EDIT: Within the last couple months, the Property Manager (Kass) and the Assistant Manager (Megan) have both been replaced. The attention to detail has gone down significantly and the monthly resident events have become a complete joke. There are no more intramural team sports, no pool events, etc. Security at the pool has been nonexistent and feels pretty chaotic with people who don't live here, people with glass, spitting chewing tobacco into the pool, etc. The pricing no longer reflects the worth of this apartment complex. At this rate, I won't be renewing my lease and will be looking for a new place to call home. ------------------ I'm currently on my 3rd year of living at The Boat House and it's truly the best apartment community that I've lived in. I originally lived in a townhome for 2 years before moving to a larger floor-plan. The features in both of my units were top notch including stainless steel appliances, granite counter tops, and hardwood flooring. Kass, Megan, and the rest of the staff are friendly and professional, and were very helpful and accommodating when I moved apartments. I do think the prices are a little high, but you get what you pay for and Austin Ranch is a solid community to live in. If you're looking for an interactive community, this is one of the best you'll find in Dallas. My fiancé and I were intent on moving to the boathouse, but the service turned us away. We visited the community and loved it. We had a floor plan picked and were waiting on the correct unit. However, on our last visit, we were condescended to and our questions were completely unanswered. The staff was unable to answer basic questions regarding the property. It seemed like the property managers had little to no understanding of the community or its rules. The property has seemingly undergone multiple changes in management over the past few months as we have never interacted with the same set of people more than once. Overall, the experience was considerably negative and questionable. They gave us no confidence in their ability to effectively manage a community. In the end, we have settled at a different community nearby with excellent staff who are knowledgeable, welcoming, and extremely kind. Not to mention, way better value for money. We were able to get a brand new apartment with much nicer finishings and management for hundreds of dollars less. Skip the boathouse in favor of somewhere like Jefferson Union. read more

When I first moved into this complex, it was a great place to live--well-maintained, beautiful landscaping, and a sense that management actually cared. Fast forward four years, and it's a completely different story. Management changes have led to a serious decline in the property's upkeep, and it's clear that resident satisfaction is no longer a priority. For $2,500 a month, my money is absolutely not well spent here. There are no updated amenities, outdated appliances, and a basic washer and dryer--nothing that justifies the rent. Meanwhile, the property itself is falling apart. Light posts are broken everywhere, and they seemingly don't care about fixing them. The mailroom is unkept, and trash service is hit or miss--when they mess up, it's no big deal, but when a resident makes a mistake, they act like it's the end of the world. The leasing office is another nightmare--they close early multiple times a week without warning, so you never know if you'll be able to reach someone. On top of that, they never answer the phone or return calls, making it nearly impossible to get anything resolved. And after four years of living here, this is how they treat me: My lease ends on May 8th, but because I didn't give a 60-day notice, they're charging me a prorated rate beyond my lease term. It's nothing but a money grab, and it's a terrible way to handle long-term residents. I truly cannot comprehend the fact that it falls on the resident to give notice of vacancy rather than the community management itself. This place used to be worth it, but it's not anymore. For the price, you can find somewhere with better amenities, better management, and a property that's actually maintained. If you're considering moving in--don't. Before signing a lease the management will do everything to make it look like they are on top of everything when in reality as soon as you move out they will charge you a ridiculous amount while the complex looks like a dumpster and is always dirty with trash everywhere. They advertise as high-end and make us pay for it, But will likely never reply to any emails or concerns that you sent or have once they have your signed lease. Not worth the price. This place used to be nice and well maintained, but it's become exceedingly gross in the last year. I regret renewing my lease and would advise perspective renters to go check out the new properties being built in the surrounding area. 1) the trash issue is out of control. A couple months back the complex inexplicably switched trash services to a new company that collects trash less often -- or sometimes not at all! The collectors take the bags left in bins outside renters homes and then leave them in a pile at the corner of the closest street. Sometimes the pick them up to actually dispose of them, but often the trash is left over night for the birds and rats to get at. This morning I drove by 5 different piles of trash just driving out of the complex. IT'S DISGUSTING and a regular occurrence. It happened just last week! You're trying to drive to work and you see things like moldy food and tampons in the street! 2) the pool house has become a frat house and is exceedingly gross and creepy -- especially at night. During the day the pool is loud and overrun with people who don't live in the complex but who know it's easy to slip through the gate and there's no security watching how blasted people get. If you were hoping for a pool to relax by on the weekends or take your family to, this ain't it. It's also so inclosed people creep in there super late at night. I've heard people loudly having sex in there while taking my dog out and have seen weird guys lurking around it in the middle of the night and hiding near the bathrooms. The street lights all around it have been out for the last year so it makes it extra easy for weirdos to hide. 3) crime is about the worst in the area. Regular reports of and break ins or assaults. You can just pull up the crime map. There was a particularly violent assault that happened a couple months ago that the complex emailed about but provided no follow up as to if this person had been arrested. No response when I emailed the office about it. There was also a significant fire just a month ago when some residents used the wooded area by the lake to shoot off fire works. Tl;dr- these apartments are expensive, the ground are regularly unhygienic, and the complex puts very little effort into maintaining a safe neighborhood. read more

I've been trying to get my AC fixed for the past 3 weeks. They will come, say that it's fixed, and it stops working again days later. This has happened 3 times in 3 weeks. Basically they are putting a bandaid on it instead of addressing the problem. Yesterday morning I put in another emergency maintenance request online and called and left a voicemail on the emergency maintenance line. No response almost 24 hours later and it's 82 degrees in my apartment. The office never answers the phone and they don't respond to voicemails. Responding to maintenance requests has been an ongoing issue here for years. The small things I could let slide, but when it comes to big things like a broken AC, it's beyond frustrating, They really don't seem to care about the welfare of their residents. read more

Have had two terrible experiences with the guest suite. They offer a fully furnished apartment for guests for $150/ night. Beautiful and convenient BUT they don't clean it! The first time I was told they lost the key and couldn't clean it prior to my arrival. They refunded 1 night of 2 night stay. I tried again. This time there was trash in bathroom and kitchen, the towels were dirty, and the sheets were dirty with hair all over them. Nope. Walked out and got a hotel nearby. I have been living here for a few years now. It's a very nice area however it's not how it was before. By the pool, people are smoking, and it's always full from the people out of the apartment. There is a security that walks around both pool and doesn't even check the band that's only given to the residents. THE MOST IMPORTANT reason I'm giving a 1 star is because of the staffs that works at the office. No work gets ever done. I called a few times I walked a few times for the same reason, and it's still not fixed. I ask questions and everyone gives me different answers. All they say is ill let them know and they will get back to you but they never did. Maintenance/service charge is $60, but it's not like how it was before when I put in a request they came within few days or even in the same day but now the claim is open and still don't show for a month. A tenant who also happens to be an EMPLOYEE left her dogs IN THE GARAGE for over 4 hours in 94 degree weather. Animal control was called. I also called the leasing office only to be told that the employee "quickly ran out to grab something for the dog". I informed them we have 4 hours of documentation as well as animal control and that the dogs were in fact left. We believe this employee is breaking her lease by subleasing the townhouse as there are various tenants day to day. I am DISGUSTED that this apartment complex would allow this employee to work there and condone animal cruelty. I lived there from 2018 to 2022. I took care great care of my apartment and still got nickel and dimed when I moved out. First by "losing" my move-out notice and forcing me to stay an extra 3 months as a month-to-month tenant. After that, they took my entire deposit. THEN sent me a bill for the renovations they did to my unit 3 MONTHS AFTER I MOVED OUT. I've dealt with some scummy landlords in my time, but these guys are far and away the worst. All-in-all it cost me an extra $5000 to move out of my apartment after my lease was up, and They're still not through with me. Moved here about two years ago. It is truly a beautiful apartment complex... from the outside. Since then i've had never ending issues with mantience repairs, management, noise complaints, etc. I honestly never give reviews however my recent experience with management changed my mind on that. Recently I was billed $75 for failure to provide necessary insurance documents after renewing my lease. When I called to question this fee as I was never made aware of said charge or where to submit documents for proof of insurance, I couldn't reach anyone for weeks. The first time I recieved an answer was a couple weeks ago. I talked to a really nice guy, Trevor who said he could remove my fee since I had proof of insurance (before the date it was required) and he explained that it was just a late fee. He told me he would email me a link where I could submit the information and that the late fee would be removed. Needless to say, I never got said email. I waited and waited. I called again and got sent to the automated message that "no one was available." I then emailed them at the live@boathouseapts.com email that renters are directed to use. I emailed to politely remind about the conversation and ask again where I could submit said insurance proof. I then, again waited for a reply and got absolutely nothing. Finally, I called at 11:18 am on September 27th to which a woman named Christiana answered the phone. Although I calmly explained my situation and frustrations to Christiania, she was extremely rude in her reply and told me repeatedly that this fee had been occurring for 3 months and that "I should've known about it by now." When I tried to explain my situation a little further seeing that she seemed angry and that I must have failed to communicate my situation correctly she started to interrupt me and raise her voice at me over the phone stating that I would have to pay the fee regardless. When I tried to further clarify asking for the reasoning behind the fee, she got even angrier and refused to provide an explanation. I then asked to speak to someone else, as I felt I wasn't being heard or listened to and that she was being disrespectful. She responded by saying "No. There is no one else." I would like to note that during this conversation I was told: - to pay the fee, and refused an explanation - refused an explanation as to why i was given two different sets of information by two different employees - i was yelled at & interrupted - I was refused a supervisor or someone else when i asked - I was accused of "not telling the truth" about my conversation with the previous person but refused to let me see or hear the transcript when asked. The behavior from this situation and the response to my complaints from it have been bewildering. After this lease I will never be living at the Boathouse Apartments or any other Austin Ranch Property. DO NOT LIVE HERE! My residency at the boathouse was the worst experience I've ever had. The staff here are incredibly unhelpful and rude. Providing a list below of things that went wrong and the staffs response when we politely asked for them to be fixed. This list is just a few of the many problems we had with the Boathouse. - We were without a working washer and dryer for 4 months. - Staff took this as an opportunity to do nothing. When we finally complained enough they promised us a credit back that they never completed. - Our apartment flooded. - I was told "that our apartment was still live-able" and to "deal with it". I had to bring my dad in to get the issue resolved where they reluctantly had us move ourselves to a new unit. - We were without electricity on the top floor of our building for 2 months. - Maintenance and staff did nothing for 2 months despite us begging them to fix it due to low temperatures in our room and no electricity to work from home. I am not one to write reviews. You can look through my account, I don't like to write reviews, especially negative ones. My experience at the Boathouse has drove me to write this due to my awful experience. This place has turned into a complete nightmare. I have had to reach out to PJ Brown at Billingsley to file a complaint and Texas Attorney General. My first issue was due to a neighbor leaving trash in their unit for DAYS/WEEKS with apparently no air conditioning on during a hot summer week. The smell permeated through the wall of my townhome. Their maintenance staff played stupid. They said it was due to my dishwasher and a small lid that burned from falling on the dryer inside of the dishwasher. It was only until Guillermo had the leasing office call the tenant next door and finally use a pass key to get into their unit that he discovered the trash. The trash was removed from their unit and here is where it gets strange... The came into my unit to spray smell remover and then sprayed a HOT SHOT. They sprayed a HOT SHOT with people and animals in my home. HOT SHOT is insect repellent similar to a defogger. As an environmental regulatory compliance analyst I can confirm YOU DO NOT DO THAT with humans and animals on the premises. I had to board my dog for the weekend while my unit aired out. Almost a month later I make a maintenance request because of the bird noises coming from the attic. Pest control arrives and finds a dead bird. They remove the dead bird and stop. Birds are federally protected so they cannot touch them. Wildlife is called in next.. Wildlife cannot remove the birds because they're babies. All kinds of bird waste was on my carpet and my vacuum wouldn't remove it. I requested removal and they came in and vacuumed it out. That's not the proper method of removing bird waste. Now I wait.. I actually loved living here until, I got screwed on the move out. Move out charges after walk through. Warning all Boathouse residents -- upon moving out of state, I did my walkthrough to verify any move-out charges. I was told that I would be charged $10 for a wall smudge which will need to be painted over. Since then, I received a bill for $260. I have disputed these charges and notified them that I will go to small claims court. It is against renters rights to add charges beyond the walk through which I cannot verify is accurate. If that's the case, landlords could claim holes in the walls, etc. I have received an email claiming if I don't pay it will go to collections. Upon further research, I found that former tenants on yelp wrote about egregious charges. So make sure that when you move away, get everything in writing as the final assessment, even if you need to take 3 hours to walk through everything with them. This practice is questionable. We have loved at the Hudson/Boathouse for about 4 years. When we first moved in and for the first year and a half it was great. We enjoyed the amenities and the services. However, the place has gone downhill very quickly. The pools have started to not be cleaned well since the pandemic was lifted. The gym is never cleaned and the rust adds about 20 more pounds of resistance than you bargained for. When we moved into our new boathouse apartment from the Hudson, the Hudson tried to charge close to $1,000 in carpet and damages. Luckily we had pictures to prove that the damage was already there. Then our new apartment was DISGUSTING! They are way over on time to get new carpet and there was dog and human hair and dirt everywhere... it took 3 VISITS by the cleaning company and I just gave up. To be fair, the complex gave us some credit but that was a break even deal. Maintenance has taken up to a week to two weeks to replace light bulbs and don't ask to replace blinds that were damaged by a previous tenant if you don't like missed matched blinds because "we don't carry those anymore". Lastly, we live close to the restaurants off of Plano Parkway. There has been the occasional rat problem outside due to the dumpsters where carcasses were left for 3-4 days after notifying management. Lastly, to add to this and the last straw that has motivated me to write a review. The trash is set to be sat outside your apartment or designated spot at 6pm-8pm with trash pick up to start at 8, anything outside of that is threatened with a fine (which they have never levied). Well, after about a year of complaining, the trash pick up starts at 6 instead of 8 and they don't come back around if you unknowingly missed it. Then add in the return of the rodent problem and you wake up to a mess on your hands that they don't pick up for you. This was a great property and still can be but has been run into the ground. Also, BEWARE, prices change daily on their website which is pretty shady imo if you're looking to rent here. But you can use it to your advantage if you figure out the algorithm. We lived here for two years. We liked our apartment. The property was always very clean. The maintenance team was awesome. Any maintenance problems were usually fixed within 24 hours. In the office, anytime we had any sort of issue or question we went right to Laly. Not only is she a very kind person, but you can tell she has a genuine interest in helping the people who live there. During the move-out process, we encountered a damage charge that we did not feel was warranted. It took some time, but the new complex manager, Pam, reached out to me and resolved the issue in a way that exceeded my expectations. She did not have to do so and I greatly appreciate it. This place is the dirtiest apartment we lived in. Ever. We lived at The Boat House apartments for almost 2 years. The place was clean at the beginning, but, within a month of construction being finished, the grounds started to get filthy. Dog poop, pee, pet hair, and beer bottles. We had to ask every week for cleaning and every time we were told by the ground crews that they are understaffed and management doesn't care. Indeed, there was NO regular cleaning. Once, there was even vomit on the stairs and breezeway for 4-5 days before anyone come and cleaned. By then, the whole mess would have been dragged everywhere. When we left, they charged us fees that were imaginary, like cleaning the carpet. That was an interesting charge considering it was coming from an office that kept us in pee, poop and vomit and then demanded the 2 year-old carpet be spotless. read more

This used to be a great place. But lately it's nothing but ridiculous fees you have to pay due to their lack of communication. I was recently charged $75 because of failure to provide rental insurance. For the past two years, the rental insurance was updated automatically online. Apparently this is no longer the case. That is fine however, we the residents were not informed of the fact that there was a change in policy. I brought this up to the person at the office. I was told it would not be reimbursed because it was a third-party company. I have gone onto the resident portal to update my insurance and was told later that it's no longer updated through the portal. It is updated through different website that is not listed on the resident portal. In fact, no update whatsoever was given on the resident portal by email or by signs posted around the apartments that there had been a change in policy when it comes to uploading rental insurance. I have proof that my rental insurance was paid for and updated by the due date but they still will not reimburse the charge. To this day an email has not been sent out to inform the residents that there has been a change in policy. At this point it is willful neglect to obtain money through thievery. To the management reading this, had you sent an email like I suggested, this review would not be here. Is your internet broken? I think it might be since emails never get answered or sent.
