    Listing Agent and (co)owner of RE/MAX Paradigm Realty Group in Fair Haven, New Jersey DISAPPEARED…read moreon August 26... the day he learned that he leased a condo to a tenant from someone who is NOT the owner. He took on a listing from a man, did not confirm ownership, completed a lease with this man's information, acquired my signature, collected my money, and DISAPPEARED. What's worse is that he knew the information on the tax record (which indicates the actual owner) was INCONSISTENT with the information he put on the lease and he did not disclose this. I research ALL landlords - anyone - whom I'm about to enter into a binding contract. I researched the name on the lease and the company name on the lease... no red flags. I moved forward. HAD I KNOWN THE ACTUAL OWNER'S NAME... AND DONE THE RESEARCH I ALWAYS DO BEFORE ENTERING INTO A LEASE... I WOULD HAVE RUN TOP SPEED IN THE OPPOSITE DIRECTION! I WAS DENIED THE OPPORTUNITY TO DO PROPER RESEARCH. AND THIS LISTING AGENT HAD PLENTY OF OPPORTUNITIES TO DO HIS JOB PROPERLY beyond the above negligence... - The MLS listing stated the property was ready for occupancy 7/2. He is in charge of writing that description. - There was no C.O. on 7/2 and there was no C.O. the date I was GIVEN posession 8/15. - There is no C.O. to this day due to code violations that this Listing Agent could have clearly seen if he had even one eye open. - There is also no C.O. because neither the landlord on the lease (who was NOT the owner) nor the actual owner OR their respective companies were registered landlords in the town, which is required to rent a property. - The Listing Agent failed to disclose the fact that the information on the tax record (the owner) and the information on the Lease he presented me was INCONSISTENT. This could have meant the person on the tax record had NO authority to rent... which is, INDEED, the case I later learned as a result of my own discovery. See... this has consumed my every day since August 26... every day all day. The "real owner" has broken in and threatened me. I had to call the police for my own safety. After that is when the harassing emails started. 90 pages worth of threats, false accusations, promises of lawsuits, expletives and gender discrimination. And he promises to come back, and break in again, despite being told by the Captain of the Police Department to leave me alone. He states it will happen sometime within the next 7 days. Since I do not know when, I sit up all day and night, puppy in lap, with a camera and a phone ready to call 911. I would have known ALL ABOUT THIS KIND OF BEHAVIOR IF HIS IDENTITY WAS DISCLOSED PRIOR TO LEASE SIGNING... IT IS EASILY ACCESSIBLE ON THE WEB. The negligence and lack of ethics on the part of this Listing Agent is beyond reproach. AND DON'T THINK THIS CAN'T HAPPEN TO YOU... RE/MAX IS ONE OF THE BIGGEST BROKERAGE COMPANIES IN THE WORLD. "Dream with your eyes open" they state in their commercials? 'Cuz If you close them it can be a nightmare!

    I was in the middle of a rental transaction with Michael Littleford or RE/MAX Paradigm Realty Group…read moreof Fair Haven, NJ when I felt that his professionalism required I do a bit more research. That is when I found the negative review on this page where a woman fell victim to - what I can only describe as a rental scam - when she signed a lease that Michael Littleford provided that did not have the owner's information on it, but instead, a third party. She researched that third party and found no red flags and signed. Then, as she describes it, the true owner 'broke in' after she moved in. Then Michael Littleford disappeared. This was a Highlands, NJ apartment described in this woman's review. The apartment I was looking at was also in Highlands, NJ. I'm a landlord myself so I know how stuff like this works, but when Michael Littleford didn't answer emails promptly, his voicemail was full, and most interestingly prematurely - in my opinion - handed me off to the landlord where the landlord presented me with his own draft of the lease and asked for more money than was described on the MLS and on Zillow, I definitely became suspicious. I asked Michael Littleford 3 questions before taking things to the next step with the landlord who was waiting on my money and for me to sign the lease. Those questions were: 1. Can you tell me if the previous tenant had any pets? 2. Has the rental passed inspection? 3. Is there any reason to believe the property might be foreclosed on or has any liens against it? THESE WERE HIS ANSWERS. THIS IS A COPY AND PASTE: *** Dawn; No Pets Do a walk thru No mortgage only pays taxes. *** THIS IS AN OWNER OF A RE/MAX OFFICE? Lack of professionalism kept me digging. HE EITHER WITHHELD INFORMATION, WAS NEGLIGENT IN NOT GETTING ANSWERS, OR OUTRIGHT LIED. Ultimately; here is the email I just sent to Michael Littleford after what I learned (landlord/address redacted): ***** Mike. After receiving the lease from NAME yesterday - that was his own draft - and after delayed/unusual replies to questions posed to you via email and a full voicemail inbox; I decided to be a bit more diligent in my research before signing the lease NAME presented me. What I learned was surprising. Actually, unsettling. A simple Google search of your name revealed a negative review which describes a woman being rented a condo in Highlands, NJ - you as Listing Agent - where the information on her lease was not that of the owner but that of a third party. The review went on to say, among many other things, that the real owner had 21 lawsuits involving himself and 42 civil suits involving his company and that had she known the true identity of the owner - which was available information she learned after the fact - she would have never taken the apartment. This is very unsettling. Given this was a Highlands apartment I decided to do some further research into NAME NAME and this property. What I found, among other things, was that the previous tenant at XXX Shore Drive, DX had a dog and a cat. Your answer to my question regarding previous pets was a sound "no." Much more disturbingly, I learned that there is a lien against this property, when your answer to that was also a sound "no." After doing the research and not feeling comfortable with this information, I can't help but question why NAME would want me to give him an additional month security. Additionally, Dual agency does not preclude you from disclosing answers surrounding liens placed on the properties and other items...this information was withheld from me. I am a landlord myself and this is not passing the smell test. Given the negative reviews and the information discovered about NAME, I am going to pass on the apartment as I need to leave town tomorrow and will make other arrangements when I return. Thank you for your time. Dawn. ***** Now; I do not have solid proof the landlord in the review I have cited is the same as the landlord in my situation but the same sources from where I ultimately got the information about the property and the lien placed against it have led me to believe that it is. And the fact that he was willing to rip me off right from the start is a big red flag. Either way I am grateful for this woman's review. I dodged a huge bullet. And I agree with her... stay away from Michael Littleford of Re/Max Paradigm Group, Fair Haven, New Jersey. His ethics are questionable at best.
