Dumbfounded that after being an impeccable tenant in a tiny, falling apart, old home, they had the audacity to send me a bill for over $20k in supposed damages. I was pregnant, with a 3 year old and lived there just over a year and yet they charged me for foundation repair, a dilapidated carport, broken cabinets that I'd been trying the get fixed since the day we moved in, etc. Dishonest and money hungry. "These repairs should have been completed by now, however I am here right now and they have not finished. Very frustrating." 9/4/18, 11:12am (on our way to the property after 21 hours of driving from Nevada with two cats ... VERY TIRED) Another email from Lighthouse Cove "I am very sorry to do this again unfortunately, the home will not be ready til later today. You are free to unpack everything in the garage." So we arrive because we have nowhere else to go. We see the garage and it was filthy and dark. After some time standing on the driveway and after enjoying the lake view, dozens of fleas made it to my pants, shoes, in my socks and on my sweater!!! I need to add... the home inside smelled like old wet sweaty dog, had one of the door frames dilapitated, smelled moist in the home and was unclean. This is in addition to all the fleas and TICK that landed on me. 9/4/18, 11:35am. Email from Lighthouse Cove rep "Looks like you will not be able to move in til 4pm or later. Again I can not apologize enough about this." We were so sick and tired of the run around, last minute changes and the dirty home after a loooong drive to WA. We asked for our money back and they considered it breaking the lease. We ended up losing a deposit for a home we NEVER MOVED INTO. I strongly recommend to not allow this place to manage any of your living situations. They had the audacity to take the deposit knowing we had to stay in a hotel due to not having housing despite their mistake! On the bright side, we found a legitimate property management company that assisted us, that did a full walk through WITH US (unlike Lighthouse Cove) that wanted for us to just take notes on mishaps and turn it in within 5 days). Arent walk throughs supposed to be WITH the landlord!? I guess only professional companies do that. While I have very good experience in the past renting. When I went to reapply for a place I wasn't notified that the place had been reserved until after I got there in the afternoon and spending time to get the security deposit in the form they wanted it since you can't by money order as they aren't in the Money Gram system. I spent several hours just trying to give it to them alone. On top of it the person at the desk I found to be rather curt in responses and hard to work with to find a good solution to resolve this making my frustration even more so. And even said their method of letting people know that the place has already been booked has issues. This is the same person that told me on the phone previously that a different place had already been booked and when I asked if it 'twas the place I was having a upcoming appointment originally in two hours said no it's not. Upon suspicion checked the website only to find the place that I was told by phone had been booked had already been taken off I've come to expect a lot more from Lighthouse and was hugely disappointed by this persons actions read more

We were renters for almost ten years with Lighthouse Cove. They always treated us fairly. Their response to problems were quick assigned and to a local business and every thing from a plugged drain to a door that wasn't opening correctly. We moved to southwestern Washington last month and Lighthouse Cove provided us with a letter of reference for any prospective management company which certainly helped during our search for new lodging. We were very pleasantly surprised to receive a refund much lather than was expected. We highly recommending Lighthouse Cove Property Management to anyone looking for a home to lease in Kitsap County. They do have standards that must be met. read more

The moral of this review is "Those in glass houses shouldn't throw stones." In an email from Lighthouse Cove when allowed to review this review prior to posting they said this, "As adults, of course, we understand that a signed contract is a signed contract." As if they are implying that I'm acting like a child. I'm not sure a child would allow a business to worked together on an online review. I'm also not sure a child could afford a $2,400 a month rent (I mention that because I think there are some expectations a tenant has when paying that much for rent). I will be the first to say that we sort of (wait until the end and determine for yourself) didn't live up to our end of the bargain. But along the way we were good tenants, we gave plenty of notice, we were flexible and throughout the occupancy we were flexible when Lighthouse didn't live up to the letter of the law, like they demanded we do. Like many of the previous reviews my experience started out good and got worse. It all started during move in. We viewed the house via Facetime while living in WI and liked it. Upon arrival a few weeks later, after driving across the country, I was presented a house that did not live up to their own move out cleaning checklist that we received at the end of our lease. There was what appeared to be pubic hair on the ceiling of the bathroom, water damage on a wall in the bedroom, wall damage from adhesives, more nail holes than I could count, dirty drawers, staples in the carpet, paint splotches on the wall (what you would do when trying to decide what color to paint the wall) and worst of all a serious safety issue from a damaged outlet (multiple damaged outlets, but only one was a serious hazard). So after driving across the country and unloading the moving truck, I spent the next 24 hours or so painting the bedrooms and cleaning. I was trying to make it presentable for my family when they arrived. The manager I was working with was very apologetic and admitted that a work order had been missed. She said that I wouldn't need to worry about fixing any wall damage upon moving out. (I didn't get that in writing. Get everything in writing!). Now back to the broken outlet, located in what would be the playroom for our 2-year-old twins. That took 22 days to fix. Which is against the law see for yourself: (https://app.leg.wa.gov/RCW/default.aspx?cite=59.18.070). Lighthouse Cove disagrees with how "life threatening the cracked outlet is. The picture provided shows that a conductor is exposed. 120 volts and 15 amps is what is "sitting" on that conductor. When anything more than 5 milliamps (the level at which a GFCI trips) is deemed dangerous by the building codes and NFPA, then I would think that this situation was life threatening. In an email response to this review Lighthouse suggested we should have done our due diligences to purchase plastic safety covers and caution off the playroom. We did stack boxes in front of the outlet and taped it, but kids have a knack for getting into things. I would suggest that Lighthouse Cove does their due diligence and provide dwellings that are up to building codes. What's strange is that my online account with them has my maintenance log. Everything is on the log except this. (After a meeting with them, they had the repair on our list and wasn't sure why it wasn't showing up on my account) The next issue came up in April. The locks on our doors were not installed correctly. The locks were not installed by Lighthouse or the home owner. Very poor craftsmanship of whoever installed them. We made a request for the fix when the doors started to inconsistently close and latch shut (This is something that wore out and was not caught on the move in inspection). This took 2 months to fix. This maintenance request went like this text a picture to PM, officially submit request online, wait a week or two to hear anything, check-in, it's not in the system and I had to resubmit, and they apologize, in a couple days the handyman would call to scheduled something. The lease says the tenant is responsible to notify the landlords in 3 days if no contact has been made after the submittal. DO IT! I liked the manager we were working with, she was reasonable, and it seemed to me like the maintenance delays weren't her fault and she was as frustrated with that process as we were. We worked together nicely. (I did meet with the owner of Lighthouse and new PM and they seemed to blame the gaps on our original PM's inexperience. When I sent this review to Lighthouse Cove I was informed that the original PM was actually let go by Lighthouse Cove) We put in a maintenance request for a broken drawer on the fridge on September 1, didn't hear back on that after multiple follow ups until we met in person weeks after the request. Appalling service. I utilized their services in 2013 after researching a few other property management companies, and I was the victim of deplorable bait-and-switch tactics. I wanted to trust them with my investment, so that I did not have to worry about rent payments, maintenance, etc. The owner said all the right things to secure my confidence in hiring her to manage my investment property, but didn't deliver on any of her promises. They turned a blind eye to multiple violations of the lease agreement, even when I insisted they do the job they promised to do, when I witnessed multiple violations of the lease that were continually ignored.. All was fine for the first 2 months, but suddenly the monthly rent distributions were falling short of the appropriate amount. Nobody at Lighthouse bothered to give me an explanation, just passing it off as if nothing was wrong until I had to call them out on it and demanded that they do their job. According to the lease agreement, there was a fee for late rent payments, but that was never collected. Adults not listed on the lease were prohibited from staying for prolonged periods - that was ignored. Pets were prohibited - the tenant had TWO cats. Even after paying the $5/month eviction insurance since the start of the lease, she refused to proceed with eviction proceedings (even at my prodding) despite the fact that the tenant was delinquent on several months of rent and acquired two pets (in a no-pet rental). She assured me that she would have animal control remove the animals, then got all "buddy-buddy" with the tenant and tried talking me down, asking me to give the tenant "some leeway"...and the animals remained. Beware the false promises. I was more than forgiving with a couple incidents, but I just can't deal with their complete mismanagement of my property. I'm sure they look great when dealing with a rule-abiding tenant who always pays rent on time, because there's obviously nothing for them to do but distribute rent. If there are any issues with the tenant, however, they will clearly not take any action to protect your investment. read more

I had a string of bad tenants, was struggling trying to hire the right people to do maintenance, and was stuck in a cycle that was going to lead to foreclosure. I was too nice and let things slide with tenants and it became habit. A bad habit. I needed to have a property manager. Lighthouse cove turned my place around. I signed up with them and right away they got my unit cleaned up and repaired. They got me an tenant within 30 days who signed a one year lease. They screen and credit check the tenants, do the lease paperwork, get the deposit, collect rents, handle repairs, etc. The process was painless. To be able to step back and let someone else handle it was a huge relief and much needed because I couldn't do it on my own. My tenants pay rent on time and lighthouse cove deposits my monies and emails me a detailed statement every month. I wanted to put in flooring and they did all of the leg work of getting quotes for me. I can honestly say that having them be my property manager saved my investment. And in case anyone is wonder - I do not personally know the staff. I know when I was interested in a property manager it was really hard to find a review from the owners perspective. read more

I found my absolute dream house on Zillow and rushed out to see it. It was even better in person, so I put down a deposit on the spot. It wasn't until I got home that I read the reviews on Lighthouse Cove. My application was approved and I was even able to sign the lease electronically while I was out of town which is super convenient since I travel for work. I signed up for an online account right away, too, so my rent and other bills can get paid automatically and I can submit maintenance requests without having to phone in. During the move-in, I heeded the warnings of other reviewers and was meticulous in my notes. I was perhaps too meticulous... a few days later, we got a call from their handyman to schedule a time to fix a few of the little things!! Recently, I got around to putting in a ticket for some of the plumbing issues that have been slowly getting worse and a plumber was scheduled to come out the very next day. The maintenance coordinator even scoured her resources to find someone who knew enough about foundations to reassure me when we started having water accumulation problems after recent hard rains. Having most recently lived in brand new luxury apartments in Seattle, I was worried about the challenges of working with a smaller property management group, but my fears have been proven unfounded. Lighthouse Cove is every bit as modern and attentive as my old property managers. I look forward to dealing with them for a good while, at least until I'm ready to buy my own place! read more

Rating one star because I can't rate zero. They are rude, lackadaisical liars at best. I rented a house for several months and broke my lease because I could not stand dealing with them. Their maintenance workers went weeks without making simple repairs that affected our every-day life in the house and when I finally got around to moving out, they tried to scam me out of my security deposit and only returned what they owed me after I threatened them with legal action. Terrible Stay at the Light Cove Resort We are staying at the Light Cove Resort from 9/9/16 - 9/16/16 and our experience has been awful. The two bedroom, two bath apartment has a bad odor to it. In order to get hot water, we had to run the kitchen and bathroom faucets at the same time for five minutes. The toaster was broken and it took two days to replace it. We asked the front desk if they could move us to another unit and we were told they couldn't because of our timeshare agreement. That we would have to call our timeshare and have our reps move us. The Resort is in maintenance mode and they have empty units available and could have moved us without a problem. After that we went food shopping and decided to make the best of vacation but, this was the first bad sign that things were about to go wrong. The next morning we woke up to a kitchen full of ROACHES! We told the front desk about the situation and they said that they would send someone to spray the place. This happen on the 2nd. 3rd. and 4th. Mornings. We continued to kill roaches every morning. On the 5th. Morning they placed roach bombs in the unit and did not come back to clean up after that. We came back and had to clean the in unit. In the master bath there was a dead water bug and a live roach. I killed the live roach thinking that it was the effects of the roach bomb. The next morning we killed four more roaches in the kitchen. We decided to throw out all of our food. We fear that these bugs will follow us home. We can't wait to go home on the 16th. Of September. As I write this review a baby ROACH crawled up my on arm on the kitchen counter. read more

We have rented the same property from Lighthouse Cove for the last seven years and have been quite impressed with the quality of service. We were very thorough with the check list as we prepared to leave for another residence to live and needles to say it paid off. We went item by item and when all was said and done all that was taken form the security deposit was a prorated water bill that is the only utility that remains in the owners name. DO NOT RENT FROM Lighthouse Cove Property Management Washington (LCPMW- for the sake of this review). I will never work with this property management team ever again. First off, good luck receiving a call back if you can even get a hold of someone to get your name down, and you will get a text back or email. Second, we were on a one year contract and LCPMW tried telling us we had to submit a 20 day notice to move out, and LCPMW wanted to charge us 20 days into the month after our move out date... WA state law says that you only have to submit the notice if on a month to month contract. LCPMW's response was in a text message that said we were right and WA state law supersedes their terms...?? The way they communicated to my husband and I felt like we were leaving high school renting for the first time. To keep this going: They charged us for things that we should not have been charged for upon move out. For example, we were charged for lawn care services, even though the contract states that the yard has to be maintained the week before move out and that was the case for us... LCPMW's response was that there shouldn't have been a charge, we will send an $80 check. In my opinion, that is far unprofessional. Another example, we moved into a house with a hot tub, and when moving it was green with cigarette butts in it... we contacted LCPMW and their response was "there are chemicals in the garage". Ok fine, we cleaned the hell out of it, but then they had the audacity to charge us for cleaning on our move out, even though it was clean, but hot tubs take a lot of upkeep-- in 3 days that hot tub would have been green, but we cleaned it and left our own chemicals there to be nice. (never again). There are more examples I could give but these were the main ones, and I do not appreciate feeling like I am an 18-year old tenant and one who does not understand anything. This company really doesn't seem to have things very organized. My first complaint: I called about a property for rent. I specifically asked if pets were allowed and told the receptionist, Dennica, that we had one cat. She said yes, pets were allowed at this property with a pet deposit. I made arrangements to see the property and paid a holding fee- which was not a small amount, almost $1500. It took almost 2 weeks for our application to be approved (strange because we have good credit, income and no criminal records), but we stopped looking for another place, because they told us the property was being held for us. When our application was approved and it came time to sign the lease, they said, "Oh yeah, by the way, this property doesn't allow pets." It was less than a week before we were moving out of our house and we suddenly had nowhere to live. Because of their incompetence, we had to live with family members while trying to find another place. Luckily, we found a better home with a much more organized property management company. Second complaint: The agent showing the property, Jonathan, was rather rude. He wanted us to rush through the house and didn't want to show us the entire place. He became upset when we asked questions and seemed really put out that he had to show this house to us. read more

I could write a lengthy review on how dissatisfied I was with this company but I'll keep it short. Our house was FILTHY upon move-in and there were several broken items (including windows) that were never fixed in the 2 years we rented a property through them. We went for a combined total of 9 days without either hot water or any water at all (4 days with no water at all) and in the "no water at all" case it was an issue that could have been fixed in a matter of hours. They also lost their keys to the house and to other buildings on the property on more than one occasion which did not instill confidence in their ability to organize. For these, and many other reasons, I do not recommend renting properties managed by this company. read more

I interviewed Lighthouse Cove to manage my property in Poulsbo in May of 2013. Chrysztyna and her staff were more than helpful and professional. I chose them over other companies because they were informative, efficient and still small enough so that I wouldn't get lost in the numbers of a big management company. I've experienced large management companies before and it is not pleasant. The property had a potential tenant in two weeks and they moved in within a month. Talk about fast! Since, I have received detailed monthly statements by email (so you know they are green), prompt notifications about any potential problems and a tenant that pays on time every time. LCPM has had my best interest in mind from the get go even though I am 3000 miles away. LCPM is a member of the National Association of Property Managers. Exceptional service and friendly people is why I give them my highest recommendation for any real estate investor in Kitsap County. read more

I was ripped off by these people as they inspected my home before and after I moved in and then charged me for painting the apartment a diffrent color/ They took my 500 dollar deposit, even though it was not painted in my entire tenancy. As far as I am concerned they are a bunch of criminals and can not be trusted. TERRIBLE COMPANY. Do not use them! I have only been in my apartment for two months and I hate it, there are things that I overlooked when renting because this is my first time renting and I had no idea what to look for. I thought when they show these apartments, that they are LIVEABLE and have standard measurements to get furniture in. Wrong. I can't fit a standard size couch in the upper apartment I rented. When I went and told them this and showed them all the furniture I already have, they told me that all I could do was relocate to the bottom apartment (that nobody wants) and pay an extra $200 in rent. That's NOT what I want, I want to keep the rent charge I have that's WHY I rented the upper on in the first place, I guess I know why they have it for so cheap now. Second, I fell down my front steps of the house, I found out the foundation is sinking and the steps slant down gradually so if you are leaning too far forward when you walk down them you will fall. Also there is no parking but they said we could park on the grass area near the sidewalk, unfortunately all the dirt has been eroded and there's a large dip so when you try to drive onto the road your tires go over this rather large bump from dirt to pavement. I asked them to fill this in and they said there is nothing they can do. I have a baby, they can't expect me to carry him, and groceries and park way up the street. Also my front door has a 1.5 inch gap on the bottom, a person can stick their toes underneath it! I asked for a new door because this is unfair when it gets towards Winter and I have heat escaping, they said they can't do anything about that. When I first got the apartment the toilet didn't work properly and the carpets were filthy, my son was crawling around and had dirty brown knees when he stood up. Professionally cleaned my ass. We we're promised to have the place we rented cleaned and to have bad outlets in home fixed as well as the bad cigaret smell in the bedroom taken care of prior to moving in. (all in witch was in our 16month olds room) Once we moved in, (2 weeks later) nothing had been done ! Carpets we're never cleaned, house was still dirty, outlets still hanging partly out of wall. We found a half dollar size fish hook in the carpet of our daughters room. Worst part was, everyone we called or talked to was rude and acted like we where being un reasonable about having things taken care of . Our properties were severely mis handled. lighthouse over spent without authorization every single month in violation of our property management agreement. When we demanded they correct the situation, they cancelled us out while we were out of the country in the middle of a year long agreement. These people are unprofessional, entirely inept and incapable of managing their way out of a paper bag. I could go on with a list that would be 10 pages long and would bore you to tears. I have had my property managed by Lighthouse Cove for many years and I would recommend them to other owners. I live in Oregon so it would be very inconvenient to deal with all the problems that renters can have. When renters have left, they have found new renters within a couple months. There have never been problem renters as they do a great job screening new renters. When things need to be updated and repaired, they find the most reasonable and competent companies to do the work. Sometimes they are very busy and don't get back to me right away but a second call or email does the trick. I don't hesitate to give them a five star rating. read more

Don't walk....RUN in the opposite direction of this company! I am not sure where to start with the incompetence of Lighthouse. First I will inform you I had used them to manage my house and it was a total disaster and rip off. The owner Christyna will promise you the world up front when trying to get you to sign with her company, and once you sign....just kiss your monthly payments to them good-by and plan on doing most of the work yourself that they are paid for to do! Just go and sit in their office for an hour and watch the gong show of how they run things if you want to see for yourself! Everyone who works there is incompetent and most of those gals have MAJOR attitudes! The front desk girl is the screener mostly for the owner Chrysztyna and to get past the gatekeeper is hard! Christyna will RARLY return a phone call or email and loves to pass on stuff to the other staff who do not really know what they are doing either. The girls in there will tell half truths to cover themselves and when confronted will each blame the other! It depends who isn't in the office that day as to who is going to be blamed! I would also like to warn you about the contractors that Lighthouse uses....over charging and half assed work. They do not allow the home owner to hire their own contractors if you read the agreement you sign and this will cost you dearly if you ever have a problem in your house. Just watch the money fly out the window folks and be ready to have to re-do the work on your dime! We have met two families who rented through Lighthouse as well and seem to have the same problem with everyone in the office. Lengthy times to get things fixed and just general rude attitudes that make you feel like you are of no concern. We have rented from PICKETT before and found them to be far more competent to handle things. If you start asking around you will find that Lighthouse already has a very poor reputation in Kitsap and I only wish we had done a little digging on them before we got stuck with them handling our house. WORST PROPERTY MANAGEMENT EVER. These are seriously some of the most incompetent, careless, and rude individuals I have ever met in my entire life. I've gotten the run around at this place so much it's absurd. Never in my life have I had to deal with such a terrible group of people. How hard is it to get a call back from these people? Apparently very hard since it never happens. You literally have to go into their office if you want anything done; and 90% of the time it still doesn't get done. I would say that the broker/owner is probably the biggest issue. Her lack of caring and rude mentality really hurts this company. They try to be your friend when you write them their rent check, but the minute your dishwasher breaks, they're nowhere to be found. I've been avoided, denied my rights as a tenant, left with broken appliances in my apartment, and treated like I'm a waste of their time. My deposit took almost a month to be received, I was denied going on the final walk through, the secretary can't deliver a phone message, and nobody seems to ever know what's going on. My new apartment complex called to ask for my rental record and they didn't have it. The online renter's portal said I owed my deposit still because they didn't have it in their possession yet. This place sucks. Horribly. If you want to have a headache for as long as your lease is (add another month for deposit bulls***), rent from these guys. If not-- Anywhere else is better. read more

LCPM did not follow my requirements for the rental, did not call me for approval when repairs were necessary, made several accounting errors, did not pay vendors whom did work on the property as agreed to, allowed more people to live there than agreed to, did not make repairs to the rental in a timely manner, did not return calls from insurance providers looking to make payments for repair work, these to name a few of the things I was not happy with. This company had a good reputation with the prior owners but since it was sold, just a couple three years ago, seems things have gone south. read more

Our over all experience with Lighthouse Cove managent was pretty crappy. When we first moved in the house was covered in dog hair (we don't have a dog) they did a some what decent job of having it move in ready. When something would break "that was our fault" we would get billed for it. On Father's Day our stove blew a circuit and wouldn't work... took them THREE WHOLE WEEKS to have someone come look at it. Such an inconvenience! During the summer our some what grass we did have in our front yard was covered in weeds, just dead grass really. They would never show up for their random walk throughs... but made sure to leave notices about our dead weeds in the front yard every other week. Each time they have to leave a notice on your door it's a $20.00 travel fee that they bill you. They are never available by phone you're better off emailing to get some type of response in a timely manner. So time to move out... we didn't hang anything up. We did everything by the book. So pretty easy move out for us, the house is in good honest shape and clean nothing to repair. So my husband and I are feeling pretty good about our deposit. Our deposit was $1250.00 we only got $200.00 back. Some of the fees were understandable like $250.00 for cleaning services and a pair of blinds needed to be replaced, small amount of trash in the back yard. A kitty pool and card table... we pretty much got ripped off because in the paper work the "repairs" cost $680.00 they were NO major repairs. You're telling me some cheap blinds and trash outside and two curtain rod holes cost half of my deposit?!? They don't let you walk through with them during the move out inspection if you do you have to pay a $200.00 fee just to basically make sure they don't rip you off. Also they charge you a $100.00 move out coordination fee! ITS FREE TO TELL SOMEOME WHAT TO DO WHEN TO MOVE. I don't recommend renting from this company if you do don't ever expect your deposit back! Or for them to ever be available to your needs. Just for them to bill you on unnecessary inconveniences through out your stay and after you leave. Beware of this shady company. read more

I'm very unhappy about my experience with Lighthouse Cove this week. The details aren't as important as the fact that, in my opinion, their actions were unprofessional. They demonstrated to me a lack of ethics. What's worse is they did nothing to remedy the situation or even apologize to me. Yikes!!! Stay away from this business whether you are a renter or a property owner! I own a home near a rental managed by this company. My home is one of about 10 homes at the end of Haynes Lane, a private lane that runs from a main thoroughfare. All traffic coming in or out of Haynes Lane must pass along the long lot where this small rental house sits on the corner. The vegetation has grown over several feet of pavement and tree branches hang over the roadway, making it difficult for service and emergency vehicles turning from the main road onto Haynes. Since an elementary school is just 100 yards away from this rental, many children who walk to school can't get off the roadway to avoid traffic. Vehicles meeting on this small roadway cannot pass due to the brush. In years past, when another manager handled this rental, the brush was kept clear of the Haynes Lane roadway. I stopped by the rental and spoke with the tenant, a young lady who seemed cooperative. I asked her to pass on to the management company, Lighthouse Cove, that the tree branches and brush were impeding passage for the residents further down Haynes Lane. After several weeks I stopped by again because nothing had been done, The young lady had tears in her eyes when she described the abusive attitude of the representatives of Lighthouse Cove towards her when she passed my message along. I felt terrible that she had been treated so badly because of something I had asked her to do. I got the contact number for Lighthouse Cove and gave her my contact information to pass along to them. A few days later I was called by Eric, a property manager at Lighthouse Cove. He said he had photos that showed there was no vegetation growing over the roadway on Haynes Lane. I pointed out that I lived there and passed through multiple times daily. He got under my skin when he said he had a better perspective sitting in his office viewing two dimensional photos than I did from an on-site inspection. Talking to Eric was pointless. He made it clear that they would do nothing as managers to maintain that property. When I asked him for his name, he hung up on me! I thought maybe I had encountered a rogue employee. After all, I thought, no property management company with any business sense would antagonize the neighbors around their rentals. That would be really dumb, especially when the bad and insulting attitude directed at me by Eric simply galvanized my resolve to get to the bottom of what should be a simple matter of a neighbor asking another neighbor to cut back some brush that was hindering access to a common area. I visited the office of Lighthouse Cove Property Management to discuss this with Eric's supervisor. I came dressed in my normal work attire of a suit and tie and identified myself. Eric was there and within a few minutes of our conversation, he belched loudly. Really classy!! Eric went to his computer and called up the photos made of the Haynes Lane roadway. I had also made some photos with my phone with my vehicle parked under the overhanging vegetation, which clearly showed much of the roadway blocked by branches and blackberry bushes. Eric refused to look at my photos, staring at his computer and telling me that he could judge the height of the branches by the height of a fence along the roadway. My photos clearly showed the height of the brush against my car and the small clearance over it. We were joined by Nicole, Eric's boss. She, too, refused to admit that any maintenance was needed, and actually offered to bill me if I requested the vegetation be cut back. I pointed out that the work would take two workers maybe an hour to perform so it was not a huge cost factor. I was astonished when Eric said that the cost would be at least $1000! At this point I realized I was not dealing with rational or competent people and I took my leave. I was glad that I had made the effort beforehand to track down the contact information of the property owner. I visited the property owner at his home and showed him my photos while explaining the difficulty Lighthouse Cove had made getting this simple matter resolved The cooperative owner immediately agreed to cut the brush back. Problem resolved, no thanks to Lighthouse Cove Property Management and the incompetent and obnoxious staff there. read more

Terrible customer service. Not only are they hard to contact and make viewing appointments - But they stop showing rentals if someone just throws out money (no application filled out even) and don't call the other people who have appointments to see the place! Not exactly how I would want them to rent out my properties. They seem quite sketchy on how the run their business!!! I may feel desperate to find a new rental in this market.. But not desperate enough to go through this property management company!!! read more

PROPERTY OWNERS BEWARE! I recently purchased a property which was managed by Lighthouse Cove. 1. Water damage: Upon my initial inspection of the property, we questioned the tenant as to whether or not there were any issues with the property that they were aware of. They informed us of water damage to the ceiling which had been caused by the roofing company which Lighthouse Cove hired to replace the roof. The ceiling damage was rather extensive, covering over 12 feet of drywall which had then developed mold. According to the tenant, the roofing company had failed to adequately cover the hole. It rained, damage occurred, and the roofing company failed to repair the water damage - but completed the roofing project. The tenant informed us that they had put in multiple repair requests to Lighthouse Cove which had all been ignored. When we requested the owners repair the water damage, they informed us that this was the first time they had heard about it - Lighthouse Cove had never informed them! 2. Pet damage: Following closing on the property, I conducted an inspection prior to moving in. I found a powerful odor of cat urine throughout the house, and had the carpets cleaned (including pet enzyme). The carpet cleaning was unsuccessful at removing the odors, and so I got a quote to have the carpet replaced. Upon removal of the carpet, numerous large stains were noted and the foul stench had soaked deeply into the carpet pad. 3. Mold damage unchecked: Some mold had been noted on the walls prior to removing the carpet, and upon removal of the carpet there was more extensive mold damage throughout the subfloor. Needless to say, immediate corrective action was required. 4. Inadequate move-out inspections: When I informed the owner of Lighthouse Cove of the damage that had been done, she responded informing me that her company had in fact done a move out inspection which apparently met the standard she has set for her company. 5. Shirking responsibility: When I requested that the company compensate me for the amount of the security deposit (less than 1/2 the price I am paying for carpet replacement), she responded with "I apologize that you are having to change out the carpet, unfortunately, there is no deposit money from which to pull from, seeing as we took care of all that, before the unit even close I believe" and "Again, I apologize if you feel that you had to replace the carpets, however, I do not believe that Lighthouse Cove is responsible for any part of the cost". In summary, it is clear that Lighthouse Cove is a property management company which fails to communicate problems with the owners, fails to take corrective action on costly damages (water damage only costs more as time goes on), and fails to protect their owners' assets by conducting inspections which are grossly lacking in standards. If you need a property management company, go somewhere else. Lighthouse Cove will jeopardize your assets and shirk responsibility for their own negligence. read more

We have rented with Lighthouse Cove for more than 15 years. We have had nothing but positive dealings with this company. They are professional, yet friendly and helpful. Maintenance requests are dealt with quickly and satisfactorily. They have been effective liaisons between us and the property owner, fighting for fair rent increases and necessary major repairs. I would recommend Lighthouse Cove to anyone looking to rent in the Kitsap County area and would definitely rent fro them \again. read more
