I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

When I renewed my lease I got explicit - in writing - confirmation from Tracy (the Business Manager) that should I lose employment due to COVID-19 circumstances, the penalty would be 1 months rent rather than 2. When I eventually had to break my lease due to this exact situation, there was a new Business Manager, and I was told I was SOL. Parking situation- guest parking is free for three hours and up to 24 hours for $7 with validation. Residents parking is $50 for the first car and $75 for subsequent cars. Unfortunately there are not that many guest parking spots and there seems to be a new restaurant being built on the corner of 11th and Piedmont. Used to be a Mediterranean place. Thankfully street parking and a surface lot is available nearby though.

After having lived in Midtown, we both wanted to get away from the chaos. Calibre Woods is a nice quiet and peaceful complex that is still close to most things we care about but is far enough away from Atlanta proper that we can stay away from the night life and party scenes. The neighbors here are friendly and we have never had to deal with any excessive noise The apartment is affordable. My boyfriend and I shared a Fillmore Deluxe floor plan (~$1800/month with water included). We both work from home and therefore spend the majority of our time in the apartment. This floor plan was plenty enough space for both of us to have our own separate workstations. Parking is free and there is no amenity fee The employees at Calibre Woods are good. We especially like Kristy, the property manager. She knows us by name and face, which makes us feel like valued residents. We also like Jordan and Angel, who have done maintenance work for us. They always respond to maintenance requests in a timely manner (within a day or two) and do a quality job. The property is well maintained. It is a very green area, with lots of trees. The complex, parking lots, and breezeways are always clean. Residents are respectful and do not leave garbage lying around. We did not have any major issues aside from the occasional bug that gets in sometimes, which is mostly just a byproduct of living near the woods The tennis courts are very convenient. We are both tennis players and probably have spent more time utilizing the tennis courts than most other residents here. We have spent many hours playing on these courts and it has been a great way for us to keep up with our hobby and stay active Proximity to Toco Hills. Toco Hills has almost everything we need. Personally, I don't like driving so find it very convenient to be able to walk to Kroger and/or Publix. They are not maintained enough to play a proper match. There are cracks in the courts, one of the courts has a missing net strap, and the lights are awful. We have tried numerous times to put in maintenance requests to get the lights and nets fixed. It always takes a long time, and the moment they fix something, something else breaks. So we figured it was a losing battle and just made do with what we have. Don't get me wrong- we spent many hours on these courts and we appreciated them. But these courts are not good enough to play a real match where the score matters Something is always broken. The most common occurrences are the gate or the trash compactor, which means we have to toss our trash into a makeshift trash container. To the leasing office's credit, they are also quick to inform us when something is broken, but it's one of the reasons why I wouldn't give this place 5 stars Apartment is old and worn down. This place has been around for a while and you can tell. Our doors were lopsided and falling off their hinges. There are threads coming out of the carpet. Our patio got replaced because water was leaking when it rained. Our dishwasher was almost always broken. If we really wanted to get these things fixed, we could have put in a work order. But like the tennis courts, keeping up with the apartment was a losing battle and we didn't like having maintenance in our home all the time.
