It was $375 plus an additional $125 for insulating materials/labor. For this price I was expecting a completely finished, well installed product, with quality materials and remaining mess/job materials to be cleaned up. The first concern was that a small drop blanket was used in front of the door. But, knowing that you are cutting into concrete block and the subsequent dust that permeates the air, this would hardly be sufficient. The smoke alarms in the entire house went off due to the amount of dust that was created and not blocked appropriately to keep from getting all over the house. When the job was finished and I pointed out the materials and dust collected around the work site, including a nail left behind, I was informed that he "didn't have a shop vac" and "doesn't normally clean up building materials". The additional money spent on insulation labor and materials was used on; narrow stick-on weather stripping that was falling down due to half the adhesive part left to open air, which then stuck to the back of the door, causing it to pull and fall when opened; and Styrofoam board, screwed into the back of the door, partly held on with a busted part of a ruler, and not secured at all on one side. I was told this was "quality work" and that he had technically used what we had agreed on. The front trim/door is marked up and, the trim which he reused from the previous door is too short on one side. Instead of informing me, and agreeing to replace the trim, he re-installed it and said "nothing I can do about that". Additionally, the front latch does not line up and cannot be closed properly. When I expressed my displeasure, and pointed out various items, I was told I technically got what we "agreed" upon. I went ahead and paid the full amount to end the interaction as it was evening already. The next morning, I notified him that I was still displeased and, that the door is not able to function as a proper door, nor is the price for the additional insulating materials and poor labor he used justifiable. He then told me I had flown into a "rage" after asking for a small discount ($40-$50) so I could get necessary repairs. He refused. Really disappointed. I was hoping to find a long-term handy man but all the great reviews really let me down. I guess this is NOT his "type" of work. Buyer Beware.

The house had water damage as a result of bad HVAC job (by Bardi heating, cool. Another horror story that I want to share soon..). The damage caused mold issues. Concerned for my tenant, I contacted contractors I have worked with before but they were all busy so I had to find someone else. I went on Yelp and reached out to Kyle based on the 2 good reviews. The initial convo went well and he sounded like he runs a good honest business; I went ahead and scheduled for an estimate. He gave me a quote including bathroom ceiling "repair" and closet mold removal. I agreed and paid the deposit and he came to start the job the following week. During the job, he let me know he needed to cut out the drywall in closet because the damage can't be remedied. And also the ceiling in bathroom doesn't need to be cut and can just be painted over with mold-treating-resistant paint. I agreed and asked for quote. Also now that ceiling doesn't need to be cut and repaired, I asked to adjust the first quote. He was reluctant for reasons I didn't really understand (something about because I already paid half). So I asked him to adjust the new quote and he did. So he cut open whatever he thought needed to be cut open and left a fan there for few days to dry out the remaining moisture and painted over the ceiling. At this point, the tenant needed to be out of town over a weekend after he picked up the fan. I thought this is OK so we can observe there's truly no more moisture from HVAC. And we agreed we'll schedule for him to come back and complete after tenant is back. Then he basically ghosted us. The tenant was not able to reach him at all. I was able to reach him once and he told me he has been really busy. I told him I understand but I'd like for us to get on his schedule and he said sure. I asked the tenant to try him again in case he forgets. And she was ghosted. I called and texted him just to be sure. And now I'm ghosted. A week had gone by.. My last text to him is "we will reach out to someone else" and he did not respond. I think it's safe to say at this point he doesn't want to complete the job. I don't want to say I was duped and paid more than what he actually did. I don't know if he even did a good job with mold remediation and painted ceiling. I don't know if he caused more damage than necessary. I'm not a professional and I'm not even there to assess it properly. But I'll assume he did a fair job and I paid a fair price for it. It is the fact that he ghosted on us and leaving us a mess to deal with that had me give this rating. Now we're left with a closet wall cut open, ceilings unfinished, and water stains still not addressed. I cannot recommend him. UPDATE: Given the response from Kyle's family, I changed the rating. As I said, I did want Kyle to work out to have a good reliable contractor to reach out to as a landlord managing remotely. Unfortunately it did not due to the reason stated in the response. Given an opportunity, I am sure Kyle "can" make a better impression on other customer but I can only rate on my own experience. I do wish Kyle a speedy and full recovery and his family well.
