    When we moved to Oxnard, California two years ago, we did not realize that the parking rules would…read morebe so restrictive. It did not take long for the HOA to make it clear that we had a problem. After a few letters from the HOA delineating the parking rules for both the driveway and the street we searched for a contractor who could remodel the garage to accommodate our 24-foot Sprinter Van. After researching a few companies in the area, we decided on Atlas Builders and Development, Inc. and we were happy to sign a contract with Jacob Lankri, the owner. The first step was to decide on the basic design package. Once that was settled, we submitted the engineered plans to our HOA. After many months of wrangling with the HOA, Gilah Lankri, the project engineer, was able to produce engineered drawings that met the HOA's aesthetics and expectations. Jacob and Gilah submitted the plans to the city of Oxnard. Unfortunately, it took the city of Oxnard a frustrating 10 months to review and approve the plans. All the while, Atlas Builders and Development, Inc. stayed with us determined to get approval. Once we got approval to begin construction in December 2024, the demolition of the old garage was accomplished quite quickly. Even though we hit a snag regarding the Southern California Gas Company line, we eventually got approval to relocate and replace the line which delayed the project 5 weeks. Finally in March 2025 construction of the new Garage began in earnest. Jacob's team, led by an amazing foreman, Edgar, constructed a new elevated ceiling in the garage with new rafters and support beams as well as new tiled roof. The inside of the garage was completely refinished with drywall, texturing and fresh paint. New and improved lighting was installed in the garage along with assorted electrical outlets. The finishing touches included a new door to the backyard, matching the epoxy surfacing on the garage floor and patching preexisting holes in the walls. Outside, new stucco and siding had to be applied as well as painted. The disconnected solar panels and rain gutters were expertly reinstalled. In addition, an area of the driveway had to have pavers reinstalled looking better than before. I addition to the garage remodel project, Atlas Builders and Development, Inc. procured and installed a new sliding glass door complete with a doggy door for access to the back patio. They also removed a set of windows in the dining room and then procured and installed a beautiful set of French doors. Finally, Atlas Builders and Development, Inc. removed an old single front door and expertly installed a beautiful mahogany double front door. All the finishing details were expertly accomplished.

As we walked…read morethe property, he gave me a ton of helpful info about how my building was constructed back in the 1920s, what materials were used, and how they age. Really knowledgeable, straightforward, and professional. I'm still deciding on whether I need to move on my particular repair job, but the visit itself was super worthwhile and I'd definitely call them again.

    I found Sam through Yelp. At first, we were both not sure whether we will work together because he…read morelives more than 20 miles away from where I live, and I'm the type of person who is always skeptical about what I read on the internet. But now I'm very happy that Sam decided to take on the job and develop the structural calculations and drawings for removing a load bearing and shear wall at my Condo. The Project started in September 2025 with initial submittal of permit application package to the City. It went into construction about four (4) weeks ago and was successfully completed today (5/8). During the process, we developed trust for each other. I contacted Sam numerous times for questions, problems and consultations and he was always responsive. He and my architect friend worked together to develop the initial design but had to modify it to overcome a major obstacle that came up during the construction. He came over for construction observations and gave instructions to the contractor how to strap the beams together for maintaining structural integrity of loading and shearing. His fees were much lower than another builder whom I also got a bid from, and his approach to things was much simpler and yet conservative to that from the other firm. I told Sam, whether it is good or bad, I don't usually do reviews for others. But for him, I will do one. I'm thankful to have a great team of Sam (the engineer), my architect friend, and excellent construction crew to help me complete this project.

Sam gave us a play by play for nearly every visible piece of wood, drywall and foundational crack across the entire house. What was "scary" to us, turned out to be no big deal, but some other aspects we'd been less concerned with, were a bit more serious. We have our marching orders and feel much more confident in how to monitor our home over time and what to expect, and ask for, with contractors, moving forward. I'm truly grateful for Sam's wise counsel.
