Needless to say, shifting to renting from a property management company had me a bit worried that I'd get stuck with an uncaring company that wouldn't get things fixed or address any issues I had with the property. I'm happy to say that Properties Preferred is definitely not uncaring. Let's start at the beginning. I started a new career and decided to look for a new home. Rather than living with two other bachelors in the back half of a tiny duplex I decided to find a place with lots of space for me and my girlfriend (and all of our junk). We looked at a lot of places before coming across one being shown by PP. We pulled up at a nice townhouse in Old Metairie one evening and were greeted by Todd who warned us that the previous tenants had recently been evicted and damaged the property; he then apologized for the state it was in and promised anything wrong would be fixed before we moved in. I admit, my first reaction was to be wary, as though I was dealing with a used car salesman. However, we loved the place, its big open spaces, and its great price on rent, so we leased it. True to his word, Todd (and his partner Blanche) got the place together for us. We're talking replacing most of the carpet upstairs, new lighting fixtures in most rooms, a new ceiling fan (the evicted tenants had torn the old one down!), even electrical work. Now the place looks amazing. Things like carpet and fixtures were done before we signed the lease. At signing Todd just told us that he was sure there were things that were missed and would only turn up as we moved in and lived there and that all we had to do was put together a list for him. Sure enough, things like a non functioning outlet became apparent and we put together our list. Within a week everything was fixed. Overall Properties Preferred has done a great job managing and addressing my concerns as a renter. My only complaint is that I would like to see a faster response on emails, but I know we're not the only tenants and not everyone relies on email like I do. But I always get a response within a business day or two, or a phone call to check on things.

They helped her find her apartment, so we used their free apartment service. They rented us a property on Lake Ave. in Metairie. Everything was decent for just about three years. We were good tenants and paid rent loyally even through the pandemic. When our air conditioning unit began to have problems we were informed that even though the a/c professionals advised in the replacement of a part to fix the unit, the owner of the property REFUSED to adjust or fix the a/c unit. This is july in New Orleans so it's really hot. We decided to move! Be cautious if you find this property in your search for a rental in 2021. Make sure the a/c unit works correctly prior to putting down the deposit! We did not get our deposit back even though everything was clean. In fact it was cleaner than when they rented it to us.

Since the person I was helping was purchasing a home for the first time, neither or us knew what a headache it would be to purchase a home under FHA federal guidelines. There are kinds of conditions that come with borrowing money with Uncle Sam backing it and that's fine, but these lenders need to get their shit together. By that I mean making the process a little less hassle free and letting potential borrowers know up front how long the process and a tentative list of documents required for loan approval and closing costs. Make sure you ask these muthacluckers about every single BS fee they are charging you because it's their job and it's how they make their money(by charging the BS fees). On to the reason why Im yelping the real estate appraiser. Rick was a referral and was nice enough to come out the same week, usually real estate appraisers need 2-4 days in advance notice. On top of that do not think that you will get the appraisal report right away. It might take a week or even more if your appraiser is busy. Rick came out and walked around the proposed property for purchase with his camera and took notes. It was hot as hell outside but he went everywhere inside and outside the property making notes and taking pictures. All in all, Rick was very friendly and thorough in his job. Make sure you ask lots of questions. It's their job---just dont be annoying. After about a week or more, I had to get the lender to send me a copy of the appraisal. Keep in mind that if you plan on using this appraisal for different lenders because you are shopping around make sure you mention it. If you are doing FHA loans, the lender has to put in an order for one. I paid for one out of pocket, ended up going with another lender. Also, if you want to save some dough on closing costs, go down to the mortgage and conveyance office to get a copy of a survey of the property. It will cost you $3 instead of some bullshit $400. It cost your time and parking maybe, but overall it's cheaper than letting the lender sock it to ya with those ridiculous BS fees. If you go down to the mortgage and conveyance office, make sure you have the name of the person or entity that appears on the title, if there was a succession, make sure you have all of that info too because it will help the person who will research and look up the property in question locate the actual survey. Ok yall---overall Rick was friendly, his report was detailed, objective but he was slow in returning calls and emails, probably cuz the guy is busy so give him a chance to get back to you. Cost was $400 but you may want to shop around for one and that takes time. I had a guy tell me his friend would do it for $350 but it was too late....overall do your research and call around asking about flat rates and turnaround time.

They call it a luxury apartment building, but you have to hang your clothes to dry as if this were 19th- century tenement housing because the dryers just don't dry (I hear it's worse in the 1bdr units that have an all-in-one washer and dryer). The pool deck is warped with exposed rusty screws. The package room is always a mess and management does not investigate missing packages (except for one old white lady who gets preferential treatment and her own designated shelf). Rules are arbitrarily enforced with exceptions made for some tenants that negatively affect the quality of life for most residents. There is insufficient ADA parking and no enforcement of violations which leave actual disabled residents with no access to ADA parking. The windows leak and cracked walls have been a constant issue since Hurricane Ida, but instead of repairing the damage they provide us with sawdust filled bolsters to absorb the water during heavy rains and they completely ignore the growing cracks in the walls and ceiling. Anyone competent and friendly hired to work the front desk doesn't last long and I assume that's due to the toxicity of management. Avoid all properties managed by BGPM.
