The worst managed apartments, whether you give them 30 or 60 days notice to move out, break your lease, they are thieves. The place was dirty, I cleaned and replaced the ceiling fan light fixtures, caulked the bathroom, the a/c was broken most of the time, calling for repairs, mold of closet doors, pool had mold at the bottom. Trash dumpster overflowing with trash, smelled horrible. These apartments are awful for the price. They are dirty inside and out. you cannot get any assistance from the management staff. They don't answer the phone, return emails or calls. Our apartment needed closet doors for two years and we never got them. We also had mold that was not properly addressed. when we left, we clean the apartment spotlessly for two days. We even cleaned baseboards and they still deducted $450 for cleaning fees from our deposit. I would recommend looking for a single property to rent for the same price. I was thinking of moving in I paid 150.00 for my wife and I to apply. They didn't ever to this day tell me what the rent was going to be on July 1, 2022, that's when I advised them I would be moving in. They are now trying to charge a friend 2100.00 for Julys rent because he didn't give a 60 day notice. He did give a sixty day notice but dosen't have a computer. He advised Dillon he would be moving, verbally. Key West has a housing shortage they will rent the apartment but still want to squeeze my retired friend. Terrible office staff Dillon and the Manager they tell you one thing and do another. They were never in the office when we tried to talk to them about the lease. If you can avoid it, DON'T RENT HERE! It's a scam. You can be a great tenant, be clean, make no noise, leave the apartment spotless, and they will hit you with any fee that they can. As part of my lease, I was required to give 60 days notice of cancellation if I wasn't going to live there moving forward. Since I had a great job and loved it, I had every intention of staying! To my surprise, I received a notice from the Property Manager at Ocean walk that my rent would be increasing from $2,000 to $3,200. Keep in mind, I'm required to give 60 days notice if anything will be changing, so the fact that I received this document within the 60days is absurd - they should give residents AT LEAST 90 days to consider their options. This left me scrambling to find a better paying job or a roommate to help balance the costs of the ridiculous rent increase, this is very tough in a tiny 1 bedroom apartment. Unable to find a roommate or higher salary, I had to notify Ocean Walk that I will be need to move out since I can't afford their new, greedy terms. This awful business practice carried out by Ocean Walk has been brought to their attention, and they are like talking to a brick wall. They act like they listen - and then its crickets..... It's currently 10AM on a Wednesday and they are "closed" - how convenient They are trying to steal $2,000 from me at this very moment as a "cancellation fee". Since i am fighting it, they are now going after my credit as well. Stay away from these people if at all possible. It might seem nice at first, but I assure you if they can squeeze your hard eared money out of you in anyway, they will do it. read more

This place is seriously a joke. The management and the team associated in managing this place are shady. They also try to find ways to give people extra fees, while other people aren't even being held accountable for keeping their apartments clean and leaving trash outside of their doors, which is in the lease. They may have been newly renovated, but it is still a terrible place to live with people who don't care and are only here to earn a paycheck. It's clear that the management doesn't care about the tenants after they sign the lease and try to go after them for every penny they have. DO NOT MOVE IN HERE! Military please read before signing!!!!!!! We were here from July 2014 - September 2015 I'm not really sure where to begin... Dogs run this place! Dog piss everywhere. That's all you smell especially when it rains and you have to walk to your car. My husband and I would play "what's in the elevator" every time we rode on it. Dirty bandages, dog piss, used condoms (on 2 separate occasions) among your regular trash. Taking the stairs isn't necessarily better. Never step in a puddle! 99% chance it's dog piss. Yes, new management took over several months ago. Yes, they spend more time cleaning. But there's only so much they can do when dogs run the place and dog owners are not held accountable. My husband and I caught someone trying to break into cars. We called the police and they arrested the man but he was well known by police before this incident! He lives at Oceanwalk in the same building as we did on the top floor. Keep your car doors locked at all times and do not leave valuables inside it.  Now for the part about leaving: BEWARE! We signed the initial 10 month rental agreement. About 2 months before it expired, management left notices on our door with all kinds of attempts to resign. We were on the list to get into military housing so we were just waiting our turn. Military housing was telling us 3 months. We let the lease at Oceanwalk lapse and went into a month-to-month lease waiting for military housing. That was almost $500 more a month to do. Every week after our lease expired mgt would leave a note telling us we should re-sign and then we won't be charged the $500 for being month-to-month. We talked to the manager (Julio) and told him we were waiting for military housing to open up. He said not to worry, as long as we bring in our orders we'll be fine. We asked if it was ok even though it was still Key West? He reassured us we'll be fine. We even asked again, with pen in hand before signing "Is it OK because we can remain month-to-month", and he said not a problem, they do it all the time! He said Oceanwalk is very military friendly! We signed. Our military housing became available 1.5 months later. We got the orders from Navy Housing and walked it over to management right then because it was almost the end of the month and we needed to give at least 30 day notice. Surprisingly, there's a new manager now (Francis). She refused to even hear about our deal with the previous manager. Francis said that was between us and Julio. We said it was between us and Oceanwalk. We moved out. Everyone else in the office was nice. They said not to worry about cleaning because it was getting renovated anyway. We cleaned it anyway. Spent a whole Saturday cleaning it from top to bottom. About a month later we got a registered letter from Oceanwalk with a statement for $22,600! No joke. We called Oceanwalk to speak to Francis but she wouldn't get on the phone! The little girls in the office flat out told us that she was there but she refuses to speak to us. The girls said they were giving her our messages but not to expect a call back. They were nice and apologic and I truly felt sorry for them having to deal with this mess. We had to get Navy housing involved. Oceanwalk tried to stick us with everything possible. Even a bill to clean the mold that we constantly had growing in our foyer since the day we moved in! We still paid for cleaning and other things they could tack on. It took nearly 3 months to get something under $3,000! They may talk a good game, but trust me, they are NOT military friendly! They even tried to say my husband was only a contractor, not active duty thus the military clause doesn't apply. He's been active duty for 15 years and 7 deployments and they had his orders on file since the day we moved in. It clearly states in the bill move-out reason- "Military Transfer". Beware! read more

By far the worst place I have ever lived! Don't believe the pictures it is a dump for $2400 a month! Let's talk about parking there is zero parking. God forbid you work late and park on the grass even though there is no sign saying no parking. They put a big green sticker on your window saying no parking. I also believe they have a scam going on with Arnold Towing where if you don't have a pass for visitors they tow at will. Since you can't get a pass on the weekends as the office is closed. Terrible, dirty, infestation, pissy, shady, cramped. Just a few words to describe these apartments. I am coming from multiple states away, so didn't have eyes on the apartments before signing the lease... Big Mistake I drove in on a Friday night (2 Dec 2016) 30 minutes before closing. I was informed that the the lady conducted a walk through earlier that day. I was in a rush, so had to take her word. Everyone seemed so nice, even emailing me on the weekends and calling me, before I got there. I walk to the apartments. Well even before then, there was dog piss and trash all in the halls and outside was littered with trash everywhere. Cars were parked in the grass, because lack of space. It just seemed like a very dirty place to be that expensive. Finally, I open my door and walk in. I hit the lights, and roaches start scattering. I'm not talking about a few either. (Keep in mind, this apartment was cleaned, and the lady did a walk through hours before) I open the dish washer and there are 2 dead roaches in there, and another 3 run out. I open the freezer, 3 dead roaches. I open fridge, 3 dead and 1 Alive. I open various cabinets, more scatter and more dead. I open the gift bag they provided, 2 run out the bag. I move to the living room, roaches are climbing on the walls. I go to my bedroom, roaches on the wall, and in my bathroom. How can anyone turn something like this over to someone? First thing I do is email the office to Inform them of the situation. I had to stay in hotels while waiting for something to be done, and recieve a response. Emails are now very slow, after the lease is signed fyi. I show up the very next day on Saturday and speak with the lady that did the walk through. She is shocked and concerned, reassuring me that it was clean when she seen it the day before. So 20+ roaches came into my apartment in a matter of hours? Either way it's ridiculous. She walks through the apartment with me to see what I claimed and to take pictures of her own. I made a video when we did this second walk through. After she sees all the roaches throughout the place, she tells me, "We'll it isn't that bad, you won't find anything better here" I wasn't expecting that response. She tells me she will speak to her manager for my options. 5 December 2016. I get an email saying that the issue was sent to corporate. Still nothing about pest control or anything. Nothing about the fact I'm staying in hotels. That Wednesday I'm told to turn in the keys. After showing up and calling, they finally agree I will be out of the lease, and recieve a refund. It is now January 8th, and I haven't even got an update. It looks like I'll have to sue them in order to get my money back and more for what I had to go through and pay for out of pocket. I was missing work dealing with them, and losing money and time. Not an ideal situation for someone to drive from Virginia. Very stressful situation, when they aren't treating their tenants as priorities. Not the worst but not the best. Pros are its cheaper than some places and allow dogs (if your a dog person), laundry room takes visa. Cons - The elevators don't work most the time, dog owners let there dogs pee in elevators, people double space park there cars and then no one can find parking spots. We moved in end of January 2017. We have a 3/2 renovated unit in the smaller building (3910) with new kitchen and baths, and vinyl plank flooring. Our apartment is fine, no pest problems so far, no maintenance issues. Appreciate the elevator. It is noisy (lots of people coming and going on motorcycles, airplanes taking off) and the windows don't do much to muffle the sounds from outside (only rarely hear neighbors). No w/d hookups, so you have to roll the dice on getting a functioning machine in the laundry room. Lots of dogs because this is one of the few housing options on Key West that welcome dogs (plan in the works for dog park). No yard for kids, but little one likes the pool. They clean the hallways twice a week. I feel safe enough, even walking our dogs at late hours. Overall we are happy. read more

I have been a resident for 4 1/2 years at Ocean Walk and lived in both buildings. The 4 story building has some amazing views of Key West and the 2 story building has the perk of being near one of nicest pools I have been to in Key West. There have been many upgrades and changes made to the property. The overall maintenance team and management team are very helpful and do their best when I have needed something fixed or have questions regarding the lease. Overall I enjoy living at Ocean Walk and I recommend it to all my friends despite of some reviews that you can tell are written when they are upset. My only wish would be that they add washers and dryers to the units even though they changed companies and put new washers and dryers in the laundry rooms that work pretty good. read more

I could write a million reasons to not live here.. But ill start with the one most currently annoying me... Perhaps ill edit this and add one new one a day, as I don't want to invest that much time in a single day on my hates of ocean walk. Day 1 1) Every day, they leaf blow the hallways which takes forever with this machine that literally sounds like dirt bikes in your echoing hallway.. The walls are so thin you even get to smell the gas fumes for about 20-30 minutes.. So inconsiderate Day 2 2) Haha it really is almost funny how horrible this place is... DAY 2 woke to no running water... Not sure if its from my posting yesterday? I'm told there's a "Water emergency" ya... I noticed... I don't have any... Day 3 3) This one is retro... Because its too fun not to share... I work nights and sleep days... Woke up to a chemical smell soooo bad my head and lungs hurt... Maintenance came over and duct taped a few vents with paper towels.. No worries I just inhailed straight epoxy for 8 hour... Day 4 4) This one I received notice that MONDAY, with NO EXCEPTIONS... I would have to allow workers in my house all day,as they are updating the air conditioning system. (i will spare you at least 7 entries on this ordeal including but not limited to.."oh sorry we did fix your ac but accidentally connected the wires to a different apartment"?!?!?! I'm not even sure what that means.... So I switched around my work schedule to accommodate monday, and they came Wednesday... Day 5 5) No nice way to candy coat this one so... Here it is.... dump. its not bad if you like cockroaches, bedbugs and stepping in dog crap all the time. its cheap (for key west) and easy to move in but you soon will realize you got what you paid for... its noisy at night (parties and barking dogs) and the air conditioners do not work well enough to keep the apartments cool so sleeping is out of the question. the apartments are getting old and wearing out. to move in is easy but moving out takes 2 months notice and they jack the rent up if you got into month to month if you cant move out on the same day you move in. the rent lease renewal is usually between 100-200 dollars more per month... for what you pay for, its not worth it. read more

These apartments are TRASH! My husband and I are a military family and chose to live here because the price was reasonable for Key West. We made the BIGGEST mistake. The leasing office employees are horrible at communicating with you and the lease has all kinds of hidden things in it. They NEVER clean the hallways or stairwells (they are littered with feces from racoons and food people just toss out and don't pick up). There is glass everywhere in the grass, I know people who have had to go to the ER because the maintenance crew didn't clean up after themselves and left SOAP all over the stairs. The pet fee is $500 and in order to break a lease you have to pay 1.5% times your rent. The apartments are tiny for what you are paying and parking is a nightmare. If you come home past 6pm, good luck finding a place to park. Do yourself a favor and LIVE SOMEWHERE ELSE! Do not give these people a dime of your money! There are MUCH nicer places to live in Key West! I've had to write multiple letters to the corporate office already expressing how many problems I've had. I've seen drunk people puking in hallways and peeing in the elevators before. Awesome place to live? I think not. read more

This is the worst place you could ever rent from! The do not abide by Florida Statue and enter your property without proper notice. Which is know as breaking and entering in the state of Florida. They cut the bike lock on my daughters bike as well as my own approximately $750.00 worth of property and disposed of our brand new bikes with out any written or verbal notice. They failed to honor the our written notice, were racist, and flat out refused to accept that my active duty husband had orders and we had to move. This place is the worst!! read more

I currently live in Ocean Walk and its a money trap excessive fees for things that you are not responsible for. Infested with Roaches every morning no matter what I use to get rid of them I see at least 4 to 5 and I never leave food or dishes out. I am a dog owner and always clean up behind them but many many many others do not and instead of fining these people the 200.00 they say they will fine you for not cleaning up they choose to fine people who pay their rent on time because THEIR system kicked you bank check back. This was verified by my bank! I am not someone who cares about what my neighbors do but some questionable people seem to be living around me doing obscene things on balconies. outside cleanliness of the hallways every weekend with everything from vomit to blood to dog feces you name it I have seen it in my short time here not to mention the fabulous seem of rotten garbage from the constantly full dumpsters when you walk out of your apartment. We have people smoking in the hallway, when walk in to the elevators you will be surprised by a cigarette fragrance, but not to worried the elevators are usually down, so if you just came from completing your run at the super market and you live in the 4th floor it will be a nice way to do cardio. I told them that I was moving at the end of my contract, I was told that Ocean Walk needed a 60 notice and I was already 50 days out. I was indicated that on the last day of my contract to bring the notice and that I would have to pay for additional 15 day on a month to month rate. I wanted to get a head of the game and gave them the notice a few days before. They ask for a forwarding address and I gave them one. I ask if that was all I needed? The response from one of the guys was yes, that I was good to go. I ask about the cleaning of the apartment, the guy was not able to answer the question.. hummm! I ask him if he could find out for me? He replied yes we will contact you (NEVER DID). When I went to pay the rent they were charging me for the whole month!!! I decided to move to my girls apartment, now they want to tag extra 15 day of rent. This has been so stressful, after this not so pleasant experience it would be very wrong for me to invite anyone to live in this type of enviroment. So what did I learned from this experiance 1. Before doing your grocery shopping, ensure that the elevators work. 2. When you ask them to call you and they tell you that they will, it really means if you don't call them they never will. 3. After you are told that you are good to go, continue asking and even then you will be surprised. 4. Don't expect for the smoke fragrance to go away. 5. After a while the complex manager won't received you. and 6. If you are given wrong information you are still responsible. Rent at your own risk!! read more

Worst place to live ever. It's probably the cheapest place on the island to live and it shows. The apartments are a poor quality unlike other Equity Residential properties. There is always pet urine in the hallways outside of the apartments. When you move out they'll keep your whole deposit and even find ways to charge you more even though you left the apartment in a better condition than it was in at move in. The laundry is awful and super hot in a stuffy room. The machines are broken half the time as well as the elevators. Which is fine as you can use the stairs but try to avoid the trash and urine as you're walking up. The maintanence staff will not fix ANYTHING. My air conditioning didn't work properly for two years. They kept coming and 'fixing' it but it wouldn't never cool below 79 degrees and it's Key West! It's so hot. They put a new air filter in and tinkered a bit and then said it was fixed. The only positive thing I have to say about this place is that it's pretty quiet. I never had any problems with excessive noise. Please do not live here if you can help it. It's terrible. read more

If I could give a negative 5 it would be more suitable to the attitude that I just received from their office manager. We applied for an apartment to relocate to Key West, FL and within 8 business days we cancelled due to needing a larger space. I understand that the $150 application fee was non-refundable, but NO WHERE on the application does it state that the $300.00 good faith deposit is non-refundable. They told us that it's basically a reservation fee and they're keeping it with no consideration of relinquishing even a portion of the deposit. Class act these people are! We moved in quite recently and already a multitude of problems have arisen, for starters the roach problem is out of control.. You wake up in the middle of the night and they are everywhere. Mind you this has little to do with your own cleanliness, we hadn't even unpacked the boxes and the very first night there were at least 100 in the dog food dish (they come out at night) if you walk around with your cell phone light during the evening they are literally everywhere including your bathroom drawers. The layout is designed poorly.. The bathroom doors hit the toilet seat so you have to position yourself just perfectly to even shut the bathroom door. If you have a roll of toilet paper on the dispenser, you cant open your toiletry drawers. They labeled the new units as remodeled but really they just fluffed it up a bit.. My bedroom door has a giant hole that they poorly patched up my roommates bedroom door is a completely different style door all together.. My bathroom cabinet and our fridge was missing all the bottom glass shelving upon move in. The smaller bedroom has no lighting, so you'll have to buy a lamp.. Also the only window it has, faces the hallway to your front door.. So basically if your blinds aren't constantly closed prepare for everyone and anyone roaming the halls to be able to see into your bedroom. Upon move in the staff is literally 'all over the place' everyone tells you something different, and everyone you speak to gives different move in requirements.. For a two bedroom two bath.. That's only about 650 sq feet your total household income has to be $85,000 yes you heard me correctly eighty five thousand dollars a year to live in a shitty apartment complex. Furthermore if you are in fact a responsible pet owner.. 90% of the property.. Isn't. People don't pick up after their pets and as a result you'll have absolute trash driving by you yelling things such as "you'd better pick that shit up" yeah.. Perfect way to start your day. The laundry room.. If after all of this you do choose to move in, the office neglects to inform you you need to purchase a laundry card directly from them.. So upon entering the laundry room, even though there's a machine that says it will allow you to purchase one.. You can't. The on call security is absolutely useless after new management came on property.. His voicemail is full and he never answers his phone. So when you come home at 5 am from work and someone has so kindly parked in your garage spot you just paid $30 a month for there's shit you can do until the next morning. The office closes at 5 so anyone who works a normal 9-5 good luck with any issues you have after that time... You just have to wait until the next morning to address the issue. Rent for all of these issues is also far from cheap. You're looking at paying the exact same price you would pay in old town for a 2 bedroom $2500 a month not including utilities. Unfortunately for us.. Key west isn't a very pet friendly place anymore and we didn't have much of a choice with 3 dogs until we purchase a house in 6 months. read more

I had my reservations to move in here a year ago. Being newer to the area the exterior is not the most welcoming color of the buildings are ok and I drive thru on a Saturday night and cars everywhere and people changing their oil and just didn't look that nice compared to most apartment complexes I have lived in before. BUT the new management have made some great adjustments I know they are updating the insides of the apartments and they look very nice. The people are extremely friendly. The issues I have is the parking is extremely limited they should have assigned spots for every apartment, the pool could be monitored more lots of partying going on there and feel bad for the maintenance guys having to pick up all the bottles and trash many mornings and yes the dog poop is a major problem. I have a dog and pick up after my dog Everytime and they have installed dog poop waste stations every 10 feet but yet people choose to not use them. They need to buckle down on the people abusing this it's not fair for the rest of us. End of the day I have never had any issues with neighbors and it is mostly quite other than the pool :) always quick response with any issues but to be honest I have never needed anything. It would be nice if they spray washed the stairs and hallways they get dirty and unfortunately at times have dog pee. I would recommend this place! I meant to give them a 4 star :) read more
