This is the most honest and thorough review that you will ever need. Been here 12 months and I can see why some love while some hate here hence why the 3 stars are well deserved. It all boils down to how strong your wants outweigh the surprises you will meet when getting here. Pros The location is the selling point here. Immediately outside the building are several restaurants, golfing, movies, Andretti's and within a 10 a minute drive are everyday things like Target, Walmart, Sam's and Costco. It's convenient especially for Texas standards. Every month they have resident events which is always nice and management is cordial, but definitely not considered tenant friendly especially on money matters (we will revisit this in the cons). Overall the building is relatively clean and maintained especially the higher up you go in floor level. They pickup trash from your unit everyday M-Thurs and you have a washer and dryer (and water heater) in the closet (which also eats half of the already small closet space though). They have a pool, gym, sitting lounge and dog areas as amenities. Once here, you are monthly responsible for rent, electricity(about $70), wifi/cable ($65 for 1GB) and a $225 amenity fee, they cover HVAC and water. Those are the pros. Cons The cons are the "surprises" along the way here from both management and tenants. For tenants, almost everyone here has a dog so consider that and because of such you will occasionally see pee in the elevators and one or two pests monthly in or around your apartment no matter how exceptionally clean you are. Animals invite critters. Also if your neighbor has an untrained dog, you will hear the barking through the walls so ask if your neighbor has one when applying. The apartments here are nice but the closet space is NON-EXISTENT. Be sure to do an in-person tour BEFORE signing the lease if that is important to you and make sure the apartment you pick you REALLY want because they charge a $1,500 "transfer" fee if you choose to change at the end of your lease, surprise! Now fees. Honestly the management is money hungry and for that I would recommend The new apartments directly across the street called "The Jefferson at Grandscape". The were just built Jan 2025 so they are newer and CHEAPER than here by far when you add EVERYTHING yet offer the same pros listed. Prior to moving in expect to spend $485+ in application, holding and other junk fees, $350 security deposit, $225 amenity fee, renter's insurance and first month's rent. By the time everything is said and done you would have spent well over $1,100+ in fees just to move in NOT including the rent. Each month's rent no matter the method paid comes with 2-3% fee on top of your monthly rent and any free rent promo they offer ONLY applies to the monthly base rent, not the amenity fee. In the lease they also allow over $1,000 in fees anytime at their discretion for anything they deem necessary so because of all the surprise charges many don't stay past their first lease term. If you choose to extend your lease your rent will also go up, never down and again if you change units you will pay the $1,500 transfer fee already mentioned. All things considered, decide if it's worth it to you. read more

Doors never work to enter or leave. Trash and dog crap constantly all over building, constant smoke smells, elevators are a 10 minute wait, EV charging is an absolute hassle, cars parked not charging for days on end, racist grafiti gets scratched onto cars in the un secure parking lot, basic appliances not luxury and terrible water pressure, the building controls your thermostat, so they just adjust it as they want. Set it to 70 before leaving and come home to it set to 80. Management completly botched everyone's renters insurance and expected tenants to pay a fine for it. No concierge ever on duty anymore, only 1 works here( he is awesome) . Overall management is completly useless and this building is far far from luxury. High ceilings and an entertainment area is what you're paying for. Looks like recently people are leaving in flood. I'll be right behind them read more

They slapped a bunch of their residents with fines because the apartment insurance company and their subsidiary company split - so basically you did everything you were supposed to (pay your premium on time) but we were slapped with $25 a month fines because of what the insurance company THEY recommended did. In fact live Grandscape didn't even properly communicate any changes or fines in advance. The management was snobby and refused to remove the fee! This pretty much sums up how difficult the management is to work with so if you are planning on living here, just know you're probably going to have to take them to court to get your deposit back. They seem like the kind that would try to charge their tenants for wear and tear (violate the law) If they try me, I'm taking them to Court. read more

I would not recommend living at Live Grandscape. I actually enjoyed my apartment and the surrounding area, which makes this situation even more disappointing. My unit was misrepresented at move-in. I paid for a one-bedroom that was shown with a door in the leasing video, but the unit did not have one. This was not addressed during my tenancy and was only attempted to be corrected after I submitted my lease termination notice, after already residing there for four months. More concerning, I experienced inappropriate and alarming behavior involving a male concierge staff member. This included a situation where a drone was positioned outside my apartment window while I was in a vulnerable state of undress, and the staff member later used building access to come onto my floor under questionable circumstances. This was reported to management. The situation was mishandled, and my report was prematurely shared with the staff member involved, which increased my safety concerns. It is concerning that someone associated with this type of conduct remains in a resident-facing position. Instead of addressing these concerns, management has been dismissive and is now charging excessive fees after I requested to move out. There are also ongoing security issues, including doors that are frequently unlocked and a lack of consistent safety measures. Overall, this has been an extremely disappointing and concerning experience. read more

Our experience at Live Grandscape has been extremely disappointing and stressful. From the very beginning, the unit we leased was misrepresented. The model we were shown had a full-size washer/dryer with closing closet doors, but the unit we moved into had an all-in-one washer/dryer that sticks out so far the closet doors won't close and sticks out blocking the walkway. This was never disclosed and directly influenced our decision to lease. Even more concerning, the balcony door lock has never worked since move-in. During a tornado watch our first weekend staying here, the door blew open, and we had to physically hold it shut. Maintenance later admitted it could not be properly fixed due to foundation issues, yet work orders were repeatedly closed as "completed." The issue remains unresolved 3 months later. Management's lack of communication and professionalism has only made matters worse. Emails go unanswered, concerns are reframed or downplayed, and maintenance has attempted to enter our unit in an intimidating manner, despite our written request for safety and privacy. Living here has caused a noticeable decline in our mental health, and despite providing documentation for an emotional support animal (ESA), management ignored it and attempted to push us into a third-party screening process instead of acknowledging it as required under the Fair Housing Act. If you are considering living here, please know that the property may look attractive on the surface, but the reality is very different: misrepresentation of units, unresolved safety hazards, poor communication, pee and poop in elevators and hallways, trash left in halls, and an unprofessional management team. I'm writing to share a concern regarding an experience I had earlier today at the leasing office. I arrived between 1:30 and 2:00 PM, during the posted office hours (1-5 PM), hoping to speak with someone in the leasing department regarding a quick inquiry that would have taken no more than five minutes. Unfortunately, I was met with a very dismissive and unprofessional response from the front desk staff. The individual who greeted me did not give me an opportunity to explain my reason for being there and turned me away without even checking if anyone in leasing was available. I would have been more than willing to wait, but I was not given that option. What concerned me most was the staff member's rude and unkind demeanor. He also mentioned that our conversation was being recorded, which I welcome management to review, as I remained respectful throughout the interaction. It took repeated requests for him to provide his name, which he only did after we reminded him that, as residents/customers, we have the right to know who we are speaking with. I'm unsure whether the name he gave was accurate. As someone who also works in customer service, I understand the importance of professionalism and courtesy, especially at the front desk -- which is often the first point of contact for both prospective and current residents. I hope this feedback helps highlight an area for improvement. While the property is beautiful and well-maintained, the quality of service should reflect the same standard. read more

We decided to tour this new apartment complex. Made an online time to get a tour we arrived on time then sat in lobby close to 40 min waiting for our tour kept being told soon(reason missing a . Finally asked if we could do a self tour was given a key card to use the elevator and have entrance to 2 apartments on the 6th floor. Both apartments were clean and furnished so you could picture how it could look. The apartments were on 2 different sides of the building which I appreciated. They had small balconies which would be nice to sit on. We found the pool/exercise/dog "park" and bath areas. There are lots of eating and entertainment close by within walking distance which is nice. read more

Funny how I write a review and still can't get a response from the property the property managers, and now the business owner from here on yelp, but I can get my comment flagged and removed. Until I get my refund back for my initial deposit, this comment will remain very live as this company will steal your money. DO NOT RENT FROM HERE!!! It's a cool apartment from the outside, you see the place.. high ceilings, everything brand new, plenty around, and and awesome gym.. and then you figure out which part of your soul you have to sell to be there. So back in Nov I went in to rent from this location. Submitted my application and deposit, then got the word I would be traveling far to much to keep a place for a year. I submitted my app on Friday late.. on Sunday I called and emailed cancelling the app (mind you before it was even ran).. as no one actually works on the weekend there. I told them to NOT run my credit, do not charge the card... and about 2 weeks later--what does this lovely establishment do.. oh ya.. they run my card and charge me to "hold the apartment and to process my application--2 weeks after I spoke with them and it was shown that it was canceled online". From there, I have called and calleda nd called and then emailed and emailed. Rather than refunding the debit card (which is the only way they'll take a application fee), they try to send a check to the temporarty address I resided at. By then. I was already out of the state. So, after so much back and forth they finally told me they'd cancel it and reiussue it... but that took another 10 phone calls and emails. When almost 2 months later and consiistenly contacting them and getting the info that "they are soooooo busy" to sorry.. I'll contact you when it's reissued--that never happened. Three days after I talk to Jaylnn and find out that was reissued several days before. Ok... it took yet another week and a half to get to me. And the $498.75 that I paid for the inital "depost, app fee, and hold fee" that I told them I didn't want them to do over that 2 day weeekned, now I get $200 back. Absoulte BS. So, i've now called and had to leave messages, emailed repeatley to the main email address, the leasing office itself, to Jaylnn and Zoey.. and not one of them can bother to return a call or an email... So if they are too busy to bother -- then how in the world would you ever receive service at the property if you live there. you get an overpriced apartment where no one can help. So.. will even doing this make difference? I hope so.. I want my refund In full... so over you guys.... J read more

Building management is (minus Will) is useless.. they send threatening emails to tenants about the clarity of the property rules and that they have a zero tolerance policy.. though litteraly no complaint gets resolved and if nothing else more and more of the same issues occur because the penalty is nothing for breaking any rule You'll be told it's "apartment living" if you complain. Most hallways smell of pot or vaps.. it will also come thru your AC vents. Concierge has changed on many many occasions, in some cases not even having one for an entire shift. Ceilings are thin, as are the floors.. so you will hear anyone who vacuums, walks, or moves. The staff that are friendly typically don't stay long. So meeting someone new at the front desk or in the office is common. This is my first ever complaint on yelp for a high rise I've lived in.. It's bad, don't move here. Lastly, if you have ATT or any other internet or energy provider, get rid of them. Grandscape does not allow anyone but their own internet provider called Astound. (Isn't expensive, but they don't tell you there is no other choice) They control what seems like most of the AC or heating units, and if you set it at a temp you want and just walk away, come back 1 minute later it will Be set at 2 or 3 degrees above where it currently sits.. so it never turns on unless you make sure you wait for it to alter your request and then you set it again. read more

Management sucks, they change every few months. We have mold under our floor growing. They refuse to admit the issue is serious until after months we got an attorney. Now they post they have tried to fix but we refused there help, what an embarrassment of a company. Kashley, Demarcus, Nicole etc have all tried to spin our messages. Luckily for us we have documented all our issues and all conversations so we are ready. But be advised do NOT MOVE to 8th floor or above because literally multiple third parties have given us quotes of the issue being in the pipes beneath the floor. Pools of water come up and we are above the gym IT ISNT SAFE. The maintenance crew just wants to cover them selves now saying it's the window not being sealed. The issue is we already have water in our floors unfortunately this dream apartment is now a nightmare thanks to the neglect of staff and poor construction of the building. read more

I submitted an application and paid over $200 for the deposit and administration fee, and then they rejected me. When I followed up, they said that I should pay two months rent, which is not even realistic. Anyway, I requested that my money be refunded. I was promised that if there is a rejection, I will be refunded. Today I called for my refund, and the story has changed: I should give them my address where they will ship the check; they don't want to send it back to my account. They will ship it to me, but when I insist, I don't have a place for them to ship it. They said that I have to wait two weeks, and then they will call me when the check is ready. I regret coming to this apartment. Don't trust those 5-star reviews; they are fake. read more
