. Brand new appliances, washer and dryer inside, and a very responsive staff, easily the best apartment experience I've had in the last 25 years. Worse builder ever they do not fix their mistakes. We do own one of their homes and have not had a problem with it, but our next-door neighbor, had serious problems, and the neighbor next-door to him also had serious problems. Another neighbor around the block had condensation and mold seeping from their wall in one of their kids bedroom, Granville told them to move the child out of the bedroom and they'll be fine. read more

I did not have a good experience with this business overall. Communication felt unclear and the process did not meet my expectations. I found the interaction frustrating and not as organized or helpful as I had hoped. Katie B- Granville "Business Manager" you need some serious training! Do you not understand anything about privacy laws in housing, or the laws against publicly disclosing private facts? You wrote on a PUBLIC forum that Kevin D. owed back rent (implying to all who read it that he was either financially irresponsible, or having financial troubles), and in your snarky little way, tried to belittle his legitimate concerns, and financially shame him! Did that feed your little ego to tell everyone that he left with a "debt", rather than simply contacting him to see how you could help? He obviously tried, to no avail, to contact you to gain clarification! A proper move-out walkthrough should have been done with him so that there was no confusion- that's YOUR job to make sure the tenant knows what to expect- not his! Why not tell him not to bother with his incurred extra expense and efforts, because you will have it professionally re-painted regardless? Paint isn't cheap, nor is peoples time. There are so many missed steps and lack of basic customer service that if done even slightly better, could eliminate these bad reviews (and people's overall opinion of your company- word spreads quickly), but your response only adds weight to his concerns. I bet if you had responded in a professional manner and took the proper steps to rectify his situation, he would probably remove this terrible review and you wouldn't have embarrassed your company by showing how unprofessional and uneducated you are. If you're a "manager" at Granville, it's worrisome to think of how your employees conduct themselves. I know this review was a while ago, but I'm certainly glad I read them all before making the mistake of purchasing one of your homes. This doesn't even come close to the level of professionalism I'd expect in dealing with something as important as someone's home. Do better. read more

This review is specific to Granville's rental property at Bungalow Court. The rental unit itself is fine, wasn't expecting anything grand in terms of the actual property or amenities. The issue is with their property management, or lack thereof. I cannot believe we are 36 days post move-out and have yet to hear a single word regarding the return of the security deposit. California law states landlords are required to provide the itemized statement and return of any remaining portion of the deposit 21 days after moving out. We've attempted to reach the property manager multiple times via phone, email, in person at the office and have not received a single response. Are we really going to have to go through small claims for a $1000 security deposit?? I'm beyond disappointed in Granville and expected better from them. read more

Very poor build quality. Of course, when you see a Granville Home on the surface it appears very grand and pleasing to the eye. However, after you dig deeper, you will notice many of the short cuts taken and corners cut to save cost. These things will come back to haunt you later I promise you that. Unless you are only planning on living in your new home for less than 5-7 years, which most are not you will discover the same as I did. I believe Granville's companies philosophy is to build them cheap as possible, quickly as they can, and with lots of dazzle and glitter to distract buyers from the truth of what they are actually buying and then only then deal with the customers that speak up the LOUDEST after they have moved in and complain about the shawty build quality of their new home. Be very wary, it took me two Granville homes to discover the truth about them. Good Luck! read more

If you are trying to rent with Granville, RUN THE OTHER WAY. Their rental deposit system is a complete scam. I painted and cleaned the house I was renting before moving out. Left the home completely spotless... in fact I fixed a few things that were broken. They sent me a bill for "cleaning and painting" that came out to the exact amount of my deposit. They were impossible to get a hold of during move out. Customer service is non existent. You can do better... go with a different property management company. read more

Don't ever buy Granville' looks good outside but inside is another story. Appliances, garage opener, cabinet drawers, faucets they are all cheap. The money you pay for these houses you can get a better home elsewhere. They put a fucked up Yosemite Gas range in my house that is 35.4" width (standard size is either 30" or 36")and they build the kitchen around it. This thing never worked properly and now I am trying to replace it and 36" is doesn't fit in there. It's too big for 30" and small for 36". Now I am gonna have to either get whole new cabinets or I ll have 3" gap on both sides. How stupid it is to build a kitchen around the Gas range? There are many other small issues that you shouldn't be dealing with right after you spend the big money required for these damn houses. You can definitely get a better home with this kinds of money. I ll never buy Granville again. read more

We have decided to open up the bottom of our stair case and we have lived in our spy glass model named home for 16 years . What we found was the workers who closed up the bottom of the stairs left many c batteries, they left thrown insulation and empty boxes, wow ... talk about lazy. read more

Granville homes customer service really do not care. I had another issue with my 5 year old Granville home. In the last year the air conditioner compressor went out, the dishwasher stopped draining, the motion sensors in both bathrooms do not work, the auto shutoff for the humidity exhaust in the bathroom went out, 3 electrical switches went bad, and today my wife smelled a gas leak at the kitchen cook top,. Called the gas company they shut off the gas. They said the cook top was leaking and that there was an adapter on the shutoff that shouldn't have been there and it was cross threaded. (this wasn't the cause of the leak, just something the gas man had no idea why it was there) I called Granville customer service, I know the house is out of warranty but I have owned 9 homes and never had problems like this. I told the customer rep what all has happened in the year I have lived here and her response was ' THE MATERIAL AND APPLIANCES WE USE AREN'T AS GOOD AS IT USED TO BE. So I asked her to put in their ads for new homes that they are building cheaper and less reliable homes now, Of course that will never happen. read more

This is the first review I have ever given. I typically don't care that much to voice my opinion about bad experiences, but I left Granville as a client feeling thoroughly violated. The first thing that offended me is when Michelle came into our home and took pictures of our bathroom with personal items and then sent us copies of the pictures. I had no idea nor did I agree to having them do that. We were greeted with hostility or just plain apathy every time we needed to speak with an agent. We were also charged for a toilet seat that we replaced. As well as a sprinkler system that hadn't worked from day one. This place seriously lacks in quality customer service. I would never recommend this place to anyone looking to rent. However Granville did motivate us to buy a home. Thank you Granville. read more

Beautiful homes on the outside, cheap quality on this inside. Tile cracks, cheap cabinets, faulty lighting, etc.. don't be fooled!

New house is not equipped with a working thermostat. At the peak of winter, this is totally unacceptable and their so-called "24/7 emergency services" promise is misleading, because holidays are not included so my family has spent the last 3 nights freezing to death. Other reviews have mentioned the poor quality of the materials used and their installation.. and I can vouch for that. Light switch and outlet frames are lopsided, the microwave is dented, counter cabinets are nicked or scratched and not all cabinet doors come with the soft close feature, the cement floor leading up to the front door has a noticeably large crack, one of the gate openers does not work, the WiFi signal booster/extender setup does not work, the bathroom door does not stay closed/locked, hot water from the shower will randomly get cold, the shower curtain rod is uneven, the shower head is scratched.. and probably other minor details we haven't noticed. I understand that these errors are things I could just be nitpicking about, but for the price you pay to live in this "upscale" house, there really is no excuse for these issues to not have been resolved. The least Granville could have done is tested the thermostat before handing the keys over to the homeowner. It is truly disappointing, and if you are thinking about purchasing a house from them, come prepared with low expectations because they likely won't be met. Shame on Granville for not upholding their reputation. read more

Granville staff has been great to work with. Buying our home from Granville was less stressful than purchasing a car. Even after we moved into the house the customer service has been phenomenal. Renting from this company was Terrible! First, our agent was about as unfriendly as they come. When i met her i thought it was just me but when my future roommate said " I wonder if she having a really bad day?"... she wasn't it was our experience every time with her. Then there was the time they came over to change the filters in our house and took pictures of our things ( bathroom, kitchen, ect.) Admittedly we had clutter on our counters, nothing excessive just mouthwash, coconut oil things used on a regular basis. We got these pics in the mail and were told to vacate within 3 days or remove all the "rubbish" immediately! I felt so violated! Honestly they made us all feel like we were digusting or something. So beyond unnecessary, when we called to confronted them.. they said they would get back to us, we heard nothing. Tried a couple more time with the same result, so we let it go. Now we are having the dreaded deposit battle. I would really recommend staying AWAY from this company to rent a place! read more
