It has been about 6 months since moving in... still loving it. It is Spring now and waking up everyday with these massive windows and views is great. I'm more settled in and have explore the area so here is a quick update. Close to Marta (King Memorial station). I regularly walk to Publix (15 minutes) and on the weekend walk the Beltline to/from Trader Joe's. Target and Krogers are 1 stop away on the metro. Great coffeeshops, BBQ joints, restaurants in the area, walking distance to the Beltline and all the restaurants & pubs there. Gym (Planet Fitness) is less than 15 minutes via bus. Mattress Factory Lofts is diverse community, very pet friendly, hallways are clean, laundry is great, never had a problem with receiving Amazon/UPS/FedEx packages. Charles in the leasing office is very friendly and responsive. I had submitted two service tickets and the staff responded and fixed the issues same day. Neighbors are friendly. It is a quiet location so I sleep well throughout the night. Only constructive feedback is the front/back passenger gates don't consistently work so I can't use the key fob but have to buzz myself in. I would still highly recommend living here. Btw: I'm 6'4 and the pictures might not do the lofts justice because the ceilings are so high and the entire loft is spacious, and I love the industrial look & feel that it make me feel comfortable & at home. read more

outside of signing the lease and moving in management is useless. the gate is never working and my car was broken into sep 24 and then my entire motorcycle was stolen in Oct 24 when I called APD to file a report the police stated they frequent this apartment complex over car thefts/break ins. I have brought this up to the leasing agents and they have been useless. as long as you pay your rent they genuinely do not care about any issues you have. would not recommend living here if you care about your vehicle. read more

[Review based on touring experience vs. a tenant] What a gorgeous community! I recently toured Mattress Factory lofts when looking for a new apartment and what a beautiful space! I worked with Holly who was such a sweetheart. With several years under my belt working in corporate property management, I believe in checking out several communities to find the one that's for you and I definitely didn't waste my time coming here. With a great location near Grant Park, I can see why anyone would love to live here. With gates at the front for guests to visit, it felt secure and was extremely quiet for a weekday afternoon. I originally wasn't looking for a loft, but once I saw Mattress Factory on the Brendan Fellman website, I knew it was worthy of a look. I've always stayed in traditional homes and apartments, but how could I miss out on these cool lofts?! Maybe I was just trying to connect with cool, college-girl Erica lol but once I got in there, I had no clue how I'd make my life work there because I am absolutely a maximalist lol. Holly showed 3-4 units, studios and one-bedrooms and wow. I loved that no unit was the same, the bathrooms were so spacious, the ceilings were super high and the windows were huge in most that we saw. There are units with the industrial floors and also versions of the units with hardwood floors (which were my faves) and they layouts are wonderful. I appreciated that Holly gave me suggestions on how other residents decorated their homes so I could visualize it myself - such a major help! I hate that I was in a rush to make a meeting so I couldn't go up to see the rooftop but what I saw on the website showed me that it's definitely got to be a resident-fave. I ultimately went with another community not too far from Mattress Factory that spoke to my traditional idea of an apartment layout onlyyy because I wanted a bit more space + practical layout, but it wasn't an easy choice. Once my lease ends, I'll definitely be thinking about if I'm ready to live my best loft life and if I am, I know where to go :) read more

I lived at Mattress Factory Lofts from October 2017 - March 2021! I have seen hella changes to this building and through the staff, and I have to say I was super happy with the most recent staff of Charisse and Claire. They make a great team and they seem to have a great interest in the community feel of this building. I lived in a one bedroom loft when I first moved in, and it loved every second of it. That unit ended up flooding, so I moved into a new unit. I ended up on a top floor, 2 bedroom 2 bathroom unit and it was everything my New Girl dreams were made of. The style of this building is great and the high ceilings are phenomenally gorgeous. Keep in mind, this is an OLD building and it doesn't come without its share of issues. They've done their best to renovate it and modernize it, but at the end of the day, this is a beautiful, historic building with lots of... character. My downstairs neighbors heard every phone conversation I ever had, I'm sure. And I enjoyed their afternoon guitar strumming :) There is a gorgeous rooftop, which was recently renovated. It's beautiful and the chillest place in Atlanta, no joke. They recently (I think in 2019 or 2020) put in a package locker system, so packages and mail are super safe. The parking situation is also pretty secure-ish. There are frequent issues with the parking gates, but for the most part, they keep out any danger. There is a small gym and pool. They also use a valet trash service, which is pretty nice! The maintenance people are really great. They always fix the issue, but I didn't love the reporting system. It seems like requests often get pushed, but if you have an emergency, you can always email the office and it gets taken care of quickly once you escalate. As for rent, it was pretty affordable when I moved into the building! I'm not sure about the current rent prices, because they didn't raise mine much when I was locked into a lease. My time in this building came to an end, but I wish I could have lived here forever! I loved it there, but I needed to go :) read more

I called this place home for the past year. The management team Charrise and Claire, are AMAZING. I am super happy with their support and passion for building the community. Their service deserved 5 Stars!!! The reason I am giving it 4 stars is because of the unwanted noise and cigarette smoke. It was a factory with great visual elements, large windows, and lights; everything was perfect except for these issues. I am sad about leaving this beautiful place, and I hope I will find a suitable unit back in the Mattress Factory in the future. The building is truly a GEM! read more

This complex is perfect for the college student who socializes more than studies, and depending on your unit, it might be the working person's nightmare. Luckily, the relatively new property manager is really professional and understanding about multiple circumstances. She made the experience a lot more bearable. Despite, I absolutely loved the aesthetics of my apartment and wish it could've been a more positive experience. The positive aspects of this apartment complex is that contain true industrial lofts. The hardwood floors, giant windows and high ceilings are simply gorgeous! The 1 BR/ 1 BA are really spacious and the big windows allowed for the place to light up throughout the day. There is a tiny gym and pool as well as a trash dumpster and multiple recycling containers. There are two parking lots, one that is large and off of Grant St and the other, small lot, off of MLK Jr Dr. The entrances are all equipped with keyless fobs which makes it more secure. Luckily, security was not a big issue for me. I didn't experience any burglaries but heard of car break-ins (and saw windows smashed on two cars) within the MLK Jr Dr parking lot. The gate often breaks but it might be due to people tailgating to get within the parking lot. The apartment complex is usually quick to get it fixed (within days). On one occasion I saw a retired APD police officer walking through the MLK Jr Dr parking lot. There is also a lot of security at the adjoining apartment complex so it made the MLK Jr Dr side more secure, in my opinion. Unfortunately, when I moved into my apartment, the floors were filthy and the bathroom was also not clean. The bathroom sink wasn't sealed well, the shower knob was broken, the bathroom drain wasn't sealed well, an outlet cover was missing, there was a 6x6 inch hole in the laundry room concrete floor and I received a broken trash. Everything minus the bathroom sink and laundry floor were fixed. It was unfortunately because I couldn't soak anything in the sink but I lived. And I bough a rug to cover the laundry room floor. The absolute icing on the cake was my next door neighbor who blasted extremely loud music with bass after 9 pm. I complained on numerous occasions but it just lessen the noise issue from time to time. The apartment complex didn't aggressively intervene. It was the main reason why I wanted to move from the complex but the other aspects of my experience were positive, minus the bathroom sink and laundry room floor. When getting ready to move make sure to give the complex 60 days notice because it is definitely written within the lease and no warning emails are sent out. I learned this the hard way. Overall, I did not like my experience and would never move back to the Mattress Factory Lofts but I would recommend to young college students but of course with warning. Rent here at your own risk. If you don't mind the noise, the industrial, artsy feels of the complex will be simply amazing. read more

Read this rambling review FIRST so you know what you are getting into if you decide to make Mattress Factory your home. It's quirky and fabulous at the same time and, while I ADORE this space, it may not be for everyone. There are several posts whining about the noise and maintenance of the buildings. One guy posted about half a dozen photos of pigeon poop with the caption "HEALTH HAZARD!" What the fuck is he doing, bending down and snorting the stuff? The property management doesn't control the bowel movements of urban fowl! Here's what you gotta understand... this is a TRUE INDUSTRIAL LOFT IN THE CITY. YES, you WILL hear the MARTA train on the next block. Yes, you probably hear your neighbors. Here is the deal... this is NOT new construction. These buildings are over 100 years old. And it's located right in the city next to train track. If they attempted to rework this building to make it super quiet and efficient and modern, well, you'd lose so much of the character that makes it unique. Lots of places around here claim to have "loft living," but just because you call it a loft, doesn't make it a loft. These are REAL lofts. If you want modern construction and a whisper quiet environment, then move into a single family home on a cul-de-sac in Roswell and shut the fuck up. If you want to live in a real loft in the city with quirks and character, Mattress Factory has it in spades! Full disclosure: I'm a city guy. I don't like quiet and seclusion. I like the hustle and bustle and noise and grunge. I'm not bothered by graffiti or "characters" wandering the neighborhood. These things make life interesting. This is, hands down, the coolest place I have ever lived (and I've lived in LOTS of apartments in Savannah, Los Angeles, and Atlanta in my 53 years). There is HISTORY in this space and the building has a story! It's an old mattress factory on the National Register of Historic Places (Dr. King had his first job in here), so they were limited on how much modification they could make to the building to preserve it's history... that's a good thing. There is TONS of exposed brick, wood beams, massive original windows, rustic wood or concrete floors. Every single space here is unique. We lucked out and got a corner unit with 14' ceilings and lots of natural light and we love it. Got a dog? The property is VERY dog friendly with no breed or size restrictions, so you'll see dogs (including mine) on the daily. One thing I love about the property is that it is huge and gated, so after dark you can be out with your pooch inside the secure property and still let them roam (on leash) and sniff. This complex has a little bit of everything... a little gym (admittedly, I don't use it so I can't say much about it), a little dog park, a little pool, and a great rooftop deck with a stunning view of downtown. Give me a cold beer on a warm evening on that deck looking at the city light and I'm in heaven! There are secure package lockers, ample gated parking, and a SPECTACULAR location... if you're into transitional neighborhoods. Mattress Factory is next to the King Memorial MARTA station a block away from the FABULOUS Historic Oakland Cemetery (it's massive and a great place to walk the dog or go on a run). There are tons of great bars and restaurants a short walk away (several rooftop patios with great views of the cemetery). It's on the MARTA line and about a mile away from The Beltline. The combination of grunge and new construction in the area is really cool... if you're into that kinda thing. I'm an actor and I love seeing all of the photographers and artist types around the property. There is a great creative energy here... and lots of history that you can feel. There is on-site property management and Charisse and Claire are both fabulous... friendly and attentive. They also organize fun events (dog walks, community clean-ups, taco trucks in the parking lot, etc.), so you actually get to meet your neighbors. A lot of people who like a more "traditional" apartment may not find this place appealing. To enter my building from the street, I basically walk through a loading dock kinda thing, past electric meters and pigeon poop. But, that's part of the charm. My loft here is incredibly cool and warm and comfortable. Yeah, there are maintenance quirks, which in my experience, have been resolved quickly. In a historic old factory building, you're bound to get some leaks... again, it's an industrial loft. And, yes, I can sometimes hear my drunken, flamboyant neighbor at 2am, screech, "Yes, girl! He was hot." And I'm sure he probably hears me yelling crazy shit when I'm recording an audition. But, I live in an old building next to other people, so I EXPECT that. It's part of the charm and character that makes life here really fucking cool. read more

When I first signed a lease to live at Mattress Factory Lofts, I read past reviews after the fact. I will say that the reviews made me a little worried. BUT, the reviews could not be any further from accurate. I LOVE LIVING HERE! Charisse has been working overtime (literally) to turn this community around. She is always available and willing to chat and answer questions. Charisse and her staff have been nothing but welcoming and understanding. For example, when I first brought my puppy home, he howled and whined all day! I thought she would surely fine me or ask me to remove him, but she reassured me that she understands he needs to get adjusted to being in a new place. From that day on, she greets us every day with puppy treats and a warm smile. So much has changed in this community in the past 6 months. Everything (finished rooftop deck, dog park, package lockers, security guard, etc.) that was promised was provided or in the works of being provided. Overall, I am very pleased with Charisse and the Braden Fellman community. Mattress Factory Lofts are a great place to call home. read more

I lived here for 6 months. Thin walls. Younger crowd. Sometimes Loud. The owner is Braden Fellman which are not exactly held in high esteem. Not a compassionate group of people by any means by my view...Do your own research there. In my opinion they love the money coming in but do not have the best interest of the tenet in mind. Some of the staff there (only talking about the maintenance people) were kind of creepy and quite frankly a**holes, although i don't think they are there at this point . Maybe they have hired new creepy maintenance people? I don't know. With all the newer Apartments in Atlanta being built i would not choose this place. read more

My daughter and I moved into the Matress Factory lofts last month and let me say I couldn't be happier. The staff are so kind and helpful. Stewart was wonderful in showing us multiple units and helping us find the one that suited us. He was also responsive in a timely manner to all my texts and calls. Charisse is absolutely the best! She is friendly, attentive, and you can tell just by talking to her how much she cares about the residents and the quality of living. We had a few minor issues with things when we moved in and Mack (maintenance) came and fixed them right away. He is professional, friendly, and even hung a light for us. My unit is more than I could've imagined. It stays warm, I never have to turn my heat last 68, everything works like it should and I love the old feel of the place. Yea I can hear my neighbors a little bit but that is expected in a building like this. The rooftop is a added bonus and is so nice at night. All in all I am loving my decision to move to Matress Factory and will definitely not be moving anytime soon. read more

While there may be low ratings I have had nothing but great service from the staff especially Charise... My loft is beautiful and is everything I need. Of course I have had the usual life challenges since I moved in a year ago however, Charise and staff worked with me on both occasions. I did have flooding of my place from an upper unit. I called the emergency service then a night crew came and wet vac'd my unit and Charise had a crew to clean my unit back to its former beauty. My neighbors are friendly, especially so when my elderly mom visited for a short time. As I get lots of deliveries there are mail lockers and FedEX and UPS units for my packages and express envelopes. I have recommended Mattress Factory to my friends and colleagues that were looking for a hip, centrally located Historical building. I love it here! read more

WARNING! DO NOT LIVE HERE! READ THIS BEFORE THINKING ABOUT MOVING HERE! I have been here not even a month and it is the biggest mistake of my life! Let's start at the beginning.. It took the management here ONE MONTH to process my application. ONE MONTH. And it was like pulling teeth to get them to get it done. The application fee is also a steep $250! I wasn't able to see my unit until the day before I moved in. No one had told me the building I would be in has 4 flights of stairs and no elevator! I suffer from PTSD and have a service dog. She has bad hips and has trouble with all of those stairs. All I simply asked was to be moved to a unit that's more accommodating and the management denied my request for reasonable accommodations saying it costs them too much to get an apartment ready. I am speaking to a lawyer about it all.. because that IS ILLEGAL! It took them almost a month to even get back to me about this. The first day I moved in, I turned on the air.. a vent lid flew off. THEN!.. when it rained my living room got flooded! It took management 24 HOURS to get someone over here for an emergency situation. (*see attached pictures and video*). No one has even confirmed if the problem was fixed but one of the maintenance problems told me the tenant before me had the SAME issue. Why wasn't it fixed before?! Also.. HEALTH HAZARD! The grounds of this place are covered with animal waste! It is disgusting! (*see attached photos and videos*). There is piles of bird feces caked to the grounds ALL OVER THE PLACE! Plus, people let their pets go anywhere. On sidewalks and walkways and most people don't care to pick up after them! No one maintains the grounds or cleans to make it look decent. The walls in this place are PAPER THIN. I haven't slept a good night since I've moved in. I hear my neighbors phone alarm go off everyday. I hear his conversations and music. There is ZERO privacy.(*see attached photos and videos*) SECURITY? There is none. No cameras. No one enforcing the parking lots. And the parking lots are a mess! People park wherever they want! There is trash and broken glass all over. I slipped on broken glass getting out of my car and almost ate it. (*see attached photos and videos*) Not to mention cars get broken into and stolen on the regular. Also, if you get packages delivered you might as well hope it's still there if you're not home to receive it. The management here only cares about the $. They give zero cares about the safety and well being of their residents. They are the kings of the SLUM LORDS and need to be taken down! read more

BEWARE!!!!! Prior to moving in the Mattress Factory Lofts I read the reviews and most were negative. I thought maybe people were over exaggerating about their experiences. THEY WERE NOT EXAGGERATING!!! I can literally hear my neighbors phone conversations. I can hear them moving their pots and pans when cooking. Not even to mention their sex life. (disgusting!). Not only can I hear my neighbors next to me but also above me! I CAN HEAR THE PEOPLE ABOVE ME WALKING AND THEIR CONVERSATIONS. Don't call your bank while at home, your neighbors or people walking past your door can steal your information!! I HAVE TO SLEEP WITH EAR PLUGS Not only is there no privacy. But there are car break-ins every other day. The leasing management hasn't done anything about it besides putting letters under your door letting you know there was another break-in. Why not get surveillance in the parking lots?!?! When it's almost time for you to move out, the leasing office will start showing your apartment with you still residing there. You won't know who they're letting in your place while you're at work. People leave trash and unwanted couches in the stairwells and they stay there for months. I've seen stuff from car bumpers to nasty couches to smelly trash bags. Yes it's the most affordable in the area, but its obviously for a reason! Don't do it to yourself read more

I lived in the Mattress Factory for a year after spending about a month searching through the various Atlanta rental loft options. There is a wide variety to choose from in downtown Atlanta, obviously, and it is only expanding. Mattress Factory was by far the best of these options that I found. The lofts are very nice and immediately impressive-- all that I've seen have hardwood floors and brick walls mixed with drywall. It is from a restored Mattress Factory, hence the name, so it has an updated industrial feel. The layouts of the units are all different, ranging from studios to 2 bed 2 bath in various styles. The view from the roof, which has a huge deck and tables, is known as one of the best in Atlanta, and for good reason. You can see for miles. It's a great place to relax. There is also a pool and a small workout room, nothing fancy, but nice to have. I can't say my time at MF wasn't without trouble. The walls here, as with many lofts, are very very thin. The main reason I decided to leave after a year was due to the fact I was pretty much living intimately with my upstairs neighbors. The woman wore heels at all hours and walked around in circles to the point I would yell up for her to sit down. The man had an office right above my bedroom and liked to talk on the phone endlessly. I could hear them breath, sigh, check their email, listen to awful music (everything from pop country to ridiculous r&b), fight (sometimes violently), sneeze, whimper, vacuum, watch TV, giggle, have sex (usually shortlived), and everything else you can imagine. It became a living nightmare. I was glad I had no neighbors, as I lived next to the stairwell. Supposedly this kind of sound-sharing occurs in most lofts, but I've never had such an experience. Though it is a gated community, there isn't much security. Anyone can walk in through the car gates when they open. The entry doors to public areas have codes, but again, people can easily slip in. My car was broken into by a crackhead twice in 2 days, though they only took pocket change (crack does not come via the barter system). The area surrounding Mattress Factory is definitely sketchy (it's right next to Marta so people are always trickling past) but I never felt unsafe. If you're looking for rental property in the Grant Park area, it won't get much better than this, but worrywarts and those with sensitive ears should probably steer elsewhere. read more

We have lived here for over 2 years now. The Loft itself is at a great location. Convenient to the expressway, close to a number of bars and restaurants, and close to L5P and the East Atlanta Clubs. The Oakland Cemetery is right across the street and is a great area to take walks in. The Loft building itself is a old warehouse factory space that has been converted into loft spaces. The ceilings are high, with exposed duct works, wood floors, exposed brick, and many interesting curves and details you'd expect in a "loft" sort of space. Almost all of these lofts have huge windows which allow a lot of light in but which also lose heat in the Winter and coolness in the Summer. Our electric bills and heating bills are a little higher but surprisingly efficient overall consider the high ceilings we have. The Loft staff is awesome and have always been friendly and helpful. The maintenance staff is also good and has fixed any issues we have had in a timely manner. We have a few complaints about living here as follows: the sound carries over from neighbors and you can hear a lot of what is going on upstairs from you and the parking can be tough at times (even with gated parking areas, it can be hard to find parking in an area close to your loft). Our bathrooms are also lacking in the looks department and are pretty standard given the scale of the look of the loft itself. However, given the fact that the Loft has a great price point (probably the best value of ANY loft space in Atlanta), a great staff and maintenance team, and is in the inner city with a great location (we don't think even one child lives in this building!), and the building itself is older (the way a Loft is supposed to be!), we love this place despite these flaws. While we know the area has had a number of car break-ins (we get letters from the Office every time there is an incident-which shows how much they care), we have never had any issues ourselves (and we have high end cars). Compared to a lot of other loft spaces in ATL we have been to, these lofts are overall a great place to live. read more

Management office staff is constantly changing, Gates rarely work, Mail is held hostage by leasing agents, and the over all communication and customer service/attention is horrible. I've been living at The Mattress Factory for almost 2 years and I love it! I moved from Cobb county and I was looking for a truly urban feel. The soaring ceilings, natural light, and original hardwood floors are just a few things to love about the apartment. The property manager, Charisse Smith, has been instrumental in making tremendous improvements throughout the property - you should see the roof deck! She also makes this a home, greeting you by name and she truly adores this building and her tenants. read more

Update from my google review drone shipped from repair shop stolen, wedding albums stolen, cosmetics and lingerie stolen. No secure place for packages and carriers will leave the packages on the floor in common area. Initially when we moved in the first two years there were no issues with package theft because all packages were left in the leasing office and Mary would give them to us personally (she was awesome and I miss her they did not appreciate her and worked her to death). Management assured us there would be a secure package pickup area coming soon. Lived here long enough to know that's a lie. Gate finally works (for how long who knows but 2 weeks is progress been here 4 years) but still overcrowded with non residents and they put stickers on each car threatening to tow (empty threats lol) I walked to my car and saw the outline of a tow sticker on it. Which is just as effective anyway so it didn't bother me. What does (read all the way through..trust me): MY CAR WAS STOLEN (YES YOU READ THAT RIGHT A WHOLE CAR) AFTER BEING BROKEN INTO SEVERAL TIMES!! MY HUSBANDS CAR WAS BROKEN INTO!! AND WE WERE CHARGED LATE FEES FOR ON TIME RENT!! THEY HAD ONLINE PAY SET UP FOR AUTO DRAFT SO WE SET IT UP AND LEFT THE COUNTRY TO FIND WE WERE CHARGED A LATE FEE BECAUSE WHILE WE WERE GONE THEY TOOK IT DOWN! DO NOT MOVE HERE!! CUSTOMER SERVICE IS NON-EXISTENT!! THE MAILBOXES ARE CONSTANTLY BROKEN INTO AND PACKAGES STOLEN DAILY!! THERE IS NO SECURITY! THE GATE DOESN'T WORK AND THERE IS NO WHERE INSIDE THE BROKEN GATE FOR YOU TO PARK BECAUSE NEIGHBORS ALLOW NON-RESIDENTS TO TAKE UP ALL THE SPACES FOR PARTIES WHERE THEY SCREAM DRUNK UNTIL 6 IN THE MORNING! I've been a resident here for a few months now and absolutely adore my space. The building attracts an interesting crowd of artistically inclined people, and there's a great sense of community. I've been here about a year and a half. There are definitely pros and cons of living here but on the whole I really like it. Pros: This is a true loft building, not a faux loft. The management (in particular, Mary) are wonderful. The maintenance of the apartment itself is very good -- they've always responded to me quickly. My refrigerator broke and they replaced it immediately and were lovely to work with. My AC broke and they fixed it immediately. The location is great -- close to Cabbagetown and downtown, easy access to the highway, etc. Cons: This is a true loft building -- so it's noisy. The maintenance of the building itself is OK but I think it's hard for them because there are a lot of young students here who don't necessarily respect property. Parking is awful, there are not enough spaces for the residents and as such many park illegally which means that cars are hit a lot (my has been hit, with no note 5 times in the time I've lived here). They do need to get better making sure the gates are working and closed. I'll confess most of the negative reviews are true -- except for the comments about the management. I love them and have had nothing but great experiences with them (again, calling out Mary who has been fantastic to work with -- she knows everyone and genuinely cares). I know I'm not the only one who thinks this because I see her interactions with other tenants. I wish others with great experiences would post here too because I think the management gets a bad rap. All this said, if you're looking to rent in a true loft building with really nice property managers, I recommend this place. Just realize what living in a loft means -- it's a rehabbed old building -- that means you get a unique, cool space but you also get noise and it's not energy efficient. read more

A true beautiful loft building with three floors of high ceiling, exposed ceiling lofts that make you want to have a fashion shoot or a artsy magazine spread instead of moving your Ikea futon in. For sure the prettiest place (well, pretty if you like the loft-ish/industrial look like I do) I have ever set residence. A well run complex with a super nice and energetic property manager that will graciously do whatever he can to have a good experience for his residents. I rented from Braden Fellman for a total of five years (the other four years being at a different property) and was very pleased overall. They also take care of maintenance issues promptly, the grounds are well-kept, too. There's an awesome rooftop deck and a small pool, too. As far as the actual apartments, they have studios all they way up to some way bigger spaces that I couldn't afford. My apartment faced West, so I did have some issues with cooling/heating the place (read: costly bills) but talked to other residents that lived here too, and they didn't experience this at all (some didn't even have to turn their air on in August!). But that can only be expected with those 17 foot high ceilings and original windows, I guess. Another great thing is that though they are lofts, the fixtures are all very clean & new, like the fridge, cabinets, etc. This neighborhood is about to explode with new development, so get in to this 'true loft' space while you can to not be stuck with a cookie cutter apartment! read more

I've been living at the mattress factory lofts for 3 years now, upon the first couple years it was cool. Mary was awesome. But with my current year of being here and Charrisse came on board lots of changes were made which we're exciting! Charrisse is a delight. I've recently submitted a transfer for a bigger space for my daughter and I and she was patient and kind w me in regards to the transfer. And i just really truly love it here and i can't see me living anywhere else. read more

Its amazing to me how so many of the negative reviews about this property have been deleted. And they were recent reviews within the last two years even. But somehow reviews from 2009, 2010, 2011 are still present. I've also noticed that the number of likes of my review have been dramatically reduced. Its unclear to me how such can occur. I must be honest, I've heard in the past that Yelp can be bought to influence what reviews are posted both negative and positive. Hopefully that's not what's going on with the discrepancy I'm noting above. read more

What a cool place to live! I have lived here now for about 6 months, and I love it. My studio loft has 17 ft ceilings exposed brick and huge windows. I love that i actually enjoy my landlord, ,Michael, he is such a charmer. The best thing about living here is the amazing view of the city on the rooftop. The only complaint I have, is the walls are somewhat thin. A little noise doesn't bother me so much, but sometimes I worry about how much privacy I have. Overall I love living here read more

I currently live at the Mattress Factory Lofts and have been here for over 6 months and while my stay here has been relatively peaceful, the last month the property has had SEVERAL break ins and the management company being Braden Fellman has yet to adequately address the security issues with the property. The most the management company has done is hire two overweight and seemingly non existant security people and change the gate code. Unfortunately, the last 5 break ins happened AFTER the gate codes have been changed. I STRONGLY suggest you speak to the local police department before considering to move to this location because Braden Fellman seems NOT to care about the increasing crime plauging the community. read more

Mattress Factory is a true loft. 17 foot ceilings, 10 layers of paint, exposed brick and piping. Built in the 1870s, it was made a historic building, and therefore can't be ripped down to put up the kind of fake lofts going in all over ATL. I lived here over 3 years, and loved it. The people here are for the most part really great. Mostly artists , musicians, and their fans. The view from the roof is the best you can have for the price range. Of course the neighborhood is wonderful too, with Eyedrum, Atlanta's best contemporary art gallery, right next door. On the downside, only the oldest building (A) does not have horribly thin walls. People who live in the others complain frequently of the noise. The lead paint will flake off into your coffee in the morning. I ran the AC at 78 degrees for my first summer, and it cost me over $800 bucks. read more

I've lived in two lofts here for three years, and I love the location and the look and feel of the place. Mary Floyd does a wonderful job as the Asst. Property Manager (?) why she isn't just the Property Manager I don't know. She's good people and gets things done. The missing star is for Braden Fellman - I don't think corporate cares. So I wouldn't suggest living in one of their other properties - just the one with Mary - she deserves a raise - if she leaves - lots of us will also. read more

I have lived in the Mattress Factory Lofts community for the past 11years! Yes you heard it right "11" years. Throughout my tenure here I've seen major changes and only for the better! The aesthetics and welcoming nature makes you feel right at home. Charisse and Claire have really come in and did a true Wonder Woman spin on things which not only makes you feel like they care but their actions show it and you know they care! Of course, every place and everything may have its good days and not so good days but it's how you come out of the situation that counts and I can honestly say the Mattress Factory is a place of Integrity and it doesn't go unnoticed. From my adventure in my 1 bedroom for 7 years and my current 2bedroom palace of 4yrs and counting, I would definitely recommend this community as a place to call HOME with the beautiful rooftop views, easy access to Marta, dog friendly /dog park, pool, community socials, fitness center, stunning courtyard, etc and the list goes on. The lofts are cool but the people who live here suck. It's very noisy and the neighbors are really inconsiderate. There is a party going on IN THE HALLWAY as I type this. No thought for the other people who live here. They leave trash in the hallway and all over the grounds, which doesn't get picked up for days/weeks. You're basically just paying for location (which is the only great part), and a place that "looks cool" but is kind of shabby. My ceiling forever leaks every time it rains, which I have mentioned to management, but no repairs yet (after almost 2 years here now). Oh, and don't live here with a nice car. It will get damaged in the parking lot by a**hole parkers, broken into, or straight up stolen! AND, your rent is guaranteed to go up every year. read more

AMAZING PLACE! Edna and Mary are the best leasing agents! I have lived here for 2 years, and loved every minute of it! I even had problems with utilities, due to a slow leak which ultimately got sorted out. So I have had to test the management on making things right and they did. Apartments are never too loud next to you, sure on saturday night you can hear the drinkers stumble in around 3am, but that's not a big deal. Great pool, amazing units, AMAZING maintenance crew who can fix anything. You cant beat the roof top! They crack down on parking if you dont have a permit, which is great, because it keeps non-tenants in the guest parking for fear of being towed. read more

Best Place to live I love living in these Lofts. Braden fellman owns these. the manager of my building, michael, has been here for years. i swear he knows everyone by names and is so sweet and professional. We are more of a community than random people living in the same building. I checked all over atlanta for spacious affordable lofts. these were the best choice for the bang for the buck! It's surrounded by six feet under and daddy d's. it's a short step away from 75/85 and 20. it's convenient to little 5, underground, ponce, inman park and downtown Decatur. what more could i ask for. this place is PERFECT! read more

I have to agree with other posters and thought that the negative reviews couldn't be as bad as they said they portrayed. Unfortunately, I was wrong. I lived in the north end of phase 2 near the Marta and railroad tracks. Pros: - Great vibe and looks awesome - Parking was usually easy to find - Rooftop deck provided great views Cons: - Security/Courtesy officers did little, if anything to prevent break-ins in parking lot. Even with nothing in my vehicle, my car was broken into to. Mary and Edna always blamed the break-ins on the residents rather than dealing with the issues - poor lighting in lots and gates that didn't work. - The units have very poor insulation which means noises and smells travel very easily through floors/walls. I could smell my neighbors smoking weed, cooking dinner, and hear them playing video games and arguing. - Admittedly, Mattress Factory Lofts can't control the trains, but the noise of the trains is pretty unbearable and will shake your windows and wake you up out of a dead sleep. - There was always trash/clothes/furniture left in the hallways, usually for months on end. - The maintenance issues were not addressed in a timely manner. In March 2015, we were without gas for over 5 days. Which meant we had no heat or hot water. Mattress Factory Lofts and Braden Fellman did not care to address any issues with Atlanta Gas Light and took no responsibility for the matter. They did not refund any rent during this time despite the fact that people couldn't take hot showers during the 5 day outage. - I was without air conditioning for over 4 days in June 2013 because they couldn't figure out what was wrong and refused to replace the AC unit. The AC units are well over 20 years old and beyond their expected use. - The water and gas management company charges a high base fee per month. You are required to use them. Fees for a single person were usually $75/month. - The rent increased over $100 each month each year. When I signed my lease in April 2013, the rent for a 2 bed/2 bath was $1465. When I left in April 2015, they wanted $1675. Overall, if you are a someone who values sleep and keeps a regular schedule; then the Mattress Factory Lofts is not the place to rent. read more
