I hired Foundation Systems of Michigan to encapsulate my crawlspace. The crew they sent did the…read morejob in 5 hours, way to fast. I went down there to inspect and saw a horrible job. There were a couple rips in the material, the taping on the seams between sheets zigzagged; and this is on the factory cut edge that's perfectly straight. They used the spray foam to adhere the tarp to the cinderblocks. Some spots have huge spray foam globs that sank and pushed the material out creating air gaps. The only way that can happen is there is a critical shortage of fasteners holding the material up, I've seen less than 10 on the whole job so far. There are spots where the spray foam looks like melted cheese, its disgusting. The entire area has a layer of dirt and hundreds of spray foam turds along the walls. The two 'doors' they put on for $1000 were 2x4 and pvc board with 2 screws, absolutely unacceptable. When I called to talk to the crew they said they had swept out the area, I laughed and hung up on those liars. There is numerous work material trash left under there including a 2 tank spray foam setup. They also spray foamed 2 interior walls that were not part of the work plan and didn't need it. I had the supervisor come out to take a look and he pointed out more things wrong and said this needed to get made right. Guess someone forgot to write something down because when the next crew came to make repairs, they didn't have the materials they needed cause it wasn't written on the work service order thing. It's a month later and I still haven't received any before or after photos from them of their work but boy am I glad I went down there and took my own. I know it can be grueling work, but for something that is supposed to bring peace of mind about your home, this has been a nightmare. If you need go with anyone else

POLICE and Ordinance had to be called. NOT SAFE to hire them. POOR quality: Seams not taped. Cuts in the liner. Grading NOT completed, leaving the entire project needing to be redone (not resolved); You end up doing the work: I had to dig my own crawl with their staff for 4 hours! REPEATED SAFETY RISK: FSM staff became aggressive on site and demanded more money from me. Spray foam, dirt, tools, and trash left behind on the liner. DUMP PILE left on the property. POOR COMMUNICATION: FSM either does not respond, or it takes weeks of nagging them. Even in severe instances of personal harm, they will leave you hanging. There is no difference in email, salesman, supervisor, foreman, text, calls, office- they are all the same and do NOT communicate with you or one another. BUYER BEWARE! DON'T do it! You pay a fortune to have this company destroy your property and cause you serious harm.

I called a few local companies for estimates and decided to try basement waterproofing of Michigan. I normally dont write reviews but I feel these guys deserved it. The came by and looked at my basement. They gave me a consultation and the estimate. I told them I would need to think about it because it was a more than I wanted to pay and little more than other estimates I got. I called them after a couple of days and hired them to do the job. They were a little higher than other companies but while doing extra research I did see they were most reliable and have a good rep. They fixed the leaks and I was happy. In 2024 I entered into a contract (which I paid cash for) with HomeSpec to have my basement waterproofed and a sump pump installed. Over the following two years my basement continued to take on water after heavy rainfalls. After multiple visits that yeilded no answers and a periood where communication stalled, I posted a negative review to express my frustration. Shortly after posting, HomeSpec reached out and sent a team back to my home. Thats when management representative Brian stepped in and took full accountability for finding the root cause. He used a practical methods to track the water flow, he placed paper towels around the perimeter to pinpoint the entry point and found it. After the next rain he had his crew to remove the drywall and insulation to expose the hidden leak. Once the leak was identified, the crew repaired the issue. As of 9/2/2026, HomeSpec has restored my basement by installing new insulation, putting up and painting new drywall as replacing my electrical fixtures in the area where there was water damage. While the overall process took a long time and required significant peristance to reach a solution, I want to extend my sincere appreciation to Brian for his professionalism, determination to making things right, Hopefully the issue is now resolved, and I will be monitoring the basement during upcoming rainfalls to ensure the fix remains permanent. High strength epoxy injection was chosen since there had been no water leaks and both inductive and thermal imaging confirmed there was no moisture concern in any of the basement walls. Throughout the entire process HomeSpec were very professional and courteous, from their office staff through to the field technicians. In particular the technicians Mike B. and Michael W. did a great job and worked well as a team. The cracks were repaired proficiently and the work site was well cleaned and all debris removed before departing. Overall 5 stars.
