We had a pretty typical, albeit jumbo loan, in many ways and we went with a conventional bank at first. We had 45 days to close which we thought gave us plenty of time. Everything seemed to be humming along no red flags, on the path to approval (although I did note throughout the process with the conventional loan that they were quite slow with processing our information, but I didn't have a reason at the time to worry - hindsight is 20/20). Long story long, with only 10 business days left, the conventional bank did a complete 180 degrees and we were starting to worry about them. We decided to pivot and after working with half a dozen or so options, Loan Factory stood out as the clear winner. First, their website & intake process is very clear, efficient & easy to use. Second, they have a VERY well defined system of going through all the steps and processing the loan. They operate a great system where you work with one main point of contact but there are highly skilled technical experts that take you from conditional approval to clearing conditions to appraisal reviews to clear to close. Shout out to Nancy Nguyen, Grace Plan, and all the Loan Factory team who worked extra hard, extra fast and did an amazing job to get us to the finish line. We went from loan intake to clear to close in 9 business days, which is a miraculous feat and no one else but Loan Factory could get us there. They were with us every step of the way, supporting and helping us clear any hurdles. What is the Loan Factory difference? Every staff member is highly trained within their role so when each staff member takes on their role, they do it seamlessly, skillfully & efficiently. I was referred to Loan Factory by my brothers and sisters who are living in the Bay Area. I live in San Diego, just to note. Apparently they all have very positive experience doing business with Loan Factory, ranging from new home purchasing, refinancing, taking out Heloc loan... At the time, I had my home mortgage with Wells Fargo at 3.75% rate. I emailed Thuan Nguyen, whom I believed is the company's CEO, expressing my interests. He replied right away and introducing me to his SoCal field team members ( Freya, Tom, and Steve). This team work like a well-oiled machine, I tell you! Very responsive to my request/questions; very prompt/quick with replies; informative with answers; willing to follow up with phone calls; polite and respectful in both writing and verbal communication. On top of all these top-notch customer service quality traits, they are also very transparent with the information and options. No last-minute (bad) surprise! Of course there were times that I got frustrated with them asking for certain documents that I didn't have (or thought that were unnecessary), or when Freya (one of the newer team member) made a mistake which costed me to pay property tax out of my pocket (plus bank wiring fee) instead of having that lumped up in the loan. To me, I don't see that as a reason to knock off a star (or two) in this review. I see that as a learning curve for her (they were open to admit the mistake). As stated above, I wanted to refinance my loan to a lower rate from current rate of 3.75%. The day I called in to lock the rate, Tom told me that he could offer me a lower rate - 2.5% instead of 2.875%. I jumped at the chance. In conclusion, I am very happy doing business with Loan Factory, specifically with this group of team members - Freya, Tom, Steve. They delivered what I asked of them, and some. I was referred to Loan Factory earlier in March of this year to refinance my home through a co-worker. We have been shopping around but there didn't seem to be anyone who we believe would be reliable to work with and get the job done without any hiccups. Loan Factory did it again!!! My second time I refinanced with them. This time I had the pleasure working with Linh Tran and Helen Nguyen, both of them were so sweet, knowledgeable and very patient with me. I recalled one time I was undecided to either go with 10 year or 15 year loans, I switched back and forth but Linh Tran was still remain calm and politely said "yes chị, I will change the paper works for you". She had never once changed her tone of voice toward me, even though I felt like I had wasted her time. I am thankful for her patience. Helen Nguyen also worked so hard to fight with the lender for us when the lender ridiculously demanded and required my husband to redo the salary verification so many times. Helen was always on top of all the document requirements from the lender. Will Le was also a hard working person behind the scenes. I was referred to Loan Factory by a friend of my dad, and I had an excellent experience working with the staff there , especially with David, Ruby, Nam, Nancy and Nhien. They processed my loan and documents very fast. Also, they were highly responsive-- always available when I needed help to have things done. This is the third time I refinanced my home with Loanfactory. I could see the improvement each time. Now the loan process is much simpler. It took me less than 10 minutes to complete my application. I had all my files from w2, taxes, bank statements, current mortgage information, etc. pdf and loaded as instructed in the application. I really like this process. Communication was done mainly thru emails. One thing I would like to see improvement is the lock-rate process. It left customers without knowing when rate lock is possible. It should be clear. Text or email should be sent to customers after rate lock is possible and keep customers up with the rate during the locking period. Currently I have to keep looking at the website to check the rate myself. Well, phone calls to them can get things done but the process can be perfect had the rate lock process improved. I was referred to Loan Factory by my father, who has used their service for many years. At first, I wasn't impressed because of the employee I was assigned to. She had no knowledge of the refinance process and asked some odd questions. She was also difficult to understand and when I asked her to explain certain requests, she did not know how to explain it in an understandable way. I like their rate alert feature that notify you when the rate you desired is hit. The response was a bit slow at the beginning to lock the rate but after that, it was very good. Tracy Trinh and Anh Vu helped me with locking the rate, getting all the required documents, and walk me through the process. The process went smoothly. They responded quickly to my questions and followed up to make sure things were OK. Will Thinh Le helped me with the closing process. He was very knowledgeable with the process and very responsive. When I had concerns with the closing document since it was not very clear, he responded quickly and patiently went over with me item by item on the closing costs and the credits. Overall, it was a very good experience. The one thing that I think could be done better was that I had to pay for the Appraisal cost up front (I didn't have to pay upfront with other companies). This was the case when I saw Loan Factory's commercials and heard my mom talk about it. I had gotten a few quotes and loan factory was the most competitive in terms of the interest rate for a refinance. The time to close was very fast for me - three weeks. My friend had told me to expect no more than a month to close. The daily updated interest rate on the website made it easy to see how the rates were trending. They also would give my daily updates via text on the rate change and I could lock when I felt comfortable. The website also updates the checklist - what you've done (documents etc) and what are the next steps to be completed to close the loan.
